I do love talking about and thinking about residential landscape design. Steve Griggs, a straight talking landscape designer from New York, joined me to discuss one of my favorite subjects. We discussed what to keep in mind when considering your landscape design, why it is important to hire a landscape designer for certain projects, the high value low cost moves in the landscape and more. He received his Bachelors degree in Landscape Architecture at Cornell University in 1999, followed by a Masters in Construction Management in 2003.Jake started his career in high-end residential work in the New York City area, but also spent years in resort planning & design, working in both San Diego and New York, on projects from Southern California and Baja Mexico to the Mediterranean and Middle East. He then put his construction knowledge to use in rebuilding the World Trade Center and surrounding streetscapes following the 2001 attacks, a project he says he's the most proud to have been involved in.But, following a move to Greenville with his wife Kate in 2012, a sometimes grueling schedule as a traveling construction manager for a hotel developer, coupled with the pending arrival of his first son pushed him to return back to residential design and start his firm in 2015, a move that he says “felt like coming home”. I started following Kemp Harper on Instagram a while ago, his account @thecolonial_on_park. We talked about his experience with his 1930s/40s Brick colonial in Brazil, Indiana. He is a true artist who has infused his interior and exterior spaces with charm. about our guest: Nestled in the middle of an Indiana small town stands a stately 1930 brick colonial home. This maturely-grown 3 city lot property is home to Kemp Harper and partner Kevin Boling. For eight years, the couple has worked to preserve and restore this Indiana relic. The home boasts country amenities with a chicken coop (home to 8 hens) and a beehive. Kemp documents this and more through his Instagram titled: "The Colonial on Park". Frank Cesaro and Jim Jones joined me this week to talk about the project they've taken on- a Queen Anne Victorian in Scranton PA. “Frank was born and raised in New Jersey and Jim in Pennsylvania. They met in 2018 when Jim relocated to New Jersey for work and as they say, “the rest is history!”Frank holds a project management role in business banking and Jim is a project manager in pharmaceuticals. While handy, neither of them have prior experience in restoration or home building.In 2021, they purchased their first old home in Denville, NJ. After living there for 2 years and completing minor cosmetic work, they came across a Victorian home for sale on Facebook. On a whim, they decided to check it out. Vana Carmona tells the story her ongoing revival of a derelict Greek Revival house in Maine. We talked about clearing up titles, the importance of understanding budget and timeline and renovating in the public eye. She has given presentations on her work to local historical societies and schools and is a docent/guide for several historic sites in the Portland area, including Maine Historical Society and Spirits Alive (Eastern Cemetery, the oldest public burial ground in Portland, Maine, which has two sections of African American graves). We revisited episode 62 this week, 2 years later. High Performance Architect Emily Mottram joins me in this episode to talk about the renovation she is undertaking at her home in Maine. She calls her renovation a pretty good renovation which is in keeping with the principles of the pretty good house (https://www.prettygoodhouse.org) which is building better than required by code until it doesn't make financial sense. Like all of us, she encountered scope creep and has some advice based on her experience. About our guest: Emily is the founder and principal of Mottram Architecture, a boutique practice specializing in new homes and renovations that are beautiful, functional, comfortable, healthy, and durable. Emily received her Bachelor of Architecture degree from Penn State University and is a Registered Architect in Maine, New Hampshire and Pennsylvania; she has also previously been registered in New York and Texas. Emily is a member of the National Council of Architectural Registration Boards (NCARB), the Maine Indoor Air Quality Council (MIAQC), and the Natural Resources Council of Maine (NRCM), the state's leading organization working to protect and preserve the environment.An educator at heart, Emily also teaches building science and sustainable design at a local community college and has served as a consultant for projects in a secondary school trade program. We are taking a break for a few weeks and revisiting renovation stories from the past few years. This one is a cautionary tale with a happy ending, originally published as episode 88. Mitra Shahri is a well known and very successful attorney licensed to practice law in Oregon and California. After giving up on the idea of ever finding love, she bought her first ever property, a 2 bedroom 2 bath penthouse unit in a sought after downtown highrise in Portland Oregon with amazing views of river and mountains. She hired a general contractor with a great reputation that was highly recommended by several credible friends. A project that was scheduled to be completed in 3 months and for $55,000, turned into a 2-year nighmare that cost her over $250,000 and invited a lawsuit against her by a flooded unit 9 floors below her. The project came to a halt after she fired the second general contractor. Frustrated, she took over the project on her own. She hired several subcontractors to fix the mistakes and complete the project. Three months later, she owned a beautiful overpriced unit that she had to sell at a $400,000 loss a year later during the housing market crash. Why did she have to sell? Because she had fallen head over heels in love with the electrical contractor she had hired to finish the project. The two bought a house together after they were married and since have purchased several residential and commerical buildings which they have renovated acting as general contractors. Mitra is an author and a women's empowerment keynote speaker. She is the founder and CEO of Laughter-At-Law™, a humorous Continuing Legal Education Series for attorneys. Mitra is a member of the National Speakers Association (NSA) and the Association for Applied and Therapeutic Humor (AATH). Taylor and her family moved from a 1950s split level into their 1764 farmhouse affectionately named “The Moneypit” during the pandemic. While she anticipated the usual old-house problems, Taylor soon realized she needed to learn how to triage an antique house. Taylor and her dad, Christopher, are old house enthusiasts and spend much of their free time working on big and small projects at the Moneypit. The Buckley Bishop House is a folk victorian outside of Philadelphia. Kurt and Emma Leuschner purchased the historic house in summer 2022. This week's renovation story comes from an instagram account I have been following, @ourgreekrevival. Deepa and Eric moved into their Hudson Valley New York house about a year and a half ago and have been working away at reversing some improvements, insulating the house, they've perfected lime wash painting and gotten to know a bit about the history of the property. The original part of their house was built around 1794, most of it built in 1830. Hugh Siler is back with me on this episode talking about the renovation of the J.W.Wilson House in Old Towne Orange, California. Hugh was the guest on episode 70- How to Find, Buy and Restore Your First Historic Home. About our guest: Hugh Siler has been making waves with his innovative restorations of homes in the historic district of Old Towne Orange, California located five miles from Disneyland. Working with a variety of artists and artisans, Hugh infuses his restorations with an undeniable cool-factor and rents them out to historic home-loving tenants. Old Towne Orange is the largest district of historic homes in California.In all, Hugh has restored a few dozen homes and his approach is quite unique: he finds the properties, figures out how to pay for them, handles all of the design, and even serves as the general contractor/owner builder by overseeing the restorations. Then, he turns them over to discerning tenants with an eye for architectural uniqueness. And yes, there is a waiting list to rent his homes.Six months ago, one of his homes, The J.W. Everyone can benefit from calling in a professional, in this case we need help working through options when it comes to design choices here at the Smart Old House. My guest this week is Dave Rademaker, an old house specialist from Michigan who has been on the show twice before- Kitchens and Baths in Old Houses (episode 65) and an episode I called old house renovation conundrums when we were shopping for an old house, episode 91. We talked about window choices, about kitchen design (again, but this time our kitchen design) and whether we need a second bath upstairs. We may dream about renovating our home for years before getting to an actual renovation. Some of us never get there. How can we improve our spaces without involving a contractor? Architect Emma Greenberg believes there are plenty of things we can do- even today- to really love our spaces. About our guest: Emma Greenberg is a licensed architect in NJ and NY. She grew up in a family of artists, including ceramicists and bookbinders. She got her BA in Art History at Emory University and Master of Architecture from LSU. After graduating, she moved to NYC and worked in small firms on residential and commercial projects. 2 years ago, Michele Hottel joined me to give advice to homeowners so that they could learn from the mistakes of others. As I reflected on the past three years in the week of my podiversary, I listened again to this episode and wanted to revisit it. We talked about renovating while pregnant, building too much space, rising construction costs and more. About our guest: Michele Grace Hottel, Architect is a firm practicing Architecture, Interiors, and Visual Arts, specializing in Custom and multi-family Residential and smaller Commercial and Institutional projects since 1994. Prior to her current practice, Michele was a consultant with other Architecture and Engineering firms in the Los Angeles and San Diego areas for twelve years before and after attending Cal Poly, Pomona for Architecture. One can read her blog, "I've never met a woman architect before..." a blog about my life... , the trials and tribulations, as one could say, of being a woman, a mother, a wife, a volunteer, a public servant, and last but not least, an architect. Michele is also a Commissioner and Subject Matter Expert for the California Architects Board, a City of La Mesa Planning Commissioner in her third term, the Chair of the American Institute of Architecture (AIA) Chair of the Custom Residential Architecture Network (CRAN) for the AIA San Diego and Palomar Chapters. She also served as the Chair of the Committee for AIA California's Inaugural Housing Forum for attainable housing.
