This week, we make up for lost time with another unhinged performance by Cage, one of our favorite Time Sensitive subjects. We close our sixth annual Freaky Film Festival with one of the buzziest horror films of 2024, with arguably the best marketing campaign of any film all year. Some are even calling it the best serial killer movie since Silence of the Lambs. I'm happy as peaches to review Longlegs, NOT ONCE, NOT TWICE, but AS MANY TIMES AS I LIKE, directed by Oz Perkins, especially because it has a connection to one of our favorite Time Sensitive episodes.Check us out on...Twitter @TSMoviePodFacebook: Time SensitiveInstagram: @timesensitivepodcastGrab some Merch at TeePublicBig Heads Media

If you're a collector who's been to big wrestling conventions in the past, then you may have been disappointed in the carny game that was WrestleCon this year in Philadelphia. Certain promoters, "up-charging" on items, and if you brought something they deemed, "rare," you were paying for it! These promoters had advertised prices on wrestlecon.comExamples:Tony Hunter Promotions w/ The Hardy Boyz wanted an extra $40 because we brought a early Matt Hardy Series 2 EliteClub Hollywood Promotions advertised Honky Tonk Man as $90 on his new Legends elite, but if you went to WrestleCon, he was $125 and NO PHOTO!Gimmicked Promotions with The Godfather, this promotion advertised The Godfather as $50/50/100. On of our friends had the new Kama Legends Elite, he was charged $70. Twenty minutes later, our host with the SAME figure they wanted $100!These were just a few promoters pulling bad moves, we've been promoters with Ultimo Dragon, Sonny Onoo, Karrion Kross, Scarlett, and The Iinspiartion and NOT ONCE ever pulled what this carny show pulled. There can certainly be a lot of carryover between how to grow your brand audience on IG and how to increase your income. Often just being front of mind for people is the lowest barrier to increasing applications or enrollments. We'll separate the two for clarity but know that there is mainly positive carryover from audience growth tactics *possibly* to income. Brand GROWTH (audience) None of these are new - I simply want to do a refresh for you in order to bring your focus back to 1-2 of these if you've slipped up in your IG approach lately - it happens. And we then we bring it back. You know I love stories, but they aren't for GROWING. They're for selling and connecting with your warm IG audience so we'll talk about those during income growth. Client centric + personal story telling OWN YOUR STORY (past or present process) Bring it back to the consumer and THEIR experience Content that helps them NOW, where they are (they'll share that!) Frequency - high volume posting More posts = more reps for you, better messaging, better creatives, more engagement, more potential for exposure and viral status posts, and less overall pressure 7-21 times per week. 7 minimum if GROWTH is the goal. ***posted 2 times per day when I came back from my 8 week break this year and had 2 posts/reels go viral from that. Those posts alone Brough in 3,000 new people. The double posting was worth it due to those two posts landing. Mother categories Covered in FitsPRO and IG 101.  Still live by this Provides bumpers - which build trust and area of focus (expertise) Go deeper with less.  [repeatability + sharabelity]) Growth = SHAREABILITY and relatability Something people get fired up about (positive or justice vibes), a common experience or struggle - can be funny (taking off a sweaty sports bra) or serious (over sexualization of women in fitness) Both are RELATED to my area of focus but not DIRECT. So it would bring in IDEAL CLIENTS. That's KEY. Trends don't always bring quality followers. But low key saying fuck the checkboxes and trending reels…YES even for growth.  I find half the time that whatever the trend is, it dies or doesn't work. I can count on one hand the amount of times that a trend worked in my favor - meaning I gained IDEAL CLIENTS into my audience. By all means, if a trend feels right and you can capitalize on it within brand alignment, GET IT. But please don't let the pressure of hopping on trends keep you from creating actual content that your audience and ICA would find helpful, relatable, or sharable. A twitter graphic with a bold statement goes a long way. Income / application GROWTH (clients) I was talking to a past 1:1 biz client turned colleague a while back. We were discussing lofty financial goals and what refinement it takes from a business standpoint - very “slow down to speed up” vibes. She made the comment “I doubled my income in ___ (year) by just yelling about my offers more on instagram and email” and I died. Because #TRUTH. I can't tell you how many times I've had a biz client, follower or fitspro embrace talking about their offer more consistently and BAM - they see applications and enrollments.  Not ONCE, not vague information. But REALLY commit to talking about “all things your offer.” - clients, who it's for, problem solving, the process, options people have, etc. IG stories or - client case study posts How I grew my biz (bless IG stories) The how, process, your personal coaching approach! Prospects see themselves in their shoes Depends on your offer model but  1x per week hard call to action to apply Client case studies Story telling (the why, your own experience right now or in the past) FOLLOW UP - Lord Almighty people have forgotten about the best way to make to money in the online space - follow up with people who have inquired!!!! Do we own our stuff? Or do we let our stuff own us? In a world obsessed with accumulating material things, are you truly any happier with the more things that you have? The New Testament uses the word "blessed" 112 times. NOT ONCE is it connected to material wealth. We often attempt to fill the void in our hearts with material things, hoping they'll bring lasting joy. But, as time passes and we continually try to gain more and more to fill that void, we are drawn away from what truly matters... Seeking his kingdom and his righteousness."Seek first his kingdom and his righteousness, and all these things will be given to you as well." - Matthew 6:33When you seek his kingdom instead of your own, you'll see how Jesus has left us an inheritance greater than all the riches in the world; he gave us his very life, salvation, and an eternity with him. Our life on earth and the material possessions we've gained are but a blink in the face of the eternity we get to spend with him and The Father. ____________________________To support this ministry and help us continue our God given mission, click here: http://bit.ly/2NZkdrCSupport the show

After going missing on Memorial Day weekend, Kristin Smart seemingly just up and went camping (was murdered) according to Cal Poly officials in 1996. Was she seen with somebody who had the cops called on him NOT ONCE, but TWICE for being a creep and trying to climb into a coeds bedroom then harassed her with phone calls for months? Yes. Was it clear that the college decided these tidbits of information were totally fine for them to overlook while they held on to her case in order to keep their clean image and prevented further movement of the case out of pride? also, yes. Is it VERY clear now that this case was grossly mishandled and should have...idk...been taken seriously the second a girls closest friends were adamant that something was wrong and their friend would never do something like this? Hello, and welcome to Lechem Panim. We are glad you are with us today as we take a look at our next passage in our series on the book of Acts. Last week we started chapter 3, talking about the nature of a true disciple; which was to mirror your rabbi in his character, in his actions, and even in his authority. And here in chapter 3 we find Peter and John doing this together. They are following in the pattern of their rabbi. Now it says in… Acts 3:1 (ESV)— 1 Now Peter and John were going up to the temple at the hour of prayer, the ninth hour.  Peter & John Together— Now [Peter and John are often found together in Scripture. They were partners in the fishing business {together} (Luke 5:10); they prepared the last Passover for Jesus {together} (Luke 22:8); they ran to the tomb {together} on the first Easter Sunday morning (John 20:3–4); and they ministered {together} to the Samaritans who believed on Jesus Christ (Acts 8:14). {And} Now that they were filled with the Holy Spirit, {they and really all of} the apostles were no longer competing for greatness, but were at last working faithfully together to build the church {of Christ} (Ps. 133).] Like Their Rabbi— But notice something else about these two men. Peter and John were two of the first three disciples Jesus had called to come and be like Him. And now their Rabbi has gone, it is up to them (and really to the Church as a whole) to demonstrate to the world who Jesus is. And it is so interesting how that imaging of Christ begins here, on the steps of the temple, with their doing exactly what their rabbi had done; allowing their schedule to be interrupted by a poor and needy person. It says in… Acts 3:2 (ESV)— 2 And a man lame from birth was being carried, whom they laid daily at the gate of the temple that is called the Beautiful Gate to ask alms of those entering the temple.  The Beautiful Gate— So the man is laid down [at the Beautiful Gate. {Now} There were nine gates that led from the court of the Gentiles into the temple itself. Scholars are not agreed, but the Beautiful Gate was probably the “Eastern Gate” that led into the court of the women. Made of Corinthian bronze, the gate looked like gold, and it certainly was a choice place for a lame man to beg.]  The Role of Alms in Jewish Society— Because remember that [The giving of alms was an important part of the Jewish faith, so beggars found it profitable to be near the temple.] And for them it was […the best site to operate because {(as we see when Jesus came to the temple and observed people coming to make their donations)} the daily throngs came to impress God with their pious good works, including offerings at the temple treasury.] But keep in mind also that this was around the time of Passover and Pentecost; so a much larger crowd was there than usual. So it was probably looking like it was going to be a good day for the beggar; though he had no idea how good of a day he was about to have. It says in… Acts 3:3 (ESV)—3 Seeing Peter and John about to go into the temple, he asked to receive alms.  Atrophied Asking— Amazing to think that of two of the most important men in history; the two who had walked with Jesus the closest, this beggar asks for money. Now he simply didn't know yet the power of God available to him through Peter and John. And so his asking is limited to what is only going to be the pavement in heaven when you think about it. But it leads us to wonder how often our asking is limited; how often our prayers are as atrophied as this man's legs simply because we don't know the power of God available to us. And yet God is merciful. Even when we don't know the greatness of what He can provide, He is often already on the way to bring it to us. Eye Contact— You know, I have been honored and blessed to have visited many different countries in the world; some of which were very poor or at least had very high poverty levels. But I don't think I have ever seen anywhere else the level of homelessness I have seen in and around the Seattle area. I mean everywhere you go you find people begging on the street corners. And there are rules that we have learned (subconsciously often) about how to deal with the homeless. First of all, don't look at them. Right? Don't make eye contact. Because you know what will happen when you do. You pull up to that stoplight and there's that guy with a sign looking for anyone who looks like they might be willing to give them money. You don't want to make eye contact because either you don't want to give them money or you feel ashamed of them; or you feel ashamed of yourself (maybe even a little bit guilty that you get to sit in an air-conditioned car while they have nothing). But I want you to listen to the next phrase in this passage and really let sink in how Luke chooses to phrase this verse; he's very careful here. It says in… Acts 3:4 (ESV)— 4 And Peter directed his gaze at him, as did John, and said, “Look at us.” 5 And he fixed his attention on them, expecting to receive something from them.  Peter Noticed— Peter and John looked; they directed their gaze. The text is very specific. They didn't happen to make eye contact inadvertently. No, they looked intentionally. They allowed God to break into their schedule with a more immediately important divine appointment. And by the way, it is interesting that while Acts 2 (the Pentecost chapter) is filled with the mention of the Holy Spirit, in chapter 3 the Holy Spirit is not named one single time. NOT ONCE! And yet He's just as present. Because while [No doubt thousands of people were near the temple (Acts 4:4), and perhaps scores of beggars, …the Lord {directed the gaze of Peter and John and} told Peter to heal …{THIS}… lame man lying at the Beautiful Gate.] And the fact [That Peter noticed …{THIS}… lame beggar is … evidence of the Spirit's ministry.] Now the man sees that Peter and John have made eye contact. So naturally (like all beggars would) he expects that that means he's about to get something. And so he's probably already sticking out his beggar's cup. But it says… Acts 3:6-8 (ESV)— 6 But Peter said, “I have no silver and gold, but what I do have I give to you. In the name of Jesus Christ of Nazareth, rise up and walk!” 7 And he took him by the right hand and raised him up, and immediately his feet and ankles were made strong. {Now catch this. It says} 8 And leaping up, he stood and began to walk, and entered the temple with them, walking and leaping and praising God. Jumping Before Walking— Isn't it amazing that the man jumped before he had even walked? Now keep in mind the man had never walked before. The Bible says he had been lame since birth. So he had little to no muscle tissue. His legs were not developed; they were atrophied. HE HAD NEVER EVEN LEARNED HOW TO WALK!!! His brain didn't even know what to do; he had no muscle memory; any of the mental capability to walk, much less jump. And yet when Peter had lifted him to his feet, he felt his legs grow strong. And his mind was touched. He got his muscle memory (and the whole mental side of walking) straight from God; sent heavenly express mail right to his mind and legs!!! [Through the power of the name of Jesus, the beggar was completely healed, and he was so happy and excited that he acted like a child, leaping and praising God.] A Picture of Salvation— And I love what one author I read said on this. He said that [It is easy to see in this {(and in the joy and excitement) of this} man an illustration of what salvation is like. He was born lame, and all of us are born unable to walk so as to please God. Our father Adam had a fall and passed his lameness on to all of his descendants (Rom. 5:12–21). The man was also poor, and we as sinners are bankrupt before God, unable to pay the tremendous debt that we owe Him (Luke 7:36–50). He was “outside the temple,” and all sinners are separated from God, no matter how near to the door they might be. The man was healed wholly by the grace of God (Eph. 2:8–9), and the healing was immediate (Acts 3:7). He gave evidence of what God had done by “walking, and leaping, and praising God” (v. 8) and by publicly identifying himself with the apostles, both in the temple (v. 11) and in their arrest (4:14). Now that he could stand, there was no question where this man stood!] [Now that he could stand, there was no question where this man stood!] This man now stood for Jesus. And he is so filled with joy, he can't stop walking and leaping and praising God. He himself could have sang (as we in my church sing on a regular basis), “On Christ the solid rock I stand.” And the whole crowd joins in. It says in… Acts 3:9-10 (ESV)— 9 And all the people saw him walking and praising God, 10 and recognized him as the one who sat at the Beautiful Gate of the temple, asking for alms. And they were filled with wonder and amazement at what had happened to him. A New Living— Now God more than just gave this man's feet back; but rather God (through healing his feet) completely transformed the way that he would live his life. Directing Our Gaze— And that is what Christ does for us as well. He touches us and heals us; he regenerates the crippled-ness of our own hearts so that we might embrace a whole new way of living life; in holiness, free from sin and in love for our neighbor. He touches our minds as well as our hearts, transforming the way we think; elevating our thoughts so that we think as God thinks. Our calling is changed; our mission is changed. And we begin to truly see people; to truly care. We start directing our gaze to them and truly look. Because we have something far greater than anything they might think they need or be asking for. We have the Gospel of Jesus Christ. And being bearers of that Gospel, we have the power (the keys of the Kingdom of Heaven) to lead people from death to life in the name of Jesus. But it takes time; a willingness to allow God to interrupt our schedules; to allow Him to work in us and make us like Him (to make us true disciples); and to allow Him to use us to pour into the lives of those around us. And so let us be true disciples from this moment onwards. Let us turn our eyes upon Jesus and (having our hearts united with his) let us also turn our eyes upon those who need Him. Amen.

Not ONCE during that time did we stop and ask ourselves, "Should we actually give people the framework that we're working from?" Today we do that. Joe and OG have a frank conversation about the art of fooling around, about sharing mistakes instead of victories, and about including stories from many points of view. If you've listened to the Stacking Benjamins show once or a thousand times, we hope you'll enjoy the first episode where we discuss the SB Creed. Hey, hey, hey! It's ya girl, Just Call Me J Nicole! Thanks for listening in as I continue the discussion on the Evolution of Relationships. This week I speak on how praying for your spouse covers them BUT blesses you both. I will be the first to say that it ain't easy to do when you really want to choke them out and cuss at'em. But is losing your blessing really worth those actions and missing out of what's to come? With my background, I was raised in the church. I think that I was born praying. However, NOT ONCE did I learn to pray for my spouse or to pray appropriately. We typically pray our wishlists to God or our Almighty about all the things we want. That ain't how you pray, boo! So listen in and catch these gems about how knowing how to pray correctly for your spouse can evolve both the relationship and you personally. 038 How to Live with Uncertainty

Authentic Conversations with Andy Mason

I have more questions and uncertainty about next month than I did last week! At least when it was clear we were to 'shelter-in-place' for this month I had clear boundaries. Now everything is uncertain. Are we going back to the office next week? Can I have a BBQ with friends? Will there be live events in June? How do I budget the rest of the year? When will there be a vaccine... The list of questions endless! One thing is clear... Life is not 'normal' and we are ALL LIVING WITH AN INCREASED MEASURE OF UNCERTAINTY. So how do you deal with it? How do you make decisions? I think I definitely have a degree (or at least a participation certificate!) in living with uncertainty! In 2008 we left the certainty of our home in New Zealand with my certain employment and my certain retirement and my certain circle of friends and family. I had no idea how much my life was beautifully controlled. Then we arrived in USA with nothing BUT uncertainty: uncertain income, uncertain immigration status, uncertain housing, uncertain future. That was more than ten years ago and we are still living with uncertainty... except now my circle of influence is much greater so more people can see my successes and failures in the process. The uncertainty journey triggered a bunch of fear. It looked like anger and 'frustration' and insecurity and trying desperately to hold onto our savings - more akin to fruitless attempts to hold water in your hands. The point is NOT ONCE did God let us down. It was scary. It was painful looking at how I responded. It was confusing. It was unstable. But I AM BETTER TODAY BECAUSE OF WHAT HAS COME OUT OF IT...(more so because of the faithfulness of God than any awesome decision making on my part). So YOU are faced with more uncertainty that you realized. How will you deal with it? Here's your options from my experience and how I see it. 1. Passive Surrender = "I have no control."This looks like blame, accusation, powerlessness, ignorance and avoiding facing the issues. Ive done that. For spiritual people it will sound like "I'm just trusting God." For others it may sound like, "I can't do anything because...[fill in the excuse about some authority or circumstance that has seemingly taken away your power to decide] )"Bottom line is you always have a choice. No choice is a choice to be powerless. Trusting God is not passive. Surrender to God (ie. trust) is ACTIVE and ENGAGED. It is not simply waiting for someone else to tell you what to do, but intentionally leaning in, looking around, doing what is in your hand and CHOOSING PRACTICAL HOPE. What CAN you do now? What WILL you do now?2. Active resistance = "I'll take control."This looks like reacting to what others or the authorities are saying by doing the opposite (rather than #3 below). It sounds like "You can't tell me what to do... I have rights!" So you sneak around or blatantly do something, usually only considering yourself and your immediate surroundings. Rarely does this response take into consideration others in the community, especially those less vulnerable. It looks like me reacting to my situation of no income for three years by stressing and fussing and running around DOING STUFF rather than pausing and thinking through the situation and involving wise counselors and a thought-out plan. It looked like me focussed more on MY problems (and calling it 'responsibility') and having limited capacity or compassion for the people around me.3. Wise decision making = "I am under control."I think after ten years of uncertainty I MIGHT be learning this. Danny Silk says, "Freedom is telling yourself what to do and then doing it." It is SELF-control. In others words, I don't need the external world to govern me because I manage myself from an internal decision making process. This looks like hope in the middle of despair, peace in the midst of turmoil and thoughtful consideration in the middle of panic. It thinks long term and acts today. It takes into consideration how one's actions will affect the immediate AND wider community and follows through with a plan to the best of one's ability. It is not passive, but intentional action knowing that we cannot control the outcome anyway - we CAN CONTROL our behaviors moment by moment and we CAN give our best in every circumstance. It is a life of active surrender that takes responsibility for oneself but knows that the ultimate outcome is in the hands of God... and has absolute security in that. There is always something you can do. There is always something in your hand that you can action. There is always someone you can be a voice of encouragement and wisdom to. So what will you do?I just released a book that came out of the last ten years of our uncertainty. It's literally 30 different stories (good, bad and ugly) and how I anchored in hope through hearing God and applying this to a practical action step that resulted in wise decision making. I highly recommend you grab a copy and go through a chapter a day. It will cost you ten minutes and will CERTAINLY help you find practical hope in crazy times. Even better, grab a copy with a friend and walk through it together. That's what I'm doing with my friend Ray Edwards and we are doing it live every morning 7am PST. Join us at RayEdwards.com/Hope or watch the recordings on his facebook page.

Listen & Subscribe via iTunes Today's episode is all about Transparency, an important word…especially in our line of work. We, in the Airbnb, vacation rental market, provide an important service, and being clear about that service is crucial to getting positive reviews and generating repeat guests and revenue. It's about managing expectations and eliminating unwanted surprises. Today's episode is all about the importance of Transparency. So this discussion will NOT revolve around what you're expecting from your guests. Oh no, dear hosts. Today we're talking about are you clear with your guests. In your photos, captions, and description. As a Host be a Guest: As you have heard me say time and again, the best learning lesson as a host is to be a guest. To book a listing and just be a true blue guest. Case in point. May had me pretty busy, traveling for some speaking engagements and conferences. Needless to say, I've been using Airbnb Airbnb, so I've been a guest a few times this month… Coincidentally (So happens), all in Texas. My bookings were at very different places and different price points, but they were all learning experiences. And if I'm learning something new, you know I'll be sharing it with you, my dear hosts. Believe me, every time the experience is not GREAT, I'm like, “OMG, this is going to be an amazing episode!” Actually, to be fair, I do the same when they're great experiences, as well. I do think the hosting community is going to appreciate this episode. I have spoken a little bit about both listings and even shared some photos on my Instagram feed. But it's time to share it all and come clean in this episode… Yes, I'm spilling the beans on Texas! On this episode My adventures and Misadventures in the Lone Star State Dallas, Texas Airbnb: So let's start with Dallas… Texas, I was, going there, on a very short trip and not wanting to spend a boatload of money. I had a credit from Airbnb for being a Superhost, and being that it was about to expire, I was like, “Ok, let's use it up”… and use it up, I did. I did have specific criteria. The listing had to be: Inexpensive Near my meeting Have good reviews That's it… Simple. So, I found a place that I thought fit the bill for this trip. I didn't care that it was a private bedroom with a shared living space. Like I stated before, I was looking to save some cash. Plus, like you guys know, I like to experiment and see how different hosts do different things. It's a great way to learn as a host. And then, I like to share my experiences with you. Win-win. Let's Start with the Pros: The price was ideal and inexpensive… Less than $60 a night! I had a private bedroom with my own private bathroom. In the United States, it's what we call an en-suite bathroom. It even came with a jet spa. I didn't use it, but it was definitely a PRO. I personally want to clean a bathtub if I'm going to take a bath, but that's just me. I will say, the best part was the bathroom being in the bedroom. This eliminated me having to go out into the hallway to use the bathroom. Who wants to be roaming around a strange house in the dark, looking for the bathroom in a shared home? Not me! By the way, if you offer a private bedroom with its own private bathroom, I highly recommend that you use that in your listing name, as this feature pretty much TOPS everything else. Yes, dear hosts, it tops everything else. This particular host used this name for their listing. MASTER Bedroom/PRIVATE bath/oasis bathtub jet spa I wonder how many people care about having a jet spa? Like I said, I didn't use it, and it sure wasn't a consideration when booking. They did provide free parking. I wonder if that might be a more valuable feature as a booking point? I didn't have a car, as I was using car sharing during my stay, but if you're renting a car that would be a selling feature for sure. All I suggest is to think about what's important to your guest when naming your listing. It can make a booking difference. Do your guests inquire about parking, and you provide free parking? Then use free parking in your title. Is free parking more important than a jet spa? That's all I'm saying. So the price was a plus… another plus was how clean the space was. It was spotless, And I truly appreciated it. Definitely, no complaints about cleanliness. I love clean! Another plus was that they're a Superhost. As a fellow Superhost, I know what it means and what it takes. Kudos! I also read the reviews for the listing, and they were glowing. They also had clear House Rules. Tons of them! They were very detailed and concise, including that they had cameras in the hallway, living room, and front door. Why cameras in the hallway and living room I wonder?  Hosts, please know if you have any recording devices on your premises you need to divulge it to your guests. It's the law and a big Airbnb rule. Yes, if you have a ring video camera on your door you need to include this in your listing. Here are my CONS: I didn't find out I was sharing a house with other guests until I read the host's reviews. Yes, I dug because I know where to look. Someone else might have expected a warm greeting from a host only to find an inquisitive look from another guest. Luckily, I went to the host profile and saw that they have other rooms in the same house. Actually, it was the only way to found out that they were not living on the property and that other guests were sharing the house with you. Nowhere in the description, photos, or house rules did the host disclose that you could be sharing the space with other guests. Kind of strange, don't you think? This was one of the main reasons why I wanted to do this episode. Transparency, hosts, transparency. I did an episode about the lessons I learned as a guest when I stayed in San Diego. This was Episode 26: What I Learned as an Airbnb Guest Because of the lack of clarity on this host's description I wanted to do this episode. Look, there are tons of ways to host. From private apartments to share a bedroom, a couch, or house with different guests. It's about transparency. Being clear with your guests is paramount. As a host, you owe it to your guests to be clear on what you do and do not offer. An unwanted surprise can make the difference between 1 star and 5 stars… Plus, a possible negative review. You can't show photos of a kitchen, and then somewhere down in the description say, “Oh yeah, you can't use it”. If you're showing a kitchen, pool, or a backyard, you better be offering it. In this case, you can't advertise a private bedroom and not let the guest know that they're sharing that listing with other people. Not with you, the host. The oddest part of all this was that NOT ONCE during my stay did I see or hear from this host. NOT ONCE! Nonetheless, I did book the space. Yes, I knew what I was doing. Again, I like to experiment, and I wanted to see how they would communicate with me with this type of arrangement. Well, not once did they ever mention they were not on the property or that I'd be with other guests. Once I booked, their email was. “Welcome to our home.” And I was like, “Ok. Thanks.” No disclosure. No transparency. I received an email from Airbnb, letting me know that I was going to get “check-in” information 3 days before arrival. It was a self-check-in house with a keyless door. Well, it was the day before I was about to leave and I still hadn't received any instructions, so I emailed the host. I then received an email saying that they usually share it the same day. Same day? I told them that wasn't what I had received from Airbnb. Thankfully, I had made a screenshot of it, and I shared it. They reluctantly provided the code. I wondered why the hesitancy? A bit bizarre, I confess. Providing your listing information the day your guests are due to arrive is risky… It can also wind up being even more work for you. You don't know your guest itinerary, they might not have wifi… yes, it happens, the horror. or they're busy with packing, flights, last minute items, and a million other things. Most of us want the information where we're staying at least a few days before we depart. I know I do. I want all of that taken care of beforehand. Finally, I arrived at my Airbnb in Dallas at around 9 pm. I was greeted by a dark house. Dark. No lights. Pitch black. Here is a tip for you, my dear hosts. Make sure the front of your house is lit. Motion sensor lights are a good thing. It's common sense and provides a sense of security. Remember, guest sometimes arrive at night and a dark entrance isn't a greeting that says, WELCOME! Plus, trying to figure out codes while handling bags, is a pain. When I finally figured out how to input the code in the dark entrance and opened the front door, there in the living room was one of the other guests… A stranger, really. He didn't say much, as I fumbled with my bag and purse. Once I was inside, he answered my question and told me where my room was, and off I went. I locked my bedroom door behind me, and that was it. And no I didn't place a chair against the door. But I was happy my bedroom door had a lock. I believe there were 5 other people in the house, but I'm not sure. I didn't see them, but I did see 5 bedrooms with 5 signs. I didn't even hear voices. I know, strange. As I mentioned before, my bedroom was clean. I really loved that. They provided towels, hand soap, shampoo, and toilet paper. I had forgotten my soap and amenities. I wanted to go buy some, but I didn't have anyone to ask where I could go. Like I said before, there wasn't a house manual with any information to provide me with the closest convenience store. I'm telling you, a House Manual in times like this are 5-star lifesavers! Yes, I might stop mentioning it…maybe. And then again, maybe not. I could have emailed the hosts, but I didn't get any emails from them before so I figured it would be a waste of time. By the way, not receiving even one email from the host was not the best feeling. My next issue? They used a very strong detergent on the sheets. Like I always mention to your hosts, it's better to use non-scented stuff. Believe me, I was like, “Wow”! But I was there for only two nights, so I held on like a good little trooper. I'm scent sensitive. Other people might not care. Another interesting thing was that I had nightmares. Nothing horrible, but nothing pleasant. I just didn't feel at peace. Maybe because I didn't know who else was in the house. You know, who's there? Are they outside my door? Silly stuff, but maybe not. So, there you have it! That was my inexpensive Dallas House adventure. And the big question is, would I stay there again? Would I recommend it? I don't know. The price was really good, but I just don't know… Maybe. Perhaps. I just don't know, which is not a great endorsement. Austin, Texas Now, let's talk about my stay in Austin, Texas and the sweet, honey baby gorgeous house that my dear friend and “Hot Mic” co-host, Ms. Tammy Sims, gifted me for my birthday. As you may know, I was in San Antonio, Texas, speaking at the Vacation Rental Success Summit this past May, as was Ms. Sims. Well, we decided to escape for 24 hours and go to Austin. A very short trip, but I'll take any time I can get with my dear, ever-traveling friend. We were looking at different places, and she found this wow house in Austin. Tammi overdid it. But hey, that's how she rolls. The house was private with 3 bedrooms and 2.5 bathrooms. Just lovely! We walked in, and the scent was…well, welcoming. And as I mentioned earlier I'm scent sensitive but this was perfect, not overwhelming at all. Just a light touch. The temperature was ideal, and they had just a few snacks, with a couple of bottles of water, fancy snacks, ahhh. They had the most luxurious towels and sheets. They were white, plush, and unscented. Just yummy. We had a backyard and were able to hang out for a couple of hours. We loved this house. I felt pampered. And like I said before it was almost my birthday. Thank you, Tammi. Nonetheless, for all its fanciness, they also didn't have a house manual. Come on Texas! We were surprised. I mean, it's those little touches… Anyway, they provided shampoos, soaps, and body lotion. All in small bottles, which I always feel is a waste and not great for the environment. But that's me. There were also a couple of closets where they had their supplies…so I was kind of like, “Hmm, those should be locked.” I can see guests going in and taking all of the fancy water, etc. Overall, an amazing house. Almost perfect. I know, I know. Look am I that hard to please? ‘Come on I was taking notes and photos for you. This is all for you dear hosts. But again, a very different price point. Now the question is, would I stay in this house again? Hello? I would DEFINITELY stay there again. I was sorry we didn't stay longer. I did say, just lovely, right? And not a nightmare in sight. I actually didn't want to leave the bed or the house. Now in all fairness, I didn't select this house, so I didn't see the listing profile, etc., but those were my thoughts from experiencing this house. I don't know what the titles read for this listing, but I hope it mentions everything I just did… Back in Eveland In the meantime back in Eveland and in NY… Of course, during my trip to San Antonio my own home in New York had a leak in the roof, and yes, I had guests. Of course, I did. You listen to my podcast. And every time I leave NY, my house likes to play this silly game of breaking something. I'm working in the Dominican Republic. A Tornado hits NY. I'm in Guatemala. The radiator leaks everywhere. I'm in Los Angeles. The heater stops working, and it's freezing cold. So a leaky roof, I was all, oh please, you're nothing new. I'm expecting an invasion by Martians next time. Since I was traveling and not present, I let my upcoming guests know about the leak in the roof and gave them the option to cancel. I shared the information of my person in NY. I did this because I believe it is important to be transparent with the situation going on in my home. Again, it's all about taking care of your guest. My guests decided to stay and gave me a glowing review. Even though I wasn't there, they knew I was still taking care of them. Like I mention, on episode 33: How to Build and Keep a Team for your Airbnb you need to build a team to make sure your home is taken care of in any kind of emergency, especially if you're not there when catastrophe strikes. Remember, your guests deserve clarity, honesty, and transparency during their own journey. They will thank you, and the rewards will surprise you.
