On the 116th episode of The Richard Robbins Show, I sit down with an RRI icon who is expanding his real estate professional career to include his candidacy for the Federal Conservative Party of Canada. Keith Roy is celebrating his 18th successful year in real estate and has always had a passion for change, particularly in politics as a graduate in Political Sciences from the University of Guelph. As we speak, Keith is well on his way to win the second-longest riding in Canada. From door knocking, campaigning and fundraising for the West Vancouver Sunshine Coast Sea to Sky Country riding (a section made up of 3 small, yet considerably different, sections of the province), Keith has discovered there are massive similarities in the business of real estate and politics. In this episode, Keith shares his unfiltered perspective on Canada's current state of politics. He lets listeners know how to grow their business using universal, fundamental practices that will work in any profession.
In this episode of The Richard Robbins Show, I sit down with a long-time RRI coaching member, Darin Germyn, who has consistently ranked in the top 1% of all agents in his trading since 2017. Darin is also a former president of The Fraser Valley Real Estate Board and currently sits on the Board of Directors with the Canadian Real Estate Association. Darin began his real estate career at the young age of 22 and for 17 years, he has been delivering outstanding service to his clients and community in White Rock, BC. With a laser focus on wanting to be “part of the solution,” Darin is undeniably a lifelong learner and continually seeks out new and innovative ways to serve his clients and the industry. In this episode, you'll learn about business models that work in our industry, automations to make your business more efficient and how to schedule your time so that you are living the life you choose rather than one that is given to you.
My next guest has been part of the RRI organization for over 20 years. His dedication to this industry is palpable and what he continues to provide to his team, his clients and to agents across the globe is admirable. Nathan Dart, a 2nd generation real estate professional has been selling real estate in Maryland, D.C. Metro for 23 years. He has graced The Richard Robbins Show podcast with his insights once before, sharing his secrets to building the perfect team on Episode 25. It's undoubtedly a worthwhile listen for anyone looking to transform their people-dependent business into a system-dependent one. In this, our 104th episode, Nathan and I evolve the conversation and focus our attention on a new technology dedicated to revolutionizing the buying and selling experience in the real estate industry. This new property technology company, Final Offer, is a negotiation platform that offers total transparency between buyers and sellers. “The buyers are winning, the sellers are winning and the industry is winning,” Nathan tells me in this very eye-opening interview. On top of that, Nathan and I discuss the ongoing antitrust lawsuit with NAR, the future of real estate negotiations and how technological advancements in AI will influence our industry immensely, in the not-so-distant future.
On the 102nd episode of The Richard Robbins Show I sat down with a man who not only has 30+ years of real estate experience and is in the Top 1% in Canada for Royal LePage, but he is also a highly respected coach and member of the RRI team. Bill Parnaby has been a licensed real estate agent since 1992. Working in the Caledon area, he has maintained his #1 ranking for the past 15 consecutive years. When I asked Bill about his success, he simply told me, “I do everything I can to keep people away from me.” He explains that, “I mean that in a good way, I keep people serviced well enough that they never have to ask me a question.” Bill's philosophy of Serve Don't Sell has helped him maintain a loyal clientele and has seen his business flourish. However, it wasn't always like this. As Bill puts it, “I used to be a goal chaser.” He did more and more, never hopping off the real estate treadmill, to the point that he was burnt out and wanted to quit the industry altogether. That was until he switched his thinking and started operating his business differently; not chasing the money but instead, serving his database and his community. In this episode of The Richard Robbins Show, Bill and I talk about the importance of mindset and how changing his perspective changed his entire life. Bill shares his strategies for effective marketing, offers insight on what the top 3 things agents get wrong and how to fix it and lets us know why committing to a schedule is the best thing you could ever do.
Investigators from Wake Forest University and the Renal Research Institute are conducting a study, funded by PCORI, to find out if an incremental HD treatment plan is safe and beneficial to patients with residual kidney function. Jochen Raimann, the director of data analytics for the Renal Research Institute, discusses the study and its potential benefits for patients.
On the 95th episode of The Richard Robbins Show, I sit down with a husband and wife real estate team that has taken their prowess for technology to masterfully blend the power of AI with the irreplaceable touch of the human experience. Tara and Tom Lyons have been married since 1992 and in that time, have created an outstanding real estate business in the town of Belleville, Ontario. While Tara focuses on delivering a seamless client experience during the home buying or selling process, Tom ensures homes get fantastic online exposure, thanks to his love for technology and marketing expertise. Tom, who Tara affectionately nicknamed ‘Tom-dot-com', has brought the dynamic duo into the 21st century. “If you're not using AI, you will not have a competitive advantage,” Tom tells me. “It's not about the technology, it's about the consistency.” And consistent they have been. Tara and Tom have implemented AI into their business flawlessly to ensure their clients are taken care of at every opportunity. “I was in an appointment and I had 3 leads come in during that time,” Tara explains, “They don't know I'm in an appointment because they're getting a response immediately. The technology is available today so you utilize it.” In this episode, the importance of embracing technology in your real estate business is explored with Tara & Tom. They explain why you must adjust your business model to adapt to today's consumer, how to effectively maintain a partnership - which I can certainly relate to - and why AI can be the perfect addition to your follow-up sequence to build a better business.

My next guest on The Richard Robbins Show has overcome incredible obstacles in her life to achieve some truly remarkable things. This guest boasts a 26-year military career, she served 4 years in the U.S. House of Representatives and 2 years as a U.S. Senator. Colonel Martha McSally is a pioneering combat-proven leader, inspiring speaker, and celebrated author. Growing up in Rhode Island, Martha was the youngest of 5 children and grew up in a humble household. However, losing her father at the age of 12 altered her life dramatically. “It shifted the trajectory of my life in profound ways,” Martha tells me, “It can be a tough mantel to carry and can sometimes be taken too far.” In Martha's pursuit to make her father proud, she found herself at the doorstep of the U.S. military. While in basic training, the door to her future presented itself. “I thought I was going to be a doctor. I had zero desire to be a pilot but I got there and found out it was against the law for women to be fighter pilots.” Martha put it simply, “It just pissed me off”. From there, Martha became the 1st woman in U.S. history to fly a fighter jet in combat and command a fighter squadron in combat. She has flown 325 combat hours, earning the Bronze Star and six Air Medals for her service. As we continued our conversation, Martha tells me plainly, “Every failure, every tragedy, every diagnosis, all of it is an opportunity for growth.”

On the 75th episode of The Richard Robbins Show, I sat down with a man who helped grow RRI to what it is today. Without his support, talents and friendship, I may not have a story to share. Dana Richard, my longtime friend, business partner and Head of RRI Coaching, is a sounding board for many of the ideas that get developed at RRI. He's the level-headed, intelligent and quick-acting individual that led to many of our successes. Our story together began nearly 37 years ago in Peterborough, Ontario where I inspired him to become a real estate professional. He joined the same Century 21 office where I started my career and we became fast friends. “I tried to always be on that leaderboard with Richard Robbins,” Dana recalls. “Rich was always number 1 in the office. I even bought a house myself just so that I could get enough deals to be on that board. Whatever it took was our motto.” That's when a game of rock, paper, scissors changed our lives forever.

Derek Timmons, a Calgary based real estate professional and RRI Coaching Member, is relatively new to the industry but has made an immediate and lasting impression on everyone he comes across. He looked at me and said, ‘kid, you ain't all that bright, and you aren't going to make a living as a model, so if I were you, I'd learn how to swing this', and he handed me a hammer.” You can find show notes and more information by clicking here: https://bit.ly/34WW6Qy
