Today on Debt- Proof Living with Mary Hunt, we continue along our journey based on one of Mary's best selling books 7 Money Rules for Life, How to Take Control of Your Financial Future. That book is available online or wherever fine books are sold. This episode is part two of our series, How to Take Control of Your Money. 0:38 Mary: Hi everyone! This is Mary Hunt. I'm so happy you're with me today for this episode. We are putting together the series basically for how financial intelligence is going to improve your life. I know that sounds so academic, doesn’t it? This is just basic basic rules for life having to do with your money. Think about this. If you have children or wherever a child yourself which I guess includes every single person you know. We grew up with rules. Probably the first one I ever remembered 0:56 having to do with your money think about this if you have children or wherever a child yourself which I guess includes every single person you know we grew up with rules and probably the first one I ever remembered learning was crossing the street. 1:10 There's a rule - you just don't run out, you stand there. Are you with me? You look left. You look right. You see if a car is coming and then you can proceed cautiously. We all know that. We don't have to relearn that every day of our lives. We just know it. It becomes instinctual. How about -oh, I don’t know- touching a hot stove? You'll do it once, maybe, but that'll be all. Managing money is, it is very similar to that. There are underlying rules that, if broken, if not paid attention to, can really really mess up our lives and if you haven’t listened to part 1 in this series 1:50 you might want to do that because how do I reveal just exactly how not following rules or in my case not knowing the rules— I didn't realize that there was a fine art to managing money that we all need to know about. So make sure you either go back and listen to that or a read about it. Whatever. But we're going to pick up today and I want to talk a little bit more about how to look at this. As we proceed and I only know this about you because I know myself. It's going to be easy to see everything I talk about and we discuss here through the lens of your current financial situation. 2:32 I don't know what that is but mine is much, much different than yours. It's very unique. You might have some student loans. You might have a couple of past due bills right now. Perhaps you're out of a job. Your situation is huge and it's easy to say there's just nothing that'll fix it now. It's too late. It's not too late. It’s not. Believe me. So what I want you to do. I want us all to mentally do this. I call it clean sweep and I only take that because that was the name of a television show on cable years ago. (I loved it.) 3:13 The premise was that the show would go into the home of someone who is having trouble with the organization, had a big mess, maybe even on the brink of being a hoarder. It was called clean sweep and they would come in and the show would do a clean sweep. Re-organize. At the end of the show everything's perfect. You know they walk in and their new home… oh it was fabulous and I loved the show. But the premise was this. They never attempted to organize clutter. It's impossible. So taking that principle here to our series here on how to manage and take care of money. 3:52 In your mind I want you to just do a clean sweep. Just push everything out of the way. All the debts. Are the challenges. Whatever your situation might be. Even if it's fantastic. If you've got so much money in your savings account you don't think you'll ever ever ever have to worry or learn how to manage money. Get rid of that part too. Let's get just a nice clean canvas as we proceed. OK, ready? Here we go. 4:20 Rule Number One. It's not difficult. Here it is. Spend less than you earn. Five little words. They become so, so unthinkable in our society and where we are in the world today. Do you know credit has become such a huge part of our lives? I shared with you in part one just how it affected my life. This first rule is so simple. I hope it doesn't prompt you to just blurt out- oh come on Mary everyone knows that. 4:51 Well, I promise you not everybody knows it or at least lives according to that. So the first money rule for life is so logical but so misunderstood that so many people miss it. There's a lot of competition for your mind and your wallet these days and there's a big world out there that would rather you not pay too much attention to this first rule. Spend less than you earn. Let’s talk about that. 5:30 There's many ways that people might refer to this. One of them is live within your means. If you live within your means, what that indicates is that you don't spend more than you earned. So let’s say you earned $1000. If you live within your means, you spend $1000. Ok? Of course you could spend less, but that's your max. You can spend as much as you have. If you spend less than you earn which is our rule. Spend less than you earn. 6:09 It means that you spend LESS than $1000. Now am I splitting hairs? NO. I'm talking about a principal. The difference between what you spend and what you earn is a gap. OK, is it $1? Maybe it's $100. Maybe it's $500. I don't know, but there's a there's a gap there. Here's the principle. It’s in that gap that you are going to find financial freedom. It’s the money you don't spend that is going to allow you to live the life you love. That's the principle of rule number one. 6:50 So live below your means— is correct. Spend less than you earn. Live within your means means that you can spend it all. All right! The principle is we were looking at that gap. That part that you are not spending. Because… if you're following along in the book you're going to see some simple charts there that I hope will be very revealing. It’s in the a gap that you're going to be able to build an emergency fund. It's in the gap that you're going to learn how to start investing. It is in that gap that you are going to back away from debt. You're going to be able to pay off your debt. You’re going to be able to go forward to live debt free. 7:30 You're going to eventually be able to live in a mortgage free home. See all those things are available if you stop spending all that you have or even worse— spending more than you have by going into debt. All right. So that is rule number one. Let’s talk about how we do this. Oh my goodness. First thing we have to deal with is: what's the difference between needs and wants? That has become so blurred in our world during the last— oh I’d say— couple of decades. 8:03 but even more so in the last year or so because we're living in an amazing economy in the US. I don't know how long this is going to last, but people are working. Unemployment is almost unheard of thing. People are getting raises. The wages are going up because of supply and demand. When there are fewer people to work employers must pay more to get good employees. So it is just part of life. So, it's easy to think: Oh you know what? Let's move into a bigger home. Let's let's get some new furniture. Things are going so great. We’ll be able to pay it off in a short period of time. 8:42 A great economy doesn’t necessarily mean that we're going to stop spending more than we have. In fact, just the opposite is more likely. So we need to get rid of our ugly attitudes of entitlement. You know, I deal with that a lot when I when I wrote about my book for children: How to Raise Financially Confident Kids. We need kids to get rid of those attitudes of entitlement, but you know what? Adults have them too! Do you know— oh me, I just got an awful old iPhone 8 I need the… What what's the latest one, Julie? 11? 12? 14? 98? Julie: I don't even know cause I have a 6 Mary: Oh dear, I don’t… you know….they do become part of our lives. That’s a subject for another time. 9:26 but…just think of all the things that our lives absolutely do not depend on, that we find the absolute needs not wants. Dealing with needs and wants is not easy. I got to tell you what I did when I was in my really rough time when I was making this journey myself. I want to tell you about a quick little flow chart that I created years and years and years ago when I was in, that you know, dealing with this whole issue of coming out of that dark night of financial distress. There is a copy of it on page 57 of the book if you’re interested. 10:04 You could photocopy it. Write it up yourself. It's just a flow chart. It starts out, do I need it? If I say yes, then I go on to can I afford it? But if I say do I need it, and the answer's “Well, no, not really.” Then it is the end. I just saved myself from making a foolish purchase. These little tricks really, really help you do to do that. I also want to talk about widening the gap. At first, there's many of us who are making tremendous progress if we can end up on the next payday having not spent one dollar, a single dollar, from the previous paycheck. 10:43 That’s a start. That's a tiny, tiny gap. There are so many ways to widen that gap. So I just want to go over a few of them and these are from my history folks. These are the things that really, really spoke to me. Helped me. I wrote them all down. The first one is borrow and share. Rather than feeling like I had to buy something new. Always have to own that movie. It’s a change of mind for me and I have to tell you that, yes, my watch word was Blockbuster and I know probably don't remember that, but do you know there was a time…? Julie, she shaking her head. Do you remember Blockbuster? We would actually walking to the store look at all the movies. 11:22 Julie: I do remember it and actually that was… my husband was working there when I first met him. Mary: Really? Julie: Blockbuster is close to my heart. Mary: Yes, yes. For me, that started mind a mind-altering kind of thing because I realized I didn't have to own things in order to enjoy them. Something else, this is easy now because a lot of people don't like to go to the mall. But years ago when I was going through this the mall was my place that was my antidepressant. That was my happy place. That was where I could get away and take my kids. I’m sorry. I’m sorry boys. I took you to the mall way too often. 12:04 I had to stop that. I had to see that, that was like a slippery place for an alcoholic. It was, it was my bar! Gosh, that's so hard to say. But it was the absolute truth. Something else that I did was to limit my exposure to advertisements. I had to stop looking at women's magazines. Now, this was a time, yeah, Internet wasn't that big of a deal. But I could go through a woman's magazine… in a fact, there’s something you maybe not know, Julie. Do you know that I was a contributing editor for Woman’s Day magazine for 10 years? 10 years! (Julie: Wow) 10 years I wrote for them. 12:40 So I kind of know I would see all that. I would have to stop reading magazines. I couldn't trust myself. It was like I was a spoiled brat. Something else, and this is still true today, much harder than it used to be, I lived with cash. I'm talking about your day-to-day walking around money. What you have in your purse. I had to learn, I could not carry plastic with me. I could not. My drivers license I considered paper, but no, I'm talking about debit, credit, gift cards, all of that. I had to put them away because if I had them too handy, I was mindless with them. 13:19 In future episodes we're gonna talk about living with cash. There’s some great great tips and tricks. I'm gonna teach you. But back to our list here. Spend free days. Oh my goodness! Do you want a wake up call? Do you wanna see into yourself? Do you want to clear your vision? Come out of the fog? Determine, and this is gonna be hard. I know you can do it! We can do it together. Let's all do it. OK. Commitment. All right. We are going to start by naming a get a spend free day. I don't I will let you know, but we’ll think about it and let you know. Julie and I will try this out. 13:56 Here's how it works. You can plan ahead. That's fine. For one- 24 hour period you are not allowed to spend. And that's in any way! You can't pay the mortgage. You cannot pick up milk on the way home from work. Whatever. Can't go online. Can't go to Amazon. Spend-free day. (Julie: Nothing.) Nothing! Can't eat out. Nothing. You can't believe what’ll happen. Another way to do this is to save the difference. This just goes in a lot of different ways. What I'm talking about is if, let’s talk about the grocery store. You're shopping. It's not your spent free day. You have some coupons and you’ve got on that’s for $1. $1 coupon! I love it when there are 3 digits in a coupon. 14:40 So you pick up whatever that item is. You take it to the check out. You get your dollar off. You save the difference. You get it. You just don't let that dollar you saved melt into the atmosphere. Just take it put that one dollar into a secret savings place. It's great great principle. 15:02 Here’s something. Stay healthy. There’s nothing like medical bills to obliterate any gap you might have in your life. How about this one? Cook in. Stop eating out so much. Julie, have you been to McDonald's lately? I went there recently. Julie: it's expensive for a family, for a person. Mary: I almost had a heart attack. I took my two grandsons. The three of us went for lunch. Two little boys, well sort of, and me. It was, it was like almost $30. I can't believe it. What? Of course, I let my kids pick what they like. I'm telling you I am about… I about… I couldn’t even finish a sentence just like right now… so expensive. Cook in. Oh my goodness. You can't believe the money you'll save. 15:50 Pare down. You know we're overrun with stuff. Just get rid of stuff. Pare down. Number 10. We’re getting to 12 here, so we’re almost there. Don't pay retail. Oh I love that! That’s my watch word when I go grocery shopping and I plan my meals and so on. If it's on sale, yes. It's not on sale, no. We’ll wait till later. We’ll wait until it does go on sale and then we’ll get two to last till next time. Number 11—unfriend the Joneses. Does this happen to you? You’re having a wonderful day. You drive home and see your neighbors just drove up and parked a brand new SUV. There your car is and it’s a little scratched. Kind of old. Needs new tires. 16:35 That’s just an awful feeling. I hate that. That wanting to let my neighbors, allowing my neighbors to determine my decisions and so on. Just unfriend them. Not really. Not in true life. Don’t tell them! Just stop trying to keep up with them. And number 12— increase your income. Yeah, that'll help with that gap and less you keep spending up to the limit there. Finding new ways. Get a side hustle. Do something. So many things and by the way if you're not getting my blog post every single day (www.everydaycheapskate.com) You are missing out on so much. We talk about this a lot. 17:16 OK so that's rule number one spend less than you earn. OK Julie, did I stir up any questions? Julie: I do have a couple questions for you because I love how you were talking about the gap. In the gap is where you find the financial freedom. A lot of people think I find the financial freedom when I can spend whatever I want anytime I want. But the gap is that place and so I was thinking of that. I was thinking about needs versus wants. What could I be content with? Actually when you asked me what version of the phone iPhone I have. A 6 sounds so old, but it works fine. Mary: You're talking about the phone. Julie: I'm talking so but I'm talking about is… I guess I wondered if you could speak to, a little bit about being content with what you have. Or a time that you, maybe a time from your own story where if you have a specific place and in your mind where you thought, “You know what? I can just go with what I've got.” Mary: OK let's go back to your first one. Let's talk about financial freedom. What is financial freedom? What is that thing that we find in that beautiful place in life where we are spending less than we earn? I think it has…let's take away from money for a moment. 18:36 Let's talk about kids, raising children. As they become teenagers, they get more and more freedoms, right? But as you give your children freedoms, and they earn freedoms because they show a maturity and a discipline that they're able to handle that. Let’s say that it has to do with them being able to stay out later at night with your friends. Which I know is a big deal. (Julie: Right) You would, you would not in 1 million years expect that your child will take that to mean, “Oh good, for two hours of my life I can do anything I want. I can rob banks. I can I can egg cars. I can be a vandal. I can do anything I want because I have freedom to do anything I want. 19:15 It all comes in that want. (Julie: yes) Because if they have been raised properly. If you have instilled in them the values, beliefs. You expose them to God's Word. And they have embraced those, those things in their lives that you've taught them. Their wants are going to change. They’re not going to want to do that, because all of a sudden freedom now gives them not no boundaries, but allows them to live out the boundaries and rules and the values that they have learned. 19:53 It’s the same thing with money. I'm promising you that when you have that gap. When you have, let's say $10,000 cash in the bank in your emergency fund, that doesn't mean that you live like an idiot. No! You drive more carefully. I promise you you will. (Julie: Right) because you don't want to have to take any of that $10,000 to pay for a deductible on a car wreck that was your fault. 20:18 You are not going to let the paint job on your house get to the point where it's gonna cost you twice as much because it has deteriorated. You'll become so much better at maintenance. You will become so much more frugal when it comes to replacing things. Say you need a new sofa. You've got a nice gap. You have no debt. The last thing in the world is that you want to go into debt and so you see things through new eyes. You see things through eyes of financial freedom that you have. You have the freedom and I'll tell you there is bondage to be in debt. 20:56 because when you need that new sofa and your only choice is to use the available credit on one credit card and you've only got $600. Well, yeah, you shop well. But not for the reason we would've thought. So financial freedom doesn’t mean I have so much money I can have everything in the whole world. It's I have enough money to have those things that I need and some things that I want and you wants change. To me that is contentment. It’s knowing that I have options. I have choices. Does that help? Julie: That does help, and then I wondered also if you could speak to the fact that maybe listeners are thinking: You know what? This is all great, but in this day and age I do have three kids. They all need a phone. They all do this. They all are in sports, are all eating, and there is just- the family budget is just has so many more expenses than my parents day. It seems like there's no way that I could possibly spend less than I earn, because of all the pressure on a family budget now that wasn't on a family budget 30 years ago. I don't know if that's really true but I've heard my friends say that exact thing. 22:12 Mary: Well, I understand that. I also have to say that we need to rethink. We need to rethink. I have worked with families who have been in such dire situations that they didn't have the options that you speak of. Now, it might sound like a phone for everybody in the whole house is absolutely mandatory. I promise you that it's not. It's not. It might seem wise and for some people, they might choose to make it mandatory. But it's not. One family I'm thinking of right now with three teenagers. They had one phone between the three of them. 22:51 And the parents would decide on a certain day who needed it the most. Then they taught and what do you do if you don't have a phone. Julie, there was a time none of us had phones. Julie: We had a dime or quarter. Mary: Children are fine. You grew up fine. OK. Yes, there were phone booths, but I think that friends have taken the place of phone booths. If you’re in a dire situation, you can always find someone who can make that call for you or allow you to use their phone to make it. That’s another subject for another day. What I’m saying is that we have to really rethink what is absolutely necessary. I know some families who think their kids having a meal card at elementary school is actually mandatory. No, it is not. Children can still take lunch to school. Really, that’s what Everyday Cheapskate, my blog, my daily email is all about. Helping people to find all these ways to be able to reduce the expenses in order to widen the gap. I even wrote a post on how to widen the gap: bake bread. Yes, little things like that. 24:00 So I would say to your question that, yes, we have many expenses perhaps. Every teenager in the home doesn’t have to have their own car and we need to rethink a lot of things. Especially during the period of time are you getting out of debt, because I'm telling your credit card debt that interest-rate is chewing up peoples gap like you can't believe it. Without further ado here it is the angel message session I recorded the one you're going to hear today was the very first one that I recorded in this session you'll hear me talking about praying before the session. [00:04:44] That's something that I actually do every day. I pray for the clients who are coming in for a session that day I pray for God to allow the person coming in to hear the messages that they need most from the people they need to hear most from. I also ask God to ensure that every client who comes to see me gets the maximum benefit possible from that session and when I pray for each individual client in the morning what I do is I take notes on who's on your spiritual team and what your angels have to say and they'll just start showing me what needs to be talked about in the session and where the person needs healing energy the most. OK so I don't want to give anything else away by talking about the session so I'll just jump right into it. And then after the sessions over stay on because you'll hear me chat more with you. We're going to discuss a couple parts about the session but even more than that we're going to talk about animals your pets how they help us in this lifetime and in heaven. OK so here it is my first recorded mini session with a woman named Elle. [00:06:16] So l today when I was really praying on your energy there were a lot of different things that came up but I want to touch base first with the people that were coming through and the messages that they were bringing. [00:06:29] There was a younger female more of a grandmother energy also came through my my dog passed away recently too was my everything and then I'm also really close to my boy love who passed away. I talked to her a lot. [00:06:51] To the that's that motherly grandmotherly energy that was coming through and the young female. It doesn't really matter the dog's age. [00:07:00] It's more the energy of the spirit because she did come through almost with this daughterly energy and was she sick because she shows me her energy fading towards the end? [00:07:13] Yeah. [00:07:14] So this is something that you helped nurse her through a bit. [00:07:17] Yeah yeah. [00:07:18] She wants to thank you for all of the love that you gave her. She shows me does she have a really fun collar? [00:07:27] Yeah, I have a friendship color so me and her both wear the same one. It's like very vibrant. [00:07:37] Was it pink? [00:07:37] Yeah. Yes. Yeah. [00:07:42] So she and you have this and you still wear this in memory of her is that right. Yeah. I'll send you a copy of this paper where I wrote everything down. But she had me right recent passing, was sick but she shows me from her passing she's tying it to this sadness in your heart chakra and when I got to the heart chakra I wrote deep down you have a knowingness of why but she said You're resisting it not letting go not moving on. [00:08:12] She had me right stuck, needs to move on, she just shows me she was your daughter, she was your baby and that she needs you her mom to be happy again she needs you to not have so much of this hurt. [00:08:30] She helped me through a lot of transitions in my life and I feel stuck in that I have to start from scratch with everything again and I don't know how to do that without her so I do feel very stuck. [00:08:51] Yeah yeah yeah. The entire back page of what she had me write down. They had me write new pass Great inspiration full of excitement create something amazing They had me go through your energy relating to your mind and they showed me that you're working through really this confusion within this situation, that's on the other side of the paper, let me see what they said about that confusion: you're typically really intuitive but you're completely confused perplex about this, and it and it does connect with that heart ache. they showed me that this new path is you turning a negative into a positive, and they're really working with you to help you succeed but a lot of that is about getting over this blockage that you have and really believing in yourself yeah. [00:09:46] So I struggled with drug addiction and I thought the biggest thing and I've also struggled with an eating disorder and so I feel like I get in the way of myself a lot and I just experience a good amount of negativity but I also I've always said that I feel like it's meant so that I can help others like I feel like I'm. That's been my purpose. That's my purpose on this planet. But it is like fighting the self-confidence and like finding like believing in myself a lot of things that I'm scared to do I feel like to get to that point. And when it comes to my intuition I would consider myself very intuitive. And ever since Lola's passed it's been harder for me to go to those places like it's harder for me to meditate. There's like resistance for sure. [00:10:36] Yeah. So exactly what she had said about in your heart chakra this knowingness of why but resisting it not letting go not moving on. [00:10:48] You do have very deep purpose here and there really actually excited for you for all that's to come. [00:10:55] So there's some big there's this big energy of shifting to this entirely new chapter. [00:11:02] I moved to Virginia from California a month and a half ago. [00:11:07] Oh OK. And what is this new work that you're doing out in Virginia. [00:11:12] I work in a health food store with a bunch of really sick people that I I just believe a lot of the things I feel like it's the place here where like my spirit aligns the most. And it makes me happy. [00:11:25] Yeah it's awesome. [00:11:27] The other thing that really came through is work on yourself and just really loving yourself more. They showed me that you have this a deal of how things should be but that you feel like you don't measure up and they really need you to release that because on the other side our souls were not better than one another. We're all pieces of the same hole. The metaphor that Spirit gives me for [00:11:59] Our relationship to God and how we're made in the image and likeness of God universe is that think of all the water here on Earth. All of the oceans the lakes the rivers and imagine all of that water together. That is the metaphor that they give us for the universe. Now take all of that water and split it apart into individual droplets all of it is just individual droplets. Those droplets would go on for infinity. Right. And each one of those droplets is a soul. It's part it's us as a collective. [00:12:38] All of our souls together and creates this energy this force universe God Source on the other side. [00:12:45] I hope that helps you a little bit because what they want for you is to release this a deal that you're less than that you're not good enough that that you're not meeting the ideal within your own mind of how you should be. [00:13:00] How things should be. Because really if you allow them to they will hold you through it. And I know that that's hard because you haven't felt it as much but what they're showing me is if you just release this fear and really this fear of just messing it up they will be able to hold you so much more. Does that make sense. [00:13:24] Yeah absolutely. [00:13:26] Because they also had me right. Slow down. [00:13:29] Tap into your self healing forgiveness remove energy so she can move forward so that as you've moved into a new state a new place a new job. [00:13:43] Have you really taken time to stop and think about what you want what you want things to look like moving forward. [00:13:53] That's the thing it's like I don't know what I want. That's the problem I like. I know I want to help others. I know I want to take all of this and do something with it. You know where I can incorporate all of this stuff but Joy I don't know where I want to lay I'd like set up really or how well God even looks like. Yeah yeah. [00:14:21] So there's two ways that you could go at this. [00:14:24] You have this knowledge of addiction but you also have more of this passion just for health and wellness and what they're showing me is you going into something more of the addiction route you're kind of fearful of always being in that energy versus going into something more health related that doesn't have that addiction piece to it. More like massage therapy psychotherapy different types of wellness therapies that you could get certified in and really use to help others without having the terms of addiction and the therapy of addiction constantly surrounding you. [00:15:13] Yeah. You nailed it. You know so get well with L has been my dream I guess. And it's more of like life coach you like wellness. I'm really interested in all of like chakras in meditation and more like eastern philosophy and I want to get my yoga certification and I'm into like astrology and all of these things where I wish I could like call all of this knowledge which I'm still learning a lot about. But I'm like I want to get good oh so that I can pull all of this knowledge and use it to help people you know. But it's scary to put myself out there on that level. Yeah. [00:15:58] So. So I really want to break this down a little bit more because what they're showing me is that's where the confusion part is coming into you know astrology and these different things. They're so different Reiki versus astrology. And there are some similar threads but really what they're showing me is that you have to do your research you have to actively search out guidance from different experts. [00:16:21] So call up different people who have that career who are in that career locally by you see if you could take them out for coffee or tea and talk to them about what their career is like and really maybe even take a year to figure out OK you know it's not astrology it's Reiki or it's not Reiki it's astrology or whatever it might be. I want you to first make a list of all the different career options that are out there life coaching everything and then go through and research each one of them. So maybe make a list of your top 10 and go through and research each one of them. Call up people talk to people really do your homework there and then narrow it down to the top three to five and then narrow it down to the top three the top two then the top one and it might even be where you know I I do angel readings but I do have my Reiki master teacher certification I also have my geos master teacher which she says is just another form of energy healing. So it might end up being two different ones that you end up getting into but at least you vender narrowed it down to some specifics right. [00:17:41] So that's really where they're showing me that that confusion peace comes in that we talked about earlier that they had me write down. They need you to break through that confusion but they keep repeating how excited they are they're saying that you're really going to create something amazing you're really going to turn those negatives into positives through your work and it's definitely in this realm of healing because Archangel Rafael is helping you through this. He also had me write he's given you another female angel who's a healer to help you with your career. [00:18:19] So that's on the front page it says Archangel Rafael arrow to a female angel arrow to your career were you really good at training her with tricks as well. [00:18:32] Oh yeah. I trained her I to agree age. Actually I a lot of suit when she was like eleven. [00:18:41] Well but she was really well just so well-behaved like she was still love you know. [00:18:50] Yeah. [00:18:52] You know we have our animals with us on the other side in the realm that I call home base and that's where she is waiting for you in this place called home base on the other side. [00:19:07] Everybody has a house over there. Everybody's family lives on the same street. From our sole family and your grandmother shows me her with your dog right now taking care of her and and that she's safe and sound over there. Well I'm so thankful that you decided to come on this show today and you're your team your spiritual team on the other side did a phenomenal job of bringing their messages and they were pretty spot on about what you're going through and they're just so excited for you about everything to come they're going to continue working with you to make sure that you're on the right path. You know they're always working with you 24/7 so you don't have to fear that they're not gonna be around they're always there. [00:19:56] This is incredible. [00:19:59] Thank you so so so much. Now let's talk about this episode animals specifically pets are always coming through in my sessions. [00:21:29] Sometimes it's our pets that we actually need to connect with most in a reading. So they do they come through with love and messages for you. Sometimes their pets even come through as our children because our bond with them was that deep during our time here together. So I got to talk to Theresa Caputo about this back in the fall and I don't want to give you the wrong impression. I don't know her at all. I only got to talk with her for about five minutes backstage after one of her shows. But during that time she told me a story about how one time she was on stage in front of thousands of people. She was reading a woman and she said Your daughter's coming through. And the woman looked at her she said completely frustrated and confused. And the woman kept telling her I don't have a daughter but I don't have a daughter. And Theresa said all I can tell you is what Spirit is showing me. And they're showing me the soul of a daughter on the other side. And she says you have her bracelet. And Theresa said the look on the woman's face when she said that was just pure shock. She goes. Oh [00:22:41] I do. But it's not my daughter. It's my dog. [00:22:45] She just passed away. [00:22:47] That was the same thing that happened to me in my reading with al the energy of the soul who wanted to come through. She came through more as a daughter than anything else. And that's because in this life here she truly did hold the energy of a daughter for Al. Does that make sense. She was really like a daughter to her here. [00:23:10] Now if you own a pet now or if you've ever owned a pet before you know that animals hold a high vibrational frequency and they not only shift our energy the energy of our being but they also shift the energy within our homes. I personally noticed this when we've got our first dog fluff. Three years ago the energy vibration of the household definitely shifted upwards. He brought a much higher vibration into the house. The same thing happened with Lulu when we got her last year. The energy shifted again even higher. But you know spirits telling me to give a warning here because they show me they show me somebody running out and buying 10 dogs or using this as an excuse to keep buying or animals that they really don't have the time or energy to take care of. [00:24:04] And you know as I'm saying this spirit just said Yeah. There's such thing as too much of a good thing right. So it's not like you want to get 10 dogs in your home just to keep raising the vibration. That doesn't help it's not a magic pill or an excuse not to do your work on yourself. Does that make sense. But if you're talking about owning a pet or a few that you have the time to devote your love and energy to. That's awesome. That's fantastic. And that's definitely what we're talking about today. [00:24:37] There have been so many studies done you know study after study continues to show that owning a pet lessens the symptoms of depression and anxiety. These studies show that our pets help us their owners to maintain a more positive optimistic perspective on life. [00:24:57] And really what we're faced with what we're going through at any one particular time. Now part of this is energetic and we're going to get to that but this is also really chemical reactions that are going on within your body because when you spend time petting and cuddling your pets they found that it increases your levels of oxytocin oxytocin was nicknamed the love hormone because it calms your nervous system and relaxes you while also increasing your trust. [00:25:28] Isn't that interesting Well what's also interesting is that oxytocin is not the only hormone that is impacted inside your body. When we cuddle with our pets and spend time with our pets it also lowers our cortisol levels which really is the stress hormone right. So they didn't experiment at the University of New York where they gave people a stressful assignment. [00:25:56] Now some of the people that they tested had a pet with them and some did not and what they found was that people experienced lower levels of stress when they had a pet with them. Isn't that incredible. [00:26:11] Spirit says our pets are like tuning forks in our homes. Animals tune the energy of our homes ourselves to a higher vibration a higher frequency. [00:26:23] And it's not something we even really stop to think about. But the heart chakra opens more deeply and we feel more when we're around our cute furry little animals. They really do reach a place inside of us and nurture us in a way that is beyond measure in this lifetime. [00:26:43] Many of my clients can attest to this at my house so I do do phone readings. I do Skype readings they do a lot of that but I have an office space on the main level of my home where I see clients for sessions throughout the week and often when a client starts crying or even before they start crying. My dog Lulu she'll run down and she'll want to get to that person Lulu herself will often start whining or crying until I let her come down and really hop on the lap of the person who's in tears. And again she also kind of does this sometimes before the person even begins crying. So there is something within the animals where they can sense the emotions that we're having. They can get to it faster sometimes than we can really on a conscious level. [00:27:37] I like to think of our animals our pets as gifts from heaven gifts from our angels because it does seem to be that what they're doing here is helping us shift our energy that that is really part of their purpose here and at a fundamental at the most basic level of what they are their vibrational level they are functioning in a way that helps us shift our energy and this is how they're doing it they're doing it through our bodies chemically they can see our emotions they can sense and feel our emotions mainly before we can and they're there to to be our little loves. [00:28:23] The other common question that my clients have about pets is where do they go when they pass away. [00:28:31] Do our pets cross the rainbow bridge. Are they in animal heaven. Well like I talked about in the session with all our animals are with us on the other side. In my sessions when I work with pets in heaven they don't show me a rainbow bridge. [00:28:47] They show me them transitioning over to the other side the same way that we do as human beings except they do skip the whole life review process. But the way we transition over is that our energy slowly trickles out of our body out of this realm over to the other side. I spirit just said the only visual they have is an hourglass. You remember an hourglass has a big bubble on the top and a big bubble on the other bottom side but it's connected by this little teeny tiny tunnel in between the middle of both bubbles and there's sand inside. So when you flip it over the sea and slowly goes from one side of the bubble to the other through the tunnel to the other side and that's the same way that our energy works and it passes from this lifetime to heaven on the other side it slowly goes from one side to the other. So I don't see a rainbow bridge. That's not to say that there isn't one. I just I really don't see it. And I also don't see an animal heaven wishes just a basic place where all of these animals are. When animals come through in a session they're at your home on the other side so you've probably heard me say this but there's a place on the other side where each of us has a home. I call it home base and that is where your animals are. They're there waiting for you and you really don't have to worry about who's taking care of them or how they're being taken care of because you gotta remember your soul is omnipresent just like God is omnipresent. So a part of your soul they sometimes you'll hear it called the higher self. It is on the other side. [00:30:37] It is a lot of times at that place called home base and you're there on the other side taking care of your pets on the other side everybody is all together friends I know you have more questions about animals energy and how all of this works. Bring your attention to your heart to the energy inside your heart the energy surrounding your heart and really your heart chakra keep breathing but I want you to ask yourself what am I feeling [00:32:50] Now if you're feeling happy joyful highs some I want you to stay here and I want you to go deeper into what brings you that happiness and that joy. And I want you to give thanks and show gratitude to God a universe source energy for bringing all of that to you. And just stay here in gratitude and thanks for all of those blessings that have been given to you while I talk to everyone else. For those of you who are feeling sadness anxiety overwhelm fear loneliness. I want you to ask yourself why am I feeling this way. Take two deep breaths and allow the answer to really come to you. I'll start talking again in one minute after you take this time to explore your feelings. [00:33:45] Now keep breathing. [00:34:06] Now I want you to keep breathing and I want you to ask yourself another question which is what do I need. Because what do you need. Do you need to take action. Do you need to say something or do something. Or is this one of those times where it's not your battle and there's nothing that needs to be done. You just need to feel the feelings and allow them to flow through you. Take another two breaths while you focus on that question what do I need and I'll be back in another minute to direct you on the next step. [00:34:43] After this now hopefully you were able to tap in. [00:35:02] And did you see how a little voice inside of you came to tell you the answer. It's not like you're hearing someone else's voice on the other side. You're listening for a thought for a picture that comes to your mind maybe a mini daydream that comes to your mind and you know that that little voice was God universe source energy. [00:35:24] If it was only 100 percent positive. So what direction are you supposed to go. What action are you supposed to take. Are you willing to muster the strength and faith inside yourself to get you where you need to be. Because you can. I want you to know that I believe in you. Your angels your loved ones. God believes in you. We believe that you can take the positive steps and actions to get yourself where you need to be. [00:36:00] And we're all standing here as your cheerleaders rooting you on because you can do this. You got this. [00:36:09] And if no one else has told you yet today we need you to know how worthy you are your spiritual team needs you to know that you're enough. You are worthy. For no other reason than you are a piece of God at your core. You are made from the same material as God. You are cut from the same cloth. You are one with everything and you're connected to it all. And my dear dear friend I have to tell you there isn't anything that you can't do here. [00:36:45] So no in your heart you've got this. OK. [00:36:50] Now repeat after me I am worthy. I am enough I am a smart I am talented I am capable I can do this I can see myself in the future as if I've already done it and I can see that it went the way that I wanted it to go. [00:37:32] Ok. JULIE: Thanks Kevin. KEVIN: I'm looking forward to the conversation you and I have like some great overlapping background we both came out of the Keller Williams system and we're both at EXP realty now. Now for somebody that doesn't know you like I do in your background why don't you take a couple of minutes and give your background in real estate and what you have done. JULIE: Sounds good. 18 plus years in the business. First two was with a small brokerage with a couple friends and I moved to Keller Willimas in I think 2001. I'm dating myself here a little bit. So 16 years with Keller Williams in the last five of those I was the director of crew development at the Austin Southpaws Market Center or at least at the time was the largest Keller Williams office in the world and I oversaw the training program in that market center and left that position and kind of hit a reset in my business and my life and had to restart my business again and that's a story in itself. And then last fall I joined the XP. KEVIN: Excellent excellent. So you know for listeners that aren't as familiar with some of the terms I know you and I both do I think we probably joined Keller Williams I think it was the same year. I think it was 2001 2002 that I was working with Andy Allen near Lancaster on the team here in Austin and then I was later a team leader productivity coaching and they'll be a link obviously to your book which we'll be referencing here in a minute. You spent a lot of time advising agents on success and I know one of the things you're pretty passionate about and you have a chapter in your book on this is helping agents at Keller Williams which is a great company but there's lots of agents at different companies that are joining you EXP. People seem to have a hard time figuring out this brokerage thing don't they. JULIE: You know it's an interesting topic I think the truth is we actually all think about it and talk about it a lot. But nobody wants to have that conversation with their broker in terms of whether it's the right fit for them. I always like to say when I'm talking to an agent is the best place for an agent to run their business is simply the best place for that agent to run their business. And if somebody is re-evaluating their brokerage choice it's a possibility that the best place for them is exactly where they're at. I think agents need to hear that because folks relax a little bit around the topic to say oh OK you know what that's a good point. So then you could have just an objective look at where you're at in your business what you need what you're currently getting, what other brokerage options may offer. And then what's the right fit for you because the last thing any... Well hopefully the last thing any broker wants for an agent is for them to make a switch and then realize it's not really the best place for them to run their business. So let's help people make really sound and objective decisions around where they're choosing to hang their license and the individual's needs. That can change over the years. So for a very long time. Keller Williams was absolutely the right place for me to be running my business and creating the opportunities that I needed. But things change people change. And I started to re-evaluate. So I've been in the business for a long time. I swear I re-evaluated every year. If I was in the right place. KEVIN: And I did the same thing I've been with ReMax I've been with Marcus Millichap on the commercial side. I originally got licensed in 1986 joined Keller Williams in 2001. So I've done a lot of stuff and one of the things that I've heard Jean-Frederic talk about and I'm seeing come up more and more. I'm glad you brought up sort of the re-evaluation and things change over time because I'm hearing more and more now because we're having actual examples of it. - And I know this is going to resonate with you Julie - of agents. That doesn't matter it's not a Keller Williams story. Keller Williams is a great company it's just that in their career wherever they are they're realizing I'm not saving enough money. I have a great practice right? I'm listing and selling and working with clients. But they start looking at going I don't want to do this forever and then in a lot of the historical models KW is one of them, I did the production based or I'm going to make more money in production. I had the number three team from scratch in St. Louis but then I started looking going great. The team did 240 transactions we were number three in the market. Now what do I want to be doing 800 transactions do I want to go into mobile markets? I look at my PNL my cash flow my savings. I wasn't saving money and building wealth. And so the comment that's being made is and Daniel Beer said this on his episode if anybody wants to listen to it it's like the other buckets are empty. Right. People have production Daniel beer and his case in San Diego is that like 165 million in production. But he started looking at what kind of residual income do I have. What kind of wealth in forming equity do I have. And we're starting to see this and this is where I think you could talk about this Julie in terms of your decision process. I know it was a big deal for me. I didn't have a whole big stock portfolio and equity I can't make a comment like Sherri Elliott where she's in less than two years sitting with 700000 in equity in the EXP I stock or another agent in Austin that I just met and she was in a lunch and learned and she popped up when the Sherry Elliot comment was made. She goes I don't have a big team like Sherry and I'm at 155000 in equity and she's like I didn't have equity before. I was just an agent. I was worried that I was going to have to list and sell forever. And so when you think about because you spent a lot of time coaching agents either it's not part of the process right. We're talking about in the case of EXP a lot of these agents are building this wealth by taking 5% of their gross commission income and investing it like an insider at a 20% discount. The outside world doesn't even know that and most agents don't save any money do they. JULIE: It's a problem in our industry. An agent is as good as their next deal. So unless they've been an extremely disciplined saver flèche investor over the years the majority of agents do not have a good exit strategy. Retirement is a concept that's not well executed in our industry and that was very attractive for me with the EXP. I'm 56 years old and I don't care if you're 40 or 50 or 60 I think most of us have retirement on our mind. And I know I don't want to be selling real estate when I'm 70 years old. So it really took a look at that with the EXP is very attractive with a combination of the stock and the revenue share was very attractive to me because I've felt like I can do something with that. You know I was at Keller Williams for 16 years and five of those in a leadership position. And Profit was never a big deal for me. It never materialized. Now granted it wasn't a top priority for me but I just felt like the opportunity was limited and it was never going to truly be a solid piece of my retirement plan. KEVIN: It's not that there's anything wrong with profit share I'm vested and remove which for anybody listening means that I've spent more than three years at Kellems like Julie did or Gene-Frederick or anybody else. But the fact the matter is that as you listen to my interview with Gene we talk about this. This is what Daniel Beer just said in his interview that I did with him today where that bucket where you're paid like a regional owner off the top and then for listeners that haven't heard this before in a franchise system like KW they take the money off the top and they pay the regional owner out of that money. EXP does the same thing. And so even somebody like myself who had a fairly decent profit share and still get profit share from Keller Williams. Gene does as well. What we're realizing very quickly is this starts to look a lot more like you if you are focused on it get to act like a regional owner in a franchise system. Now the EXP is not a franchise system but the cash flow is so much more predictable from that residual income that you can build a business around it. In other words if I was at Keller Williams and I started to figure out what my profit share would be I'm sure you didn't try and do this because you're going to make the comment I did which is it's like black magic at the 21st of the month you get this payment you're like ha I don't know how that happened. They give you a calculation and report with it. But there's no predictability to it. And for people that have been in both systems the thing that we're seeing consistently in other words people that have a decent profit share check the revenue share if they're purposeful in their claims and they come over to EXP there's plenty of people I could point you to that are at 10x note it is also very predictable in other words they can look and go. I know what I'm going to make in 2017. I know what I'm going to make in 2018 and 19 just based on the number of people I'm going to have in my revenue share group. You can't do that. I can't go to Gene-Frederick and go: How much are you and Susan going to make this year and profit sharing. I've asked him that. He says I have no idea. It's so variable that I have no idea. JULIE: And he gets as you know a huge profit share check yeah I have found I'm doing the math right now and I am predicting everything that I made in profit share last year in 2017. Okay so that's after 16 years at KW. I'm predicting that within six months at EXP I will match that. So MY 2017 profit share I predict in my first six months at EXP I'll hit that number. KEVIN: That is not a typical I don't want anybody listening to this to think about it. And if you're not in a system like KW where you get profit sharing you don't have anything to base it by. But just what you should take away here is this is very very predictable and you can model it. The math is simple when you look at who comes in in revenue share and who's in your revenue share group and you can start and look at it and Daniel Beer said this perfectly because there's a lot of noise and misinformation out there he said the revenue share is not only very easy to calculate and predictable but you can also count on it because producers are the people that are coming over to EXP. You know what their production as you know what the math is. It's not like we're getting people to switch to the company and telling them to sell essential oils. This is what they do for their livelihood anyways. They're going to work with buyers and sellers. And as such because it comes off the top it's not black magic. It's not. Oh I have to line up profitability for a particular office with the production. And they're not capped. The complexity of trying to get all that and model it accurately is virtually impossible in Daniel Beer said the same thing you did which is I couldn't pay a lot of attention to it because I couldn't figure out how to make a business out of it. JULIE: Yes I had little to no control over that. And in this i feel like I how I can drive it. I'm in the driver's seat. KEVIN: And that's a great point. And you know there are great places and you and I come from probably the best franchise system out there. Keller Williams you and I both get profit share from there. And this is just a inflection point in the brokerage business in my opinion. We're at a major major inflection point. The agents at EXP are in the same alignment. Their equity holders and it really is an agent centric business. I mean I look back at my very first family reunnion I went to and I heard that term agent centric and then I went into leadership and I ran some market centers in South Florida and did all that. And now being outside of it and watching how things line up at EXP I realize that we coined a term there and certainly Gary would aptly say you can do your brand you're the brand build your business build your database etc. But when you look at the execution of the business it was not an agent centric business. They allowed agent branding. But EXP truly is I mean the best examples on my guests on the podcast people will say I'll get on the phone with anybody. I'm a shareholder in this company. Doesn't matter who they were exposed to EXP and I know you Julie you think the same way where somebody could be sitting in Boston Massachusetts and you're going to be the perfect person for them to talk to. Maybe they're coming out of a franchise system like you and I did. And they need to hear from you or they knew you. Maybe they took a class from you and they want to hear your words. Maybe they will listen to the podcast. It doesn't matter if they're going to be in your revenue share group. The culture of this company is something amazing that people don't see from the outside they might experience it. If somebody introduces them to the EXPE and then all of a sudden they're thinking wow the agents really are driving this thing all in the same direction because they're all shareholders. JULIE: Yeah I've experienced that on both sides so I've had other agents and readers around the country that have been super responsive to helping me get on my feet or just to answer questions. I've had the opportunity to do that for quite a few people myself so there really is this you really do feel like an equity owner in the company. It's a mentality I've been extremely pleased and impressed with the customer service side of how easy EXP is set up with the cloud and your ability to go online. I have a question just even a simple question it might be a question on a transaction it might be a broker question. It could be an accounting question. A basic kind of administrative questions and I can jump online in the cloud and nine times out of ten I actually have my question answered with a real live person under five minutes. It's kind of like you can go into any office whether it's here Banker or your own brokerage and you had an accounting question saying go to that office and you knock on the door. You just hope that they're there. Or you might send them an email and you're crossing your fingers that you'll get a quick response and answer to your question. And that's normal business for the majority of the business world. KEVIN: Absolutely. And that for agents especially if you're doing transactions and you're going to get an adjustment on a closing and all of a sudden you realize the night before something's got to get change. Like you said you hope to God you can go in the morning to accounting and get them to do it. Well because we operate multiple time zones at EXP. Like you said you show up in the cloud. Somebody is going to help get that thing fixed you know and because agents are in all different time zones. There's pretty much somebody there for an extended period of time and tech support for a lot of agents is a big deal you and I are both fairly tech savvy now. Lots of agents especially agents that are listening to this or not. I can tell you the number of times not just in the cloud but in workplace which is the collaboration environment that EXP is rolled out to support the cloud and it is a completely different platform. But it's very very interesting to watch especially with the lead generation systems. Obviously people are rolling out Cavey core now in 2018. They are they want to set up conversion. They'll come in and say I'm not tech savvy. I need help with this. I'm trying to figure out how to do this this and this and in XP agent will chime in in the comment and say hey I'm in a different state. Doesn't matter. I got this wired. I can probably get you on the phone for 15 minutes and tell you exactly how to do this. That does not happen in a franchise system or offices independently operated certainly doesn't happen in a small brokerage or an independent where you don't have that wealth of knowledge and experience across the country and that's in addition to the great customer service that the company offers. And that's just the culture of the agents. They're like hey you know what you might be in Alabama. But I can get you on the phone and get your conversion site up and running in a 15 minute call with you. JULIE: Yeah. And there are thousands of examples of that online. So it's a real community. It's very helpful. It's interesting because sometimes you think if you don't have experience with something cloud based like this you might think on the surface before for experience. You might think that it may be an impersonal system. It's exactly the opposite. There's so much engagement there's so much easy access. And it's a community where everybody is helping everybody and whether that's in just in Austin the Austin group is so helpful in itself. And then there's Texas group and then there's just access to everybody nationally. It's pretty impressive. I've been very pleased. KEVIN: The one thing I would tell for people listening and it doesn't matter for an independent you're at a big franchise system or you're in some regional brokerage. The level of collaboration right because the franchises tackle this this way right. They've got top producers and people and certainly Julia you would fall into this category where when you are doing what you're doing in productivity coaching there will be an event and they would have you up there and people that traveled to that event would get to experience you or if they're in your market center you would be heavily visible and the agents would be able to catch you and hear you and learn from you. Well in the EXP model we have icon agents we've got other agents and the level of masterminding across the country that happens every day and every week blows away one event or two events per year and that's something that I think when I looked at this when Gene first approached me a couple years ago I didn't get that that was going to happen when I joined with Gene last year it was really at the point where the company got critical mass right. I think that you know there were 400 agents when you first talked to me. He likes to kid me inside me that I'm a real slow decision maker and learner and I didn't join. There were about 35 agents when we reengaged. We just passed 8500 agents were we going to be 10000 agents. So now imagine my point. You're in a company with 10000 agents predominantly you know in your world if you're a franchise there are cappers or better there are big producers the kind agents have a wealth of knowledge. Not only are there sharing within themselves but part of what they're doing is they're giving back to all agents. So your ability to plug in. I know this is preaching to the choir with you but I'm sure I want to get your opinion on this. I've never seen the level of high level skill knowledge and experience being shared every day and every week have you? JULIE: No and I think in my I'm now part of my read and this is I don't know the exact statistics but I'll just make the point is that at EXP something like 80 percent of the agents are producing so in Real Estate there are a lot of agents out there that actually don't sell any real estate. They're not producing. I didn't experience that before. Managers of real estate offices. They analyze their agent count, production who's producing who's not because that's how they have to run a business and they have to be profitable. At EXP the majority hands down the majority of ... and are producers their cappers and I like being in that environment. KEVIN: Absolutely. The number that I heard I think Jason Guessings shared this last summer haven't seen it since but this is right before EXP got on that the number was like eighty eight or nine percent. There's plenty of people like myself or Gene who don't list and sell anymore. We're helping mentor and coach and bring people and we're helping the business expand and we're attracting agents. So we count in that you know call it 12% that are not producing this will ring true to you because we're in Austin we're in central Texas you and I see each other because we're also there at the face to face lunch and learns whenever we can because we're supporting from a cultural standpoint being there regardless of whether we have somebody we attracted at an event. That's the model right if you're listening to this whoever introduce you to EXP ask them to invite you to a EXP explain lunch and learn. You'll see people like Julie and I everywhere in the country there that can share our knowledge help you in the due diligence process. Let's go to Austin right everybody knows we've been talking about KW mostly because we both come from there the large office that you were with is the big office right. Highest agent scout in Austin. Production. You know the franchise recently touted the fact that they're number one in a lot of metrics. Gene asked me to poll the numbers and I went and did some research work with some of my title company contacts. We polled the most recent numbers that were available. That was Q3 of 2017. Number one office is the Southwest market center for Keller Williams right people that are listening this week. Well that makes sense. They've been there for more than 25 years right. That's where it all started. And there a huge office now if you look at it from production. I think that I don't know what the exact age account is but it's more than 800 agents and EXP is at 315 agents. It was not in Q3 it was probably 270 or so the number one office is absolutely colorway homes in the market. 800 plus agents. Number two is the XP in production that's an aging count that came in less than two years. So the easiest way to connect the dots for anybody listening if this isn't crystal clear to you is you have to have high producing agents. Everybody's in production way at that high number of 80 or 90% to make it with 300 agents and I had this just come up in an EXP explain where somebody said well but you don't have this many agents. Right. The big franchise system just talked about having way more than 150000 agents and you guys have eight. How is this going to play out. I said well let's just look at Austin 315 agents. There probably were 270. They're number two in the market. 800 agents they have production at number one. But if you start looking at the fact that in Dallas two years ago we had 14 agents Sherry Elliott was the fourteenth agent. They now have 800 agents. You start looking at this happening all over the country. You can close the gap on production with highly producing agents and that's who's being attracted to Keller Williams. Right? But then they stay there for a while and then they look at the next step and I'm going to bring it full circle back to your career piece. Now they're looking at I don't want to be in production so that segment not just at Keller Williams but across the board independents other franchises now go - I need to figure out what this business model is all about-. Those are the people that are moving right we're not attracting any new agents in the parlance of where we came from cappers or better. So Julie if somebody is listening to this and you can kind of describe your due diligence process. They've been introduced to EXP. I always tell them get to explain explain face to face if you've got a complicated business right. They've got a team maybe they're an expansion team and they're in multiple markets. There a major agent. They have plenty of resource. I know you mentioned that you went through the process of talking to people both before you came in after you've witnessed this and probably had people that joined that did this know how powerful do you think it is that you can get senior people in terms of production and experience in EXP regardless of how you were introduced to it. JULIE: I'm a cautious business person meaning a bit of an over thinker. I really like detail and I will take my time with big decisions. Now some folks they may watch a Gene Frederick video and they are all in and then they're signing up the same day and that's awesome. My wiring is a little different. And so I really needed to take my time. I spoke with numerous people I pulled together a spreadsheet so that I could manage my transition really smoothly. I had phase 1 phase 2 phase 3 phase 4 of making it all happen because I didn't want to forget any of my detail and I had people around the country helping me with helping me be my over thinker self just to manage the process. It was about all its work to change brokers. I had that vision and I was really excited for the vision so Christy Davidson helped me out quite a bit. The Lewises helped me out. There were just a number of people that I tapped into and it said Okay help me. Help me understand this help me put my pieces together here. Help me with this plan. You know I like things now. It was about three or four weeks really just kind of planning and putting the pieces in place so that the day that I made the switch I really fell quite organized. It was a smooth process. So for the owner thinkers out there we can help you. KEVIN: Well absolutely. Before we wrap up Julie is going to give her contact information and what she's describing is not unusual right if that's your behavioral style and you want to do detail due diligence or your business is mission critical right. You and your team sell a lot of property and you have a lot of pendings and a complicated business. Doesn't matter who introduced you to EXP ask them to tap into the network. You can go to anybody on any of these interviews or anybody within the company and say I really liked to talk to somebody who is in a similar situation to me and that person or whoever they can reach within the company. And this is the culture of the company. They will take the call. You can text them or e-mail them and they will help you through the process. We're all shareholders. We all want to make sure you make a good decision. The EXP is not a perfect fit for everybody as Julie said sometimes people make the decision not now or not the right thing for me or I decide not to do it and we're okay with that. We have plenty of people in the company at this point while we're recording this is bringing in more than 250 agents nationwide per week. So we've got plenty of people that are interested. We want great agents to make a good decision. We realize it's not a fit for everybody but we want more than anything is for you to get real due diligence information. We don't want you. And that's why Gene and I started this podcast we want you to hear in agent's own words how it should work so that you're not hearing something that secondhand or god forbid a thousand comments on a Facebook post where people are going between a franchise and EXP at the end of it you've heard 500 different opinions and you're just confused right you're like well I don't know what to believe anymore. And so the best practices get plugged in get great advice real advice from people that have made the change. Some of them can say OK here's where I came from. Here's what I did and here's what I know now that I've been here and there's plenty of people I'm sure you did that as part of your process and you're phasing. JULIE: Yeah. KEVIN: I want to tie this down because there's got to be somebody listening to this to say oh my god I'm happy with my franchise I'm happy in my business. I'm not a disgruntled and upset. You were there. That was your position when you first started your diligence. Don't let that stop you from... JULIE: I like to say I wasn't running away from something so my move was not an anti move. I wasn't running away from something I was moving towards a new opportunity and our industry changes. It evolves it changes and you have to pay attention and figure out where do you want to be. What works for you and what is the best fit for you. Initially when I was analyzing kind of my five and 10 year plan and trying to figure out some solutions for my business and my personal finances and really taking a look at that I have a coach and I asked her I said this is everything I'm trying to figure out. I need a roadmap. And initially I said my intention is to stay at KW okay so will you help me figure it out? And she said I'll help you figure it out. But if you're open to this kind of removing your blinders a little bit so we can really objectively analyze your options. That's it that's fair. Was that fair enough. So so it really initially was my intention to stay stay where it was. But as I allowed myself to be objective and look at my choices the EXP opportunity and the solutions it provided for me and my business and my personal life became so clear really fast and I tried to poke holes in it because I didn't want to make a mistake. I really tried to poke holes in it. I even challenged my coach said am I making a good decision here. You just play devil's advocate with me and help me be extremely sure and confident with what I'm doing. And it passed all of those tests. KEVIN: No and that's a great point. So I want to come back to talking about your book because before we wrap up I think this is a valuable tool. Whether you're looking to make a change or anything like that this has nothing to do with that Julie's book is something I would highly recommend. I want you to be able to at least plug it will have a link in the show notes to it as well. JULIE: Thanks. One day I did when I left my leadership position is I felt like I had so much information and knowledge in my head. As far as helping agents and particularly what I call new and emerging agents but especially this group and I was in this group of what I call relaunching agents. So maybe agents I don't care if they're three years and or 13 years and for one reason or another they're in a position where they're kind of re launching their business. In my case I had been in leadership and was moving back into production. So I was really launching my business. Sometimes it's an agent who just isn't particularly happy with how their business is running or the money that they're making. And the beauty of that is they can actually start over. You could just start over today in this business. So call that relaunching. So I wrote this book it's called Success Faster. Quickly launch or relaunch a real estate career. It's on Amazon so you type in Julie Nelson Success Faster it'll pop up on Amazon and is getting some really good reviews it's helping a lot of people. And that's my goal. It's just for content to help people that help realtors be more successful and really enjoy their businesses. There's an entire chapter in the book on evaluating broker choice. So someone who has a brand new agent or somebody who is in the process of getting their real estate license nobody has taught them what options are out there and how to make an objective analysis. So we take a look at that and then part of the chapter is for somebody who is mid career and reassessing their broker choice. So that's the book Success Faster. KEVIN: Excellent.
