    What Does Happiness Actually Mean?

    Desmond was struck by a Will Smith quote recently, in which he discussed his and his partner, Jada Pinkett Smith’s happiness. In this quote, Smith stated that instead of trying to make his partner happy, they should each instead focus upon their own happiness and present that to the other, thereby breeding this mutual happiness. In this episode, Desmond is philosophically discussing happiness as a concept. What exactly is it and where does it originate? Is it merely a concept?     Pushing Through Physically and Mentally – with Alex Smith of Harrison’s Fund

    Many of the challenges and issues we face in our personal lives can affect the ways in which we conduct ourselves in the business world.  Alex Smith, the CEO of Muscular Dystrophy Research charity, Harrison’s Fund, has found personal success in setting numerous challenges for himself, most notably the physical and mental challenges of training for, and completing, Ironman challenges and marathons. But all the challenges are worth it. Each step forward is made with the intention of raising money and awareness of Duchenne Muscular Dystrophy, a condition affecting Alex’s son, Harrison. In this very special episode, Desmond talks to Alex about the incredible physical and mental challenges Alex completes each day, and the empowering reasons why. Ironman events, however, are different as they force you to train wholeheartedly, because if not, then you won't make it all the way. One of the most challenging aspects of competing in the Iron Man challenge was that Alex took his son, Harrison, with him. Harrison suffers from Duchenne, and the charity is dedicated to raising money to help Harrison and other sufferers.  Psychologically, there are always has to be a reason. During physical challenges, Alex is not just focussed on the moment, but also, and more importantly, the reason why he’s there. For Alex, the reason is Harrison, and the thought that he may save his son’s life is more than enough to keep him pushing through any kind of barrier. No one knows the interiors and intricacies of someone else’s life or existence. You have no idea what challenges and issues they are facing day-to-day. We should endeavour to be compassionate at all times. Compassion should be our default. Collaboration between charities can, surprisingly, be an issue. Alex began by offering open help and invitations to collaborate, but soon discovered that each charity has its own agenda, which leads to competition, much as in business.  Duchenne research has come an incredibly long way. Through effort and perseverance, the first treatments for a subset of boys with Duchenne has begun to take place. Increasing awareness of Duchenne through charitable events is working. Big pharma are taking notice and trials and advances are far more ubiquitous than before.  Alex’s experiences have changed him forever. His impatience has turned to patience. Misunderstanding has turned to understanding. It is often through tragedy that we come to these realisations about ourselves. Mastery comes through repetition. There is not short cut or fast-track. We need to decide on our goal and work relentlessly until we reach it. If you decide that your business must run with a team, then make sure you trust that team to do that job for you.     Moving Your Life And Business To Spain – with Chris Goodacre

    It’s hola from Malaga this time as Desmond speaks to Chris Goodacre in Malaga, Spain! Chris helps British citizens and ex-pats to relocate from Britain to Spain, aiding in various compliance issues and ensuring that their lives transition seamlessly. In this highly insightful conversation, Desmond and Chris discuss the impact of Brexit, the changing attitudes of British holiday-goers, the correct procedures when it comes to operating a business in Spain, and the many challenges he faces in integrating British people into the Spanish way of life. But conversely, it has been a huge boon to his business in the run up to the actual split from the EU. It has also made many ex-pats who already live there, put their business matters in order before the deadline passes. If you’re an ex-pat and you’ve done your paperwork beforehand. you’re going to be okay as you will be a part of the EU. Freedom of movement will still be an issue, though. Between 2004 and 2007, there was a lull in British visitors to Spain. This was due to Bulgaria and other eastern European destinations suddenly becoming more affordable and fashionable.  Some people choose to operate their businesses in Spain, but opt to remain living in Britain. In these cases, they require a Spanish-based business administrator. Business administrators have to be residents of Spain. Things like registering vehicles, changing insurance policies, and ensuring tax and MOTs are in place, are among the most common problems Chris deals with. Many ex-pats grumble when they are faced with legal issues, and plead ignorance, but as Chris advises, they cannot afford to be complacent. As few as ten percent of British ex-pats attempt to learn the Spanish language. But as Chris points out, there is hardly a need to do so if they relocate to the Costa Del Sol, as it has been so colonised by the British and British-speakers. BEST MOMENTS ‘Of course I hate Brexit. The reality of this study is actually that only nine firms were asked the question, and only five of those responded in this way. This is not a representative sample. 8 million leaseholders are under some form of self-management.     In this fascinating episode, Des is in man cave territory as he talks to Stephen Goodacre who shares his experiences, business journey and success as a fish and chip establishment entrepreneur.  There is a  lot to be learnt from those who’ve already done it, we are sometimes short-sighted as business owners thinking that a different time makes it unique, when actually the challenges faced are similar.  If you are a business owner reach out to someone who has come before you, there is much you can learn from others experience.     KEY TAKEAWAYS  What was it like starting a business in the seventies?  It took a year to put together the finance  The lending criteria was very different, the local bank manager knew everybody, and finance was based on what they thought of you, your character, your abilities it's now a form filling exercise  The fish and chip business is a complex business because you are a manufacturer and a retailer  Word of mouth was essential and if you had a good product people would come.    What was the first thing you did to promote and market the business?  We had a huge fish painted on the window;  it was a bold statement advertising the business  There was at that time a residual culture around ‘training your customers to come when you are open.’  The landscape of takeaway food was completely different there were no other fast food outlets.  Location was everything and after the purchase of a second shop, we focused on a corporate brand, a distinctive approach and extensive promotion.  We asked what does the customer want?  The idea of free promotion through the creation of stories and stunts to attract attention was hugely successful and facilitated a high profile for the business.  Your business is only as good as your weakest link, we introduced formal induction and empowered our counter staff to be able to make a decision, to refund or replace when required, customer satisfaction is key.  The best form of advertising is person to person - it is said that for every ten people you upset they will tell 12 others, but those who have a great experience will only tell 4 people.  We introduced technology and formal training to systemise the business effectively.  As a small business promotion spending equates to a significant amount of money and quantifying the impact of advertising is always challenging.    Moving forward we realised that other fish and chip shops were not our competition it was other fast-food restaurants, this became our focus.  Being the first fast food business to do various things such as gain an alcohol licence gave us a Unique Selling Point (USP)  The principles for marketing the business are the same as for any business.  The medium might be different, but the method is the same whatever the communication platform.  If you can get the right combination of media, branding and promotion a business can gain traction and exposure much more quickly now.     BEST MOMENTS  ‘The targeting of a particular audience has changed everything. In an industry where there is currently little collaboration between agents Desmond and Natalie are championing the positives for everyone of getting together and talking. It doesn’t matter how many units there are in a scheme each scheme generates its own workload. The optimum number of schemes is approximately 15 extending to a maximum of 20 for the property manager to be able to deliver good customer service. Although property management is operational across very different areas even when there is no direct competition there is still a reluctance in communication between managers. There is an overall impression that everyone and everything is fine but in reality, there are challenges every day and talking to another management agent can help to solve the problems. When people share and talk to each other it can lead to creative solutions or confirmation that the solution you are proposing is the best one to resolve the challenge. There is a lot of experience and expertise in the industry, but it is not shared because of the fear of competition. If you care about the industry you should share your knowledge and expertise. Smart sensors are increasingly installed as part of new builds and it is likely they will be retrofitted due to the benefits they bring to property management such as tracking the heat of a person and turning on and off the air conditioning according to where the person is  located in the building. To provide the professional service people want and transparency as to how money is made the block management model must change. The role of manager continues to evolve and become more complex with increasing responsibilities. If block managers don’t manage their properties well, then lives can be at risk and the finance handled now by block managers can be considerable. The introduction of minimum qualifications and standards will protect the consumer and increase the professional profile of block managers moving forward.     ‘As a leaseholder, you must pay your service charges, irrespective of the service, it’s in your lease pay it’ In this episode, Desmond talks to Laura Severn from LMP about service charges and what happens when they are not paid. Their informed conversation provides an insight into the effect non-payment has on the different parties involved. If you are a leaseholder or a block manager listen in and find out what really happens with service charges, why we need them and what happens when they are not paid.   KEY TAKEAWAYS What are the main benefits of paying service charges? The reason you pay is to maintain the building you are living in. When they are not paid multiple jobs are suspended due to a lack of money to complete the work. If you are, as a good tenant paying but your neighbour isn’t, you may in time also not pay because you can’t see the level of maintenance you would expect. This is where the problem arises, people often perceive that there is a pot of money available for tasks, this is not correct, the service charges go directly for the payment of required maintenance activities. At LMP what’s the process of collecting service charges? It can be system driven, but with this type of debt collection, there is a way to do it. The initial part is investigation followed by courts and litigation if there is still no resolution the process ultimately ends with forfeiture. It's important to understand the 2 groups of non-payment – the can’t pay and the won’t pay Can’t pay – financial difficulties, how can we work with them to bring a resolution. Won’t pay – why won’t they pay? We investigate to understand why they won't pay. Putting aside the financial implications what’s the most damaging aspect of litigation? It’s a miserable situation and your home is at risk. The length of the process and proceedings results in everyone losing. There is a commercial reality, it is the law and a forfeiture hearing is the end of the process, but there is a human aspect to the process. You got to view paying your service charge in the same way as paying your mortgage, it must be deemed as important, the consequences of not paying are potentially the same. Not paying your service charge is not the way to change an aspect of maintenance you are not happy with. Service charges are paid on account so it's vital they are paid as demanded if after a year you really feel things aren’t right then you can use the systems in place to dispute. Going to events or networking with new people in your industry can be great way to grow yourself and find valuable opportunities.     Desmond is in discussion with Cassandra Zanelli partner and Head of Property Management at  PM legal, solicitor and honorary consultant to the FPRA.  They discuss leases and leasehold reform along with some of the challenging aspects of being a management agent. This episode explores issues and topics that are pertinent to any agent, listen in to find out more.     KEY TAKEAWAYS  Leasehold reform  We all know there are areas of leasehold that need reform, it is important as we have an opportunity, to ensure we take the time to review and examine the changes that will make the difference.  There is a large amount of expertise and experience within the pool of agents who should be represented and part of the process of reform.  The group have an important job to do and it will change the landscape of block management.  There is an expectation that things will be better but if the industry wants things to be change positively then it must be prepared to pay more for this.  Leases  There is great variation between leases, there can be different leases on properties within the same block.  Would you prefer a 100-page document that covers every eventuality or 20 pages that may have more wiggle room?  When you are looking at a lease document you can be looking at a document that was written a number of years ago.     As An Employee, Can We Do More? Successful people seek coaches because they recognise that they have not tapped into the extent of their potential. How did you make the move from corporate? I calculated the amount I needed I then attended every property event I could and educated myself about investing in property. I sat there and thought I’ve now got no excuse. The majority of people give priority to security over doing what they are passionate about.     Do you think it’s better to be in a private or public school?  Or is it about the level of engagement you have with your child, what they do as they grow up and the time you spend with them?  Desmond reflects on the deep-rooted views and opinions that individuals have around this choice and their children.
