Tom Karadza is Co-Founder of Rock Star Real Estate Inc. in Ontario that has worked with real estate investors since 2008 to help educate, inform and ultimately buy rental property across the Greater Toronto Area. With a start in the software industry back in 1998, after a few years of being on the “technical” side of the business Tom decided to join the sales team. And he hit it out of the park in a big way! But he was miserable and felt like a cog in a big fat money machine. With the guidance of an early influence, Dan Kennedy, Tom made the decision to become the master of his own life, his own rain maker, and the personal freedom that came along with that. He wanted to create his own business and live life on his own terms. This led to two things: real estate investing and a very serious study of marketing and sales. Tom and his brother Nick decided to create their own real estate investing business and a real estate brokerage dedicated to investors. They started an investor program, “Income for Life,” in 2006 and then launched their own brokerage, “Rock Star Real Estate.” They wanted to start a brokerage “by investors, for investors” – so they did! Dive into this episode, to hear more of Tom's story from IT to Rock Star Real Estate, the influence of his immigrant parents and a contrarian mindset that informs his values and integrity and is at the root of how Tom operates both in business and personally. Tom shares how their company has evolved from operating exclusively in Toronto and the GTA to recently expanding (with the right team) to offer opportunities for real estate education and ownership in Florida. Exchanging the role of interviewer from time to time, Tom and Patrick talk about the powerful impact of meditation, personal integrity, economics, real estate markets, creative strategies, government policy, cryptocurrency and the value of creating positive culture in business.

With all the craziness going on it's nice to have a palate cleanse with go getters like my old friend Amanda Bouck and Marty Gordon. I first met Amanda around ten years ago at Rock Star Real Estate when she was running the day to day as the in house Property Management business. Fast forward ten years she's managed a team of coaches, created educational content at Keyspire and together with her husband Marty, a licensed carpenter who's gone from employee in construction to general managing their own property management company and investment portfolio of small multis in Guelph to small apartment buildings in London. Apparently Marty has free time between all that, their one year old son to coach as a Keyspire coach as well. Hey, I'll never fault anyone for multiple streams of income ;) Amanda and Marty's journey from beginner investors in their early 20s to the present, 17 years later, a fair sized portfolio and getting close to buying and building their dream home on large acreage and custom built mansion. It's an inspiring and real journey. Amanda and Marty share how they journey wasn't easy and required hard work. Success is not guaranteed but with hard work, smart decisions, over a large period of time, it's hard not to be successful. BIO: Nick Karadza and his brother Tom quit their jobs in the software industry to start Rock Star Real Estate. The company has over 60 people and works with thousands of clients who have purchased billions of dollars in income property across Ontario. STORY: Nick bought his first fixer-upper property when he was 21. What he thought would be a quick-fixing job turned out to be much more work than he had anticipated. After much hard work, he sold the property and made a negligible profit. LEARNING: Understand the real estate market before you invest in it. “Whoever handles the most crap wins.”Nick Karadza Guest profileNick Karadza was buying rental properties around the Greater Toronto Area. He couldn't find anyone to help him find the data he needed to make educated decisions about local investment property. Together with his brother Tom, they quit their jobs in the software industry to start http://www.rockstarbrokerage.com/meet-the-team/ (Rock Star Real Estate). What began as two brothers working out of a closet with zero clients has turned into a team of over 60 people, working with thousands of clients, who have now purchased billions of dollars in income property all across Ontario. They have authored https://rockstarinnercircle.com/books/ (three books), host a growing https://rockstarinnercircle.com/podcast/ (podcast), and run an educational membership program with over 1,000 clients, and 22 different instructors lead classes. The entire purpose of Rock Star Real Estate is to help Canadians build and buy assets that will help them live life on their own terms. Worst investment everNick bought his first property when he was 21. He believed it would be a straightforward process where he'd buy the property, fix it, sell and make his money. Well, it was a lot more work than Nick had anticipated. He was working full-time at the time, so he had to wake up early in the morning and work late at night fixing the property. Nick put in long hours fixing the property and then sold it and made a profit of $4,000. The overall return investment was negligible for the amount of work and time Nick put into that property. Lessons learnedHave a great understanding of the real estate market segments before you start investing. You'll have bigger opportunities if you stop worrying about the little stuff and level yourself up to more significant problems. Hands-on investment experience allows you to grow as a person, and the skills you gain open new doors for you. People want to grow their network with people that can identify and solve problems. Andrew's takeawaysYou'll find many opportunities when you learn to identify problems and solve them. Actionable adviceLook for more information to get a little bit more of an understanding before you get into real estate. Nick's recommended resourcesGrab Nick's https://rockstarinnercircle.com/books/ (free books) that cover Canadian real estate. No.1 goal for the next 12 monthsNick's number one goal for the next 12 months is to find bigger problems, turn them into opportunities and see where that takes his company. Parting words “Andrew, I think what you're doing is great, and if anyone's listening, opportunities are always out there. Just go grab them.”Nick Karadza [spp-transcript] Connect with Nick Karadzahttps://www.facebook.com/RockStarInnerCircle/ (Facebook) https://rockstarinnercircle.com/podcast/ (Podcast) https://www.youtube.com/user/rockstarinnercircle (YouTube) https://rockstarinnercircle.com/ (Website) https://rockstarinnercircle.com/books/ (Books) Andrew's bookshttps://amzn.to/3qrfHjX (How to Start Building Your Wealth Investing in the Stock Market) https://amzn.to/2PDApAo (My Worst Investment Ever) https://amzn.to/3v6ip1Y (9 Valuation Mistakes and How to Avoid Them) https://amzn.to/3emBO8M (Transform Your Business with Dr.Deming's 14 Points) Andrew's online programshttps://valuationmasterclass.com/ (Valuation Master
This week we have a really interesting interview of a gentleman, co-worker at Rock Star Real Estate, my friend Montu Dhillon. He has a unique background having worked his way up the corporate ladder in the financial services world, specifically compliance so he saw first hand who really makes the money in the investment services industry, hence he started buying real estate. Montu shares how he started like most of us do, hustling hard, in search of cash flow buying houses, duplex, fourplex, Airbnb then later transitioned into new construction condos for the negative cash flow but way less headaches. Montu is a bit of a trader as well having divested some properties near the peak and what property type he has his sights set on may surprise you. Montu shares his experience in the current market of writing low ball offers and being on the receiving end as well. This is definitely a story of resilience, entrepreneurship, and taking control of one's financial future. For Montu's free digital book: web https://www.dhillonrealtysystems.ca/
In this week's episode, the CoFounder of Rock Star Real Estate Inc., Nick Karadza, tells us how he got started in Real Estate, what to do with your properties, how to vet a realtor as well as how to protect yourself in the long term in today's unpredictable market by understanding how it works! Come get Real Estate with us.In this episode, we cover:How Nick got started in Real Estate, after graduating with an IT degree and working a government job that did not fulfill him. He told us about the book that got him started: Multiple Streams of Income by Robert G. Allen. If time is extremely valuable to you, investing in your education may be the perfect shortcut for you. Experience is obviously key, yes, but educating yourself is something incredible that can push you forward. If you are barely starting with Real Estate and want to get your hands dirty, but still don't know how: getting someone with hands-on experience is the best thing you can do for your growth. The top 3 questions to ask when vetting a realtor, according to Nick. He tells us something that we are all aware of and that is true (even in Real Estate!): quality does not equal quantity.PRO TIP: rent does not go down so easily if you have rent control. With rent control, it does not spike up so easily... so it won't spike down inadvertently! About Nick: Nick Karadza is the founder of Rock Star Real Estate with his brother, Tom. We have a special treat in my old friend Mike Desormeaux who I met back in 2010 when I joined Rock Star Real Estate. Mike is modest but from my recollection, he's been the top agent and coach at Rock Star in terms of unit volume and his clients love him. Mike wasn't always successful though, he comes from some serious humble beginnings, from living across from the train junction yard to living out of his car but he discovered investing in real estate and life from there changed forever. Fast forward to today, Mike is a successful investor and author of Wealth Won't Wait, a book about creating income during uncertain times. Funny enough Mike always wanted to write this book and did during the uncertain times of the early pandemic. Mike is an awesome guy and he's got a bunch of crazy real estate stories to share. Stuff you can't make up and for those who think Realtors have it easy, here's a behind the scenes on the hustle and risk some take on to do the right thing. Anthony Molinaro and Adrian Omasta are two high school pals who are going all in on their dreams! Anthony Molinaro first found his way onto the front page of the Toronto Star at the age of 20 years old for his work ethic and drive to get ahead in life. Since that article Anthony has graduated university and now works full-time for a real estate investing educational company, Rock Star Real Estate. Now recently at the ripe old age of 24 years old, Anthony and Adrian have jumped into the real estate investing game and purchased their first investment property in St. Catharines, Ontario! With one property under their belt, they're soon going to purchase their second property and many more properties afterwards as well! They are also launching Rat Race Real Estate, an avenue for sharing content of their own journey of escaping the rat race using the power of real estate investing so that they can inspire and help other Canadians to escape the rat race as well. In my interview with Anthony and Adrian, we discuss factors to consider when buying an investment property, why you might choose to do rent-to-own for your investment property and tenant screening.

On to this week’s show! As a real estate nerd, I do enjoy reviewing real estate market stats however, we wealth hackers know, the stats are great for general consumption however none of us are investing in average real estate and the smart money invests in investment grade real estate. This is why I reached out to some of the best Investor agents I know in the top markets for investing just outside the GTA since we all focus primarily on cash flow. On this market update show we have agents from London in the west, Justin Konikow of Prime Real Estate, Rob Break who works the same real estate brokerage I do, Rock Star Real Estate all the way from the East in Durham and Peterborough, most of you know him from the Break Through Podcast. To the great white north of Barrie, we have John Beddome. Representing Kitchener, Waterloo, and Cambridge, from my own iWIN Real Estate Team: Tim Hong. And finally, the duplex queen, from Hamilton, Tammy Ditomaso. To me this episode is a special treat as these are the agents I call when I want to know what’s going on, on the street in regards to real estate for investors. There is a lot of fear out there which is why I brought this group together to update you all on what’s happening on the front lines of real estate and property management. I hope you enjoy the show! Without further ado, I give you Justin, John, Rob, Tim and Tammy!

Understand what you’re doing and understand if that particular investment that the property and the strategy you’re choosing to use is actually going to get you one step closer to where you want to be.” – Nick Kadraza “There’s value to figuring out what works for you and then just plodding away at it. It’s not sexy. It doesn’t make good for social media posts cause you’re doing the same thing over and over again. But man, if you figure out something that works for you and you can create repeatable results for yourself, why fix what ain’t broke, right?” – Nick Kadraza Connect with Nick Karadza: https://rockstarinnercircle.com Connect with Dave Dubeau: Property Profits Podcast www.davedubeau.com www.investorattractiondemo.com Facebook LinkedIn Enjoyed the Podcast? George El Masri is an impressive guy. He hasn't let his age, property prices or anyone's feedback stop him from reaching his investing goals. Often we discuss how Millennials are getting the short end of the bargain lately with property prices sky high, mortgage rules getting tougher each year and incomes not keeping up. But George hasn't let any of that stop him and today runs his own podcast at www.welloffpodcast.ca . George is part of the Rock Star Real Estate team and we couldn't be more proud to have him working along side us.

When we started with zero clients, zero sales, and zero clue we wish someone would have broken down some key concepts to us. Or at least someone would have prepared us for some of the battles and frustrations that we would face. Living the entrepreneur life is a very lonely place. Very few people understand what you're going through. On this episode of The Your Life! Your Terms! Show we look back at the first ten years and share some of our thoughts, our mistakes and some of the lessons we learned the hard way. Enjoy the show!!

You as the CEO of your life and business. If you were to take a third person view, say you’re the chairman and have a look at the CEO you have employed to run your life and business. Would you want them to have high energy and eat a healthy diet or would you want someone sluggish who considered french fries a vegetable? In masterminding with many entrepreneurs, health and weight are concerns for many as they should be. Much of your health and weight depend on your inputs meaning what you eat and here to help us all with what the heck should we be eating is my performance Dr, Dr Callum Cowan. If you follow him on Instagram (@phenom_doc), you’ll notice his patients include many elite athletes whether Canadian Olympians, to NHL’ers such as local Hamilton boy and defenceman for the Nashville Predators, Ryan Ellis to UFC Champion Max Holloway. Dr Cowan answers my millions of questions on what to eat vs. not to eat: e.g. coffee, chocolate, a glass of wine a day, most science backed optimum diet, the fastest path to gaining more energy and health. If you don’t believe in functional medicine, that’s cool too, I just know I’ve gone from needing regular naps in afternoons to having the best mental clarity I’ve ever had, I’m pushing new personal bests in the weight room, my abs are popping, and I know I could beat up any previous version of me. I’m not looking to impress but rather share my results from my lifestyle changes. If you hear me mention Tom, that’s my friend, mentor, gym buddy Tom Karadza, co-owner of Rock Star Real Estate. He’s the one who introduced me to Dr. Cowan. Anyways, without further ado, Dr Callum Cowan.
Ontario's population is growing much faster than we had anticipated and it's affected rents, price points and investment strategies right across the province. In the episode of the show we break down what we're seeing on the streets. We cover everything from Peterborough to London and from Barrie to Niagara. The Federal government has also updated their immigration targets and we dive into how all of these things are having an impact right here ... making the Golden Horseshoe one of the most fertile investing areas in all of North America.
