How many transactions will it take in your market to earn $100k in Gross Commission Income? For most of you, it's about a deal a month, based on a realistic average sale price of about $400,000. Adjust accordingly if your market is more or less expensive. Napoleon Hill's first success principle is Definiteness of Purpose. This means that you must be very specific about your goal and have a plan to achieve it. You can't just say 'I want to earn more money', or 'I want to quit my real job when I make enough money in real estate'. State the goal using the SMART goal system we teach you in Premier Coaching. Goals must be: Specific, Measurable, Achievable, Realistic, and Timely. Ex: $100,000 earned by this date, doing this many transactions, following this plan. The most important thing for you to do every single workday is to have real conversations with real prospects about real estate. If you need 12 transactions, you need 12 conversations daily. Stay away from circle prospecting, paid leads, internet leads, and other unpredictable, low-quality lead sources. 4. Use whiteboards and track all of your key performance indicators (KPIs). Track your listing leads, your active listings, your pendings, and your closings. Your boards will tell you what you need to do. Visual accountability works extremely well. If you need 3 listings at all times to for sure sell 1 per month, write on your listings board 1, 2, 3, and don't stop til you have 3 active listings.

I recorded that message from my farm in south Georgia while I was on vacation. I am back from vacation and more energized than ever to help our team finish strong and get a fast start in 2020. We considered the Salesforce option from our franchise organization but that platform is still in the early stages of development and just not ready for us to adopt. After careful consideration, we have chosen the Moxi Works real estate CRM as our strategic solution – and I know this is the right choice for our associates. So who is MoxiWorks and WHY we are so excited about this strategic relationship? MoxiWorks is a Seattle-based technology company that provides customer relationship software for real estate brokerages. Their CEO is York Bauer – who is well-known in our industry as a visionary for building solutions that help agents achieve higher productivity. I have gotten to know York well and he will be here as a special guest at our Vision 2020 Kickoff Meeting on January 30th. The Moxi Engage CRM was specifically built for real estate agents and has 65% agent adoption – the highest in our industry. MoxiPresent is the industry’s leading CMA platform. As I mentioned before, agents using MoxiEngage close over 54% more transactions. A major Moxi customer increased their agent productivity from 9 transactions to over 14 transactions. Yes, 5 more transactions per agent! If you closed 10 transactions, that means you could close 15 transactions by leveraging the Moxi platform to stay connected and move more prospects successfully through your sales flow. In this Episode We'll Cover: Why Memorializing Your Best Ideas Will Save Your Business! When You Have An Idea It Tries To Run Away! First Write Your Ideas Down Immediately! Then Categorize Your Ideas Like A Manager! Memorialize Those Deal Inside Your Plan! Work On Tactically Implementing Those Ideas! WHEN YOU HAVE AN IDEA AND IT TRIES TO RUN AWAY I can't believe the number of top producers who can't articulate how much Gross Commission Income they want to net. Set a number! This gives you a North Star, so you can adjust on the way. Good ideas immediately try to run away. I use mind-mapping software and some other techniques to ensure that good ideas don't run away from me. WRITE YOUR IDEAS DOWN IMMEDIATELY Get into the habit of writing your ideas down. Type them out in your phone or jot them down on a notepad but write them down immediately. You can "formalize" or hash it out in more detail later, but be sure to initially write it down, so you don't lose it due to a short attention span or a hectic life. If you have to come back to an idea later and you didn't write it down... it's gone. CATEGORIZE YOUR IDEAS LIKE A MANAGER Here's the real how-to: Learn to categorize your ideas like a manager. The manager has to figure out where that idea fits in the best in a real estate business. Is this a marketing idea? Where does this help me improve the strategy for marketing (or whatever module the idea fits into)? Thinking about an idea as a manager allows you to pull the idea up out of all the noise. Properly shuffling an idea into a module as part of a managed strategy is how an idea will save your business. Not every idea will work out perfectly, but if just a few of them are dropped into the proper locations -- Wow! MEMORIALIZE THOSE IDEAS INSIDE YOUR PLAN To recap: You have a great idea. Open up your phone or take out a notepad and write it down. (Even if you use a digital form of note-taking, you should still go through the physical act of writing it down using a good old-fashioned pen and paper.) Categorize the idea by injecting it into the proper area in your plan -- Marketing, Prospecting, Closing and so on. This all relates back to memorializing your ideas. The Manager in you will scream at the Technician, "Write this down! This is a good idea!" WORK ON TACTICALLY IMPLEMENTING THOSE IDEAS Testing can begin after you have memorialized the idea in your plan. You can master the Best Practices in your plan if you Manage them. Work on the ideas tactically after you've written them down. This process will force you to slow down, so an idea won't run away with your business. The best feedback will be from the consumer who responds to an idea. That will tell you whether the idea is a winner.

By now, the majority of you have received your 1099 forms. It’s important to know and understand the numbers.Let’s use the example of a 10 million dollar producer. That means your production volume is $10,000,000. At the average 3% commission rate, you’d earn $300,000 in Gross Commission Income (GCI). However, if you’re affiliated with Keller Williams, you’d pay out a cap of $18,000. On your 1099, you’d see $282,000 going directly to you.Let’s say you worked for a different brokerage with an 80/20 split. At the end of the year, you earned the same commission of $300,000, but paid a $60,000 in brokerage fee without a cap. Your 1099 would then indicate $240,000 as your income. This number would cause me to ask myself if I paid too much in business expenses.However, one thing you can’t put a price tag on is office culture! Culture is the way you live your life.
