Today Heather and her guest, Ruth Harper, a registered dietitian, and nutrition therapist talk about Ruth's journey to making peace with both food and aging. Ruth struggled with body-consciousness and a strong perfectionist mentality as a teenager, as a result of her involvement in track and field. She tried to control her eating habits by eating less and running more, but ended up feeling devastated when she couldn't maintain control over her body. Ruth shares what helped her overcome her struggles, how her journey with food, control, and body image issues has gone, and what has happened as she's added aging to the mix. Heather and Ruth discuss the fear and terror that arises when undergoing body changes and how to approach aging and menopause while dealing with unexpected complications. They reference Ruth's personal struggles with emotional regulation, body image, and appearance expectations. Ruth offers tips on intuitive eating and relaxing for those going through perimenopause or menopause, and explains how the right mindset can help navigate this difficult period. This episode is perfect for anyone seeking body image freedom while struggling with the pressures of aging.  Learn more about Ruth Harper here: https://nourishmentor.com/ Learn more about Classical Conversations, today's sponsor, here: www.classicalconversations.com Learn more about Christian body image coaching with Heather Creekmore, here: www.improvebodyimage.com  See omnystudio.com/listener for privacy information.

Website: https://my.captivate.fm/www.mhcmortgages.co.uk (mhcmortgages.co.uk) (01:46 – 07:26) Where You Start First off, let's get all of your options on the table. This is where using a whole-of-market mortgage broker is crucial. You can go to your bank, and they can tell you the rates they will offer, but every lender looks at you differently and so what you might be able to do with one you may not with another. A whole-of-market mortgage broker will have access to the whole market, which can really help with your options. In these early stages, you will put a plan together in determining what you can buy in terms of price and area and this raises a few questions: How much are the buying costs? And, as a result, how much will you need to: Put in? Save? Put towards a deposit? Further costs may include: Conveyancer/solicitor costs Stamp duty Choice of a more detailed survey than the required basic one  Mortgage product costs Broker fee Decoration and furniture costs after moving in  If you were to do it yourself, you may not factor in all these costs! Also, monthly payments for the mortgage and utility bills (gas, water, electric) are things you may not have had to pay for before. Furthermore, what you can afford to borrow is important, and knowing what everyone is offering can help drill down your best options. NOTE: All of this is why it is so important to get a broker, budget yourself and know what you can afford. In an ideal world, you would be able to afford it with just your mortgage and deposit, but for some you may need extra help. In this case, there are various schemes to choose from: Help To Buy Equity Loan Scheme –  provides an interest-free loan of 20-40% of the value of the property. (NOTE: the loan is interest-free for the first five years, after which you would then start paying the interest) Shared Ownership (“part buy, part rent”) – where you purchase a percentage of the property and then rent the rest, with the intention of buying out the rest later on or just sell the property, clearing it and moving on. A good metaphor is a lender having a blank sheet of paper and some basic info and using this to decide whether to give you a loan. No one thing will guarantee you get a loan. Marginal improvements on your record is the best way to think. (03:58 – 10:21) Your Credit File Not missing any credit payments is very important! It doesn't necessarily have to be actually missing a credit payment, often it is more to do with late payments. I would advise that you set up a direct debit for your credit card minimum payment so you don't accidentally miss payments. Pay day loans – AVOID these like the plague! These tend to show desperation on your part and demonstrates to lenders that you are either struggling financially or, at best, cannot manage money well. Try not to take any new credit when approaching mortgage time as it can be seen as a negative if you're increasing your debt at a time when you're trying to paint yourself in the best possible light. Don't push credit cards to the limit. As a first-time-buyer, you have no mortgage conduct to demonstrate you're good at managing a large credit commitment, so you need to demonstrate you can manage the credit commitments you do have. If you max out credit cards, it shows you may be living beyond your means or that you are not good at managing your money. If you have spare money, start paying off or reducing any debts. This will show on your credit file and looks good. Many people treat overdrafts as their own money, but they are borrowed money and are meant to be there as a safety net. If you go into your overdraft too much, lenders may look at this as overspending. Don't default on payments that are owed, even if you are disputing an amount owed. We've seen this quite regularly, yet it's your credit file that gets negatively impacted by having a default (failure to pay loans) or county court judgement against your name, not the mobile phone company you're arguing with! These entries on your credit file could prevent you from getting a mortgage and will remain on your file for up to six years! (10:22 – 12:21) Your Address With online banking, paper bank statements are not as common and so address changes often get overlooked. However, my advice is to always keep your address up-to-date on your credit agreements. Even if you don't partake in elections, get yourself on the voter's roll (electoral role). This doesn't cost you anything, yet can be a deal-breaker for some lenders if you're not on there! (11:58 – 15:15) Spending & Bank Statements Cut back on excess spending on things like new...

As Many Cones opens, we meet Jim Donas and his wife, Sue.   They're getting ready to go out to dinner when there was a knock at the door.   Jim finds a young man at the door who introduces himself as Richard Sparne. Mr. Sparne asks to come in.   Eventually he forces his way in and stabs Jim Donas. This all happens while his wife is getting ready in the bathroom.   Subsequently a group of young men enter after being signaled by Richard Sparne.   They ransack the home and then brutally murder the Donas couple. Many Cones is a podcast novel based on true crime. The murders inspiring this crime fiction took place 30 miles from Chicago in Northwest Indiana, and captivated the area from the initial brutal crime scene all the way through and beyond discovery of a shockingly bizarre motive. There was a knock at the apartment door. Jim Donas was in the kitchen drying his hands. He had been a whirlwind of activity, dusting and cleaning everything that crossed his path. Busy work always occupied his time when he was waiting for his wife. She was still in the bathtub. It was almost time to yell through the door again. Jim was starting to believe she intentionally dragged her feet when they had somewhere to go. It would be another hour before she was ready. He went to the apartment door and looked through the peephole.  Some kid. Jim opened the door. For a fleeting second he thought about the buzzer-intercom system that had never worked. People adapted by leaving the complex door unlocked. He hadn’t heard anyone descending the stairs. Odd. He could usually hear people coming and going. Had even complained about paper thin walls. The complex held nine individual apartments. All very upscale. Located in a nice area. No problems, anytime. Except for the periodic drunken argument, usually from one of the other eight complexes. No one thought twice about opening the apartment door for some unknown person. Jim said, “Can I help you?” He was looking at a tall, rangy kid. Looked to be late teens, early twenties. Presentable, clean cut kid. Appeared to be a little nervous. “Mr. Donas?” the kid asked. Jim said, “Yes, can I help you?” The Kid said, “Mr. Donas, my name is Richard Sparne.” He paused, as if expecting a problem. Then went on. “I’m collecting for the local Amateur Athletics Union. Could I please come in and explain our program to you?” Jim shook his head no and said, “I’m running out for a dinner engagement, I can’t right now; do you have any literature or anything you can leave?”The Kid started to walk in, saying, “Yes, I can leave you some pamphlets.” Jim, standing in front of the Kid’s passage, said, “Please, just hand them to me; I’m about to leave. I don’t have time for you to come in now.” The Kid reached around behind his back and grabbed a nine-inch jagged knife from his belt. In one swift motion he plunged the knife into Jim Donas’ abdomen. Deep.

On this week's episode of Diving Into Data, TC takes a break from exploring data in current events and helps you understand how you can actually USE data in your business.Everyone wants to use data and say they are data-driven, but what does that actually take? Why do so many companies relentlessly attempt to utilize data in their business decisions and fully intend on getting value from it, yet fail to actually see the results they desire? As they say, the road to hell is paved with good intentions...TC shares how the acronym DAPP (Digestible, Actionable, Presentable, Practical) can be a guide for ensuring businesses actually see the value from this investment in and utilization of data. This acronym should be considered by anyone in the data world anytime they're starting on a project, and by ensuring that the final product is compliant with DAPP, you'll ensure that it actually WILL start working!Sit back, relax, grab a drink, practice social distancing... And let's dive into some data.
