#056.  Today's guest is Tom Karadza.  Tom is the co-founder of Rockstar Real Estate Inc, a real estate brokerage focused on helping investors in the Greater Toronto and Golden Horseshoe areas create income to live life on their terms.  Tom is also the co-host of The Your Life! Your Terms! Tom Karadza is Co-Founder of Rock Star Real Estate Inc. in Ontario that has worked with real estate investors since 2008 to help educate, inform and ultimately buy rental property across the Greater Toronto Area.  With a start in the software industry back in 1998, after a few years of being on the “technical” side of the business Tom decided to join the sales team. And he hit it out of the park in a big way! But he was miserable and felt like a cog in a big fat money machine. With the guidance of an early influence, Dan Kennedy, Tom made the decision to become the master of his own life, his own rain maker, and the personal freedom that came along with that. He wanted to create his own business and live life on his own terms. This led to two things: real estate investing and a very serious study of marketing and sales. Tom and his brother Nick decided to create their own real estate investing business and a real estate brokerage dedicated to investors. They started an investor program, “Income for Life,” in 2006 and then launched their own brokerage, “Rock Star Real Estate.” They wanted to start a brokerage “by investors, for investors” – so they did! This week we have a very special guest in Patrick Francey, CEO of the Real Estate Investment Network (REIN for short). What makes REIN special in my experience is they've always been affordable, REIN has been around longer than pretty much all the other real estate education or networking organizations.  They focus on economic fundamentals and cash flow, they literally teach both subjects extensively once per year in each of the cities they operate. As such, their members are among the most successful in the investor community and their members risk way less. Never did they teach high leverage investing or promissory notes in my experience. OPM or joint venturing instruction was almost entirely equity based to preserve cash flow, reduces risk, allow the passive partner to participate in both upside and downside. On the other hand, I'm having regular conversations with investors about professional coaches and small REIT owners who are behind on payments to their investors and folks are lawyering up.  Never in my experience have I seen this scale of lawsuits in my experience hence I feel the timing of this interview with Patrick and last week Tom Karadza of Rock Star real estate is timely. We've had lots of experts on this show including Alberta real estate investors but I do want to highlight what makes today's guest in Patrick Francey standout. Patrick's role at REIN places him at the forefront of research and education, he has thousands of REIN members to network with across the country to help him make informed and profitable decisions.  Patrick admits he's a wee older than I am and benefits from having been both a business owner and real estate investor for several economic cycles both boom and bust. Season’s Greetings Fellow Investor!! Quick funny story about political correctness and the holidays, a family member of mine works in a very socially conscious company where instead of a traditional secret santa gift exchange, the plan was a monetary gift exchange.  Literally the gifting of cash. How do you determine how much cash to gift someone? Do you set a limit of say $25 and every exchanges $25? For the Hamilton Basket Brigade, the registered charity my wife and I help start and run, we just delivered what we hope is the best Christmas ever to over 130 of Hamilton’s most vulnerable.  Men, women and children on Saturday received new essentials such as socks, boots, underwear, winter coats and boots. Every kid who came also got a toy thanks to Spinmaster Toys and Nick Ditomaso. Everyone loves gifts but we also wanted to give an experience hence we unearthed a dancing tyrannosaurus rex; plus Santa Claus, Thor, Valkyrie, and baby Groot volunteered to   to meet the kids and take pictures with the kids.  Many moms also had their picture taken with Thor who looks every bit of the part as the Marvel Superhero. For the Basket Brigade, we used to pack groceries and deliver them to hundreds of families in the past.  In trying to help people we created many operations problems, we had several fail points where if one of five volunteers was unavailable, much of the event falls apart plus we had a couple volunteers working till 10pm every night. We also had a lot of feedback how customers receiving our baskets were not grateful, or not home. Some were downright rude.  Our assumption based on Maslow’s Hierarchy that receiving food is a really big deal if one is without but that was not the reaction we were getting. I witnessed the same as I’ve delivered at almost every event. We treat our charity like a business, everything we do is to deliver on our mandate of providing poverty relief with return on investment of dollars and our time.  This past Easter we provided 350 Easter dinners, Thanksgiving we provided 40 families their wish lists and 24 more this Christmas. We made the switch to go deeper with the families we help, quality of our charity work vs quantities of food and families. Our volunteers who participated all reported a better experience, we had consistent feedback from our customers they enjoyed the experience, many saying it was the best holiday ever. We virtually eliminated all of our failpoints with the format change. But we can never make everyone happy, I still get messages from past volunteers who want to bring back the old format but that’s just business, you can’t make everyone happy. Based on our survey results, volunteers who participated in both old and new format prefer the new 24 to ZERO. You as the CEO of your life and business.  If you were to take a third person view, say you’re the chairman and have a look at the CEO you have employed to run your life and business.  Would you want them to have high energy and eat a healthy diet or would you want someone sluggish who considered french fries a vegetable? In masterminding with many entrepreneurs, health and weight are concerns for many as they should be.  Much of your health and weight depend on your inputs meaning what you eat and here to help us all with what the heck should we be eating is my performance Dr, Dr Callum Cowan.  If you follow him on Instagram (@phenom_doc), you’ll notice his patients include many elite athletes whether Canadian Olympians, to NHL’ers such as local Hamilton boy and defenceman for the Nashville Predators, Ryan Ellis to UFC Champion Max Holloway. Dr Cowan answers my millions of questions on what to eat vs. not to eat: e.g. coffee, chocolate, a glass of wine a day, most science backed optimum diet, the fastest path to gaining more energy and health.  If you don’t believe in functional medicine, that’s cool too, I just know I’ve gone from needing regular naps in afternoons to having the best mental clarity I’ve ever had, I’m pushing new personal bests in the weight room, my abs are popping, and I know I could beat up any previous version of me.  I’m not looking to impress but rather share my results from my lifestyle changes.
