The Prairie farmland market has changed in ways the traditional listing industry has not kept pace with. A quarter that traded at $300 an acre in 1967 now moves north of $5,000 to $15,000 in some areas. A 10-quarter farm that was worth $500,000 two decades ago may now carry a value of $5 million to $10 million. The advice infrastructure around those transactions has not scaled with the numbers. Tim Hammond and Wade Berlinic started Hammond Realty with a conviction that a $30 million event could not be managed with a sign at the end of the lane and a handshake at the elevator. In 2024, they moved a 15,000-acre operation in three months. The family's children did not know it was for sale until the family was ready to tell them. Neither did the staff. Neither did the neighbors. The Ag Exits and Acquisitions Advisory Framework is their answer to the gap. Four phases: Define, Discover, Design, Deliver. Define locks the agreement and expectations before any marketing begins. Discover maps every asset -- land title structures, yield history, landlord relationships, equipment, grain -- and identifies the tax and structural questions that need to be resolved before the farm is positioned. Design produces a blueprint with options, including a draft purchase and sale agreement built around what the seller needs, before any buyer has been approached. Deliver is the market phase -- and it is the only phase the traditional listing model touches. Wade and Tim bring in the lawyer, the accountant, the lender, and the wealth advisor together, often for the first time. They described sitting with a pair of brothers and watching the stress leave the room after that first coordinated meeting. The advisors who are in the room frequently say afterward that they have never done it that way before and should have been doing it all along. The live audience polls gave the conversation its sharpest moments. When asked what worries them most about a farm exit, tax exposure and family conflict tied at 33 percent each. Getting the right price was essentially an afterthought. Wade's response: the highest price after tax does not necessarily start with the highest price to begin with. Structure matters more than the number on the listing. On team coordination, only 19 percent of the room said all their advisors talk to each other. Thirty-one percent said: what team? Tim noted that roughly 20 percent of the people they sit with have done the hard work of building a coordinated plan. The rest range from partial to none. Ryan Hillstead from Core Wealth confirmed the pattern from the wealth advisor side: too many families arrive after the transaction is already done and ask to sort out the taxes. Harry Siemens closed with a dairy succession story from Grunthal, Manitoba, where a family had no plan when their father had his first heart attack. They built one after he recovered. When he passed from a second heart attack, the plan worked. Harry's words: had they not had it, it would have been a complete disaster. He received four consecutive life sentences with no possibility of parole and waived his right to appeal. The legal proceedings are concluded.A book titled "Broken Plea" by Christopher Whitcomb has introduced claims from former defense expert Brent Turvey regarding alleged chain of custody irregularities with the Ka-Bar knife sheath recovered at the crime scene — the prosecution's primary physical evidence linking Kohberger through DNA found under the snap. The evidence bag was reportedly documented inconsistently, with entries on a label appearing in similar handwriting with the same pen across multiple dates spanning November 2022.Kohberger's defense team, led by attorney Anne Taylor, issued their first public statement outside court proceedings since his December 2022 arrest. The statement accuses Turvey of violating a confidentiality agreement that they say has not been rescinded, and of speaking outside his areas of expertise on material that remains confidential. AI is entering residential real estate appraisal faster than most appraisers expected. Many professionals now ask whether using AI violates USPAP. Fear often drives that question, but clarity requires careful thinking. USPAP does not ban tools of any kind. Instead, USPAP governs behavior, judgment, and credibility. Confidentiality remains a real concern. Appraisers must protect private data at all times. Entering sensitive property details into unsecured systems creates risk. Lack of transparency also creates problems. Some AI tools produce answers without showing their reasoning. Appraisers must always explain and support their conclusions. Competency matters as well. USPAP requires appraisers to understand the tools they use. Blind reliance on any system creates exposure. However, not all uses of AI create problems. Many applications simply improve writing, organization, and clarity. Those uses resemble spellcheck or templates and carry minimal risk. The key issue is judgment. Appraisers may use tools, but they cannot outsource decision-making. Value conclusions must always come from the appraiser's own reasoning. Responsibility never shifts to software or automation. Every signed report still reflects the appraiser's professional opinion. Think about a courtroom setting. An attorney may ask how AI influenced the report. Clear, confident answers protect credibility. Weak or uncertain answers create serious problems. Verification and understanding become essential safeguards. Smart appraisers follow three rules. Protect confidential information carefully. Verify every AI-assisted output thoroughly. Disclose meaningful use when appropriate. These steps maintain credibility and compliance. AI is not the violation. Surrendering professional judgment creates the real danger. Appraisers who stay in control will adapt successfully. Those who do not risk losing both credibility and trust.

When Does the Appraiser-Client Relationship Legally End? One of the most misunderstood issues in residential real estate appraisal is, “Does the appraiser-client relationship legally end?” Many appraisers assume it concludes upon delivery of the appraisal report. That assumption is dangerous. So, when is the end of the Appraiser-Client Relationship Under USPAP?  Under USPAP, particularly the Record Keeping Rule, the appraiser's obligations do not terminate at report delivery. The workfile must be retained for the required period, and it must contain true copies of all written reports and supporting documentation necessary to defend the analyses, opinions, and conclusions. The professional relationship may shift after delivery, but regulatory exposure does not. Confidentiality boundaries also continue beyond submission. The appraiser must protect confidential information and assignment results unless properly authorized by the client or required by due process of law. Casual post-delivery discussions, especially with third parties, can trigger serious ethical and legal consequences. Post-delivery liability exposure remains real. Reconsideration requests, lender follow-ups, borrower complaints, and AMC revision demands can reopen risk. State board investigations often begin months or even years after the report was completed. The triggering event is frequently not valuation error alone, but unclear scope of work, incomplete documentation, or poorly defined engagement terms. This is why engagement letters matter. Clearly defining intended use, intended users, scope of work, and assignment conditions creates a defensible boundary. Explicit scope closure language can reduce misunderstandings and protect the appraiser from unintended extended liability. So, when is the end of the Appraiser-Client Relationship Under USPAP?  The relationship may evolve after report delivery, but professional responsibility under USPAP endures. "To come back to this idea of 'groaning' - I really like it because I think it's a good description of the work we do, but particularly because it refers to Antonio Ferro's concept of the absorbency of the frame, which I think is another way of referring to it, that the frame can take a little give and take, that there's something organic about it. It has a structure, but it's absorbent, it can move, it's alive. So that is a very important concept. I think a lot of younger analysts or psychotherapists who want to be inspired by psychoanalysis don't let themselves feel comfortable letting things happen first before they try and immediately intervene and feel that they have to have some kind of magical response to it."    Episode Description: We begin by unpacking the meanings contained in the metaphor of the 'groaning' analytic frame. Allannah speaks of flexibility, containment and "the expectation of misunderstanding." She shares the importance of the analyst having a sense of an internal frame which is then introduced to the patient and which contrasts with their assumptions of social relatedness - "Too much comfort in the relationship can lead to a pseudo-analysis." We take up the concept of the 'co-created' frame and touch upon the reflections of Aulagnier, Rothstein and Aisenstein. Allannah shares her thinking on the issue of charging for missed sessions and describes her reconsideration of her personal analytic experience with this. From Fear to Friendship: The 30-Year Journey of an Interracial Women's Circle What does it really take for women across race, identity, and experience to move from awkward conversations to real friendship? In this episode, I talk with two people I deeply respect—Julie O'Mara and Dr. Sid Reel—about a women's circle I'm part of  that's been meeting for nearly 30 years. Welcome back to another episode of School Counseling Simplified! Happy January! Today I am sharing some of my favorite school counseling systems for success and how setting up simple systems can save you time, reduce stress, and help you better serve your students. In this episode, I am taking you inside one of my most used systems, what I call the counseling hub. This system keeps everything organized in one place and helps ensure no student falls through the cracks. What is the counseling hub The counseling hub is made up of two core systems that work together: a counseling caseload and a counseling log. When combined, they give you a clear snapshot of who you are serving, what services you are providing, and where students are in the counseling process. Counseling caseload Your counseling caseload is a living document that lists students you see regularly, such as those in small groups or individual counseling. I love using Google Sheets for this, but Excel works just as well. In this caseload, I track student names, basic information, and counseling type. I color code by group name or service type so I can quickly see who is in which group. I also include whether the student was referred and who made the referral. Additional sections I recommend include guardian contact status, whether permission slips have been sent and returned, and any important notes. This allows you to quickly provide updates to administrators or teachers and ensures students are not overlooked. Counseling log The counseling log is your daily record of services provided. I organize mine by month and week to make reviewing data easier. Each entry includes the date, student name, area of need, teacher, counseling type, and session length. I also track strategies used, activities completed, and brief notes about student progress or affect. Confidentiality is always a priority, so notes should be objective and professional. I also include a column for parent or guardian communication so I can easily see when and how I connected with families during the week. Why the counseling hub works When your counseling caseload and counseling log work together, you have a clear and efficient system that supports data tracking, communication, and advocacy. This hub allows you to stay organized, make informed decisions, and confidently share the impact of your work. If you are feeling overwhelmed by paperwork or struggling to keep everything straight, this system can be a game changer. Small systems lead to big clarity and better outcomes for both counselors and students.
