He did what was told of him, got great degrees that ‘would pay well', worked hard, and then proceeded to be lulled into boredom and exasperation by the 9-5 life. Realizing he needed to find a way out of his full time job so he could actually live his life, he did something he thought he'd never be able to do: he started investing in real estate. What started with $10k of hard-earned savings (‘stupid money' for tuition to the school of hard knocks) turned into a multimillion dollar real estate portfolio in 18 months. 12 months later he had enough monthly cashflow to cover all expenses and retired at the age of 32 despite his boss offering to double his salary to stay. He continued to hone his skills of finding below-market deals, raising private money, deal analysis, and real estate tax strategies, and within 5 years of buying his first property he became the first self-made millionaire in his family line. Blake now splits his time between growing his real estate portfolio and teaching new investors how to get started investing in real estate. He believes real estate investing is a science, not an art, and can be learned and mastered by anyone. He's helped hundreds of new investors acquire over $50M of cashflowing real estate. Managed by Mike Riddell, the positioning of Allianz Strategic Bond fund is driven by the team's view on the prevailing economic environment. In this interview, Mike outlines why he believes understanding the global economic direction and identifying mismatches between market pricing and actual risk, is so important for bond investors. He explains that while markets are currently pricing in minimal risk of recession, his fund remains flexible, employing tactics such as investing in government and corporate bonds, taking inflation views, and even investing in currencies. He also discusses potential risks, such as geopolitical events and China's economic challenges, which could have substantial implications for the global economy. Throughout the interview, Mike highlights the need for patience, the importance of understanding interest rate dynamics, and the fund's conviction in its stance, even if short-term losses occur. What's covered in this episode: The objectives of the Allianz Strategic Bond fundThe market mispricing a recessionWhy the manager is shorting corporate bondsWhy the manager is bullish on government bondsWhat's causing frustration for the manager todayThe manager's view on last year's underperformanceThe different scenarios that could cause a recessionary crisisThe known, unknown of China — and what that means for investorsWhy news from China could potentially destabilise the global economyUltimately, interest rates remain the main risk for a recessionMore about the fund: Managed by Mike Riddell, the Allianz Strategic Bond fund adopts a distinctive approach influenced by the team's macroeconomic outlook. Mike Sell, manager of the Alquity Indian Subcontinent fund, explains why favourable demographics, increasing urbanisation and a thriving private sector have made India one of the most compelling growth stories for investors over the next 10 years. Mike also explains why India's domestic growth story makes the country an ideal investment diversifier and why he sees great opportunities in the financials sector. He also discusses the impact of Prime Minister Narendra Modi as a catalyst for growth and why investors should not be put off by the market looking expensive relative to its peers. Mike also runs through the role of sustainability in the portfolio and the moves India is making towards renewable energy. What's covered in this episode: How favourable demographics, urbanisation and a thriving private sector are driving the exponential growth of the Indian economyHow a rising middle class and a mismatch between supply and demand is boosting business for firms like Lemon Tree HotelsWhy the domestic growth story gives India such a strong advantage over its peersWhy the team sees real value in banks as a “mispriced opportunity in the portfolio”How the uncorrelated nature of Indian equities is driving dedicated exposure from investorsWhy the premium you pay for Indian equities is justified and should not deter investors targeting long-term growthWhy oil prices are the biggest concern to the Indian economy and the move to renewable energy to counteract this threatHow the role of Prime Minister Narendra Modi, as a reformist, has bolstered the economy and the benefits of his tenure being extendedThe importance of sustainability in the investment processMore about this fund: The Alquity Indian Subcontinent fund is a unique offering as its domestic focus often sees the team look past the larger companies in the index and invest in businesses which tend to be overlooked. With a high conviction approach, the fund is not for the faint hearted, but the team are exceptional at what they do and the long-term tailwinds surrounding demographics, urbanisation, political stability and a shift towards a formal, organised economy, support the case for long-term growth.Learn more on fundcalibre.comPlease remember, we've been discussing individual companies to bring investing to life for you. How do you build massive wealth while keeping your passions, family, faith, and bank account intact? Successful real estate investors will tell you the same thing: you need to automate and systematize to make time for it all, and they aren't kidding. Whitney Sewell was working as a cop when he got his start in real estate. Looking at his $35,000 salary, he realized that the long hours and tiresome, but enjoyable work, wouldn't allow him financial freedom.Whitney wanted more time with his kids, his wife, and his beloved horses. So, he started attending every real estate conference he could go to, networking with anyone who owned any amount of real estate. He hired a performance coach, built a successful podcast, and flipped his limiting beliefs on their head, so he could tackle big deals. In only three years, Whitney built a real estate empire with over $300M assets under management. Part of his personal profits are donated to help adopted children and those who need adoptive parents. Whitney talks about how his faith and social goals have played a huge part in his real estate and how doing good must be the driving force behind wealth accumulation. In This Episode We Cover:Why it's important to “overcommit” if you really want to succeed in real estateThe “most dangerous book to reach on a beach”Why your network is your net worth and pushing yourself to connect with other like-minded investorsWhy wealth and faith don't need to contradict each otherGiving yourself the “thinking time” to spawn new, ingenious ideasOutsourcing and upgrading your business so you can make more while loving lifeAnd So Much More!Links from the ShowBiggerPockets Youtube ChannelBiggerPockets Pro Membership - Use discount code: podcast21BiggerPockets BlogsBiggerPockets ForumsBiggerPockets WebinarsBiggerPockets Real Estate PodcastBiggerPockets Books by Brandon TurnerThe Official BiggerPockets Facebook groupBiggerPockets Podcast 401: Follow these Steps to Get People to Know, Like, and Trust You with Jordan HarbingerBiggerPockets Podcast 227: From Single Family Houses to $130,000,000 in Multifamily with Joe FairlessHarley DavidsonStraight Path Horses WebsiteClick here to check the full show notes: https://www.biggerpockets.com/show540See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.
We often hear entrepreneurs talk about how they want to “be the best” in their field. It's the same with many real estate investors. They want to be the best wholesaler, flipper, short-term rental host, or landlord. But, does “being the best” really matter much to your customer if they can't tell the difference between you and your competition? Probably not.Mike Michalowicz, author of Profit First, is on the show today to discuss his new book, Get Different, and why so many entrepreneurs and real estate investors have marketing all wrong. If you've ever tried direct mail, cold calling, or door knocking, you know the sting of quick rejection from a potential seller. Why do they reject so quickly? Everybody is busy. We have jobs, kids, businesses, and responsibilities to take care of. Why go out of your way and risk your money and time to invest in real estate? Mike Webb, firefighter, investor, flipper, and wholesaler argues the opposite. Mike says that it's far riskier to simply rely on your job for the entirety of your income.Mike began his investing career by investing in a side-by-side duplex, rehabbing it, and failing to complete a successful BRRRR. After seeing the cash flow and learning from his mistakes, Mike saw an investment strategy that could carry him to financial freedom. He is still working as a full-time firefighter, but is building his portfolio and completing 20-30 flips per year while he does so. This gives Mike the ultimate freedom to do whatever is best for him and his family, even though he loves his job.In a world where it seems cool for everyone to quit their job, Mike reassures those who like their work that it's worth staying, especially to keep that investment money flowing. He also walks through his partnerships, how he hires his team members, and what you can do to systematize your business so you can outsource your work as you take on more strategic roles! Lauren Keen Aumond was only 22 years old when she got her primary residence under contract, and 23 when she purchased it. She realized that the rents in her area were higher than the mortgage payment of buying a house, so she bought a home, leased out a room, and incidentally discovered house hacking. At 23 she was only paying $200 a month to own a home that would appreciate for many years to come. This is when Lauren decided that real estate would become a bigger part in her life than she had planned. She then spent the next decade buying a second home, selling it, and cashing it in for a duplex. Now she owns a cash-flowing duplex plus her latest purchase, a house hacking bed and breakfast! This home was situated on a decent sized lot, with a primary home, 2 cottages, and a mobile home! As a resourceful investor, Lauren decided the best way to make this a cash flowing property was to turn the two cottages into short-term rentals and buy a camper as a 4th unit on the property.Lauren now juggles school, a full time job, small businesses, and her rental portfolio all at once. She goes into some seriously messy situations she’s been in with tenants, from evictions, to break-ins, and even utility siphoning. With all that being said, she still feels confident as ever to be a landlord, and isn’t looking back!In This Episode We Cover:Why house hacking is great for young real estate investorsWhy you need to focus on the numbers, not emotions in a dealDifferent financing options for multi-family propertiesCreative ways to house hack a property with different units on one lotHow to get multiple appraisals (if the first doesn't cut it)Dealing with very troublesome tenants (especially during COVID)Why you shouldn’t give up even if a property’s numbers fall shortAnd SO much more!Links from the ShowReal Estate Rookie Facebook GroupAshley's InstagramTony's InstagramBiggerPockets Bookstore7 Metros With the Biggest Rent Growth Over the Last 5 YearsVrboAirbnbAirDNASmartbnbFelipe Mejia's InstagramCheck full show notes here: http://biggerpockets.com/rookie42

What does “The Queen of New York Real Estate” look for in an entrepreneur? As a “shark” on ABC’s “Shark Tank,” Barbara Corcoran hears a lot of pitches. She’s invested in entrepreneurs who have gone on to thrive... AND those who’ve failed or faded away. So what separates them? In this episode, Barbara shares what she’s learned both from the show AND her own remarkable, roller-coaster career. You’ll hear how she began her business career as an 11-year-old (even making the local paper), how she was inspired by her father’s unhappiness working for someone else, and how a failed relationship sparked her ambition to become New York City’s biggest real estate broker (which she accomplished!).You won’t want to miss the story of how she almost lost the Shark Tank job before it started, and how she fought tooth-and-nail to get the gig. You’ll hear her thoughts on investing in “the person,” rather than “the business,” when it makes sense to bootstrap vs. raising capital, why she distrusts entrepreneurs who use fancy jargon, and the surprising quality she values above all else.If you are interested in what makes some people succeed and others fail, you will love Barbara’s insights. Check out this show, and subscribe using your favorite podcast app so you won’t miss the next one!In This Episode We Cover:Barbara’s upbringing in a big, competitive familyHow a messy breakup lit her competitive fire How she launched a successful real estate brokerage in New York CityWhy sales is vital to every businessJuggling work and family commitmentsWhy it’s almost always better to bootstrap vs. taking on investorsWhy she’s turned off by the words “pivot” and “burn rate”Why Comfy Bros. turned out to be her best “Shark Tank” investmentThe #1 reason entrepreneurs failLinks from the ShowBiggerPocketsBiggerPockets PodcastShark TankComfy Brothers (Shark Tank)
