Danielle Casey, President & CEO of the Albuquerque Regional Economic Alliance, joins Dennis and discusses finding your path in economic development. How do you find the right fit? How do you know when to move to the next position? Is working your way up in one organization preferable, or is there value in working for multiple organizations? Ms. Casey brings extensive and diverse experience in leadership, public administration, marketing, business development and retention, and strategic planning as the leader of AREA, a nonprofit organization working to create a prosperous and diverse economy for the four-county Albuquerque metro region. She joined the organization in October of 2020. Previously, she served as the Executive Vice President for the Greater Sacramento Economic Council and oversaw the organization's business development, marketing and communications, investor engagement, research, and strategic initiatives critical to advancing economic growth in Greater Sacramento. She oversaw the comprehensive launch and execution of a best-in-class national site selection consultant strategy and established first-ever memorandums of understanding with seven local commercial real estate brokerage offices, receiving a Gold Award from the International Economic Development Council in 2020 for a joint publication she spearheaded with CBRE. She established critical internal efficiencies with revisions to all organizational practices from database management to budget development and oversight. Even in the wake of COVID-19, the organization succeeded in meeting all its annual metrics and job creation goals and launching a regional business retention and expansion outreach program. From 2013 – 2018, Danielle served the well-known City of Scottsdale, Arizona as its Economic Development Director. Under her leadership, the department received six awards of excellence from the International Economic Development Council, status as an Accredited Economic Development Organization, the 2015 ‘Large Community Economic Development Organization of the Year' award from the Arizona Association for Economic Development, and unanimous Council approval of a Five-Year Economic Development Strategic Plan – the first for the community in more than 15 years. During her tenure, the department was directly involved in projects accounting for more than $24 million in 5-year direct revenue impact to the city, $7 billion in 5-year total economic impact, 4,428 or more new jobs in the first 12 months of business operation alone and $160 million in new capital investment. Ms. Casey served in various executive roles at the City of Maricopa, Ariz. since 2005, lastly as the Assistant City Manager. Departments under her oversight included economic development, community and development services, capital improvement, public works and City-wide marketing and communications activities. She managed several noteworthy tasks in the establishment of the City's economic development office, such as the creation of an Industrial Development Authority, the City's first Redevelopment District and Area Plan, the establishment of a local economic development 501 (c) 3 (the Maricopa Economic Development Alliance), City-wide branding and Economic Development Strategic Plan. Prior to her time in Maricopa, she attained significant experience in the non-profit sector working in fundraising, marketing, and event and membership management at the Heard Museum of Native Cultures and Art in Phoenix, Arizona and at Save The Bay in Providence, Rhode Island. Ms. Casey received her bachelor's degree from Arizona State University and Master of Administration from Northern Arizona University. She is both a Certified Economic Developer (CEcD) as well as a certified Economic Development Finance Professional (EDFP). She is a member of the International Economic Development Council and serves on its Board of Directors Governance Committee. She also serves as an instructor at the Oklahoma University Economic Development Institute and serves on its Board of Directors and as a Mentor. Danielle is a proud Past President of the Arizona Association for Economic Development, a statewide professional association with more than 480 public and private members, and an active board member with New Mexico IDEA. In May 2010, Ms. Casey was the honored recipient of the ‘Economic Developer of the Year – Small Community' award from the Arizona Association for Economic Development and in January 2017 she was recognized as a national top ‘40 under 40 Rising Star' in economic development by Development Counsellors International. In addition, she is co-founder of the Arizona Chapter of Women Leading Government which in its sixth year draws more than 400 participants. An Air Force brat, Ms. Casey has had the great privilege of living in Texas, Ohio, Alabama, Louisiana, Utah, Rhode Island, Arizona and California throughout her life and is thrilled to now call Albuquerque home, along with her trusty English bulldog Sophie, heeler/cattle dog mix Persie, and her amazing and supportive husband Steve.

Our guest, Holly Mabery, is going to break it down to a simple plan for us to follow. What's the topic? Marketing! Holly brings this huge concept to a manageable part of your business. She is also one of the subject matter experts for NAR's Marketing Strategy and Lead Generation course. Let's join Holly for some great information on marketing and a few laughs about this potentially overwhelming topic! [3:38] The most successful agents are the ones who show up with value and substance to their clients. That's the key to building your business. [4:00] Before selling a house, you have to figure out how to market yourself to get listings, how to market the listings, and then how to re-sell the house each time the buyer goes back to it. Clients will come to you because of how you show up and the consistency with which you show up. [9:17] Holly coaches new agents to know the purchase contract better than anybody in the market. [12:33] Holly discusses three things to help with marketing. [22:02] If you spend a dollar, you should back that up in free ROI tenfold. If you can't do that, don't spend that dollar. [24:08] Every time you earn a designation, like the Accredited Buyer Representative, put that certificate on LinkedIn and promote yourself. Every time you do an educational video put it on LinkedIn. [24:55] Your phone is your second biggest tool, after your resume. Start using your phone! [26:54] Do a quarterly e-newsletter with a calendar. Spotlight a specific business. Include one real estate stat. [29:35] Google will let you send out 500 emails daily. Use MLS drip campaigns for targeted marketing. Look for opportunities to help people. [35:01] Don't be overwhelmed by the number of platforms. Pick one to start and focus on using it for 30 days. [36:36] If you can explain to your buyer or seller the ways they can get out of a contract, that builds trust. [37:57] Ask for reviews. Ask people who loved you to talk about it. Rate My Agent is a great tool to use. [43:47] Your value proposition is to earn the trust of your client and take care of their needs. Identify what job your client is hiring you to do while you treat everybody equally. [53:07] Find your specialty; residential resale or new homes? Find that nuance. Where are you already showing up online? Accentuate that. [55:35] Always be yourself! Be yourself authentically because people want to work with you. They want to refer you. If you're anything but yourself, that will take more time, energy, and effort and burn you out faster. So always be yourself and show up in that way. Nancy Williams has a great professional background to lead the Arizona Association for Foster and Adoptive Parents (AZAFAP). She has 30 years' experience in education, a master's degree in Special Education, and decades of working with students and families. But all of that pales in light of her experience as a mom of eight children, an adoptive parent, and fostering 50 children over 26 years with her husband. Chief Michael Soelberg was appointed as the Gilbert Police Department Chief of Police in June 2017. Chief Soelberg began his law enforcement career with the Mesa Police Department in 1995. With the Town of Gilbert, Chief Soelberg has placed emphasis on keeping up the Department's growth with the growth of the community, which is now over 282,000 residents. Chief Soelberg graduated from Weber State University (Ogden, UT), earning a Bachelor of Science degree and a Master of Education degree from Northern Arizona University (Flagstaff, AZ). Republicans said it's a way to declutter the list.Opponents argued that the bill would only disenfranchise voters, as many only vote in presidential elections every four years, and could be removed from the mail ballot list without knowing it.“Conspiracy theories” also came up again later in the committee meeting, this time in regard to HB2591, which would prohibit voters from using ballot drop boxes outside the hours of 8 a.m. to 5 p.m. Monday through Friday, and would require that drop boxes be inside or attached to county buildings and be under 24/7 video surveillance. Bill sponsor Gail Griffin, a Republican state representative from Tucson, said she's seen video of “people with boxes coming and dumping ballots,” though she maintained that “2,000 Mules” - a propaganda film about imagined “ballot mules” stuffing ballots in the 2020 election. The fantasy about ballot mules is a cornerstone of the bigger fantasy that Joe Biden stole the 2020 election, even though he won by 3 full percentage points and 7 million votes.Democrats said restricting the times when voters can drop off ballots will make it harder for some to cast their vote. Republicans' only response was that those folks would need to use one of the less accessible options that remain if they want to vote. Cool. The Republican-dominated committee supported five more measures they say will increase election integrity. Republican state Representative Austin Smith sponsored HB2552 to preemptively prohibit ranked choice voting in Arizona. A companion bill already passed through the Senate in February.Jodi Liggett, a lobbyist representing the Arizona League of Women Voters, said more than 60% of Arizona voters support ranked choice voting, which is used in Maine, Alaska, and multiple cities like New York and San Francisco.“There should be no reason to preemptively silence the voice of your own constituents,” she told the committee.The committee ended with discussion on HB2613, which would require that all vote recording tabulation machines be 100% sourced from and built in the U.S. in response to fantasies about foreign tampering of voting machines in the 2020 election - where Donald Trump lost to Joe Biden by 3 full percentage points and 7 million legally cast votes. Jen Marson, representing the Arizona Association of Counties, said the machines used now are already manufactured in the U.S., but some parts, like plastics and electronics, are sourced from other countries.The bill's GOP sponsor said he doesn't know that U.S. companies have the capacity to completely home-grow the voting machines, but “if there is a need, I do believe that the American engineering mindset would step up.”For my part - I'll just say his point makes absolutely no sense.This article was first published by Courthouse News Service and is republished under their terms of use.UCLA HEALTHSuicide rate highest among teens and young adultsMarch 15, 2022By Sandy CohenNote: This article was updated Feb. 23, 2023.Suicide is the second-leading cause of death among people age 15 to 24 in the U.S. Nearly 20% of high school students report serious thoughts of suicide and 9% have made an attempt to take their lives, according to the National Alliance on Mental Illness.Recent weeks have brought heartbreaking examples of this trend, including the March 1 death of Stanford soccer captain Katie Meyer, 22; and Ohio State football player Harry Miller's revelations that he attempted suicide, shared his struggles with his coach and got help. Miller announced his medical retirement from football on March 10 in a Twitter post that's been shared more than 10,000 times.“This is not an issue reserved for the far and away,” wrote Miller. “It is in our homes. It is in our conversations. It is in the people we love.”Carl Fleisher, MD, who specializes in adolescent and child psychiatry at Boston Child Study Center in Los Angeles said “Teenagers and young adults have had rising rates of suicide compared to 10 or 15 years ago, Young people are particularly vulnerable to suicide. The things that make them vulnerable are where they stand socially and where they stand developmentally.”Developmentally, their judgment and decision-making abilities are still coming online. The prefrontal cortex — the brain's executive control center — doesn't fully develop until one's mid-20s.That makes young people more impulsive "They're not going to weigh risks and consequences in quite the same way older folks will.”Socially, teens and young adults don't have the same connections older adults do. Someone who is married, has a long-term partner or has children or grandchildren is in a different place socially than someone who is just coming into their own, living with roommates or alone.The isolation of the pandemic exacerbated social disconnection even more.So it's good to hear that a bill that would make it easier… Colorado Newsline article followsCOLORADO NEWSLINE:BY: SARA WILSON - MARCH 20, 2023 2:54 PM… for schools to provide mental health assessments, and connect students to therapy, passed the Colorado House of Representatives on Monday.House Bill 23-1003 would allow public schools to participate in a voluntary mental health screening program for sixth through twelfth graders and refer them to treatment if needed, primarily through the state's existing free youth therapy program, called I Matter.Bill sponsor Rep. Dafna Michaelson Jenet, a Commerce City Democrat, said she was motivated to run the legislation after alarming statistics from the Colorado Healthy Kids Survey that showed nearly 40% of Colorado youth reported feeling depressed for at least two straight weeks.“That's a pretty significant indicator for severe depression,” she said. “I wanted to come up with a way for kids to learn about therapy and access to therapy through screenings in school. We have the I Matter program, so we have somewhere kids can go for help.”In a post-pandemic environment in which Children's Hospital Colorado declared a state of emergency for youth mental health, Michaelson Jenet said screening can be a powerful preventative tool for students under profound pressures.Parents could opt their child out of the assessment, but students 12 years and older would be able to participate even if their parents don't want them to.Under the program, if the provider finds that a student could benefit from treatment, their parents will be notified and given information about the I Matter program, which has provided free therapy services to over 5,500 Colorado youth since it launched in October 2021.If the assessment provider finds that a student is in crisis — at-risk for attempting suicide, physical self-harm or harming others, for example — the school would follow its crisis response protocol.The Colorado Health Institute endorsed the concept of universal mental health screenings in schools in a report published earlier this month.The report authors wrote “Schools are uniquely positioned to help address this (mental health) crisis by meeting youth where they already spend most of their day. Screening all students for social and emotional needs strengthens prevention, detection, and early intervention.”Organizations including the National Association of School Psychologists, the National Research Council, the Institute of Medicine, the Healthy Schools Campaign, Mental Health America also recommend screening all students.Republicans in the House opposed the bill on the grounds that a program where students could participate even if parents opt out violates parental rights. Most of the floor debate centered on whether 12 years old is too young for students to decide whether to undergo a mental health assessment. With the election of Dave Williams for the Colorado chairmanship, it is apparent that they are not ready to do that. And I am.”The GOP has steadily lost registered voters in Colorado over the past two decades, a slide that accelerated after Trump took office. The share of registered Republicans declined to 24.2% in January from 31.1% in January 2016. There are no statewide elected Republicans, and the party is in a big minority in the legislature and in the congressional delegation following a disappointing 2022 election cycle that only saw the GOP lose more political power.Some in the party fear Williams, who beat six other chair candidates, may lead to further decline. The lunatic fringe is ascendant.” and speaking of the lunatic fringeCOLORADO NEWSLINE:Feds to send nearly $200 million to help communities prepare for wildfiresBY: JACOB FISCHLER - MARCH 21, 2023 4:30 AM Vice President Kamala Harris and other administration officials said Monday that the Biden administration will send $197 million from the 2021 bipartisan infrastructure law to help communities prepare for wildfires this summer.The funding represents the first round of a new $1 billion Community Wildfire Defense Grant program authorized under the $1.2 trillion Bipartisan Infrastructure Bill that President Joe Biden signed in 2021. Grants in the first year of the program would be available for more than 100 projects in 22 states, according to a White House fact sheet.The funding is meant to help communities prepare for wildfires, which Harris said was preferable to responding to fires already wreaking havoc.“The best time to fight a fire is before it starts,” she said on a Monday call with reporters.The funding announced Monday can be used to write or update wildfire preparedness plans or on other mitigation efforts, such as clearing highly flammable brush.Among the largest grants was a $9.9 million disbursement to the Grant Soil and Water Conservation District in eastern Oregon to clear hazardous fuels from evacuation routes on county roads.The New Mexico nonprofit Cimarron Watershed Alliance also received $8 million to create defensible space around homes and fuel breaks designed to stop a fire's spread.Archuleta County, Colorado, will receive $1.1 million to remove hazardous fuels over 600 wooded acres.Gila County AZ will receive $341,000 for evacuation planning and clearing flammable brush around buildings Communities in Alaska, Idaho, Minnesota, Montana, Nebraska, Nevada, South Dakota, Wiscons, North Carolina and Georgia will also receive grants.A full list of grants announced Monday is available here.The Vice President said the remaining roughly $800 million will be released over the next four years.Agriculture Secretary Tom Vilsack said “This is an initial round of funding - a critical down payment.”The Forest Service, which is part of the Agriculture Department, judged grant applications on three criteria: communities that have experienced a severe disaster, are at high risk of a wildfire and are low income. Miller announced his medical retirement from football on March 10 in a Twitter post that's been shared more than 10,000 times.“This is not an issue reserved for the far and away,” wrote Miller. “It is in our homes. It is in our conversations. It is in the people we love.”Carl Fleisher, MD, who specializes in adolescent and child psychiatry at Boston Child Study Center in Los Angeles said “Teenagers and young adults have had rising rates of suicide compared to 10 or 15 years ago, Young people are particularly vulnerable to suicide. The things that make them vulnerable are where they stand socially and where they stand developmentally.”Developmentally, their judgment and decision-making abilities are still coming online. Dafna Michaelson Jenet, a Commerce City Democrat, said she was motivated to run the legislation after alarming statistics from the Colorado Healthy Kids Survey that showed nearly 40% of Colorado youth reported feeling depressed for at least two straight weeks.“That's a pretty significant indicator for severe depression,” she said. “I wanted to come up with a way for kids to learn about therapy and access to therapy through screenings in school. We have the I Matter program, so we have somewhere kids can go for help.”In a post-pandemic environment in which Children's Hospital Colorado declared a state of emergency for youth mental health, Michaelson Jenet said screening can be a powerful preventative tool for students under profound pressures.Parents could opt their child out of the assessment, but students 12 years and older would be able to participate even if their parents don't want them to.Under the program, if the provider finds that a student could benefit from treatment, their parents will be notified and given information about the I Matter program, which has provided free therapy services to over 5,500 Colorado youth since it launched in October 2021.If the assessment provider finds that a student is in crisis — at-risk for attempting suicide, physical self-harm or harming others, for example — the school would follow its crisis response protocol.The Colorado Health Institute endorsed the concept of universal mental health screenings in schools in a report published earlier this month.The report authors wrote “Schools are uniquely positioned to help address this (mental health) crisis by meeting youth where they already spend most of their day. With the election of Dave Williams for the Colorado chairmanship, it is apparent that they are not ready to do that. And I am.”The GOP has steadily lost registered voters in Colorado over the past two decades, a slide that accelerated after Trump took office. Carrie Kelly joined the Arizona Association for Economic Development (AAED) in April of 2020, after more than 15 years of working with nonprofits and governmental entities on economic development issues, government relations and advocacy, and strategic support. With the direction and support of AAED's members, Kelly completed the organization's first long-range strategic plan, revamped the organization's certification for economic developers, debuted new programs including Economic Development for Elected Officials, and won the highest honors from the International Economic Development Council (IEDC) for their Economic Development Week campaign in 2020 and 2021. In addition, she was named a 2021 Public Policy Leader of the Year from the Arizona Capitol Times, a 2022 AZ Business Leader in Economic Development, and 2022 Most Influential Women in Arizona by AZBigMedia. Ellen Bashor, 29, is the Education Director for an intergovernmental agreement between Prescott Unified School District and the City of Prescott's Community Nature Center, and has been an Environmental Education instructor at Prescott College for 5 years now. She holds both a Bachelors and Masters in Education, with emphases in Early Childhood Education and Environmental Education. Parenting Mindset with Cindy Brown It's utterly crushing when we hear our children speak negatively of themselves or fixate on something that they think they didn't do well enough. We swoop in as their biggest cheerleaders with loads of positivity and evidence that they are worthy and amazing. We react to these moments whenever they pop up and put the sunniest bandaid on that moment hoping it's enough. As a veteran educator and family mindset coach, Cindy Brown shares that these moments stem from the child's internal thoughts and beliefs that come from their experiences and the messaging they receive. Even if they are surrounded by cheerleaders and loving adults, their internal thoughts can often be fixed and negative. Cindy explains that unless we work on developing a mindset as a family, the supportive parenting strategies may not be as effective. Family mindset is a common language, shared values, and a practice that is a foundation for encouraging our children's confidence and grit. From the adults all the way to the littlest of children, everyone has the tools, understanding, and safe space to practice exploring, experimenting, and sharing experiences and emotions rather than expectations. In the last seven years as an educator, Cindy's observations of how children's environment and experience deeply affected their internal thoughts led her to mindset development work. Cindy began planning her move into entrepreneurship two years before her planned retirement. She had little to no experience in business so she focussed on finding women who had success in this area. She joined The Junior League of Phoenix and the Powerhouse Women Community. These spaces gave her opportunities to grow in diff areas--committee work, social media, fundraising, promotion, marketing, networking, etc Pivoting at the Beginning of a Pandemic As Cindy's pivot coincided with the pandemic and everything going virtual, she began to build her cache of video content. As a result, she was able to share her message and program well beyond her built-in community in education in her local area. She spoke at conferences with participants from all around the world. Her videos are also viewed around the world. Common Block for Parents with Tweens and Teens Awareness--Internal thoughts start at a very early age and mindset development needs support much sooner than we notice. Convenience--It seems easier to make choices for our children regarding schedules, activities, and their path. But this doesn't create space for a child to develop a sense of responsibility, agency, or worth. Communication--Parents often make statements instead of asking supportive and open questions. Statements and expectations mold the internal thoughts and messages while open questions allow for exploration, curiosity, and connection. Tips for Parenting that Empowers Know your internal messaging and history of messaging as a child. Become an emotional scientist by asking questions that inspire curiosity around an upcoming experience (new experiences in school as we transition to in-person this fall). “I wonder who you'll get for math?”, “I wonder if there will be new clubs to join?”, “I wonder what xyz will be like?”, rather than “The first day will be so great!”, “You're going to do so great!” Talk in terms of goals we have as a family for school, friendship, community, etc. Have a family charter of three main values and talk about what this looks like and means for each member. It becomes a reference point or guidepost to support conversations and experiences we have. Cindy's Entrepreneurial Mindset When entrepreneurship is a roller coaster, Cindy remembers “Even though I'm ready I have to wait until they're ready.” “What I'm doing is going to make a difference. I know this because I did the work and I live it now. I felt the change and more balanced and less stressed--I taught it for years but it wasn't until I walked through it and lived it...when it became more than words” “They might be small steps in the big picture but I am going forward because I keep showing up” Cindy's Non Negotiables A firm but flexible routine and schedule. There are things I want to get done and I make time for movement, quiet time like guided meditation, or watching the dog explore, and journaling. Recording everything on all the calendars and keeping all engagements on Calendly. Cooking and eating well and not on the run. For the Parent that is Struggling with Their Child(ren) Start with self by observing and remembering your own internal messaging. Reflect on how you communicate. Are you trying to be a cheerleader while coming off as a judge? Reflect on whether you are making more statements or asking more questions? October 22, 2021. Not available for COJET. Keith E. Russell took the oath of office as the East Mesa Justice of the Peace in June 2013. He has announced his retirement effective at the end of the year. He served as the Presiding Judge for the 26 Maricopa County Justice Courts from 2017-2021. He sat on the Arizona Judicial Council (AJC) and the Committee on Limited Jurisdiction Courts (LJC). Judge Russell and his wife Becky are both third generation natives of Mesa. Both Judge Russell and his wife graduated from Arizona State University (ASU). The Russells have three children and four grandchildren. Judge Russell has been involved with real estate since the mid 70's. He moved from real estate sales into real estate appraising in the mid 80's. In the 90's he opened his own real estate appraising business that did appraisals throughout Arizona. His practice included litigation services. Judge Russell has been very active in the valuation/assessing communities for several decades. He was appointed by the Governor to serve on the State Board of Appraisal, which licenses and certifies all real estate appraisers in Arizona. He has been involved with the Appraisal Institute and earned their MAI designation. He has also been active with the International Association of Assessing Officers. Judge Russell has been approved or certified to teach a number of appraisal/assessing courses. Judge Russell was elected in 2004 to serve as Maricopa County Assessor and was reelected twice. During this time he raised the level of professionalism and accountability in the Assessor's Office. He improved public outreach, increased consistency, and automated a number of operations while never exceeding his budget. As Assessor he worked with the Maricopa County Attorney's Office on property tax litigation issues. He also worked closely with the legislature on a number of legislative issues. Judge Russell has had the opportunity to serve on the Arizona Association of Counties (AACo) Board of Directors and as President of AACo in 2013. Judge Russell serves on the AACo Foundation Board of Directors. He was also appointed twice by the Governor to serve on the Arizona Governor's Regulatory Review Council (GRRC). This Council is the final step in the rulemaking process for most state agencies.

Sustainability is an evolving topic in our culture and in many industries, and real estate is no exception! In this episode, expert Melisa Camp joins Monica to discuss sustainability inside our homes, as well as in the construction of new homes. They talk about new ways to take care of the resources we have, the opportunities in the industry, and how to tend to our health and finances on this journey. Sustainable products are much more accessible and affordable than they have been previously. As we've all spent so much time in our houses during this pandemic, Melisa and her family have looked into ways to make a healthier home. Air quality can be improved by natural ventilation, air filters (MERV 14 or higher or a HEPA filter), and air cleaning (usually a portable device). Many utility companies offer an energy audit, which is a great place to start. Some other easy fixes anyone can do are weather stripping, sealing your ductwork, and foam air sealing. A tankless water heater is another good option to conserve water and energy if that's something you're looking to replace. Plants are another great way to improve your air quality! For listeners with families, there are several ways you can get your children and your family involved in making more sustainable choices. Melisa shares some things that she has done including different school initiatives, contests, and recycling crayons and sneakers. Finding ways to involve the children is a great way to make sustainability part of their lifestyle. Melisa talks about “upcycling” and some of the things she has done recently to minimize waste in her house. In addition to environmental waste, there is also digital waste! Our digital activities take energy and resources, and it's not something we tend to think about on a day-to-day basis. There is a lot happening in the solar industry right now. Solar power is a renewable, clean source of energy. Melisa shares her experience with solar power on a house she built last year; because the tenant doesn't use that much energy, it's actually a net-positive home. If you use solar power that's connected to the grid, your community benefits from any energy you don't use. If you're off-grid, your extra energy goes into a battery to be used at a later time. If you have the capital, Melisa suggests purchasing or financing solar panels, rather than leasing them. One thing to note as an agent when it comes time for the appraisal — make sure you use the green and energy-efficient addendum. The appraisal process is extremely important in getting a good value. As the REALTOR®, you need to be a good communicator, and that starts with contacting the lender so you can get a competent solar appraiser. Whether you're a listing agent or a buyer's agent, take the lockbox off the house so the appraiser has to call you before going out, and you can vet their experience. For listing agents, collect any information about modifications or efficiencies early and often so you can have a more successful transaction for your client. Green housing differs from region to region. For agents in different areas, you should look into what incentives might be available in your market, as well as what energy options are most efficient in your area. Some places are better for solar power, and other places may be better for wind power. The construction industry is helping to eliminate waste and inefficiency. They continue to get more efficient as they are learning, and building codes continue to raise the bar. Melisa talks about what some custom builders do with their waste by donating what they can from old properties, as well as including healthy features, like the sound in a space and natural lighting. It takes building to the next level with a focus on health. Sustainability and climate restoration are what Melisa has devoted her life's work to. However, even virtually, there are still many ways leaders are rising to the challenge and getting creative about maintaining company culture. What are some of the ways we can be more effective as leaders? How can we leverage being virtual to maintain a sense of connection on our teams? How can we focus on what’s important during a very busy quarter? It’s rare for someone to have two long and successful careers in any industry, and the people who do it bring a unique experience and perspective to the table. Greg Gale went from working as a martial arts instructor for 17 years to running a thriving mortgage business. When LOs should get an assistant: Get an assistant based on a projection of your pipeline, not how busy you currently are. Even if our deal flow changes, our relationship nurturing has to stay the same. Robert DeVries served over 25 years with the Holland Michigan Police Department and in 2003 traveled westward when he took over as the Chief of Police for the Kingman Police Department in 2003. During his tenure he was very active with the Arizona Association of Chiefs of Police and the Arizona High Intensity Drug Trafficking Area (HIDTA). He has been very active in drug prevention and awareness throughout Mohave County. Kingman PD was the first agency in Arizona to train and equip their officers with Naloxone and the only rural community in the state to allow a harm reduction program to assist those suffering from opioid use disorder. After 42 years in law enforcement, Chief DeVries retired in April and took over as the program coordinator for the Mohave Substance Treatment Education Prevention Partnership (MSTEPP). He currently oversees a Bureau of Justice grant for Mohave County focusing on fighting opioids and methamphetamine use. Ellen Bashor, “Ranger Ellen”, moved from Minnesota to Prescott in 2011. Here she completed her B.A. and M.Ed. in Environmental Education Education at Prescott College. After almost a decade of teaching and providing professional development training through various schools and organizations, Ranger Ellen began coordinating the revitalization project at the City of Prescott’s Community Nature Center and became the Education Director there in Spring 2020. She is also currently an instructor at Prescott College for several Environmental Education courses, director of the Prescott Creeks and Watershed Program, and works with many community organizations in the Prescott area and across the state. Ranger Ellen currently sits on the board of directors of the Arizona Association for Environmental Education, as well as the Greater Prescott Outdoors Fund where she directs the City of Prescott’s Children’s Earth Day events. As a result of the drug, Esmeralda suffered a heart attack and sustained permanent brain damage from a lack of oxygen to the brain, requiring round-the-clock care. Resort and second-home properties can be located anywhere! They are becoming more and more popular in small towns, as well as the coastal cities and mountains. In this episode, Holly Mabery joins Monica to talk about her own experience working with investment and second home clients in Sedona, AZ. She shares ideas for marketing, building connections with buyers, and highlighting what’s so special about your community. More and more, real estate is becoming a great leverage tool. Homeownership has expanded to where people have a second home for personal enjoyment, and also more people are choosing to invest in real estate rather than another avenue. A hybrid they are seeing more and more is when people buy a house and can use it for personal use 14 days a year and rent it out the rest of the time, and it still counts as an investment property. This trend is increasingly becoming more popular as a gateway to making memories with family and friends. The resort and second home market has shifted from the mountains or the beach to more small town, slow-paced areas. As an agent, there’s an opportunity to accent your local lifestyle that can make a huge difference in marketing. People will always need a place to live, but as agents, we can show people how to live in your market. Showcasing what you love can help build connections with clients. There are a few different options when it comes to financing for investment and second home properties. Working with a local lender is key. For second homes you’re typically looking at 20% down, and investment properties are usually 25% down plus an interest rate. Some challenges that come with investment or second homes that are being rented out is that the owner has to be available 24-hours-a-day. In many instances, you have to live within a certain distance of the property. Some unexpected costs to note could be a property manager, furniture in the unit, replacing appliances, etc. The resort/second-home certification goes through making good choices in investment properties. It allows you as the REALTOR® to become a trusted advisor to investors. You’ll get an understanding of the financing, as well, so you can help your clients make the best choice for them. Another important thing to be involved in is government in your area. Either get involved yourself or get connected with a group that shares frequent updates about what is going on in the area, so you know how to be proactive with what’s going on. If you already involved, maybe you can be that resource for your market/community. Homeownership is the biggest investment someone is going to make in their life. It’s a financial, emotional, and family investment. As REALTORS®, if we help them navigate and negotiate, it makes a huge difference. Focus on what you love about living there, and what investors can expect if they live there. Highlight local businesses and bring them to the forefront. Other resources to check out are city parks and recreation, or your county health services. Both usually have different programs depending on what’s going on. As you get to know potential clients, you can address their interests, hobbies, and concerns so you can start to assist them in feeling at ease. Holly and Monica talk about furniture in the property. When it comes to furniture in the property, best practice is to do it on a separate bill of sale. The seller needs to get very specific about what they are leaving behind. Sellers need to make sure they remove any personal and valuable items before the property goes on the market. Once the seller creates the list, it needs to be made available to potential buyers. Make sure your separate bill of sale is contingent on a close. Holly talks about some things to keep in mind when working with investment and second-home buyers. It’s important to over-communicate, especially since they may not be local. Using programs like Zoom or Google Hangout can be helpful. It also allows you to set up expectations ahead of time. Some things you want to be able to note are what potential buyers can expect to be able to do year-round in your community and what amenities they will be provided (internet service, etc). Holly has also recently started tracking direct flights and doing some reverse marketing to find your feeder markets. One of the things that Holly does is create a lifestyle map around the areas where she has potential buyers. Justan Rice-Riches’ work history represents the embodiment of career change success. 12 years ago, she served as the Deputy Executive Director for the American Council of Engineering Companies of Arizona where she oversaw the Association's PR, Marketing, Legislative Affairs and Education Outreach. From there, she made her first career pivot, simultaneously earning a graduate degree in education and teaching certificate to become a special education teacher. After 4 years in the classroom, she successfully transitioned to administrative leadership, where she worked as a Special Education Department Chair, Education Program Specialist for Arizona’s Department of Education, Director of Special Services and Federal Programs for a rural school district and then Regional Director for the State’s School for the Deaf and the Blind.
