Darrin Gross If you're willing, I'd like to ask you, Mike Sowers, What is the BIGGEST RISK?   Mike Sowers    I think the BIGGEST RISK is that your ego gets too big, and you think you have it all figured out. Humility is, I think, the strongest asset that any company or individual can have in life, and it's one of our core values at commercial investors group, our system is working really, really well, our software is super sweet. We feel like we have a really good grasp on the market metrics. And we feel like we have the ability to analyze deals, but at the end of the day, we are always humble, and making sure that we're constantly staying in the zone of learning, and getting better, and trying to find new ways to do things that might work better and trying to stay on the cutting edge. That's the mistake, I think at a corporate level a lot of companies make is they do really well. And they're one way and they put the blinders on and they lose sight of what's happening in the market. And the markets change quickly. And so that's why during COVID, a lot of people went under, especially people in offices, and we're heavily invested in office, and we did better in COVID than we've ever done in any prior year. And I think I would attribute that to the fact that we maintain humility, and are willing to learn and willing to admit, in areas that we have issues. In fact, every single week, I spend 90 minutes with my entire management team, putting the issues on the table and working through.

In this episode of the Thoughtful Entrepreneur, your host Josh Elledge talks to the CEO of https://www.commercialinvestorsgroup.com/ (Commercial Investors Group) and author of the book https://www.commercialinvestingmastery.com/book-offer-page (Commercial Real Estate Investing), Mike Sowers.  Mike shares that within his company are 3 divisions; the commercial division, the franchising division, and their fund.  Josh and Mike explore the advantages of commercial investing over residential. Mike shares his insights about how he realized he couldn't scale the way he wanted in the residential market. He shares that residential investing is also harder because it's competitive in most major markets. You have to strategize hard to find deals. Mike shares part of why he loves working in commercial real estate; you're usually dealing with entrepreneurs, go-getters, and like-minded business people in the space. To him, this is more exciting than working in residential real estate. Not to mention that you're usually only contacted by your tenants during business hours – not weekends and holidays.  Mike shares that his company watches trends, but nothing changes his company's ability to find deals. Mike has seen all of the recent real estate swings, and shares that they usually get better deals during harder times because there are less buyers on the market.  He also shares that there's a discrepancy between perceived risks and true risks – always play things by the numbers and look at data analytics, don't just follow the media's trends. Mike talks about how he scores amazing deals in times of inflation and economic hardship.  Mike is excited to share the value-add investing strategy at his company. He only buys underperforming properties – assets that have net-income that's depressed for some reasons. There are 2 types of problems with these properties: people problems and property problems. “People problems” can be with owners, tenants, etc. “Property problems” are issues with building maintenance, etc.  Mike shares he doesn't invest in properties that are businesses within the real estate vertical. If it's a niche property, like mobile homes, mini-storage, or what have you, you need to be proficient within those niches to be successful.  Mike's company also pushes creating an amazing online experience for buyers. Images should be professionally taken, there should be a solid and succinct sales processes, leases should work digitally with e-signatures, and more. Summary: Is flipping houses the way to go, or is commercial real estate a more opportunistic pursuit? Listen to today's episode to listen to myself and Mike Sowers discuss some of the benefits in flipping commercial real estate—and get insider tips on how to do this effectively. Sowers emphasizes the value in focusing on deals that add significant value to a property; one must consider what it is going to be worth to someone who will occupy it, as well as what comparable properties sell for. Sowers breaks down some of the strategies for mitigating risk within this industry, and provides an economical justification for investing in properties such as office spaces. Highlights: -It is possible to get higher returns investing in commercial real estate? -Is flipping houses all it's cracked up to be? It is a great first step for many investors. However, you don't have to go into flipping houses to start—you can go directly into flipping commercial and skip decades of steps. -There are a lot of sectors of commercial real estate, which can be broken into four categories -Within the categories, there are different niches -Sowers' business is interested in deals that will add significant value to the property -Only buying properties where you can create value that worth more than it costed to create the value -There are two ways to sell/value real estate: what is it going to be worth to someone who is going to buy/occupy it? What do comparable properties sell for? -A financial buyer/tenant values properties differently -It can be beneficial to buy multi-tenant properties that have problems (i.e. property/people problems, partnership disputes, etc.) -Focus on properties where you can increase the income stream -Good strategies and system mitigate risk -Sowers is particularly interested in the suburban office sector, because it has a much higher perceived risk than real risk -From a demand standpoint, apartments feel less risky to invest in, but from an economic standpoint they pose a much higher risk -How does this play into the work-from-home setting? Some of these shifts are taking place, but they're not as extreme as people think they are. Virginia gave Duke everything they could handle in another instant classic within ACC lacrosse play. The game went back and forth all game long seeing both teams hold leads of 2 goals or more, only to see the other team battle back right through into overtime. Joe Robertson scored 2 goals and had 3 assists on the day including the game winner in overtime, his second game winning OT goal of the season. Brennan O'Neill tallied 3 goals and 2 assists and Mike Sowers went for 3 goals in the Blue Devils win. Dox Aitken and Charlie Bertrand paced UVA with 3 goals each on the day and Payton Cormier and Matt Moore each put up 2 goals of their own in the Cav's loss. Alex Rode and Max Adler each had great days in net for their respective teams. Rode put up 16 saves for UVA in the losing effort and Adler put up 16 of his own and got the W. Pete LaSalla had a great game for UVA winning 18 of 27 face-offs against Jake Naso who coming into the game was the best face-off guy in the ACC in terms of win percentage. But LaSalla won the day dominating the dot and put up a goal of his own, but alas it wasn't enough to get Virginia the win. Denver exposed Georgetown's lack of defensive depth on Tuesday in a Big East Lacrosse matchup that pitted the countries most formidable defense (Georgetown) against one of the most battled tested teams in the country in terms of strength of schedule and overall experience (Denver). While Georgetown jumped out to an early 2-0 lead, the Pio's used a 7 goal over about 15 minutes of play to take a 7-2 lead and never looked back. Jack Hannah had a huge day for Denver scoring 4 goals off just 8 shots, a huge improvement over his shooting percentage so far this season. Also factoring heavily was Ethan Walker who contributed 3 second half goals to go along with his two assists. The Tewaaraton Award watch now involves three guys that all have a legit shot at winning by the seasons end. Included on my own personal short list is Ryan Tierney (Hofstra), Jared Bernhardt (Maryland), Michael Sowers (Duke) and Chris Gray (North Carolina). I think Tierney is the long shot, and the other three, Bernhardt, Sowers and Gray are all the obvious front runners. But who do I think has the best chance? Michael Sowers totally smoked Virginia in Princeton's big win over the Cav's. I was surprised that Princeton pulled out the win, but not at all surprised that Mike Sowers went for 4 goals and 4 assists in the win. I actually picked Yale by 2 in my initial line before our group went with Penn State by 1.5. Penn State shot the ball poorly all game long. If Kneese didn't play as well as he did, Yale wins this game by 4 or 5. North Carolina's Chris Gray put on a shooting clinic vs Johns Hopkins in UNC's route of the Jays. Carolina's offensive supporting cast is deep, so watch out for North Carolina as the season goes on.
