Today we want to help you plan ahead, so let's break down some of the most likely expenses you'll incur when selling your home. Here are the fees that a seller will typically have during a real estate transaction: A 2% transfer tax for Central Pennsylvania. This is typically split between the buyer and seller.Prepared deed to transfer to the buyer. This generally costs $150.The notary fee, tax certification fee, and overnight delivery wire fees are all minimal costs.Outstanding balance towards a homeowners association, real estate taxes, or sewer bill.The real estate commission is paid after settlement, and it is the largest expense. Thankfully, sellers also get money back at settlement in the form of prorated taxes. Ask your Realtor, lender, or title company to explain the purpose of any fees you don't understand. Today we'll cover a big question, “How much will this transaction cost?” Of course, you'll have to pay the purchase price, but what other expenses can you expect? If you opt for a home inspection, there are several inspection fees to consider. Each one has a price tag between $75 and $500. If you need an appraisal, that may cost you upwards of $500. You'll have to pay these expenses before you even own the property, but they are worth the cost if you're committed to the home. You will also have to pay a few fees to start the mortgage process, including an origination fee, homeowners insurance, escrow, property taxes, and title insurance. If the property is located in the city, you may have to pay some city fees. If the house is part of a homeowners association, you may have to pay an entry fee and a monthly, quarterly, or annual HOA fee in the future. “It is always best to consult with a real estate professional before purchasing.” Finally, there will also be paperwork fees to transfer the property to you. There is a Pennsylvania transfer tax of about 1%. You'll need to factor in document preparation fees, notary fees, courier fees, and a small fee to record the new deed at the courthouse. If you choose to purchase a foreclosure or short sale, there may be money due because of back taxes, liens, or other judgments on the property. It is always best to consult with a real estate professional before purchasing. They can help you understand what costs to expect, estimate the amounts for each cost, and spot any errors. Is the market still hot, or is it getting colder?There are a variety of opportunities in the Central Pennsylvania real estate market for both buyers and sellers.If you're a prospective buyer click here for a full home search, or if you're considering placing your home on the market, get a free home value report, right here.Are we currently still in a seller's market? There are a couple of factors to consider before we answer this question: 1. Inventory is increasing. Back in March, as we were well into the spring selling season, there were 260 active listings in Dauphin County. In all of September, in the middle of the fall selling season, there were 307 active listings. That's 47 more listings! Inventory is way up. 2. Multiple offers are down. With that increase in inventory, the number of multiple offers we're seeing is also down. Earlier this year, we might have gotten around 10 offers on a home. However, we might only get two or three today. Overall, the number of multiple offers and bidding wars is way down. 3. Mortgage rates have gone up. This makes it harder to afford homes. 4. The number of showings is down. The number of showings in March of this year was 1,178. In September that number dropped to 662.“Now is the time to put your home on the market.” As we head into the holiday season, demand for homes will go down as inventory rises. So are we still in a super-hot seller's market? The answer is no, but we are generally still in a seller's market. It appears that we have peaked, and a decline in the seller's market has begun. If you've thought about putting your home on the market but found yourself waiting and waiting, don't wait any longer—now is the time. I don't know what's going to happen to the market next year; it could be better or worse than this year. What I do know is that now is still a great time to sell. There is still demand. The James O. Bower with me, a preferred partner of Joy Daniels Real Estate Group. He's here to share the history of the James O. Bower insurance office on Trindle Road in Mechanicsburg. Their office is located in the historic Jonas Rupp House, built in 1773. This stone structure has been a fixture in Cumberland County history for almost 250 years. Situated along what was originally called Tringle Springs Road, the house was then called the Greystone Mansion of John's Rock. In the mid-1800s, the home was occupied by the family of John Rock, the builder's grandson. The family fled to Lancaster during the confederate invasion of Cumberland County in 1863. In their absence, Confederate Brigadier General Albert Jenkins used the home as his headquarters. His troops fought the northernmost engagement of the Gettysburg campaign at nearby Sporting Hill on June 30, 1863.“This stone structure has been a fixture in Cumberland County history for almost 250 years.” Rupp family descendants lived in the home well into the 20th century, but in the last 50 years, the building was used as a restaurant and tavern, and during that time, it suffered much deterioration and inappropriate modern modifications. Local attorney John Fenstemunder purchased the house in May 1997 and restored it, giving it a new life as a law office. Today the building is the headquarters of James O. Bower Insurance, an independent insurance agency specializing in commercial insurance for churches, camps, and schools, and they're also the owner of Greystone Insurance. Here are the reasons you don't need to worry about another market crash.There are a variety of opportunities in the Central Pennsylvania real estate market for both buyers and sellers.If you're a prospective buyer click here for a full home search, or if you're considering placing your home on the market, get a free home value report, right here.The most common question I receive as a real estate agent is, “When is the market going to crash?” My clients are having flashbacks to 2008 when the market crashed and sent shockwaves through the economy. While no one can predict the future with 100% accuracy, I don't think we're heading for another crash. First off, it's understandable for people to be worried. The market is on fire! Compared to this time last year, home prices are up 16%. In some markets, it's even higher. This is a dramatic increase, but rising home prices aren't necessarily an indicator of a crash. There are a lot of significant differences between our market and what was happening in 2008. For example, lending practices are very different. You used to be able to get a loan just by stating your income. Plenty of people took advantage of this and ended up with a home they couldn't afford. Lenders have stricter guidelines now, and all incomes are verified.“Our current market is driven by basic supply and demand.” In 2008, people were also overpaying for their homes because of adjustable-rate mortgages. Once the bubble popped, people were stuck with devalued homes they couldn't afford, and this led directly to the wave of foreclosures that only exacerbated the problem. Unlike 2008, our current market is being driven by basic supply and demand. People were stuck inside their homes for over a year, so it's only natural that all their pent-up demand is driving a hot market. Also, instead of shady lending practices, low interest rates are allowing people to afford pricier homes. When we combine this high demand with historically low supply, we end up with our current market. After the crash in 2008, builders were left with thousands of homes that no one wanted to buy, costing them a ton of money. They are much more cautious now about making sure they do not oversaturate the market with homes, and this is a big reason why we are seeing low supply. The bottom line is, I see this market continuing for at least eight to 10 months before we see a significant slowdown. Don't price for the unicorn. Every area has an idea of unicorn buyers who sweep in to pay more than anyone else. That's the dream, but fixating on an outlier buyer can be a huge mistake. That means you'll sit instead of sell. My advice? Ignore Zillow, price for the market that actually exists, and rejoice if your home gets bid upward. 2. Don't expect cash. Selling to a cash buyer could happen, but how many cash transactions are happening in our area right now? Remember, the vast bulk of the market is financed, so buyers using financing can get it done. 3. Be realistic about timelines. Nearly every real estate vendor is slammed, so if you counter a potential buyer, be realistic about requiring shorter return times. Don't insist on requiring, say, eight days for everything to get done when eight days isn't a realistic timeline.“Ignore Zillow, price for the market that actually exists, and rejoice if your home gets bid upward.” 4. Don't price an apple according to an orange. This is a classic real estate mistake. Too many sellers want to price based on a sale or listing that's superior in quality, condition, location, or some other feature. Here's the strategy to remember: Price according to similar homes—not dissimilar ones. 5. Know if the market slows. At this time of year, we usually start to see seasonal slowing. As you list in the coming weeks or months, be realistic about the market if it changes. Right now the market is still ultra-hot, and the verdict is still out on what type of season the summer and fall will shape up to be. It usually softens, but we'll see what happens. There's a temptation to price according to the hottest moments from a few months ago. My advice if you're late to the spring party is to price your home according to how the market feels right now. 6. Expose yourself. Be sure your home gets adequate exposure to buyers. Honestly, you only need a weekend to sell in today's crazy market, but don't sell within the first few hours after listing. Letting your home sit for a few days gives more buyers the chance to see it, and it's helpful for those who made offers because it gives them time to ensure they don't have buyer's remorse (which might lead to them backing out of the deal at a later date). I know it’s a nightmare, so today I’m sharing five tips to help ease your moving headaches:1. Compare the cost of professional movers versus doing it yourself. It’s your choice to hire professionals or move everything yourself. There are pros and cons to each option. A complete moving experience that includes packing, hauling, unpacking, and removal of trash is not affordable for most. The expense is a major drawback. If you do choose to hire a professional moving company, you need a company that is bonded and insured. It’s always good to get multiple quotes, too. When moving on your own, if you break it, you buy it. Watch for the hidden costs because some truck rentals don’t include unlimited mileage, and you’ll have to pay for things such as gas, packing materials, and boxes. There is also a huge time commitment involved with this route. 2. Plan your packing. Be sure to gather chargers, power cords, extension cords, and basic tools to assemble things in well-labeled boxes. Kitchen essentials are another important box. Don’t forget toilet paper or paper towels! “There are plenty of tools to help you ease the literal weight on your shoulders.” 3. Purge. Use this opportunity of decluttering your home to create areas for things you’re not taking with you. Donate the stuff you can, and trash the rest. 4. Use the garage as a holding area. You’d be surprised at how much room boxes and packing materials take up in your house. You will need space to maneuver. Rather than having things everywhere, use the garage or spare bedroom for a staging area to make the job easier.5. Lift properly. Use your legs, not your back! You don’t want to be moving with back pain. Make sure you stretch beforehand as well to further minimize the risk of injury. Interest rates have dropped. In April 2019, rates hovered around 4%, and everyone thought they wouldn’t get any lower. However, now they’ve decreased to about 3%. Though they’re beginning to creep back up, they’re still historically low. Consider locking in a low interest rate now; just because you get approved for a house doesn’t mean you’ll get the lowest rate. They’re predicated on several factors—two of the most crucial are your debt ratio and your credit score.“You shouldn’t be timing the market; it’s time to be in the market.”To qualify for a low rate, the best things you can do are improve your credit score and decrease your debt. If you’re currently a homeowner, you can take advantage of the low rates through refinancing. 2. The peak listing season has shifted. Usually, new listings steadily increase from February to May, meaning spring is the peak season. However, due to the pandemic, the peak time for 2020 is June through August. You shouldn’t be timing the market; it’s time to be in the market. Don’t wait until autumn or spring to list. In a traditional market, many real estate agents advise their clients to list in these seasons, but in this environment, you should list now while inventory is so low. This will ensure you’ll have the best home selling options possible. 3. The median price has increased. After more than a decade of decline, the year-over-year price has increased. Over the last year, the median price has risen from $212,000 to $228,000. We don’t know what will happen in the future, so sellers should take advantage of the market now. The best time to buy is whenever you can. The housing market will always increase over time. For example, if you bought a home for $250,000 with a mortgage of $1,500 per month, you’d generate $50,000 worth of equity in just five years. That might sound surprising, but it's simple economics.The 30-year fixed mortgage rate recently hit 3.29%, the lowest on record since tracking started almost 50 years ago. This kind of low mortgage rate can take tens of thousands of dollars off the effective price of a property, once interest payments are factored into the equation.The massive government stimulus package has given many people hope that the economic impact of the coronavirus will be contained. Finally, once we emerge from this situation, there are reasons for optimism.Unlike previous drops in home sales, like during the subprime mortgage crisis, this is not expected to last nearly as long.
