How many times have you ever scrolled on social media, and come across something promising you the ANSWER to success in your business? This episode with Mark Higgins was inspiring! The turning point for Mark came in 2020 when he realized that day trading so much was taking time away from his family. He wanted to find an investment that would take less of his time. After doing some research, he decided he wanted to invest out of state. He found roofstock.com and discovered that they would provide an all inclusive service to help him as a new investor. He purchased 4 properties in St. Louis on Roofstock within 6 months. After buying his first few properties, Mark decided to use a Home Equity Line of Credit (HELOC) to buy more properties. He started taking on more risk by using the BRRR strategy. He was able to find a good team of contractors to help him get his projects done and to find great deals. His plans for the future include buying large apartment complexes. This episode with Alex Kamunyo was powerful! The turning point for Alex came during his first job after college. He observed older co-workers working late everyday and he was determined to reach financial freedom at a young age to avoid that same destiny.His first investment was a single family home with a garage apartment. He decided to rent out the larger space, renovate the garage and live there. From that point he decided to flip houses in order to build up capital to go towards his larger goal of apartment buildings. In 2020, Alex realized that he had to get into other business ventures to speed up his path to financial freedom. This episode with Andre Harris was inspiring! His story is a great example of how you can bounce back in real estate even when things don't go as planned. When Andre started to invest, he didn't have much capital to get started. A friend of his told him about the Shelby County Land Bank, where he could get properties for a low price. He found out a family member's home was going to be sold due to delinquent property taxes. He negotiated with the family member to pay the taxes in exchange for signing the home over to him. The family member eventually became his first tenant.After doing a cash out refinance on the first property, Andre purchased 2 more landbank properties and a 4th property with a partner within 18 months. Land Bank deals started drying up due to long distance investors and Andre became discouraged. He took several years off from investing until 2020. He learned about several creative financing strategies that helped him bounce back and purchase 7 doors last year. In this episode, we have Kendra Swalls who is an elementary teacher turned photographer slash entrepreneur. She advocates for women not to aim for perfection as it doesn't necessarily mean success. Her childhood dream of becoming a teacher was a success. She worked as a full-time 2nd Grade teacher and spent about 5 to 6 years in this field. She took her Master's degrees but felt like something is still missing. It was a perfect job but there's something nagging her. So she started her photography business in Dallas, specializing in bringing out confidence in front of the camera. It was a "Jump first, learn later." kind of business strategy, therefore, allowing her to see everything including the ups and downs of starting a business. It was when her precious daughter came that she decided to leave her teaching job and focus on her photography business full-time. Through time she found herself doing blogs, mentoring women, and even starting a podcast. She started her Girl Means Business podcast last 2019 and now has 77 episodes to date. She was big in email marketing as she believes that it is more of a personal approach to engage with your clients. Emails come directly to your client's inbox where they can respond directly back to you. She discussed several platforms to use when doing email marketing. With these platforms, your sending an email to different types of clients can be easy-peasy. There are automation options in each of these.According to her, there are two main points to keep in mind, first, know your analytics. You can test which email your clients prefer and enjoy by looking at the open rate, click rates, how good your subject is, etc. This will show you what captures your client's attention. Next and what she said is so important, is including a call-to-action. She recommends adding lines at the end of your email that says "Let me know what you think." or "If you have any questions, feel free to hit reply and I'm sure to respond.".
