On November 22, 2024, Henry Wolfond, embarked on a historic mission to space aboard Jeff Bezos' New Shepard rocket, reaching an impressive altitude of 107 kilometers above Earth. The mission, which he described as a journey of peace, marked a personal milestone for Wolfond, who had long dreamed of becoming an astronaut. As the chairman and CEO of Bayshore Capital in Toronto, and the chair of the Confronting Antisemitism Committee of the UJA Federation of Greater Toronto, Wolfond's accomplishments extend far beyond space. Upon returning to Earth, he was visibly moved, expressing his awe with the words, “We're all one people, we're all on this very fragile small planet. It's amazing.” His passion for space exploration began in his youth, where he was captivated by every Gemini and Apollo mission, as well as the 1969 moon landing. As a child, he was also enthralled by the movie 2001: A Space Odyssey, which he watched repeatedly, imagining a future where he would journey to the moon aboard a Pan Am rocket. Though he never became a fighter pilot due to vision limitations, Wolfond's childhood love for space continued through his admiration for Star Trek and its iconic Captain Kirk and becoming a pilot at 17 years old. During his 12 minutes in space, Henry carried with him pictures of family members who had suffered in the Holocaust. Similarly, he carried pictures of his children and grandchildren.

RECOVERING POLITICIANS: CANADA POST STRIKE REACHES DAY 26 Guest Host Jane Brown was joined by Cheri DiNovo, former NDP MPP, George Smitherman, former Ontario Liberal Cabinet Minister and Lisa Raitt, former Federal Conservative Deputy Leader. Mediated talks to end the Canada Post strike remain stalled, with no updates on resumption. The union's latest proposal includes a 19% wage increase over four years, down from 24%, and a guaranteed 20-hour minimum for part-time workers. Canada Post's wage offer stands at 11.5%, with no word on further changes. The government has yet to intervene. REPORT: GTHA TRAFFIC GRIDLOCK COSTS $44.7B IN LOST PRODUCTIVITY ANNUALLY Jane is joined by Nadia Todorova, executive director of the Residential and Civil Construction Alliance of Ontario and Teresa Di Felice, Assistant Vice President, Government and Community Relations for CAA South Central Ontario. Traffic congestion in the Greater Toronto and Hamilton Areas costs $10 billion in lost opportunities this year alone, rising to $47 billion when factoring in social impacts. A new report reveals vehicle numbers in the region have grown 37% since 2001. DOUG FORD'S ENCAMPMENT PLAN SPARKS DIVISION, SURVEY SHOWS Jane was joined by Eddie Sheppard, Vice President, Insights at Abacus Data. An Abacus survey shows Ontarians are divided on Premier Doug Ford's approach to encampments, with just 12% supporting stronger law enforcement. Many favor affordable housing (34%) or increased mental health services (14%). Meanwhile, 65% express concern about encampments in their communities.

Whenever he spent time with his grandfather, Landau would ask him to translate certain words, slowly building a vocabulary. He joined WhatsApp groups that communicated in the language, sought out secular Yiddish-speaking communities and eventually began speaking Yiddish to his own young son. That journey, not coincidentally, has dovetailed with Landau's musical career. As the driving force behind Yosl and the Yingels, Landau writes original songs—entirely in Yiddish—that blend jazz and folk melodies with classic klezmer motifs. RE/MAX Canada has released its 2024 RE/MAX Canada Condominium Report. In this video interview, Samantha Villiard, Regional Vice President, RE/MAX Canada, discusses the key findings from the report. PRESS RELEASE TORONTO, Oct. 9, 2024 /CNW/ — Despite fears of leaving money on the table, sellers have returned to housing markets across the country in large numbers as the promise of future interest rate cuts draw skittish buyers back into the fray, according to a report released today by RE/MAX Canada. The 2024 RE/MAX Canada Condominium Report examined condominium activity between January – August 2024 in seven major markets across the country including Greater Vancouver, Fraser Valley, City of Calgary, Edmonton, Greater Toronto, Ottawa and Halifax Regional Municipality, and found that condo listings have soared in anticipation of increased demand in the fourth quarter of 2024 and early 2025. Growth in inventory levels was highest in the Fraser Valley (58.7 per cent), followed by Greater Toronto (52.8 per cent), City of Calgary (52.4 per cent), Ottawa (44.5 per cent), Edmonton (17.7 per cent), Halifax Regional Municipality (8.1 per cent) and Vancouver (7.3 per cent). Values have held up surprisingly well given the influx of listings, with gains posted in Calgary (15 per cent), Edmonton (four per cent), Ottawa (2.3 per cent), Vancouver (1.9 per cent), Fraser Valley (1.9 per cent), and Halifax (1.2 per cent). Meanwhile in Greater Toronto, the average price fell two per cent short of year-ago. While sales were robust in Alberta thanks to in-migration from other parts of the country, Edmonton led the way in terms of percentage increase in the number of condos sold, up just close to 37 per cent from year-ago levels, marking the region's best performance in the previous five-year period. This is followed by a more tempered Calgary market, which was up 2.6 per cent over 2023. Remaining markets saw home-buying activity soften in the condominium sector. “High interest rates and stringent lending policies pummeled first-time buyers in recent years, preventing many from reaching their home-ownership goal, despite having to pay record high rental costs that mirrored mortgage payments,” says RE/MAX Canada President Christopher Alexander. “The current lull is the calm before the storm. Come spring of 2025, pent-up demand is expected to fuel stronger market activity, particularly at entry-level price points, as both first-time buyers and investors once again vie for affordable condominium product.” SOURCE: Greater Vancouver REALTORS, Fraser Valley Real Estate Board, Calgary Real Estate Board, REALTORS Association of Edmonton, Toronto Regional Real Estate Board, Ottawa Real Estate Board, Nova Scotia Association of REALTORS. *Apartments Only **Estimated average price for Greater Vancouver Edmonton and Calgary remain firmly entrenched in seller's market territory, while conditions are more balanced in Greater Vancouver, Fraser Valley, Ottawa and Halifax. These markets will likely transition in 2025. Toronto may be the last to emerge from more sluggish conditions, however, Alexander notes that it's a market that has been known to turn quickly. Absorption rates will be a key indicator. Certainly, the market forces of supply and demand always prevail, so some neighbourhoods will fare better than others. Of note in Toronto, prices have likely bottomed out and that's usually evidence that a turnaround is in sight. The current uptick in inventory levels is drawing more traffic to listings, yet buyers remain somewhat skittish across the country. The first two Bank of Canada interest rate cuts did little to entice prospective homebuyers to engage in the market, given the degree of rate increases that took place. However, with further rate reductions expected and policy adjustments to address affordability and ease entry into the market, activity will likely start to climb, particularly among end users. “Even in softer markets, hot pockets tend to emerge,” says Alexander. “In the condominium segment we're seeing a diverse mix among the most in-demand areas, ranging from traditional blue-chip communities to gentrifying up-and-comers, as well as suburban hot spots. Condominiums in choice recreational areas were among the markets posting stronger sales activity—a trend that was also reflected in our single-detached housing report issued earlier this year.” In each market, there are condominium pockets that defied overall trends. In the Greater Toronto Area, condominium sales were up by double digits in the first eight months of 2024 in midtown communities such as Toronto Regional Real Estate Board (TRREB)'s Yonge-Eglinton, Humewood-Cedarvale, Forest Hill South (C03) where activity increased 25.3 per cent (114 condo sales in 2024 compared to 91 sales in 2023) and Bedford-Park-Nortown, Lawrence Park, and Forest Hill North (C04) rose 13.3 per cent (128/113). The west end's High Park, South Parkdale, Swansea and Roncesvalles (W01) communities experienced a 15.7-per-cent upswing in units sold (206/178) while neighbouring W02 including High Park North, Junction, Lambton Baby Point, and Runnymede-Bloor West Village climbed 25.2 per cent (189/151). In the east end, the Beaches (E03) reported a 20.3-per-cent increase in sales activity. In Greater Vancouver, an uptick in apartment sales was noted in suburban markets including Port Coquitlam where the number of units sold was up 11 per cent (263 in 2024 compared to 237 in 2023) while more moderate increases were posted in New Westminster (up 0.4 per cent) and recreational communities such as Whistler/Pemberton (up 3.3 per cent). In Fraser Valley, Mission was the sole market to experience an increase in apartment sales, according to the Fraser Valley Real Estate Board, up just over 74 per cent year-over-year (68 in 2024 compared to 39 in 2023). Strong sales were also reported in Calgary neighbourhoods such as Eau Claire (up 59.1 per cent) and Downtown East Village (up 17.3 per cent). Meanwhile, RE/MAX found that investor activity has stalled in most markets. The slowdown has been most notable in Greater Toronto, where up to 30 per cent of investors have experienced negative cashflow on rental properties as mortgage carrying costs climbed, according to analytics by Urbanation and CIBC Economics. Investor confidence is expected to recover in the months ahead, as interest rates fall and return on investment (ROI) improves. Edmonton bucked the trend in investor pullback. With supply outpacing demand in Canada's most affordable condominium market, savvy investors in Edmonton have been actively revitalizing tired condominium stock and subsequently renting it out for top dollar. Affordability has been a significant draw for out-of-province investors, particularly those from Ontario and British Columbia who are seeking opportunities further afield to bulk up their portfolios. Out-of-province developers and builders have been similarly motivated by Edmonton's lower development costs and lack of red tape. Halifax to a lesser extent has drawn investor interest, with affordability, low vacancy rates and upward pressure on rents being the primary factor behind the city's appeal. “In many markets, end users are in the driver's seat right now,” explains Alexander. “While investors are an important part of the purchaser pool, this point in time is a unique opportunity for aspiring condominium buyers who, for a short window of time, will likely see less competition from investors and a better supply of product. This is especially true in Toronto and Vancouver, where the impact of monetary policy has hit investor profit margins to a greater extent despite high rent and low vacancy rates. With values set to rise, this is arguably the most favourable climate condominiums buyers have seen in recent years.” In the longer term, immigration to Canada and in-migration/out-migration from one province or region to another will continue to prop up demand for condominiums in the years to come, as condominiums now represent both a first step to home ownership, and increasingly—in Canada's most expensive markets—the middle step as well. Although population numbers are forecast to contract in the short-term, overall growth will resume, with Statistics Canada's projections falling just short of 44 million to as high as 49 million by 2035. Increasing density and urbanization, along with continued population growth is expected to support the long-term outlook for condominium activity nationally. Canada's urban population has been climbing consistently since the post-WWII period with an estimated 80 per cent of Canadians residing in urban centres. Downtowns are growing fast, and more rapidly than ever before. “The housing mix is evolving very quickly as a result of densification and urbanization. Condominiums now represent the heart of our largest cities, and it is inevitable that further development will see condos become the driving force accounting for the lion's share of sales in years to come,” says Alexander. “It's a physical and cultural shift that Canadians are not only adjusting to but are embracing, as younger generations redefine urban neighbourhoods, sparking demand for vibrant and robust amenities, infusing new life in Canada's urban cores in the process.” Market by market overview Greater Vancouver Area and Fraser Valley Softer market conditions prevailed throughout much of the year in the Greater Vancouver Area and the Fraser Valley, with fewer sales of condominium apartments occurring across the board in 2024. In Greater Vancouver, year-to-date apartment sales between January and August were well off year-ago levels at 9,248, according to Greater Vancouver Realtors, down just over eight per cent from the same period in 2023. Neighbouring Fraser Valley reported just 3,130 apartments changing hands between January and August of this year, down 8.5 per cent from year-ago levels. Values continue to climb in the Fraser Valley, where the overall average price year-to-date for apartment units is up two per cent year-over year ($559,215/$548,658) according to the Fraser Valley Real Estate Board, while Vancouver has edged up two per cent to $823,550 in 2024, compared to $807,085 in 2023. Home-buying activity started with a bang in both Greater Vancouver and the Fraser Valley this year as the anticipation of interest rate cuts in April fuelled momentum. When it became evident that interest rates would hold steady until June or July, the wind was sucked from the market sails. Several areas in Greater Vancouver have reported an increase in year-to-date sales, including Port Coquitlam (263 sales in 2024 compared to 237 sales in 2023), New Westminster (546/544) and Whistler/Pemberton (186/180). Despite several interest rate cuts to date, however, buyers are still skittish, holding off on purchasing their home until rates decline further, while sellers are reluctant to list their homes for fear of leaving money on the table. The catch-22 situation has been frustrating for buyers and sellers alike, but buyers who pull the trigger now on a purchase, may ultimately find themselves in a better position come spring. Selection is good with more than 2,100 apartments currently listed for sale in Greater Vancouver and another 2,080 available in the Fraser Valley, and buyers have the luxury of time to make thoughtful decisions. Come spring, the number of purchasers in the market is expected to increase, placing upward pressure on values. Some of the most popular areas for condominium sales in Greater Vancouver in recent years are in East Vancouver. Its culturally diverse and artsy neighbourhoods, top-shelf restaurants and cafés, including Michelin Star Published on Main, as well as craft breweries and entertainment, have served to draw a younger demographic. False Creek, Mt. Pleasant, Kits Point, Fairview, Pt. Grey and Dunbar offer condo buyers a spectacular view of North Vancouver and the Burrard Inlet and easy access to the Skytrain, bike and walking paths, parks and recreational facilities. A one-bedroom apartment in an established building in Mt. Pleasant can be purchased for approximately $650,000, while newer product can be picked up for as low as $490,000 to a high of $928,000. Prices in nearby Kits trend higher with a one-bedroom hovering at $715,000 on average. The lion's share of apartment sales in both Greater Vancouver and Fraser Valley are occurring under the $800,000 price point for a one-bedroom apartment, while a two-bedroom priced below $1 million will generate solid interest. The Valley tends to offer greater selection under the $800,000 price point, and typically has more appeal with first-time buyers. As demand rises in tandem with the Bank of Canada's interest rate cuts, absorption levels should increase. Spring of 2025 is expected to be characterized by strong demand and dwindling supply, with modest increases in average price. Strong economic fundamentals going into the new year will support an increase in home-buying activity, with lower interest rates and longer amortization periods helping to draw first time buyers into the market once again. City of Calgary While interprovincial migration has slowed from year-ago levels, overall net migration to Alberta continues to climb, sparking demand in the province's affordable real estate market. In Calgary, the sale of condominium apartments experienced a modest increase of almost three per cent in the first eight months of the year, with 5,722 units changing hands compared to 5,577 sales during the same period in 2023. Year-to-date average price has climbed 15 per cent year-over-year to just over $347,000, up from $301,868 in 2023, according to the Calgary Real Estate Board. Growth has been noted in virtually all areas of the city, with the greatest percentage increases in sales occurring in Eau Claire (59.1 per cent), Killarney/Glengary (46.7 per cent), Garrison Woods (64.7 per cent) Garrison Green (23.5 per cent) and Currie Barracks (18.2 per cent). Most condominium apartment sales are occurring in the downtown district, where walkability plays a major role. Younger buyers tend to gravitate toward the core area, which allows residents to walk to work and amenities. Not surprisingly, the highest number of sales occurred in the Downtown East Village, where 129 units have been sold year to date, up from 110 sales one year ago. Significant gains have also been posted in average price, with Saddle Ridge experiencing an increase in values close to 36 per cent, rising to $317,997 in 2024, followed by Hillhurst, which increased 21.4 per cent to $423,873. Out of the 12 key Calgary markets analyzed by RE/MAX, seven posted double-digit gains in values. Seller's market conditions prevailed in the city throughout much of the year, with strong demand characterizing home-buying activity. Luxury apartment sales are on the upswing, with 49 apartments selling over $1 million so far this year compared to 41 during the same period in 2023, an increase of 19.5 per cent. Empty nesters, retirees and oil executives are behind the push for high-end units, most of which are in the downtown core offering spectacular views of both the Bow River and the mountains. First-time buyers are most active in the suburbs, where they can get the best bang for their buck in communities such as McKenzie Town, Panorama Hills and Saddle Ridge. Apartment values in these areas average around $300,000, making them an attractive first step to home ownership, but also an affordable entry point for small investors. After a heated spring market, inventory levels have improved substantially, with a relatively good selection of condominiums available for sale. Inventory levels hover at close to 1,500, up substantially from year-ago levels, with the sales-to-new listings ratio now sitting at 60 per cent. With interest rates trending lower, more buyers and a greater number of investors are expected to enter the market in the year ahead. Rather than waiting for next spring, when rates are lower but prices are higher, buyers may want to consider making a purchase today when supply is healthy and market conditions are less heated. Buying with a two-month closing could also capture the expected Bank of Canada rate cuts in October and December. Edmonton Home-buying activity in the Edmonton's apartment segment exploded in 2024, with year-to-date sales almost 37 per cent ahead of year-ago levels. Affordability continues to be the catalyst for activity, with 3,351 units changing hands, up from 2,452 sales one year ago, making 2024 the best year for apartment sales in the past five years (for the January to August period). The average price of an apartment in Edmonton year-to-date is $200,951, up four per cent over year-ago levels, according to the Realtors Association of Edmonton, making Edmonton the lowest-priced major market in the country. Immigration and in-migration have seriously contributed to the uptick in sales, with Edmonton reporting record population growth in 2023. Statistics Canada data for Alberta in the second quarter of 2024 show net interprovincial migration continues unabated, up almost 11 per cent, with 9,654 new residents coming from other Canadian centres – the majority hailing from Ontario and British Columbia. During the same period, immigration numbers remained relatively constant at 32,000. The sales-to-new-listings ratio now sits at 65 per cent—clear seller's territory. Many condominiums are now moving in multiple offers. The influx of newcomers has buoyed the city, with growth evident in neighbourhoods from the downtown core to the suburbs. Most are buying up properties, as opposed to renting, as they may have done in years past. Home ownership is more-easily attainable in Edmonton relative to other major cities, with the cost of a condominium apartment as low as $100,000. Newer condominiums are available for less than $300,000. Condominiums vary in shape and size in Edmonton, with row house condominiums featuring a backyard and a garage being a major attraction. Investors have also entered the picture, buying up older, tired condo units, fixing them up and renting them out for top dollar. Lower development costs have also prompted an influx of out-of-province builders and developers who can quickly construct 20- and 30-floor high-rise towers or townhouse developments that fill the missing middle. Well-known builders in Ontario and British Columbia are moving into the Alberta market because of the lack of red tape. Several condominium buildings are currently underway, with many more in various stages of planning. With demand currently outpacing supply, the quicker these units come on stream, the better. By 2027, more balance market conditions are expected. First-time buyers are also exceptionally active in the condo segment. Affordable price points and a notable lack of provincial and municipal land transfer taxes allow younger buyers to easily enter the market. Purchasers who are coming from other provinces quickly realize how far their dollar stretches in Edmonton, as the low cost of housing allows for more disposable income. Homeowners can pay their mortgage, go out for weekly dinners, and have an annual vacation, without too much stress. Amenity-rich Oliver remains one of the most coveted hubs in Edmonton. West of 109th St. and the downtown core, the diverse neighbourhood offers a mix of new condominium development including walk ups, mid- and high-rise buildings, and peripheral spin off including retail shops, restaurants and entertainment, all within a short walk to the River Valley. Demand is especially high thanks to the walkability of the area and close proximity to the ICE District. Old Strathcona and Whyte Avenue are also sought-after. The trendy arts and cultural area boasts a mix of funky, bohemian-style and historic buildings, galleries, boutiques, shops, restaurants, cafes and a vibrant nightlife. Edmonton's housing market continues to be driven from the bottom up. Renters move into condo apartments, who move into condo row housing, who move into townhomes and eventually make their way to single-detached homes. The cycle is expected to be supported by a strong local and provincial economy heading into 2025 as monetary policy continues to ease, households and businesses increase spending, and oil prices climb. Greater Toronto Area Demand for condominium apartments and townhomes in the Greater Toronto Area has softened year-over-year, with sales off 2023 levels by eight per cent. Close to 16,800 condo apartments and townhomes changed hands between January and August 2024, down from 18,263 sales during the same period in 2023. Overall condominium values fell almost two per cent, with average price now sitting at $732,648 for apartments and townhomes, down from $747,039 during the same period in 2023, according to data from the Toronto Regional Real Estate Board (TRREB). Two buyer pools are impacting the condominium market at present—investors and end users. The investment segment has stalled, as a growing number of condominium investors find themselves unable to cover their carrying costs when closing, despite a relatively strong rental market. In a July 2024 report, Urbanation and CIBC Economics examined the distribution of cash flow by dollar amount and found that 30 per cent of investors of new condos completed in 2023 were cash flow negative by $1,000 or more. End users, especially those seeking larger one-bedroom-plus-den or two-bedroom units, are active in the condo market, particularly in the Forest Hill South, Yonge-Eglinton, Humewood-Cedarvale (C03) and Bedford-Nortown, Lawrence Park and Forest Hill North (C04). Several new buildings in these areas have prompted a 25.3- and 13.3-per-cent uptick in sales activity respectively, while average price has edged slightly higher in Forest Hill South, Yonge-Eglinton, Humewood-Cedarvale ($871,839 in 2024 compared to $863,681 in 2023). Double-digit increases in year-to-date condominium sales in the 416 were also reported in west end communities such as High Park, South Parkdale, Swansea and Roncesvalles (up 15.7 per cent), High Park North, Junction, Lambton- Baby Point, and Runnymede-Bloor West Village (up 25.2 per cent); and in the east, the Beaches area (up 20.3 per cent). In the 905-area code, an uptick in condo activity was noted in Halton Hills (up 21.6 per cent) and Milton (up 13.3 per cent); and in Newmarket (up 30.6 per cent). Close to 43 per cent of TRREB districts in the 416-area code reported modest gains in average price between January and August of 2024, led by the Annex, Yonge-St. Clair (C02), with a close to 14-per-cent increase in values. One in four markets in the 905-area code have posted gains in condominium values year-over-year. Inventory levels continued to climb throughout much of the year as available resale units were joined by an influx of new completions on the Multiple Listing Service (MLS). Selection has vastly improved over year-ago levels, with over 8,300 apartment units actively listed for sale at the end of August, compared to 5,455 units during the same period in 2023. Almost 1,700 active listings were reported in the condo townhouse segment, up 53 per cent from the 1,110 posted in 2023. Pre-construction condominium assignments are still occurring as investors look to sell their units before registration, but the pace has subsided since 2023. New completions have slowed in the second quarter of this year in Greater Toronto–Hamilton in large part due to the lack of investor interest, with starts off last year's level by 67 per cent, according to Urbanation. Repercussions in the short-term will be negligible but the longer-term impact is expected to be substantial. Twenty-thousand new condominium units are planned for the GTA in 2025; 30,000 in 2026; and 40,000 in 2027. In 2028, the figure falls to 5,000 units. At that point, construction will heat up, but not fast enough to meet demand. With a six-month supply of condominiums currently available for sale, the GTA market is heading into clear buyers' territory. With values at or near bottom and Bank of Canada overnight rates trending lower, the fall market may represent the perfect storm for first-time buyers. As rates drop, more buyers are expected to enter the market in the months ahead. As absorption rates increase, the current oversupply will be diminished and demand will take flight, placing upward pressure on average prices once again. Ottawa Although downsizing empty nesters, retirees and first-time homebuyers fuelled steady demand for condominium apartments and walk-ups in Ottawa in 2024, the number of units sold between January and August fell short of year-ago levels. The Ottawa Real Estate Board reported just over 1,400 condominium apartments changed hands year to date, down less than one per cent from 2023. Meanwhile, values rose 2.3 per cent over last year, with average price rising to $447,042. Affordability remains a major concern in Ottawa, despite changes to monetary policy in recent months. First-time buyers find themselves locked out of the freehold market, given high interest rates and stringent lending policies. Fixed mortgage rates have dropped in recent weeks and are expected to continue to decline for the remainder of the year and into 2025, but potential buyers are still wary. Inventory levels have increased year over year as a result, with active listings in August hovering at 636, approximately 44.5 per cent ahead of 2023. First-time buyers who choose to move forward with a purchase are typically looking for condominiums with low monthly maintenance fees and a parking spot priced from $500,000 to $550,000. The downtown core to Centretown and Dows Lake are popular destinations, given the proximity to the workplace, shops and restaurants. Those seeking to spend less could find a lower-priced unit in an older building for $350,000 but monthly condominium fees would be significantly higher. Suburban condominiums in areas such as Kanata, Barrhaven, and Orleans are also an option, priced from $375,000 to $400,000. Tighter inventory levels exist in the luxury segment, where fewer condominium apartments are available over the $850,000 price point. Empty nesters and retirees are responsible for the lion's share of activity in the top end of Ottawa's condominium market. Westboro, the Golden Triangle, and Centretown, as well as neighbourhoods undergoing gentrification including The Glebe, Lansdowne, and Old Ottawa East, are most sought-after by buyers, many of whom are downsizing. Walkability is a major factor in these communities, with condominium apartments within walking distance to top restaurants and cafes, unique shops and picturesque walking paths. As consumer confidence grows with each interest rate cut, more and more buyers should return to the market. Fourth-quarter sales are expected to be comparable to year-ago levels, but the outlook for spring of 2025 appears to be bright. Pent-up demand is building and those first into the market will reap the rewards. Halifax Regional Municipality After three consecutive interest rate cuts and the prospect of two more by year end, optimism is finally building in the Halifax Regional Municipality housing market. Average condominium values have edged ahead of year-ago levels in the first eight months of the year, now sitting at $484,491, up one per cent over the $479,558 reported during the same period in 2023. Condominium sales, however, declined year over year, with 510 properties changing hands between January and August, down close to seven per cent from last year's levels, according to data compiled by the Nova Scotia Association of Realtors. The trepidation that existed earlier in the year is subsiding and confidence is starting to grow as inflation is curtailed. The most competitive segment of the overall housing market remains under $600,000 in the Halifax area, with first-time buyers most active at this price point. Entry-level condominiums priced between $300,000 and $400,000 are most sought after, while semi-detached and townhomes tend to be the preferred choice over $400,000. At the top end of the market, condominium sales over $750,000 have experienced a modest uptick, with 35 properties sold so far this year, compared to 34 during the same period one year ago. Year-to-date average price in the top end of the market has softened from year-ago levels, sitting at almost $940,000, down from $957,300 during the same timeframe in 2023. Young professionals and retirees are largely behind the push for higher-end condominiums, with most sales occurring within the city's downtown core. Downward pressure on interest rates has prompted more sellers to list their condos in recent weeks, but there are no liquidation sales occurring. Inventory levels are up just over eight per cent from 2023. The vast majority of condominium apartments are found on the peninsula's northeast quadrant, central and downtown cores. Some developments are situated on the waterfront in Dartmouth (near the ferry) and in Bedford, but supply is less plentiful in these areas. Investors are also active in Halifax's condominium market with an eye toward rental properties. Multi-unit housing remains exceptionally popular, with most investors interested in buildings with eight to 10 units. Four-plexes and duplexes are also an option, given the city's low vacancy rates and upward pressure on rent. In-migration and immigration have continued to play a role in the city's growth, although the influx of newcomers has abated somewhat from peak levels. Positive international immigration, coupled with interprovincial migration, contributed to a net increase of 6,000 people in the second quarter of 2024. Major improvements are planned for the Dartmouth waterfront that will make it more pedestrian friendly in the coming years, including public spaces and cruise ships. The redevelopment hopes to mirror the success of Halifax's vibrant waterfront area that continues to attract both visitors and residents to the area's restaurants and cafes, outdoor kiosks, retail shops, playgrounds, museums, and the ferry terminal. With continuous investment and a bold new vision for the municipality, Halifax is expected to thrive in the years ahead, given the city's affordable real estate and spectacular topography. The Toronto International Film Festival is going on, and while it only has a handful of Jewish-themed or Israeli-produced films, those films have drawn some of the biggest spotlights. Chiefly among them has been The Bibi Files, a new work-in-progress documentary that received its world debut this week, and which shows never-before-seen leaked footage of people admitting to bribing Israeli Prime Minister Benjamin Netanyahu. The prime minister himself amplified the film's popularity even more when he tried to block the Toronto screening in Israeli courts mere days before the event itself. (It remains unclear how, even if the Israeli court agreed with Netanyahu, they would have prevented an American film by an Australian director from screening in a Canadian festival.) Yet while The Bibi Files got the most press attention, it didn't face the largest crowd of protests—that honour may go to Bliss, an actual Israeli film that is apolitical in nature, which debuted on the night of Sept. 11. That happened to be the same night Bari Weiss delivered a keynote address at the campaign launch of the UJA Federation of Greater Toronto—an event which also received an ample crowd of angry protesters. Carmel, an occupational therapist and yoga instructor, was kidnapped while visiting her parents' home in Kibbutz Be'eri. Terrorists also took Carmel's brother, sister-in-law and their young daughter hostage. They then tied up their mother, 67-year-old Kinneret Gat—a teacher and tour guide—and paraded her through the kibbutz before killing her. Although the Gats are not Canadian, their fate has resonated strongly with Toronto's Jewish community, thanks to the tireless advocacy of their cousin, who has lobbied Canadian politicians and spoken at countless rallies and public events here since Oct. 7. So I'm excited about the conversation today. That's great that we can talk from Europe all the way over there to Canada and connect and have a conversation about the work, certainly you're doing and I think it massively helps our viewers understand and of course the WarRoom Posse will be watching so they will get just north of the border there of what is happening, but obviously if Tanya's been with us twice before, if the viewers or listeners have not followed her then you can follow her, there is her Twitter handle @gawtanya and of course action4canada.com is the website and shows the the great work that Tanya is doing there in Canada of course and you're there just in case our viewers haven't because it's been a while, so you're the founder of Action 4 Canada, protecting faith, family, and freedom, educating, equipping, encouraging, and mobilizing Canadian citizens. And I always find that when you speak to someone in the country, you learn from what they are doing, irrelevant to whether it's just for that country, you can take away principles and ideas and learn what is happening there. But you put out weekly videos along with your email list, along with everything else on the website. And one of the most recent ones caught my eye. And it was, I think you start looking at education, and then we'll get on to the whole issue of Israel and Hamas, I can't call it Palestine, Israel and Hamas, and what is happening there and how that has affected, we've seen the effect, certainly our media or education system across the board here in the UK, I think it's the same for there. But you begin the video with talking about schooling and education and how the, I guess the state system is indoctrinated. Do you want to just let us know what the situation is. You mentioned home-schooling. What is the education system like in Canada as you look at it as someone who loves freedom and as a Christian? It's dire, as it is in our southern friends in America and across the waters to the UK and Europe. I mean, this is a global attack against our kids and against the natural family. And so our education system with Trudeau being fully on board with the UN and the WEF he's just going in lockstep with whatever you know they suggest or demand and so as a signatory state I always say that the UN is an unelected body interfering with our democracy worldwide in western nations we've got to fully pull out of the UN and so with the comprehensive sexual education which I'm sure most of your viewers are very familiar with, it comes by a different name in Canada. It may be SOGI 123 in BC and Alberta. The Win Sex Ed Plan in Ontario, and by different names in other provinces, Cirque, etc. And so what we did many years ago is, in 2016 is when I became aware about this agenda and the sexualization of our children, the indoctrination, and started to really try to bring attention to it. But Canadians weren't ready to hear it. Oh, people should love who they want to love. And it just needs to be acceptance. And this is an anti-bullying program. And it's like, no, it's much more sinister than that. And so in a way, COVID has been a friend of ours as far as the information war is concerned, because it finally brought to the attention to citizens around the world that were under attack by a globalist, Marxist, communist, whatever you want to call it, agenda and anti-family, anti-Christian, anti-life. agenda. And so finally, I had about 55,000 members that were signed up with Action 4 Canada when COVID hit, and it pretty much doubled that. And then at some point, I finally stepped out and I started talking to the individuals who hadn't been following me for a while about the LGBTQ sexual activist agenda that had infiltrated our school system. And so when we see, of course, as the other side is starting to lose control. I call it like a tug of war. There's that mud in the middle and the LGBTQ have had a good handle and been pulling us into the mud and our families and our kids. And now that with all of the awareness and all of the work like Action for Canada and organizations and people like yourself, we finally are starting to pull the LGBTQ in the mud and they're losing grip. And so when that's happening though, They want to up their agenda. And they became more aggressive and more transparent. And people in parents, the average parent can't ignore because their children are coming home and saying, I identify as the opposite sex. So what we do as an organization, we're not just there to provide information and scare the bejeebers out of people. We actually want to give them resources and to help them to actively get involved. So on this subject, we created notices of liability to serve to school boards and trustees and to say that you can't sexualize children and you can't groom them, you can't, you know, extort them, exploit them, etc. And so we have just really been pushing back. And then the other thing we're doing is we have a flyer and I have over 100 chapters nationwide. And so our teams within the communities go to the schools and they actually hand this flyer, this truth bomb into the the hands of parents who are dropping their kids off, you know, going and working two jobs just to put food on the table or pay the rent or the mortgage here in Canada. And so anyways, by that we've created a lot of awareness. And so it's really bad. I'm sure that you've gone and you probably had many special guests on talking about the fact that the programs I did a special in October. It's on my website at the top of political LGBTQ. It's under current issues in our menu. And I proved a whistle-blower had given me a teacher's resource and it was called a teacher's toolkit. And within that toolkit, it was for ages kindergarten to grade six. And I highlighted in yellow the conversations that they were having with kindergartners, grade one, just dropping that little bit of indoctrination, starting the thought about two genders, how they were nefariously coming in and beginning, starting that allyship. You know, they talk about LGBTQ allies. And in one of them, it even went towards, like, if you're a friend, now this is like grade three, if your friend identifies as the, you know, opposite sex, and their parents don't support them, kind of like, what will you do? And then it says, if your friend identifies as an owl. How would you respond? And of course, that's the furries. That's the bestiality part of it. You just drop, you know, a little thought like that into a child's brain and it grows. And then they begin to grow with the allyship and turn kids away from their parents and that they're loved and accepted here. year. And then of course, they have the clubs that meet at school, the Gay Straight Alliance clubs. And of course, they're changing those names now because we're on to them. And it has, you know, a bad name. So let's change it to, you know, the Rainbow Club or however it works. So we're finding on mass, it is a 911 crisis in Canada, the amount of kids that are being indoctrinated that are identifying as the opposite sex. I don't believe with one second that there There is one trans child that's a complete and utter lie from the pit of hell. And so now it's a matter of fighting back. And one of the ways we did that is in Canada is a big country with all the provinces and territories. So I always look at France, right, and the French resistance and, you know, look back at strategies of war and this being an information war. How do you deal with a country with this kind of landmass and get the right information and people mobilized. And so that's where our chapters come in. But one of the things that happened in Saskatchewan, which is a province in the middle of Canada, is that our chapter leader had found out that they were going to put SOGI 123 and implement it last September into the education system. And that's... SOGI is already in BC and Alberta, and it's the ARC Foundation that brought that in, and they want to be in every province across the nation. So we started lobbying the government. We served the notice of liability. We provided them all kinds of copious information showing the harms that this was causing to children and that they had a duty to prevent harm. And that now that they knew this and had all of this information, they were looking at potential legal actions in the future. Well, by August, they had reversed their decision and they banned SOGI and they banned Planned Parenthood because they had had these sex cards that grade nine kids accidentally got into their hands. And so we lobbied them and said no third parties should have access or teach any sexual health within our schools. And so that's been expanding in New Brunswick. And there's the fight going on in Alberta. We're doing work in the background there as well. And there's a battle going on in Saskatchewan because the LGBTQ. They are furious that they lost this one. And so as they do, they try to victimize and get in the courts. And I believe we're going to win. And I believe that we're winning this ideological war. I'm very encouraged by what's going on in Europe, in the UK with the Tavistock, what's going on in the United States. 26 states are completely annihilating the LGBTQ, DEI, globalist agenda. So there's lots of progress being made, but it seems to be a ripple effect. Europe and the UK were very much ahead of us on the problems that we're all facing, mass immigration, LGBTQ, DEI, et cetera. Then the United States, it increased when Obama, was sitting president, and then when Trudeau got in is when he started to fast-track these agendas as well. And it's overwhelming what we're being hit with, with the Liberal government and the NDP aligning with them and the Bloc Quebecois. So we're in quite a crisis in Canada, but people are waking up and we've got hope for the future. Things are really turning around. And that's a massive issue, and I'll leave that to our viewers and listeners to delve deeper. I just want to give a taster because I think that's really essential. But there is another issue that Europe are ahead of the curve, and that's Islamization. And the EU have traditionally been very anti-Israel. The UK have generally been more supportive of Israel in relation to certainly the rest of Europe. But then we have the current situation sparked off on October the 7th from that horrendous attack into Israel. And you touch on this, and I'd like to maybe expand on this issue, the Canadian response to what has happened there over in Israel. What's the Canadian government's general response? I'm assuming I kind of know where to pigeonhole Trudeau, but I'll let you tell me. What's the Canadian government's kind of outlook traditionally been on Israel? Well, under Stephen Harper, Canada was fully in support of Israel. When Trudeau took office, when he was running for office, he was supporting everything and anything that would get him a vote. He's just the most ridiculous man on the face of the earth next to Biden. I think they're competing for that position. And so, yeah, what happened is when that had taken place, I mean, the whole world was shocked and appalled and horrified at the attack and what Islam, well, this is, you know, throughout the Middle East, they've come in, subjugated, overtaken, but through cruelty, every possible country they could. And they're working on the Western nations as well. And it's been no different in Canada. So Trudeau is a traitor. He is hated by the majority of Canadians. He's a wannabe dictator. And he's made his allegiance to China very clear. He's made his allegiance to Islam very clear. He's made his allegiance to Calestani Sikhs very clear. He is just, you know, he's like he's bipolar. He has multiple personalities. And the whole thing is, you know, it's all falling down on him, because you can't continue to support all these different individuals, because they're all vying for position, and all vying for his attention. And this is a war going on in Canada for our very existence. And so Trudeau turned his back on Israel. When everything came out about UNRWA a few months ago, was it in February? You know, the United States pulled out their funding right away, Canada, you know, through pressure said they were going to stop funding, they paused, paused funding. But as it turned out, the next payment was in April. And by then he had already lifted it. So as we saw, the tunnels were beneath, underneath UNRWA, no way that they're not involved in these attacks and this war against Israel. We see what they're teaching the children in the school. And so they should be completely defunded. And we're going to be we're working on that. The purpose I'm saying that is Justin Trudeau, prior to this, has funded terrorism. There's a case by Tom Quiggan against him with all the evidence possible to prove that through funding certain Islamic organizations in Canada, those organizations are funding terrorism. No different with UNRWA. So by funding UNRWA, Trudeau is funding terrorism. And so he's made this. Then he went with voted in favor of the arms embargo, which was a huge turn of events. And that had escalated, I guess, the foundation of where or the legitimacy in the hearts of the Palestinians in Canada. So they feel very much like all this pro-Palestinian, pro-Hamas, pro-terrorist events that are going on in our streets are very similar to, of course, what's going on in Europe and the UK. Hey, we have Naveed Awan. And I mean, he's out there preaching the hate. He hasn't been arrested or locked up. And I think that his time is coming. We've managed to get some of his social media shut down and de-platforming him. And so it is happening. And so yeah, Trudeau, as far as I'm concerned, he's turned his back on Israel. And as a result, I'm working with a gentleman by the name of Majed El Sheffi from One Free World International, and we started a task force for Israel to change the direction of the support to say, because biblically speaking as a Christian, God says that we're to pray for the peace of Israel, of Jerusalem, and we're to support Israel. That doesn't mean I support Netanyahu. Just like if we had gone at war and America attacked Canada, I would expect the world to be supporting Canadians to say, we support Canada and their right to exist. They don't support a traitor like Justin Trudeau. And so I don't have much, many words about Netanyahu. We don't know the whole story. But at that point, I 100% believe that Israel has the right to exist. And Israel goes beyond the borders as to what was designated to them. Israel encompassed so much more land historically than where they are now. So we're very much about proclaiming the truth, countering Justin Trudeau and the Liberal Party's position and the NDP. And yeah, so I don't know where you want to go from there as far as Israel is concerned. And as well, I will go a step further that Trudeau is very much, he's going to fail in the next election. Other than the possibility that they, of course, cheat and do something with the polls. I don't know with this much attention on them how they could do that, but who knows? That's how dictators stay in office, but we've got quite a war. We know that. And so he wants the Muslim vote. He wants the Khalistani Sikh vote. So he is flooding Canada with all of these immigrants, and nobody is expected to integrate and assimilate. And it's it's getting very concerning and so now what he's done is he has promised to bring five to six thousand Palestinians in from Gaza into Canada well back in just.. Let me come down, I just want to, the political side and then I definitely want to get on that because I saw you put up information about that and it's intriguing but what's the, because I know we've had, ages ago, we had Maxime Bernier on, interviewed him, and they have not had the electoral breakthrough we were hoping, maybe the last election. Of course, election cycles come and go, so there's always the future one. But then the Conservatives have changed their leader. What is the kind of pushback on Trudeau? Are the Conservatives actually, have they decided to be Conservative? Conservative, Maxime Bernier's party, is that going to rise up? Because obviously the NDP have fallen completely in bed with Trudeau. So where is the kind of pushback, the opposition to Trudeau? We've got a lot of afraid Canadians who are going to vote for the Conservative Party because they so badly want to vote Trudeau out. And we know what that means when you're voting for a party to get somebody out. It doesn't necessarily mean we're going to be in a greater position. Once the Conservative Party gets in, there are good sitting Conservatives, but they've also been infiltrated by globalists, by people from what they refer to as the left, with, you know, an anti Canadian or anti-Christian viewpoint. And so there are concerns and I'm, actually Maxime's going to be on my show at the end of the month. I was just speaking to him the other day. He's a dear friend. And, I have engaged with Maxime since 2018 is when I first met him personally, met with him in March of 2019, because I wanted to try to help affect the policies of the organization andbe a voice in his ear. So, because I had been working already for four or five years at that point. And I was, it was very clear to me where the Conservative Party had headed, that no matter how many letters we wrote to the Conservative Party, they weren't going to change their view, they weren't going to do the right thing. I mean, they had a majority that, you know, the country was headed in the right direction, but they decided to sign on to some of the, Stephen Harper, he was not actually a friend of Canada's, He was signing on to the Sustainable Development Goals. He had opportunities to appoint judges and senators, and he didn't do that because he was going to appoint some that were LGBTQ friendly, it's reported, and he thought he would lose the election. Well, he ends up losing the election and Justin Trudeau comes in and floods our Senate and the judiciary with activists. And so even our judicial system here in Canada, as you can imagine, it's hard to get things done. But we have a legal action moving forward with Rocco Galati and we're persisting in that. So anyways, with Maxime Bernier, in supporting Maxime, what we've done is we've changed the trajectory, we've changed the political conversation. Because now Pierre Poilievre, who's the head of the Conservative Party, has had no choice because of the rising grassroots movement in Canada, but to start speaking about the issues that are of concern to us. Previously, it was the squeaky wheel that gets the attention that was less than 1% of the LGBTQ, less than 1% of the Muslims, but they were working around the clock and very effective. And so it is vital that people get involved. So the political situation is concerning. Pierre Poilievre has come out and he is finally talking about the LGBTQ issue and the concerns with our children. But as an example of where Pierre Poilievre is at, the other day, an MP from Alberta was in a little interview and he was asked, he's pro-life, he's a strong Christian. And he made it firm that he believes that there should be a law against abortion. And then he was asked if there was a vote regarding same-sex marriage, would you vote against it? And he says, I am, as a Christian, he says, I believe in the traditional family unit. it. Well, not only did the Liberal government, the Liberal Party and the media attack him, but so did Pierre Poilievre. He's such a wimp. I mean, the leaders of the Conservative Party have been so spineless to support what are the traditional values on the Conservative Party's own website. And I've even written to them when Andrew Scheer, I said, you owe, when Andrew Scheer was head of the party, I said, you owe all your members a refund when they voted in same-sex marriage. It says clearly on your website that you support traditional values. This is not a traditional value. And so it is a little concerning still here. But Maxime, he's got so much support. But our problem is that people are afraid to vote for him because they say it'll divide the vote. But it won't. If we get that, I've been having him on and advising. Canadians don't know what the populist movement is. They don't understand nationalism. And so we're educating them on that. And so these big wins in Europe right now are absolutely amazing. Because I feel it is a look at Canada's future because we're a few years behind you on everything. I feel like we're going to get there. So we're going to continue to support Maxime Bernier and push him into a win. I'm even hoping that some of the conservative MPs will do the right thing and cross the aisle. Step over into the People's Party and help get them ignited so that we can truly take back Canada. Yeah, I remember having conversations with friends in the media years ago about People's Party of Canada and discussing Maxime Bernier or back when you had barely heard of him. And it was thanks to Valerie Price that she connected me with Maxime as she connected me with you. So thanks to Val for those connections. But that's the political side. But we touched on the Islamization, and I was at a demo today Well, I didn't mean to be at a demo today. I went to film with Naomi Wolf today outside court. There was a pro-Hamas demonstration, very vocal. And they were against the LSE, London School of Economics, have got students protesting on this issue. And they want to move them on because they want to get back to education, which is what they're about. And of course, the students have gone to court to fight LSE. And we've seen weekly demonstrations through London. And that's why, as Melanie Phillips calls it, it's Londonistan. But what is it like? Are there demonstrations there? How is it affecting kind of universities and education establishments? Because what I saw today was frightening. Students brainwashed because they couldn't even have a rational conversation. It was just they would shout louder at you and wave their fists in your face. And there's no understanding, no meeting of minds, no conversation. But what is it like in terms of demonstrations, in terms of kind of students being captured by this pro-Hamas ideology? Right. So it's very similar to what you're facing, America is facing. And I believe these were all sleeper cells that the Muslims had infiltrated Canada, the UK, America, all Western nations for this purpose. And so I believe that October 7th was just not an attack against Israel it was a planned attack as we're seeing unfold real time in front of us and so that these cells were ignited that they were ready to go and that they are being well funded and there are ties that go back of course to George Soros and other philanthropists that hate the world hate life I don't know why with all their desire to lower the world's population, they don't do us all a favor and do themselves. And it's like, put yourself in one of those little euthanasia death pods and let's get her done, right? Let's make the world a better place. But anyways, yeah, so this is what we're seeing in Canada. This is one of the reasons to go back to education as well. We also have, when we're yelling 911, you know, get your kids out of the education system, home-school them. We have a whole home-schooling page that helps them. We vetted home-school associations across Canada. And we're even advising parents, don't pay to send your kids to university. You'll never recognize them when they're out. And you already probably need to do a little deprogramming from, you know, how they captured them through their time in public education. And so this is what we are witnessing here in Canada as well, the protests. And there's, I refer to this fella Naveed, he's a real agitator and a troublemaker here as far as the pro-Hamas, pro-terrorist community. And he had met with a tech college in Ontario. And he ends up posting and celebrating over the fact that they were in the office demanding their financials. This is all part of the diverse. What do they call it? Boycott BDS boycott. Yeah. Divestment. And so they want to see the financials to see if they're doing any business with any Jewish people in the community, business community or with Israel. And I'm like, how dare you? and and so the there will be teams that will be having conversations to counter that and to go in and say why is it you felt a need to have a conversation with these people and sit down with terrorists you we don't negotiate with terrorists you tell them to get out the door get out the door and then you contact the police and so now we understand what it is that they're doing we're going to be going to these institutions letting them know what their rights are and what they should be doing if terrorists walk in their door, and try to negotiate with them. And I mean, Israel is, it doesn't matter where Trudeau stands on this, Israel is our ally. They're the only democracy in the Middle East. And so we will stand with them, we will support them, and we are working to do whatever we can to counter them and apply a lot of pressure to our police. And to Premier Doug Ford. He came out and he's a lot of talk. And there's been, of course, a church that just recently burnt down. There has been gunshots at Jewish schools. And so he finally came out and said, you know, this is disgusting. We won't tolerate this. And it's like, what are you going to do, Doug Ford? And, you know, you're a useless talking puppet. Let's see you do some action. And so recently there was last weekend an Israeli march. It takes a march for Israel. It takes place every year. It's annual. And Naveed and his mob, his little mob of terrorists, had decided to try to infiltrate. And the police were very much aware of it. They came out in the masses and they shut it down. And just the fact that we're in this position and living like this in Canada is shocking. And so, yeah, we're at war. And I'm calling for, I have a petition for a moratorium on immigration. We want to shut down all immigration from Islamic nations. And I want to see all manifestations of Islam shut down in Canada. Every mosque, which are mostly all our tax dollars, are paying to have them monitored 24-7 because they're terrorist cells. And you know the hate that is rising in Canada that's completely associated specifically with the Muslim population and I know that's not politically correct to use the term Muslim people want to use Islamist or Islamist extremists or Muslim extremists but it's it's all the core is Islam this is not a religion of peace, it's a dangerous political system and I'm not sure if you're aware of the, what do they call that the explanatory memorandum that was in the United States, it was found in a second basement in the Muslim in somebody that was high up in the Muslim brotherhood and it was used in one of the largest cases on terrorism in the United States and is in the Muslim brotherhood so it was basically a document. On how on their plan to infiltrate the west and I'm just going to bring it up here it says in the Muslim brotherhood's own words the process of settlement. Is a civilization jihadist process with all the word means the Ikhwan Muslim brotherhood must understand that their work in America or Canada UK etc is a kind of grand jihad in eliminating and destroying the western civilization from within and sabotaging its miserable house by their hands and the hands of believers so that it is eliminated and God's, Allah's religion is made victorious over all other religions and this is exactly verbatim what they're doing the government, has I did a huge report on all of this our intelligence has reviewed it they told me it's accurate and if it's accurate we've had our intelligence come out, I don't know if you've heard about all of it right now it's a huge topic in Canada about foreign interference in our government and so we have many elected officials at all levels of government with dual citizenship, they need to be ousted. They need to be removed. Many of them are Muslim and Calistani Sikhs. How stupid are we? And because we're so nice, Canadians that we feel nobody should be discriminated against and everybody should be able to, you know, worship their own God. It's like that doesn't work. Multiculturalism is a complete failure when the host values countries aren't being embraced. And then you tell me where in the 56 Islamic majority countries where I, as a white Christian woman, could sit in office. Tell me how that would work in China, Pakistan, North Korea. In any non-Western, non-Christian nation, tell me where I would be accepted to run for office. So why are we in our Western nations, why are we allowing other citizens from other faiths to run for office? It needs to be stopped all around the, I want to say in every Western nation, UK, because they have infiltrated and they are advancing incrementally their own agenda and trying to shut us down from protecting our sovereignty as a nation. And I'm very upset about that. And I'm not going to be silent. I'm not worried about political correctness. We have a right to protect our borders and to protect our country. And we are a Christian nation. And you come here and you respect that. Or I tell you, we'll pay for a flight and send you back to where you came from. And just on that note, when we're talking, we'll probably lead for a minute to the Palestinians, is that in, I don't know if you saw it, but in Istanbul, Turkey, 1.5 million Muslims came out in support of Palestinians. Wow. It was just this sea, and they all had red flags, or I don't know what they were carrying. It was sort of from this distance. And I'm like, why aren't we shipping all the Palestinians to Istanbul? What is the purpose that Trudeau is so fixated on bringing Palestinians into Canada that pose us a defined, serious threat? No, 100%. I want to get on. I just want to reiterate your point that whenever someone talks about Islamists or Islamism, I immediately think, okay, I understand where this conversation is going. You have no idea of your history of Islam. There is no political Islam that's separate from Islam. Islam is political. It's economic. It's cultural. It's every part of it. And at the end, it sticks religion onto it to package it also. 100% with you on that, Tanya. We've had Robert Spencer on numerous times, maybe four or five times, discussing this, along with many other experts in the field of understanding Islam. But it does fit in. You made the comment there, and you mentioned at the beginning about the Palestinian refugees. And of course, if you want Palestine, you can go to Jordan, really. They can go there. It's a big country, and not many people there stick them there. But it seems as though the Islamic world want the Palestinian issue because they can use it to hit Israel. But yeah, Trudeau, why is Canada wanting to bring people from the Middle East all the way over to Canada? It seems mad. Because his party is dying and he wants the Muslim vote. But I still don't understand the logic there because you can't come into Canada being a non-citizen and vote. And so we've got about a year and four months before our next federal election. And so I imagine he's going to do what Biden is trying to do. They've got a mass invasion going on in the United States and Biden is trying to give them voting privileges and you just can't do that. We're not going to, we can't sit back and allow this to happen. So I'm not sure what's going on with Trudeau. I think it's even bigger than that because back in February we had a huge win. I think he was talking about it after, not long after, it was almost the day after October 7th is when all of a sudden the world and the media propaganda started coming out against Israel. And started making it out, like, because they were reacting, you know, that, whoa, whoa, you know, like, what are you doing? Like, there's innocent Palestinians there. And it's like, can we reflect on World War II for a minute? And where in America and Canada and everybody, the Brits came in and bombed Germany to stop Hitler. What about the innocent civilians then that got killed? It's a very unfortunate part of war. But in this war, I mean, it's even more complicated because the the majority of the Palestinians are involved with Hamas. They fully support them. They were hiding the hostages. I mean, they've got tunnels leading into their homes and weapons. And so to have all of this sympathy for them is absolutely propaganda. And I did a show last night that is in support of, it was very much in support of Israel and trying to continue to constantly bring truth. But Trudeau has done something very shifty. So he started talking in, I think, about December about bringing Palestinians in because to unite them with their families in Canada. And I thought, OK, well, that can't happen because look what the Palestinians are doing in our streets. They pose a significant threat to us as citizens. So that doesn't make sense. And so then I started going to work in the background with Majed. We started meeting with high-ranking officials in Israel to say, if you start shipping Palestinians into the West, who are you going to have left as allies? Look at the mess that Europe and the UK are in because they didn't shut their doors. And I know that, thank God, that Macron is going to be removed and Merkel is still a danger, but she's out and things are really, really changing. But you guys have quite a mess to clean up in deporting those people that illegally invaded your country. Well, we're being invaded in a much more nefarious way. Trudeau is giving them the red carpet. There are plane loads of people coming in. And, you know, it's very under the radar. So the average Canadian doesn't see what's going on. But now, all of a sudden, you're looking around and all these women are wearing hijabs. And I was in, and I don't want to say it by the color of our skin, because my God doesn't care about the color of your skin. He cares about the condition of the heart. But this was a European nation, white, white Christians. And there's nothing wrong with that. If so, then let's start complaining about the fact that, you know, Islam is filled with brown people. Like, how can you berate European nations for having white people? So it's part of a plan. And it's part of to destroy the democracies that we have. But it's all based on Christianity. That's why we were successful. And so we're seeing it really unfold here in Canada. It is a white replacement. I'm just going to come out and say it. That is the strategy. And so we ended up, they agreed. And so they said plus it's very hard to truly vet these individuals and uh you know allow them to leave that's something people can't wrap their heads around is that Palestine is not a state it is a district within Israel so they are under the Israeli government officials direction and so anyways we got that shut down headlines literally said by Mark Miller our immigration minister, that he was pissed off for the fact that things weren't moving along. Same title for Justin Trudeau. We never made it public back then. We've only just made this public that this is the work that Action 4 Canada, along with One Free World International, has been working on. So Trudeau was so fixated that there was a news headline last week that said, first Gazans come to Canada. So Majed is in Israel right now. I'm going, okay, what's happened? What's going on here? He's lying. How is this happening? Well, it ends up even in the article that this family, and of course it's a picture perfect family coming out with their small children and an infant. The poster family from Palestine, not what's potentially coming out of there. And the headline said Gazan's come, but within the article, it said that they had paid to be smuggled into Egypt. So why is Trudeau, who is he dealing with now and negotiating with? It's not the Israeli government. Is he negotiating with the Egyptian government? Who is he negotiating with and why is he doing this? And that was part of the special investigative report I did last week and last night as well, which will be available today on our Rumble page. But something very concerning is going on. And with this huge announcement in these last weeks, I mean, it was already in 2019, the head of our intelligence committee that provides a very in-depth report saying that Canada is under severe threat of foreign interference to the point that our very sovereignty and our chart of rights is under threat. And that's David McGinty that provided that report and his team. Well, he just came out with a new report. And of course, you can compound that over five years as to how much more grave and serious the matter has become. And so the foreign interference has now said that we've got sitting MPs that have been confirmed, have been dealing with foreign interference, and they're refusing to provide those names. And they might not do it until after the next election. Well, that's wrong. And that there are countries that they're dealing with other than they name China and Russia and other countries and they won't name the other countries. Well, who are you... Importing, potentially from those nations, that we should have absolutely zero immigration from, because that could pose a further risk. So yeah, we have terrorists walking our streets, our doors are open. And that's why I started this by saying, Trudeau is 100% guilty of treason. And he needs to be charged and put away forever, put away forever, along with Chrystia Freeland and Mark Miller and his team. Are there actually any Canadians left in Toronto? I don't know. It's been a while since I was there. It's been actually, yeah, it's been a while since I was there. It's terrible. Yeah, it's really scary. I mean, people don't feel safe going out and it's the whole GTA, Greater Toronto area, but it's not there. I mean, I live in Surrey and it's become pretty much the second capital of Calistani Sikhs from around the world. They don't have a real home and so Canada is this easy open door for immigration. So they've decided to set up camp here. We have the second largest Vaisakhi parade in the world here in Surrey. The Islamists are now being, Muslims are now being flooded into Surrey as well. There's reports that because, you know, they get money, some of them up to $84,000 a year with all of the benefits the government is giving them. Our elderly can't make ends meet. We've got disabled and they're offering them all euthanasia so they don't have to pay their pensions I mean I did a special last night with Angelina Ireland on euthanasia in Canada and how it's expanding and it's incrediblyserious the vaccine injured, a woman is paralyzed from the neck down four times she has been offered to be euthanized, it was directly related to this mRNA gene therapy and then we've got veterans calling the veteran helpline who are being offered to be euthanized and so we're being replaced with in immigration we're being flooded with extremists andthe Trudeau is trying to take awaylaw-abiding gun owners to take away their guns and so we're like we're not giving them up and if anything we need to expand them because I was going to mention that I think it was last year on a bus that goes it's kind of a major route that's a couple of blocks away. And a guy yelled Allah Akbar and slit at a guy's throat on the bus. So normally we would hear about that happening in London and, you know, in England. And here we are in Canada. And as well, they're trying to cover that up as far as the news reports and the police are concerned, because the government doesn't want Canadians to see that this flood of immigrants is not a good idea because the minority of the population are responsible for a majority of the crime. And we're talking serious crime. Can I... The term Islamization, can I... How it fits in there? Because... Canada is large, but it's also you've got a French part and you've got an English part. And most countries don't have that sort of separation. Maybe in Belgium you have it with Flemish and the German speaking. But actually you don't normally see that. And the French have traditionally been very proud of their culture. Is there pushback to mass immigration, Islamization in the French part? Or has it been across the board that Canada has capitulated? Well, it's interesting you say that because we only have one province that's official French, and that's Quebec. And the Bloc Quebecois had passed a bill, I can't remember when they did a couple of years ago, against any kind of religious symbols. And so women weren't allowed to wear the hijab. But that also meant that Quebec was strongly Catholic. And so as a Catholic province, all of a sudden, you know, they're saying that crosses also need to be taken down. And I think that they need to very clearly define as a Christian nation we're going to wear all the crosses we want and our education is only going to involve any kind of religious education will be Christian from the Bible and Macron in Quebec I just talked about euthanasia he's very much a globalist and it's very concerning and they have one of the highest euthanasia rates within their province as well. And so there is pushback against the Muslims in Quebec, but not to the degree that's needed. And so it's questionable, the premier in that province and what they're doing. But I would say the majority of the problem is nationwide. And it's not like one province is shutting down. Now, what I will tell you is that I was just listening to John Rustad, and we're going to have a provincial election in British Columbia in October. And the NDP and the Liberals are just, even provincially, they're lost. Like, they've lost their minds. They're filled with these ideologies and globalists. It's like mental illness has taken over within our government positions. And David Eby, John Horgan stepped aside. I think it was getting too hot for him. He's named in our legal action against the BC and federal governments regarding the COVID measures. And anyways, so David Eby was our Attorney General and he stepped into the position as Premier. And, and, any, so the election is coming up and they're losing. So John Rustad is head of a new BC Conservative Party, not tied to the federal Conservatives. And he's in line with removing SOGI 123. But today, he even said, we're going to address immigration. Immigration and I was just sitting there going, doing you know like this little dance it's like wow did I just hear John Rustad say that meanwhile a province over you have Daniel Smith who took over for a globalist Jason Kenney and I think they're doing this good cop bad cop they're removing an elected official taking out the bad cop putting it in with the good cops so that people don't really realize what's going on Daniel Smith is moving forward on parental policies and some good policies, but to get elected, she ended up implementing approving halal banking to get the Muslim vote because the Muslims were lobbying her. And so, I mean, that's approving Sharia law. And so we're going to be working to overturn that. I mean, we need to clean up our whole government. We need to remove all the Muslims. We need to remove the Sikhs. If you're not fully pro-Canada and that's where your interests are, then I'm sorry, you're in the wrong country. We'll pay that one-way ticket for you to sell your things and leave. I'd be happy to do that. But yeah, that's the kind of mess we're dealing with. But that populist movement, the nationalist movement is really picking up in Canada. And there is very good indication that John Rusted is going to win the election in British Columbia. And that will be massive. I've met with John as well and had dinner with him and discussed some of these things. and there's other good people who are speaking in his ear as well. And so once that takes place, it's going to start to have this, again, a stronger ripple effect for other provinces that will also be having elections in the near future. Yeah, well, all the things you mentioned, we've got here. It was David Cameron, Conservatives in 2010 brought in same-sex marriage and made London the premier centre for Islamic finance of the West. And that's where we are now. My last thought, you talked about some leaders pushing back because they have an understanding of what it means for the nation state and what it means to be Canada. Is any of that coming from a Christian viewpoint? because I know certainly in the UK we've very few politicians now have any claim to being a Christian and that's certainly a no-no very different from the us where it's still it's still a thing really for many politicians to talk about going to church and and their faith in the UK we don't in Canada is any of the pushback coming from a belief in God, Christian faith or is it just coming from a concern at what's happening, crushing out Canadian culture? Well, it's moving in that direction. John Rusted, when I spoke with him, he professes to be a Christian, but he's keeping that Christianity sort of under a rock. And part of it is because, you know, the voting, we don't want to, you know, not have the Muslims or the calisthenics, you know, vote for him, even though all of his policies are exactly what those groups of people would want. And but the press the press is there for them to start speaking more on those issues and there's for instance uh the premier of New Brunswick was the first one last year to come out on the rights of parent policies I was shocked and startled and pleased that uh he was doing this his premier Premier Higgs, when I spoke with him last year, I had an opportunity to meet with him in person. I said, could you tell me when exactly it is that you made this decision? What caused you to say, I need to start making decisions on parental policies and start shutting down the LGBTQ? And he professes as well to be a Christian. And he said to me, it was, oh, yeah, it was around April. Well, what Action 4 Canada was doing is every year, it was our first, it was the first year we did that. We just finished our second annual seven-week prayer walk for revival. Bible. And all of our chapter leaders and teams across Canada are going to legislatures, to school boards, to municipalities, and we're praying and walking seven times around these buildings, praying for our leaders, praying for our country, and praying for these demonic ideologies to be demolished, all of these strongholds to come down. Well, he had the idea implanted in his heart exactly when we started the prayer walks. So I give the glory to the Lord for much of what is taking place in Canada. I believe that God is being very gracious to us. All of our countries had turned our back on God in the sense that we were not caring enough about who we were putting in office. What is the heart of this individual? I don't want to hear somebody is a Christian by lip service running for office. What is the fruit in their life? Is there evidence of it in their life? Are they honest? Do they have integrity? Are they fighting the right causes? Does it align with biblical principles? And God has said, anytime throughout history, when you turn your back on God, man, your country is going to come under severe opposition and oppression. So unlimited abortion in Canada, we're one of the only developed countries that doesn't have an abortion law. We are voted in same-sex marriage and sexual depravity. Well, that only takes root and it goes, it doesn't have a limit. And so from there, it went after our kids. And then as well, we didn't respect the top two commandments that you shall have no other gods before me and no idols. And so we've got, we have a right to, If we're going to honor God, we just say, yes, Lord, and let him do the rest. And we're making that happen. We will shut down all manifestations of Islam in Canada. We will shut down these false teachings. And so more elected officials, as we're having these private conversations with them, are seeing the validity in that. Maxime Bernier, since I had first met with him in 2018, he would have called himself a libertarian. He's a nationalist, a populist but he's also a Christian now he also gave his life to the Lord and so he is evolving in his understanding of what the spiritual battle is in Canada and he is acting accordingly and you know he's a newer Christian so he may not be out there. Professing it but I'm seeing it in the works I'm seeing it in what he is doing and so to your viewers, I would just really encourage you, whether you're a Christian or not you can see that even as a non-Christian, living in a Christian nation allowed you more freedoms and democracy than you will have in any of those other non-Christian nations that I've mentioned. They may, some of them, not many of them may be a nice place to visit, but you wouldn't want to live there because most of it, these people, these good people living in those nations are living under the thumb of oppression. And we had freedoms when we were caring about who was in office. And so we just need to return to that. We need to return to biblical principles and living a pure and honest life. A perfect place to end it. And as you have, He is risen. It's about not hiding your light under a bush, as we are told in Matthew, but letting it shine forth. And we are, whoever you are, whether you're watching as someone just private figure or whether you're a public figure, let your light shine. Tanya, thank you so much for joining us. Ellin Bessner, host of The CJN Daily _podcast, was admittedly nervous ahead of Sunday's 55th annual Walk with Israel, held by UJA Federation of Greater Toronto. For weeks, pro-Palestinian protest groups in the city had been threatening to disrupt the important Jewish solidarity march—the first one since the deadly Hamas attack on Oct. 7. It was stunning watching the record turnout of an estimated 50,000 people—and also seeing the massive police presence that kept a lid on trouble. But by the time Bessner and her family completed the nearly five-kilometre walk on June 9, her anxiety over the Middle Eastern war and rampant domestic antisemitism fell to the wayside and joy took over, even if only for a short time. One day after the weekend targeting of Bais Chaya Mushka, a Jewish girl's school in Toronto, by suspects who sprayed the front of building with bullets, the school's students and their families have gone from initial shock and fear, to the determination not to be intimidated. They turned out in large numbers at a popular park to join the city's Chabad Jewish community for a fun-filled day of balloons, clowns, archery and a parade marking the religious festival of Lag b'Omer. News of the pre-dawn shooting targeting the private Jewish school rocked the community when they learned about it after Shabbat ended late Saturday. It is the first time that Canada's largest city has experienced a similar attack to what several Jewish schools in Montreal went through, shortly after Oct. 7. Some leaders are calling this incident a “heinous act of hate” and a “brazen and deliberate attempt to intimidate” the Jewish community. In this video interview, Samantha Villiard, Regional Vice President, RE/MAX Canada, discusses the real estate company's latest luxury home market report. Samantha Villiard FULL PRESS RELEASE TORONTO, April 2, 2024 /CNW/ — With the end of quantitative tightening in sight, luxury home-buying activity in most markets across the country are slowly shifting into high gear as buyers reap the benefits of softer housing values, according to a report released today by RE/MAX Canada. RE/MAX Canada's 2024 Spotlight on Luxury Report examined luxury home-buying activity in 10 markets across the country in the first two months of the year and found that, despite a disconnect between buyers looking for deals and sellers' price expectations, almost all regions reported a strong start to the year. Ninety per cent of markets experienced an increase in high-end sales, with more than two-thirds recording double-digit growth. Saskatoon led the country in terms of percentage increases, with a 57-per-cent uptick in luxury home sales, followed by Montreal at almost 56 per cent and Calgary at 52 per cent. Edmonton posted a 32-per-cent increase in luxury sales year-over-year, while Winnipeg, Halifax, Toronto and London reported increases of 19.4 per cent, 16.7 per cent, 14.4 per cent, and 9.4 per cent respectively. Only Ottawa saw a decline compared to year-ago levels, with sales down nearly eight per cent. “While figures remain off peak levels reported during Covid, the upswing in luxury sales signal a return to overall health in the country's major centres,” according to RE/MAX Canada President Christopher Alexander. “The ripple effect is already underway, with stronger home-buying activity at lower price points pushing sales into the upper end. In some cities where inventory levels are particularly challenging at the lower end, multiple offers have returned with a vengeance. While that isn't the case at the top end, pent-up demand does exist, and activity is gaining momentum.” Lower overall values, strong equity gains and downward trending interest rates are supporting demand for luxury product including freehold and condominium properties in markets across the country. While a disconnect is somewhat hampering activity in larger markets, with sellers holding out for Covid-era values and buyers seeking bargains, those serious about making moves are finding common ground. An ample supply of product exists in most markets, although some neighbourhoods are experiencing exceptionally low inventory levels at sought-after price points. An influx of fresh, new properties in the spring will renew buyer interest and activity, but chronic supply issues will likely persist at the entry level to luxury. “Equity continues to play a significant role in the marketplace, driving demand at the top end of the market,” explains Alexander. “Although overall gains have been elusive in recent years, a good percentage of buyers who purchased in 2018 and 2019 are well positioned to make their next moves. For example, in the Greater Toronto market, buyers who purchased homes at an average price in 2018 saw equity rise by almost 43 per cent by the end of 2023 ($787,842/$1,126,591). These buyers are coming to the table with a larger downstroke and reduced risk from a lending perspective.” Luxury home-buying activity is also undergoing change as a younger demographic moves into the upper end of the market. Demand is strongest for newer, well-appointed homes in traditional hot pockets. Turnkey properties are most coveted, although there are some buyers that are willing to renovate. The desire for more space and less congestion is once again an emerging trend, as acreage properties boasting large homes in suburban-rural or rural areas experience an upswing in popularity in London, Ottawa, Edmonton and Saskatoon. Building activity is also making a comeback, with new construction and infill on the rise in half of all markets examined. Some luxury buyers looking to expand their purchasing power are moving over into markets such as London (drawing buyers from the Greater Toronto Area), Halifax, Calgary, Edmonton and Saskatoon (drawing buyers from Ontario and British Columbia). However, activity among foreign buyers has fallen dramatically since the introduction of the Foreign Buyer Ban by the Federal Government in January 2023, which it extended through to early 2027. The impact has been palpable in the uber-luxe segment of major markets, such as Metro Vancouver and Toronto, as well as the condominium market in the City of Montreal. “While the idea of a Foreign Buyer Ban sounds good in principle, it makes less sense in practice,” says Alexander. “The ban was originally intended to make a greater number of properties available to Canadians and reduce upward pressure on housing values. The Bank of Canada's 10 rate hikes were all that was needed to achieve that objective, all the while supply remains at historical lows.” Condominiums have been a popular option this year, despite single-detached homes comprising the lion's share of luxury sales. Condo activity was strongest in Metro Vancouver, where sales climbed close to 70 per cent in the first two months of the year (27 versus 16). Solid condominium activity at the high-end price points was also reported in London, fuelled by empty nesters and retirees, and in Ottawa and Montreal. Halifax, which has limited condo product in the top end, has already recorded four sales to date. Some baby boomers in Saskatoon are also opting to downsize from larger homes in high demand areas to newer luxury condominiums in the core. “Buyer enthusiasm is evident as the spring market ramps up,” says Alexander. “Yet, despite the uptick, we're still seeing some factors constraining sales at luxury price points. Most significant is the tax implications at the uber-luxe levels, which have been weighing down the segment, particularly in the Greater Toronto Area.” On the sale of a $4 million home in Vancouver, for example, buyers will pay $90,000 in land transfer taxes. On the sale of a property of similar value in the City of Toronto, land transfer taxes will set buyers back close to $183,000. While sale under $7.5 million remain surprisingly resilient, only one sale has occurred over that threshold (and it was not located in the City of Toronto). The adjustment to higher taxation levels has been slow, but it is being offset somewhat by pent-up demand, with some deciding they can only hold off for so long. Others, meanwhile, are reluctant to list their properties, impacting supply, or are choosing to renovate rather than take a substantial tax hit. “Assuming a continuation of current economic fundamentals, momentum is set to climb at luxury price points from coast to coast,” says Alexander. “With recent inflation numbers coming in lower than expectations at 2.8 per cent, the possibility of further improvement in interest rates only strengthens growing optimism. Yet, there is an air of caution as the challenges of recent years remain fresh in the minds of buyers and sellers. Confidence is building, with the light at the end of the tunnel clearly visible. Demand is coming from a mix of high-income professionals/executives, retirees, empty-nesters, Gen X and millennials, newly landed immigrants, as well as large and multigenerational families – a good sign, as the diversity of buyers at the top end of the market today bodes well for its overall health in the future.” HIGHLIGHTS Condominium sales are up almost 70 per cent in Greater Vancouver. Multiple offers occurring in Calgary; some homes selling sight unseen. Some multiple offers are occurring in Saskatoon, although at the lower price points. This may filter upward in coming months. Alberta markets remain strong – Calgary and Edmonton have been bolstered by affordability, providing buyers with more bang for the buck. Double-digit sales growth was seen in two-thirds of markets (70 per cent or seven out of ten markets examined), including Halifax, Montreal, Toronto, Winnipeg, Calgary, Edmonton and Saskatoon. London is close behind with a 9.4-per-cent increase in top-end sales. The uber-luxe market has heated up significantly in Toronto, with a 77-per-cent jump in sales over $5 million (32 vs. 18), split evenly between the 416 and 905. On the west coast, demand for uber-luxe properties has fallen year-over-year, largely attributed to the Foreign Buyer Ban. Inventory in Toronto is tight in many hot-pocket areas, but values are being held in check for the most part, for now. MARKET-BY-MARKET OVERVIEW METRO VANCOUVER Although softer housing values and greater selection have bolstered sales of detached homes over $3 million in the luxury segment of the Metro Vancouver market in the first two months of the year, strata condominium sales have taken the lead in terms of percentage increases, with sales volumes up 68 per cent year-over-year. Twenty-seven strata condo sales averaging $4 million were recorded between January 1 and February 29 of this year. In contrast, there were 16 sales during the same period in 2023, with an average price of $4.5 million. Just over half of 2024's strata sales (14) occurred in Vancouver's Westside, compared to 11 sales in 2023. Luxury condo buyers at the top end of the market have adjusted expectations, allowing them to sidestep higher interest rates by choosing smaller apartments rather than larger units in the city's most coveted strata buildings. While 2024 appears to be the year of the condominium, year-to-date sales of luxury detached properties in Metro Vancouver have climbed as well, rising almost three per cent in the first of two months of the year. One hundred and fifty-five detached homes changed hands over the $3 million price point so far this year, compared to 151 properties sold during the same period in 2023. Nearly half of those sales (74) occurred in the Westside, where the lion's share of high-end activity occurs in communities, including Point Grey, Dunbar, Kerrisdale, Kitsilano, Kerrisdale and S.W. Marine Dr. Demand for detached housing at uber-luxe levels has fallen this year in large part due to today's high interest rate environment coupled with the Foreign Buyers Ban (implemented by the Canadian government in 2023 and extended until early in 2027). For every quarter point uptick in interest rates, a $50,000 increase in income is required. Those factors, combined with local municipal taxes, including a vacant home tax at two per cent of the total value of the property, and a hefty land transfer tax, have proven insurmountable. Just nine detached homes were sold over $6 million in the first two months of this year in Metro Vancouver, compared to 20 during the same period in 2023. Evidence of the shift in the detached uber-luxe market appeared in the second half of 2023 but has accelerated in the first few months of 2024. Fewer buyers and an increase in the number of high-end detached properties listed for sale in Metro Vancouver has resulted in some downward pressure on values, as evidenced from the sales stats. However, many sellers are holding firm, rather than entertaining lowball offers. Local buyers are the driving force in Vancouver's housing market, but momentum has yet to reach the upper price points for detached housing. Long-anticipated cuts to interest rates are expected to breathe new life into the city's luxury segment as the ripple effect moves through the overall market in the latter half of the year. Demand for both condominiums and detached homes at the top end is expected to improve, especially with rate cuts on the horizon, moving through 2024. CALGARY Calgary's juggernaut real estate market continues to advance, with home-buying activity at the top end of the market climbing 52 per cent in the first two months of 2024. Seventy-six single family homes changed hands over $1.5 million between January 1 and February 29, up from 50 properties during the same period in 2023. Nearly 60 per cent of sales took place in February. Considerable equity gains have allowed local homeowners to step up to larger homes organically in recent years, while luxury buyers from provinces such as British Columbia and Ontario are realizing their dollar stretches much further in the city. The vast majority of purchasers are active in the lower end of the luxury market, stimulating sales between $1.5 million and $2 million. Multiple offers are occurring, and some properties have sold sight unseen in recent weeks. Two-thirds of sales are taking place in Calgary's inner city – including Mt. Royal, Elbow Park, Britannia and Belair – and in neighbourhoods on the periphery of the core such as the Westside, which offer a balance of accessibility and amenities. Communities on the city's outskirts make up the remainder of sales, where the combination of the luxury lifestyle and acreage play a substantial role. Ninety-five per cent of luxury sales are now taking place between $1.5 million and $3 million, with uber-luxe sales over the $4 million price point representing a smaller share of the market. Strong activity at the lower end is likely connected to the mortgage sliding scale and general affordability, with higher interest rates having a greater impact on momentum at the top end. Just over 190 properties are currently listed for sale over $1.5 million, which represents approximately 15 per cent of total inventory. There is a 4.9-month supply of luxury product, which is likely to increase slightly with the spring market just around the corner. The city is on track for a record year of real estate activity in the high end, with any Bank of Canada cut to interest rates expected to encourage greater activity in the luxury segment. With an estimated 3,500 inter-provincial migrants arriving monthly, the pressure on the middle of the market, priced from $800,000 to $1.2 million, will promote spillover into higher price points, further enabling current homeowners to trade up with relative ease to more expensive homes. EDMONTON Edmonton's luxury market continues to fire on all cylinders as both local buyers and those migrating from Ontario and British Columbia spark home-buying activity over the $1 million price point. Sales of high-end homes are up 32 per cent year over year, with 33 single-family and condominium properties sold between January and February of 2024, up from 25 sales during the same period one year earlier. Detached homes in the $1 million to $1.5 million range remain the sweet spot in the market, with the vast majority of sales occurring between these price points. Demand has been greatest in infill core areas of South University, near the University of Alberta and the opposite side of the North Saskatchewan River, including neighbourhoods such as Crestwood, Laurier, and Glenora. The suburban outskirts have also experienced a surge in demand, given new construction in areas like Windemere and acreage properties offering homes with considerable square footage. Condominium sales, on the other hand, are fewer and farther between, with just two sales occurring this year, compared to three one year ago. Large families, multi-generational families, professional athletes, and high-income professionals are behind the push for luxury product in Edmonton. Equity gains have played a role as prices have edged upwards in recent years. Downsizing, lateral moves, and life events have also prompted movement in the market. The upward momentum in the high end is driven by in-migration and relative affordability, where buyers' dollars stretch further. An adequate supply of homes is currently available for sale in Edmonton, with many new builds under construction. The landscape is also changing in many established neighbourhoods as tired, older homes are renovated, or if need be, demolished and replaced by custom builds as investors and builders move to meet the demands of today's buyer. Continued strength and growth are forecast for Edmonton's luxury sector, where the high end represents approximately one per cent of total sales. There are 20 properties pending at present, which foreshadows the strength of the overall market heading into the spring. With lower interest rates on the horizon, there's little doubt that Edmonton's housing market will continue to thrive throughout the remainder of the year. SASKATOON Saskatoon's luxury market is off to a strong start heading into the traditionally busy spring market. Sales of high-end homes over $700,000 are up 57 per cent in the first two months of the year, with 22 homes changing hands between January 1 to February 29, up from 14 during the same period in 2023. A healthy economy and an influx of new Canadians and out-of-province buyers have buoyed home-buying activity in Saskatoon. Net international immigration to the province was just short of 30,000 in the first three quarters of 2023, according to Statistics Canada Quarterly Demographic estimates, provinces and territories: Interactive Dashboard. The strong demand for housing, coupled with a shortage of available properties, is placing strong upward pressure on pricing. Multiple offers are already occurring at lower price points – $350,000 to $500,000 – and threatening to spill over into higher-price ranges. Seventy-nine properties are currently listed for sale over $700,000, with 14 conditional offers pending. New home builders are trying to make up for time lost during the pandemic, when soaring construction and labour costs stymied homebuilding activity. Prices for new construction now start at $600,000 in Saskatoon, with pressure building on existing housing stock. The greatest demand exists at luxury's lower price points, between $700,000 and $800,000 at present, although that could rise in coming months as more sales push through higher price points. Affordability has been drawing buyers from other provinces and there has been a significant increase in young professionals working in oil and gas, mining, and technology. Many are buying properties with small acreage on the outskirts of town where prices are affordable. Equity gains have also played a role, helping local buyers to move up to the next level, particularly those in their late 20s and early 30, who tend to stay in the same neighbourhoods where they grew up. Many are choosing to renovate the older character homes on large lot sizes. Infill is on the rise in many established communities as empty nesters make lateral moves, trading larger lot sizes for newer homes with all the bells and whistles. Baby boomers are selling homes in desirable enclaves such as Caswell Hill, River Heights, Mayfair, Buena Vista, Mt. Royal, North Park, and the original homes along the South Saskatchewan River, and moving to some of the newer condominiums in the centre of the city or across the river in Nutana. The trend toward multi-generational living has also contributed to the uptick in luxury sales, with immigration helping to prop up this segment. With Saskatchewan's commodity-based economy expected to rebound, demand for homes in Saskatoon's luxury segment is forecast to accelerate in 2024. GDP growth in the province is expected to be the second highest in the country in 2024 at 1.3 per cent, following on the heels of Alberta, according to the 2023-24 Mid-Year Report by the Government of Saskatchewan. WINNIPEG Affluent purchasers were strong out of the gate in Winnipeg's luxury housing market, with sales up 19 per cent in the first two months of the year. Forty-three homes sold for over $750,000 between January and February of 2024, the most expensive of which topped $4 million, up from 36 sales during the same period last year. While interest rates have proven challenging for many buyers, the downward trend in mortgage rates has provided some additional incentive for sidelined buyers to take advantage of lower housing values in advance of a Bank of Canada rate drop. Pent-up demand will likely play a significant role in the city housing market once rates fall, placing additional pressure on Winnipeg's already tight inventory levels. Just 130 properties are currently listed for sale over $750,000. Most high-end sales are occurring at entry-level price points, typically between $750,000 and $1 million. Most buyers are young professionals, but there are a growing number of multi-generational purchasers who are looking for larger homes that can accommodate several families. In the city's older luxury enclaves, buyers are looking for dated properties with good bones that are ripe for renovation, allowing them to customize their homes and build value immediately. Demand for infill product is on the upswing, with teardowns now occurring with greater frequency in Tuxedo and North River Heights, where older character homes situated on sprawling lot sizes are commonplace. While many buyers choose to work within the existing structure, custom home builders typically target homes that have been neglected and require a full gut. In some communities, builders are working with the city to sub-divide larger lots in line with the city's commitment to increase density. Depending on their price point, buyers are typically drawn to established communities in Tuxedo, North River Heights, and Victoria Crescent in Norberry, or newer communities in the south including South Pointe, Bridgwater and Sage Creek. These new developments, part of a 15-year development plan between local homebuilders and the Province of Manitoba, are now nearing completion. The average price for a new home in these sought-after communities is close to $1 million. With affordability driving sales at the lower end of Winnipeg's housing market, spillover is expected into higher price points in the months ahead. Many buyers are reluctant to place their homes up for sale too early, fearing that they will not be able to find their next home. Those on the fence are waiting patiently for the right listing to come along, and once it does, they will pounce. LONDON London's housing market is off to a strong start overall with sales up almost 30 per cent in the first two months of the year. Multiple offers are occurring unabated between $400,000–$700,000, yet softer demand exists for luxury properties in the city. Fifty-eight properties have sold to date over $999,999, up 9.4 per cent from year-ago levels for the same period. Most luxury home sales occurred between $1 million and $1.3 million, with just 10 sales reported over the $1.3 million threshold, signifying some hesitancy at the high end. The exception to the rule is the rare uber-luxe property that offers acreage (two to 10 acres), a larger home, and a triple-car garage. Impeding activity at the luxury price point is a disconnect between buyers and sellers, with many sellers still listing properties at loftier 2021 values while buyers are looking for deals. An ample supply of luxury homes is available for sale heading into the busy spring market, where sales of all homes, including freehold and condominium properties, are expected to see increased pressure as the ripple effect takes hold. London continues to experience an influx of buyers from other areas of the province, with the largest segment coming from the Greater Toronto Area. Drawn to the value proposition of the city's residential real estate and its growing base, these affluent buyers are competing with local buyers at the mid-to-top end of the market. Most of the activity in the higher end is occurring in the Southwest (18 sales), where selection is greatest, and the Northwest (20 sales). The remaining sales are occurring on the outskirts of the city. Retirees and upgrading millennials are responsible for the lion's share of activity in the luxury segment, which represented 4.5 per cent of total sales (58/1,036) between January 1 and February 29. Most of the buyers in the city's luxury market are seeking newer homes that are bolder architecturally, with most offering a modern twist, including an open concept, high ceilings, and all the usual bells and whistles. Older character homes in the city's most prominent areas close to the university are also experiencing solid demand, but higher price points are proving challenging. Empty-nesters and retirees are opting for condominiums in close proximity to the city core. Many are willing to renovate older condominiums offering good square footage to their specifications. Home-buying activity in London's luxury segment is expected to heat up in coming months, with lending rates already reflecting the easing expected to impact overall interest rates in the months ahead. Momentum is anticipated to build as buyer's move to realize homeownership before housing values climb beyond their reach. GREATER TORONTO AREA The Greater Toronto Area's (GTA) luxury market has sprung back to life in the first two months of the year, with home sales over the $5 million price point leading the way. Thirty-two freehold and condominium properties changed hands between January 1 and February 29th, up 77 per cent from the 18 sales reported during the same period in 2023. Of the 32 properties sold over $5 million to date, 17 sales occurred in the 416, while 15 were located in the 905. While the new municipal land transfer tax on the luxury segment in the City of Toronto has had some effect on housing sales at the $3-million-plus price point, sales over $7.5 million have borne the brunt, with only one sale occurring over $7.5 million to date, compared to three during the first two months of 2023. Overall luxury sales priced over $3 million are trending higher than year-ago levels, with 167 freehold and condominium properties sold between January and February, up more than 14 per cent from the 146 sales that were recorded during the same period last year. Demand is particularly strong between $3 million and $4 million for detached product, but activity in this range is largely hampered by fewer listings available for sale. Just 115 properties were available for sale between $3 million and $4 million in the central core heading into the traditionally busy spring market. Some communities were down to single-digit inventory levels, including Leaside (3); Cedarvale, Humewood, Forest Hill South, and Yonge-Eglinton (5); Banbury-Don Mills (7); the Beaches (4); and Stonegate-Queensway (5). Realtors with interested buyers have been in constant contact with other realtors regarding upcoming listings in coveted hot pockets and heated price points. Inventory levels remain tight throughout the Greater Toronto Area, with few new listings coming to market at the top end. At least one-third of properties currently listed for sale over $10 million are carryovers from 2023. The disconnect between buyers and sellers remains an issue at luxury price points, where many sellers still expect their homes to fetch similar value to that of the Covid years. Buyers, particularly at uber-luxe levels, are submitting offers at 80 per cent on the dollar but quickly realize that high-end sellers are holding their ground in anticipation of a stronger luxury market down the road. Some areas are more impacted than others, with the Bridle Path in a world of its own, given that listings are especially scarce in the neighbourhood. Some downsizing is also occurring in the market, with empty nesters and retirees making more lateral moves into luxury condominium apartments, townhomes, and new builds on smaller-sized lots in desirable neighbourhoods. Eleven condominiums have sold for more than $3 million in the first two months of the year, compared to 10 between January and February of 2023. Despite strong demand, new builds on small lots are few and far between. Interest rates remain the greatest roadblock to homeownership at present, with many waiting on the sidelines for rate cuts. It's anticipated that once rates start to fall, Toronto's housing market will be exceptionally robust, with pent-up demand the driving force behind heated home-buying activity. OTTAWA While luxury home-buying activity in Ottawa was strong out of the gate, sales softened somewhat in February with affordability taking a backseat to inventory. Just 48 freehold properties priced over $1.2 million changed hands in the first two months of 2024, down over seven per cent when compared to the 52 sales that took place between January and February of 2023. Fewer homes are listed for sale at the top end of the market this year, which has hampered sales activity to some extent. Less than 400 properties are currently available over $1.2 million, 30 per cent of which are priced over $2 million. Equity has played a role in luxury sales this year, as existing homeowners seek to leverage gains against softer housing values. When combined with lending rates that are trending lower, buyers are finding that affordability has improved and what was once beyond their grasp is now attainable. Buying patterns have also changed in the high end this year, given increased demand for detached properties that offer greater privacy and larger lot sizes. As a result, there have been more sales occurring in suburban-rural neighbourhoods, including Stittsville, Kanata, Riverside South, Greely, and Manotick. Demand for more traditional areas, such as McKellar Heights and Westboro, have experienced an uptick. Fewer sales have occurred in Ottawa's coveted Golden Triangle. Luxury condominiums have experienced a slight increase in sales over year-ago levels. Twelve properties were sold over the $800,000 price point in January and February of 2024, up from 10 during the same period in 2023. Condominiums continue to be a popular choice amongst young professionals and downsizing empty nesters and retirees who want to be in the city's core. An ample supply of condominium apartments is available, with 39 properties currently listed for sale. Heated home-buying activity at lower price points, characterized by strong demand and multiple offers, is expected to spill over into Ottawa's luxury market in the second quarter of the year. While a bounce-back is anticipated in the top end, fuelled by lower lending rates and lower housing values, concerns in the civil service sector over the possibility of a federal election could serve to dampen buyer enthusiasm in the short term. CITY OF MONTREAL Strong activity early in the year has set the stage for a robust spring housing market in the City of Montreal's luxury sector. Year-to-date (January 1 – February 29) sales priced over $2.5 million have increased 55 per cent, with 14 freehold and condominium properties changing hands so far this year, compared to nine during the same period in 2023. As lending rates trend lower and consumer confidence levels climb, more buyers and sellers are expected to enter the top end of the market. While inventory is currently ample at higher price points, much of the existing supply has been carried over from 2023. That scenario is expected to change in coming weeks as sellers move to take advantage of the vibrant spring market. While some luxury buyers are still sitting on the fence, hoping values will fall, increased activity is expected to place upward pressure on pricing in the months ahead. Pricing is key in today's market, with local buyers more selective than in years past. Well-appointed homes are generating the greatest interest, especially when located in the city's premier communities that have withstood the test of time – Westmount, Outremont and Hampstead. Younger buyers, looking for more funky architecture, tend to be drawn to areas like Plateau-Mont-Royal, Rosemont-La Petite-Patrie and Villeray, where modern renovations and custom builds are cropping up. New infill properties with the latest finishes, located in established older neighbourhoods have also drawn the attention of some high-end buyers. While luxury condominiums sales are up over last year, the market has been somewhat affected by the Foreign Buyer Ban. Would-be buyers from France, the Middle East, and Asia have been shut out of the market in recent years, and the extension of the Federal government's Foreign Buyer Ban to early 2027 has not helped. Evidence of the slowdown is most noticeable at the $800,000 to $1.3 million price point this year. With the end of quantitative tightening by the Bank of Canada in sight, a much-improved housing market is expected to emerge in the City of Montreal. Sales are forecast to be especially brisk at the lower end of the luxury market, priced under the $1.4 million price point, where multiple offers are expected to be commonplace. HALIFAX Despite an overall flattening in residential real estate activity at luxury price points, sales of properties priced over $1.2 million in Halifax reported a 16 per cent increase in the first two months of the year. Fourteen sales occurred between January 1 and February 29, with 10 single-family homes and four condominium/townhomes changing hands, compared to 12 sales during the same period in 2023. Local executives and newly-landed immigrants have been behind the push for high-end housing in Halifax this year. Some softening in values have contributed to the uptick in activity, with the average price of a luxury property sold in 2024 hovering at $1.56 million compared to $1.73 million one year ago. Halifax's Peninsula area continues to draw the greatest number of buyers, with 50 per cent of sales occurring in the community to date. The area offers up a limited supply of stately character homes, some offering waterfront with riparian rights, in a picturesque setting within five minutes of the city core. While listings are scarce on the Peninsula, there are several properties in the area that offer potential for renovation where the money invested will usually provide a decent return upon sale. The remainder of sales activity is occurring in sought-after suburban neighbourhoods and on the outskirts of town where waterfront properties offering lake frontage are a popular choice. Newer, contemporary construction is cropping up in established older communities such as Bedford West, where modern homes are quickly snapped up. An influx of listings early in the year has contributed to greater selection at the top end of the market for buyers but have held price appreciation in check for sellers. This is primarily due to strong upward momentum at lower price points which has pushed more properties into higher price points. As a result, many would-be trade-up buyers have been sidelined, especially at the $800,000 to $1.2 million price point. There are currently 78 properties listed for sale over the $1.2 million price point. The economic impact of 10 rate hikes by the Bank of Canada in a relatively short period of time has affected a large percentage of local buyers, but falling lending rates are slowly drawing some back into the market at lower price points. On the cusp of the traditional spring market, the forecast is promising. Although the flurry of activity experienced during the Covid era is unlikely to repeat itself, the Halifax housing market is expected to ramp up in coming months. In late July, the Israeli government won a major victory in its mission to shift power from the Supreme Court to the legislature, where Prime Minister Benjamin Netanyahu presides over the governing coalition. The so-called "reasonableness bill" stripped the High Court's ability to use the legal standard of reasonableness to outlaw actions of the government. The action has resulted in massive endless protests, clashes with police in the street and a serious reckoning about the future of Israel as a liberal democratic state. Construction has begun at the site of the Joseph and Wolf Lebovic Jewish Community campus in Vaughan, Ont. for the Honey and Barry Sherman Arena. The $52 million dollar arena–to be attached to the existing JCC complex–is a gift from their son Jonathan Sherman to the Toronto Jewish community. The late Sherman's three surviving daughters are not participating. It would make the UJA Federation of Greater Toronto the only JCC in Canada, and in North America, to own its own indoor ice hockey arena. With two NHL-sized rinks, stands, dressing rooms and a kosher snack bar, the arena is designed to provide badly-needed ice facilities for Jewish youth players and figure skaters, too. Welcome to the Hormone Prescription Podcast. (01:08): Hi everybody. Welcome back to another episode of the Hormone Prescription with Dr. Kiran. Thank you so much for joining me today. Today we are talking about doing detox. At this time of year, so many people are trying to do a detox and there's a lot of confusion about what really is a detox, what's a detox versus a cleanse? How do I properly do a detox? Do I need a detox or do I need a cleanse? , what am I missing? And I find that so many people get this wrong and it's not disastrous to get it wrong, it's just that you're not gonna get the benefits that you should get from a cleanser detox if you do it incorrectly. So you wanna make sure you're getting the most bang for your time and your money and effort invested. So you wanna listen up today to Dr. (01:57): Laura Belus cuz she specializes in this. I'll tell you a little bit about her. Well let me tell you a little story first. So I used to work with this massage therapist and we would talk about all kinds of health things. She knew what I did, she loved what I did cuz she was all about treating things at the root cause and not just medicating symptoms. You guys know, you know, cuz you're about it too. She said to me, I got this detox supplement at the health food store and I took it for a month and I feel so much better. And like I always tell you guys, I don't preach to people who don't ask for the information. So I just said, oh great. But I knew all the health problems she was dealing with and I knew that wasn't the only thing she needed. (02:41): And I was glad that she said she felt better, but I knew how good she really could feel. So, you know, she wasn't interested in learning more. Not everybody is. We help the ones who are swimming towards us who wanna be helped and who wanna be taught. So don't let that be you. Don't let that be be you at the supplement store asking the clerk at the health food store who has a high school degree who doesn't really know about this. Come and let's talk about it with Dr. Laura Bela. She's an expert and you'll get the information you need. So at this time of year you can do your detox, right? I'll tell you a little bit about her and then we can get started. Dr. Laura Beis is a licensed naturopathic doctor practicing in the greater Toronto area. She now focuses her clinical practice on detoxification and hormone balances for weight loss, stress management, greater energy and better digestion. She believes in making simple yet powerful changes to diet and lifestyle habits that create lasting results. Welcome Dr. Laura Belus to the podcast. Happy (03:50): To be here. (03:51): Super excited to talk about detoxing and why everybody's doing it wrong and what they don't know that they should know because this is the time of year when people are doing detoxes and like we were talking before we got started, about the difference between a detox and a cleanse. Ladies listening, do you know the difference? So we're gonna dive into that, but why is detox so important? Why do we even need to do one? Let's start there. (04:18): That's a great starting point and I think an important piece to, you know, really highlight. So detoxification is already a natural part in the body. Our body is always detoxifying and that's an important piece to know. It's a natural part of the body. It's not something we have to start doing. However, detoxification is literally like a waste removal plant in our body. Our body clears things it doesn't need, it packages them numb, it packages them up and then it sends them out of the body in various ways. But sometimes in our modern lives we are inundated with so many things, whether that's the food we're eating might not be free of pesticides, it might be the air we breathe, it might be a lot of the chemicals in our body and personal care products. The reality is our body and our liver specifically is working over time to detoxify these things from our systems. And let's be honest, there's a lot going on and sometimes the body needs a little bit of a help and that's why doing a focused detoxification plan or supporting your body's liver detoxification naturally is so vital now more than ever. (05:33): Yes, it's super important. I always say our body is a city and every city has a sanitation department , so we've got one but it gets, it's so sluggish. And what is the difference between a cleanse and a detox? (05:48): Yeah, so a cleanse really it gets a lot of publicity. You know, it's definitely a more of a buzzword. A cleanse traditionally is a liquid or almost liquid based diet for one three even seven days. And it's intended really to focus on resetting the digestive system. Our gut from people that have a lot of digestive issues, bloating, maybe they've been quite sick digestively and they're slowly trying to get back into things or more famously a lot of people are familiar with perhaps green juice cleanses where they're drinking a lot of fresh juices all day. It's limited, it's a low calorie, liquid-based diet. So it does give the gut a bit of a break. It doesn't make your digestive system work really hard to break down solid foods because solid foods need to be digested and it takes a lot of effort to do that. But a cleanse is really focused on gut restoration. It's almost like hitting the reset button. It doesn't do very much for liver health. It is a quick reset for some people, but I normally don't recommend cleanses for most of us. And if I do recommend a cleanse it might be a one day reset. Just to reset the, the digestive system, it doesn't really focus on liver detoxification. (07:05): Okay, so liver, I call that the sanitation department and you gotta love your liver. So can you talk a little bit about why the liver should be the focus of your detox? What's going on in the liver that's so important when it comes to detoxification? (07:23): Yeah, so the liver is really, I love that analogy, the sanitation department because it is, it is, it's filtering so much blood through our circulatory system from our digestive system running through and it is cleaning out and picking out all of the not so nice things that are in our circulation are in our bloodstream and it's packaging those up that takes effort. It's sort of a two-step process for those that that are interested more in the science side of it, it's a two-phase process where your liver packages up these toxins or these chemicals or these pesticides, whatever you wanna call them, and it packages them up into two phases and after the second phase it dumps it into the digestive system or back into the bloodstream where you can sweat it out, you can pee it out or you can poop it out. And that's a very important part of getting these toxins or or these chemicals out of the body. The liver is responsible for that packaging process. (08:18): And so what kinds of things are happening to us on a daily basis? Things that we're coming in contact with maybe eating, drinking are impacting our liver. Why isn't our, so when I was in medical school , I was taught that you don't need nutritional supplements, vitamins, minerals, et cetera because you get it from the food you eat, which is totally wrong, right? And then I was also taught that you don't need to do any detox or cleanse cuz your body takes care of it itself. So I think more and more people in this day and age are aware that that's a fallacy. Why is that a fallacy? Why can't our liver just take care of what it needs to take care of in this day and age? (09:00): And that's a key point what you just said there in this day and age, that is the key point that that I think the listeners hopefully are are tuning into because this day and age we are number one living very stressful lies when you add stress to the mix, people say, so what stress or the main stress hormone that we produce cortisol, many people have heard of that word before. That has to be broken down and processed by the liver as well. Well now if I add a huge bucket of cortisol for my body to produce or to clear out day in and day out, that's c clogging up the sanitation plant that's clogging up the pipelines. I add in maybe a few extra coffees or a couple extra glasses of wine during the week sugar. Right? A lot of us are grabbing sugar or sugary sweets for that pick-me-up in the afternoon. These are hard to process items for the liver. Yes the liver can do it, but once we start to get stacked items that are not working in the liver's favor, there is an overburden we need to, to interject, we need to add in some supports to get that assembly line cleared and that bucket empty once again. (10:07): Yes. So clear talk. You mentioned alcohol. Can you talk a little bit about alcohol in the liver? Because I remember back when the French paradox came out by Walter Willette and everybody's, you know, they had a justification for drinking their two glasses of wine every day, but nobody talked about what it does to your liver. Can you talk a little bit about what alcohol does to your liver? (10:30): Yeah, so the liver does, and again let me first start by saying that genetics play a role here. Some of us are faster metabolizers or we can break down alcohol more efficiently than others and there's different ethnicities that have a better time or an easier time breaking that down and and others not so much. And that's based on an enzyme that pretty much degrades or breaks down alcohol. So it can be flushed out of the system. But there again, there are two phases to this and if we start to break down alcohol and there's too much already in the system in phase one or part one of this detoxification, the body becomes quite toxic. That phase one, that first step of the liver detoxification process, that's often what leads to a hangover when we've consumed too much alcohol and many of us know what that feels like. (11:15): But even if we add alcohol to an already overburdened liver, it might not be the amount of alcohol per se that might be an extra glass of wine or even just a single glass more regularly. It might push the body or the liver over the edge and it cannot clear things fast enough, quickly enough and on a regular enough basis so we can feel toxic, sluggish head, ay hives, you name it. A lot of odd, sometimes symptoms can come through and that can be because of this burden of alcohol not being fully broken down and metabolized. (11:49): Yeah, I think it's something that people need to be aware of and people, people say, oh Dr. Kyrin, you're such a kill joy, you're saying none of us can drink. That's not what I said. , you have to look at your individual biochemistry and where you are and maybe there might be evidence that you need a break for a while, but doesn't mean forever. All right, so let's dive a little bit more into it. You mentioned phase one and phase two detox. I don't think in the liver most people are aware of that. So how exactly does your body use the liver to get rid of things? What is it doing to them? (12:27): Yeah, so the two phases of lead liver detoxification are essentially there is a biochemical process going on. So we we're removing and adding various molecules. If we go back to high school chemistry class, whether it's an oxygen or a hydrogen, we're taking off and putting on different molecules to these starting items. So whether it's a, a pesticide for example, or alcohol, we'll use alcohol as an example. And phase one is making it, it's basically starting the process. Phase two, a second phase, a second process. A bunch of different enzymes have to go in and make that item more water soluble. And that requires different items, different antioxidants or different components to help phase two. And then once that, that item is now or that alcohol is now water soluble, it's more, more or less inert. So it doesn't really can, can't really create problems in the body. (13:18): It can now be safely expelled, whether that's through the kidneys and in the urine or in the gut through the stool or sweat out or breathed out by the the lungs. I forgot to mention that earlier. So there are various processes, both of them are distinct. Phase one is in many ways making this item potentially more disruptive for a short period of time. And then phase two jumps in and adds a a molecule or adds a component to that phase one portion and says, okay, we've packaged you up, you're now safe, you're not gonna cause any more problems and now it can leave the body. We have to highlight phase two is arguably much more important than phase one when you wanna feel your best and detox effectively. (14:03): And isn't this where a lot of people get into trouble because they're only stimulating phase one and they're pushing all these substances to become water soluble, meaning they can go more places and do more damage And they're not addressing phase two properly (14:17): A hundred percent. I think that's really when we think about oh let's give our body all the B vitamins or all the antioxidants, those are heavy hitters for phase one. Those even some herbal ingredients milk thistle, a lot of people are familiar with that herbal ingredient. Yes, to an extent they can touch on phase two, but phase two again has a very unique component. It's not about breaking things down, it's actually about safely packaging them back up so that they can leave the body. And phase two requires a different set of nutrients and components that I don't think a lot of people, I know a lot of my patients sometimes neglect that and that needs to be looked (14:56): At. Mm-Hmm what kinds of foods and nutrients are needed in phase two? So (15:00): Phase two detoxification, this is where our amino acids come into play. And when I say amino acids, I mean the components of proteins. So definitely I'm thinking of glycine, I'm thinking of my sulforaphanes in terms of my broccoli family of vegetables, n acetyl cystine or N A C for short, the cystine component. These are all components that support phase two. And I wanna highlight that there are many micro processes always happening in the liver. It's not just what do I take for phase one and what do I take for phase two. There are a lot of these nutrients that play a role in both phases. But when I think about phase two, I'm really thinking about my amino acids and my sulfur or my broccoli and brassica family of vegetables. Those really have some additional support on that phase. (15:52): Right. And I'll just add the methyl groups cuz I happen to be a poor phase two detox. Yes. Cause I have the SNPs with the methyl groups. My body has a problem with that. So that's caused me huge problems. And I find with a lot of my patients that's true too. So I think getting the genetics done. Yeah. What role does a genetic profile play in assisting you in doing a proper detox? (16:16): And that is something I think, I think that's where medicine and health is going in the next, you know, five to 10 years. I'm starting to see a lot of, a lot more of my patients interested in genetic testing. Maybe have had a few SNPs looked at, you know, and they are interested in figuring out how their body processes and breaks various things down the liver. The, the SNPs or the genetic components really play a role in how effectively your body can break down certain chemicals or certain items. And again, this is an ever-growing field in the liver. So caffeine is a big one. Methylation, which is an important portion of phase two detox, detoxification, alcohol, certain medications, right? How well does your body break down or detoxify These components can really tell you, hey, do you have to be really strict on avoiding caffeine during your detox? Or hey, do you need a little bit more methyl support during your detox? Especially when we're focusing on phase two. So this is a, a very emerging and still very new area, but it's rapidly growing and absolutely it can customize how you take your detox to the next level. (17:26): Hmm. Yeah, I think that's key. And what about phase three detox? Do you wanna talk a little about that? Well, (17:32): Phase three detox is really important because I think, you know, especially when I was studying as well, I found when I, when I was talking about liver detox in the beginning of my practice and my career, it was sort of assumed that there was this elimination process. But phase two really is that final step in the body getting rid of waste and those toxins out of the body. Specifically, I, I wanna touch on estrogen for a moment. So estrogen a very vital hormone for, for us women and our body detoxifies it along with many other hormones. But once it leaves the liver, now it's, it's in circulation and, and on its way in digestion to leave the digestive tract. Your body, believe it or not, does have different enzymes in the gut to help your body either flush estrogen out and keep it moving or unpackage that estrogen that was ready to leave and recycle estrogen back into circulation, which many of us don't want. We're trying to get rid of excess estrogen. So I wanna highlight that phase three is in short, how effectively you poop out your, your toxins. But remember that's just one component. It could be kidney function with your urinary tract, it could be sweating, are we sweating during a detox? Are we eliminating things through the skin? It's that final stage of getting everything that we don't want outta the body. (18:54): So key. Let's talk a little bit more about estrogen detox, cuz I think that is a concern particularly for women at midlife before they go through menopause. Most women are hypo hyper estrogen, so they need to be getting rid of estrogen. So do you wanna talk a little bit about the path that estrogen takes? Because we talked earlier about how all the chemicals that come in your body, your body has to detoxify. But what most people don't realize is that everything your body makes it has to get rid of somehow. Right? just like right when you do crafts inside your house, you've gotta do something with those crafts and all the scraps that you made or trash that you made when you make it. So can you talk about how the body, the full pathway gets rid of estrogen and where are some of the stumbling blocks? (19:43): This is, you know, this is a whole can of worms in so many ways because like you just said, it is so vital that women understand what estrogen is doing in their body. There are various times in our lives where estrogen sometimes does do a bit of a rollercoaster. And I find in my practice, perimenopause is a very turbulent time for a lot of women. And if we are pre perimenopause, well then, you know, let's say in our early forties we've still got regular cycles, but we might still be dealing with heavy flow, lots of clots, long periods, painful periods. And I always encourage my patients to get an idea of what estrogen is, is going, what, what's going on with their estrogen in short. And the, one of the best ways to do that is to see what we call your estrogen metabolites, your breakdown products of that estrogen hormone as it makes its way out of your system. (20:36): And that's often why I I personally use the Dutch urinary metabolites test, which is a hormone urinary hormone test. We can see how your body, what your, your body does with estrogen in theory. And what we see is, is it effectively leaving the body And that unfortunately can't be measured as accurately in the blood. And this is where women can really see is my body recycling estrogen, which we often refer to as making 16 oh estrogen or the 16 pathway. Is my body making inflammatory estrogen or the four oh pathway when we measure that breakdown product? Or is my body really good at getting rid of estrogen safely without causing too many symptoms? And that is the main and the protective pathway, which is the two oh pathway. And these are just sort of sciencey names for those specific breakdown products of estrogen. Mm-Hmm , there's three pathways and we all should know what our body's doing and which pathway is perhaps taking the reins in our bodies. (21:37): Yeah, I think that's super important. And I, you know, as you're speaking, I was just wondering, do you ever recommend that women who are have reached menopause go on hormone replacement without having a urinary metabolite test for their estrogen? I mean, it's something I require, so I'm wondering what your thoughts are. (21:55): Absolutely. It is really in a serious conversation. We have, you know, g starting hormone replacement therapy in any way, shape or form supports. We need to see what's going on. We assume, assume that estrogen is lower, we're not getting our psycho, we might have some symptoms, but that assumption really doesn't hold up for many women in terms of is their body safely and effectively clearing that estrogen out, especially if there's a family history of any estrogen sensitive cancers. We're really looking to get the full picture before we start any hormone supports. And that just gives women the power to understand and to, and to really, you know, use that information to their advantage to feel their best during hormone the supports or (22:39): Not. Right. And I'm just wondering, is it the same in Canada as it is in here in the US because the mainstream treatment for women with menopause, well first they say hormone replacement for the least amount of time and the lowest dose possible for symptom management only. There's no testing. They just give you a standard one size fits all dose, no testing of metabolites, how you're breaking it down and there's no follow up testing to see if you're on the right dose. And I'm just wondering, is it the same in Canada? (23:07): Well, yeah, you know, in, in many ways it is, you know, as a practicing naturopathic doctor, I focus on bioidentical hormones in my practice. But the conventional primary care practice here in in Canada is very much that way. We're giving oral hormone doses. We are not doing pre or post or during testing. We are not determining what that woman specifically needs. And there's a lot of gray area in terms of, you know, is this the most effective treatment for that woman? And just because a woman's not feeling great going up on a dose of estrogen, for example, or both hormones might actually make a woman feel worse because they can't metabolize estrogen effectively. There could be genetic reasons for that. So we wanna make sure their body is functioning well before we start adding hormones to the mix. Because if we're gonna give you hormones, we wanna make sure you can use them and actually feel better. (23:57): Absolutely. Okay. So that's interesting. It's pretty much the same, it sounds like . So phase three detox. Yes. Pooping. We have an epidemic of people not pooping Absolut. Absolutely. And can you talk about what should be optimal in terms of pooping? Like how are we biologically programmed to poop? Cause the mainstream definition, they don't consider it constipation until certain things happen. So can you talk a little bit about that so people listening can really get a good idea? Am I coping the right amount or not? (24:28): Yes. And and on my intake forms, you know, I'm always talking about with my patients, okay, like how often are you going to the bathroom? And I will comment on frequency first and then I'll talk a little bit of bo about other areas that we wanna consider. But frequency, the, the normal optimal, let me not say normal, optimal bowel movement frequency is one to three times a day. And generally that coincides with the number of times we eat main meals. And if we go back and think about any babies or young ones in our lives that we can recall, we probably thought, yeah, every time they ate, they pooped. And somehow when we started right, adding solids to the mix, things do slow down. Granted they slow down, but for many of us, when I tell patients one to three times a day is normal, they're shocked. (25:13): They don't think, they've never been told that. And it might not be your normal to be three times a day, but one or two times a day is really, really optimal for majority of us. And if we're doing any kind of detoxification, if you're not going once a day and you don't feel it's a complete bowel movement, meaning you don't feel you're empty. A lot of women intuitively, we, we feel the difference of yeah, doesn't feel like I'm, I'm emptied out or, or that felt good. I'm like, reset. If you don't feel empty, that's the first place we start. We don't even think about a detoxification program until you are going every day minimum once and feeling empty, no point clearing things out and having it and have nowhere to go. We've gotta make sure that that bowel movement frequency is there right from the beginning. (26:00): Right. It's kind of like when your toilet stopped up, you don't put more material in water in the toilet, it's coming overflow. It's the same, like you gotta have the outlet working. So that phase three has to be cleared out. What do you think most people get wrong about doing a detox? (26:18): Ooh, hell, you know that, that's a great question because you know, we, we've touched on a few points. Not supporting phase two is perhaps new to a lot of people, but focusing on those phase two nutrients is key. Especially if you're feeling really overburdened. So people say, I don't feel well, I know I should do a detox. I, you know, I I've been on several medications, maybe I've, you know, been overindulging, caffeine, alcohol, sugar, I wanna reset the body body Well, and you've gotta focus on that phase two because it is that critical component so that you continue to feel okay during a detox mm-hmm. , if you're full of a headache, you're lethargic for seven or or 10 days during a detox, that's not normal. That means that there's either too much happening too soon or we're not focusing on phase two. So those, those nutrients, those amino acids, the methylation products and the sulfur components are so, so key. (27:09): The second component I will say is people don't ease into a detox. So that kind of relates to the first point. They just go cold Turkey. I, when I first did my detox, oh, going back here probably 15 years, I had migraines, I had adult acne and my naturopathic doctor at the time said, Hey, you're gonna have to come off coffee, don't think about coming off your three cups a day tomorrow. And I'm still glad that she told me that because we still gotta function. Many of us are still going through stressful lives and busy to-do lists. We do not wanna go cold Turkey on a lot of these things In our daily routine, I recommend easing into a detox, reducing caffeine and alcohol over a week slowly and supporting your lifestyle. Don't give yourself a thousand things to do during a detox that hurt, that hurts the detox. Give yourself the opportunity to detox. When you've got a little bit of breathing room less to-do list, you can sleep a little bit better and you don't, you don't feel like your stress is at its highest during that time. (28:13): Yeah. I, I'll echo what you just said is, you know, it's not just detoxing your body. I, I ha have this friend and many years ago she said to me, oh, Kirin, I got this detox supplement at the health food store and I took it for a month and now I'm detoxed and you know, I don't give my friends an unsolicited medical advice. So I said, oh, that's great. But what I was thinking to myself is she didn't do a lot of other things like change her diet and change her cough, caffeine intake and she didn't slow down her life because like you talked about at the beginning, that stress leads to cortisol and your liver has a part in clearing that. So making a detox, not only a time to clear your body biochemically, but also clear your life, I think is something that's key. So what role might other detox modalities play in doing a quote unquote official detox, what I call a 360 degree detox, so things like sauna, lymph, drain edge, anything else that people should consider adding? Oh, (29:22): I love that. Yes. And, and as a naturopathic doctor, like we, our philosophy is like whole person, you know, like all aspects you know, of, of the body need to be looked at. I'm big on a couple of things. So full body detoxification, any physical modality, infrared, sauna even steam saunas are great, dry saunas are great. Infrared are, is my preference during a detoxification, dry skin brushing, which can, you know, small circular motions from your extremities, from your hands and feet up towards your heart before showering is a wonderful way to stimulate your lymph. Any slow movement. So Pilates, yoga, gentle walking in nature, natural ways to, to boost your circulation and improve clearance of all those toxins gently. Mm-Hmm. is, is great. I'm also big on the tech detox side of things. So detoxing the mind is really, really wonderful, but really challenging in our mo in our modern days. (30:16): So during a detoxification supporting some tech free time, maybe giving yourself that one or two hours before bed. I mean, ideally we should be doing that most nights, but let's be honest, many of us aren't during a detox. Just take a step back from tech a little bit. It gives your body a little bit of a chance to, you know, reduce that screen time, sleep a little bit more deeply. And you know, our dopamine in our, our other neurotransmitters, our reward centers of the brain can kind of get a bit of a reset. So we're not always looking for that high from the tech side and, and social media and all of that. So it's a wonderful way to do kind of body spirit, mind physical and non-physical. (30:51): Okay, we're gonna wrap up shortly, but what does sauna do for people? Can you help them understand? Cuz I think people think, oh, I heard I should do sauna, but they don't really understand what it's necessarily doing for them. And why is same thing for limp drainage, why is that important? (31:10): Yeah, so sauna again, various types of sauna. They've been studied for different types of detoxification, but essentially what we're doing is we're heating up the tissue. Infrared saunas not a hot sauna if you've ever been in one, it's, it's for people listening, it's a, it's a warm room and it's relatively dry. But as the 20 minute session kind of wraps up, you can you start to feel a little bit sweaty. But what we're doing here is stimulating basically clearance of toxins within the cell. So that heat, depending on, again, the type of heat, is it a moist heat, is it a dry sauna, is it a steam shower? That will elicit different types of sweating and different types of elimination through the skin. So we're looking at skin elimination. In short, you're sweating, you are bringing toxins that are water soluble. So some metals some contaminants in our supply, in our water, in our personal care products are excreted in the sweat. So those would come out in the sweat. And that's a wonderful way to amplify a detox and I really encourage people to do it. Of course, if you have any medical conditions, you always wanna talk with your medical provider beforehand. Mm-Hmm. some people overdo the sauna if they're not drinking enough water or don't have enough minerals, they can feel lightheaded. We never want that to, we never want you to get to that point. It doesn't have the effectiveness if you're feeling drained after a sauna experience. (32:25): Awesome. Did you have anything to add otherwise on limp? (32:29): Oh, the lymph piece. Yes. Thank you. I wanted to say limp is an important PE for people to understand. It's not the bloodstream, it's a small highway of vessels that clear out a lot of our immune cells. A lot of our waste products go through the lymph related a lot to immunity. And gentle motion actually is what stimulates the lymph node. So the lymph supply. So if we're clearing gunk and junk and trying to amplify our immune system, gentle motions, dry brushing, gentle lymph massage, as you mentioned, these are wonderful ways to, again, clear, stagnant, stuck things that might be in our body that need a chance to eliminate during a detox. So gentle therapies work wonderful for lymph and that can be done at home. (33:11): Yeah. This has been such a great conversation. I know people listening have gotten so much out of this and they really are starting to have a deep understanding of what a detox needs to include, what needs to be addressed. I love this quote you shared with me before we got started. Aim to be just a bit better than you were yesterday and also forward is forward and another one le and then the net will appear. They actually all go together. I think so beautifully.
