Krystal and Dedric Polite are a power couple on a mission to uplift their community while building a real estate empire out of North Carolina. They are also the newest edition to A&E's Homemade block, with their show 50/50 Flip. Serial entrepreneurs at heart, Krystal and Dedric entered the real estate game soon after falling in love. It all started with a humble AirBnB rental, big dreams, and complementary business acumen that would serve as the foundation for future success. Dedric's expertise in acquisitions, deal negotiation, dispositions, investor relations, social media marketing, and finance coupled with Krystal's prowess in business management, motivated seller marketing, brand management, systems, vision, and creativity have resulted in over 100 properties flipped since 2018. The Polites know how to hustle, and this has caught the attention of peers, the public, and media outlets, such as People.com, Access Wire, and more. Krystal and Dedric have spoken at over 50 seminars for budding professionals, were featured in Anita and Ken Corsini's Best Deal Ever, currently own and operate seven business entities plus a non-profit, and launched a new A&E series, 50/50 Flip in January of 2022. When Dedric and Krystal aren't taking real estate by storm, they're raising two young boys and inspiring others to build generational wealth, one investment at a time. Ken is also the host of the Deal Farm podcast, where he interviews other industry experts on the subject of real estate. Find out how Ken got started, and why it's so important for you to have a pulse on your local market cycles, to stay ahead of the curve.   Key Takeaways: Ken quit his well-paying job and joined the real estate industry in 2005. Little did he know that the market was going to crash two years later. In the beginning, Ken used the turnkey business model. What are some of the pitfalls of working with the turnkey model? Ken's primary focus now is fix and flip. In order to be a successful real estate agent, you have to understand market cycles. The market cycles dictate your lead generation. Both Alex and Ken have found that they've needed to change their strategy over the years, as the market space has gotten more crowded. Instead of seeing other real estate investors as competition, he's decided to join forces with newbie wholesalers. How big is Ken's team? What kinds of tools does Ken use to help streamline his business? Follow up as often as you can!!! What advice would Ken give his 25-year-old self? If you're not happy at your job, make a change!   Mentioned in This Episode: FlipEmpire.com Connect with Ken at Gainvesting.com and... Today’s guest is HUGE! Ken Corsini is getting his own show on HGTV called Flipping the South. It airs next Thursday, May 12th, at 11pm Eastern Time, so set your DVR right now before you forget. Because after this interview you’re definitely going to want to see this guy in action. Ken is on the podcast today to talk about the real estate scene in Atlanta and how he managed to score a spot on HGTV. He’s been in the game for over a decade now, and he’s learned a thing or two about flipping houses. His unique perspective on flipping turnkey properties isn’t your typical fix-and-flip situation. Ken and his wife work together to find one-of-a-kind, off-market properties, including old farm houses, that they then transform into move-in ready homes for eager homeowners. He did 100 flips in 2015 alone! So if you want to get in on his profit making strategy, listen to Ken break down a few life lessons. [Tweet "If there’s one word investors need to incorporate into the repertoire, it’s adaptation. - Ken"] The biggest lesson Ken and I talk about today is adaption. We all know that keeping up in this market is sometimes impossible. You have to learn how to stay on your toes if you want to keep up with all the new technology, housing options, and real estate law. Ken talks about how to read the right signs and follow the right trends so you can start incorporating a little modernity into your business plan. He’s like a breath of fresh air! Ken knows that the best way to be successful in real estate is to keep learning as you go, and luckily for all of us, this career is a series of lessons. Because when you learn to adapt now, you’ll still be able to keep up with the market in 12, 24, even 36 months from now. Ken is such a smart guy. We know each other from our Collective Genius mastermind group, and I am so excited to have him on today. His lessons in real estate, new construction, and in life are really going to get you motivated. Ken is the kind of guy that knows that this life is temporary, and he’s on right now to remind us why we’re really in this business! MINUTE MARKERS 5:25 - Ken takes us back to 2005 when he started in real estate 6:00 - How Ken escaped the corporate structure to do his own thing 7:00 - What is the turnkey market like in Hotlanta right now? 7:47 - Who is Ken’s biggest investor influence? 9:00 - What was the breaking point for Ken’s career? 9:48-  Ken shares how he made HGTV happen 10:48 - What’s it like to film with HGTV? 12:14 - We break down the metrics of having your own television show 13:30 - Ken and his wife are flipping old farm houses on Flipping the South 14:27 - Ken shares his own Profit Master Investing Strategy with new construction 15:40 - Ken works with some really unique properties 16:22 - The biggest lesson Ken learned that’s kept him successful – Adaption! 17:56 - Best advice for newcomers straight from Ken 20:11 - Ken’s favorite motivational quote is a classic 20:35 - The One Thing by Gary Keller is Ken’s favorite book 22:21 - Ken breaks down his winning (and strict) morning routine 23:26 - We bond over how cancer changes your perspective on life 26:20 - Ken is most grateful for the encouragement he gets from his wife 27:15 - Ken has never used a business coach or mentor! 28:45 - What gets Ken out of bed in the morning? 32:00 - Support Ken and tune in to HGTV on May 12th 11pmEST (set your DVR!) 32:22 -  And tune in to Ken’s podcast Deal Farm [Tweet "What’s working well for us is carving out this niche and building some really good margins. - Ken"] Links and Resources: Collective Genius Mastermind Carelton Sheets The One Thing by Gary Keller Deal Farm Podcast with Ken Corsini                                    Full Transcript Download the PDF Transcription Cory: What’s up people? It’s baaack!Yes, it’s true.  Equity is back and it’s happening in major metropolitan real estate markets.Surprised?  You shouldn’t be.  These cycles and their causes are highly predictable.  It’s seldom an issue of IF, but more of WHEN.And while it’s fun to talk macro-economics in the clouds of conversation, it’s also important to descend to the street level and find out what’s happening on the ground. So for this episode, we sit down with returning guest Ken Corsini and pick his brain about what’s happening in one of the best appreciating markets in the USA:  Atlanta, Georgia.Listen in and find out what Ken thinks is the cause of over 20% price appreciation of single family homes in Atlanta. The Real Estate Guys™ radio show provides real estate investing news, education, training, perspectives and resources to help real estate investors succeed.  Learn more and subscribe to the free newsletter at www.realestateguysradio.com

Shadow inventory is a term used to describe gobs of distressed properties, mostly single family residential, that isn't yet on the market.  Statisticians look at top down data like bank reports and public filings.  But what about a street level view?  Atlanta, Georgia has been one of the stat leaders for foreclosures, so we thought it would be interesting to sit down with a guy who spends a lot of his time scouring the Atlanta market looking for distressed houses.  More foreclosures is good for buyers, but if you buy now and then get hit with a new wave of foreclosures, you could see your values take yet another dive.  Of course, if you're comfortably cash flowing you can afford to wait it out. But still, buying something that drops in value can be disconcerting.  It's called "catching a falling knife".  Then again, if you wait for a recovery to prove itself, you may miss out on some great bargains.  So we want to know: is a legion of zombie properties lurking in the dark shadows of the market - or are we on our way to a more stable and long term appreciating market?  Tune in and see what our special guest Ken Corsini says he sees when he ventures into the market looking for bargains.   The Real Estate Guys™ radio show provides real estate investing news, education, training and resources to help real estate investors succeed.
