J. Darrin Gross I'd like to ask you, Victor Jiracek, what is the BIGGEST RISK? Viktor Jiracek Yeah, no, I think that's that's great question, happy to answer it. I'd say it's all about the numbers. So I always teach and preach. It's like profit margin, like margin of error, like how much you know, profit, do you have potential in the deal, because if anything goes wrong, like a takes longer than you want, or doesn't sell for as much as you want, you have to go over repairs, like that's all going to eat into your profit margin. So the more profit buffer or profit margin you have, the better. So again, it's all about the numbers. And there's been a lot of deals where like we set out to make 30 40,000. That's, that's great. And then one issue came up, and then another issue came up and another issue came up. And then we walked away with 10,000. But luckily, we had that initial, you know, profit buffer to work with, or else we would have been in the red. So with that same example, like if we initially wanted to make, we said, like, Hey, I just want to make 15,000. Like, if I can make 15,000 on this, I'd be happy. And then the issue comes up in that issue, another issue another issue, and then suddenly, you're in the red. So that happens a ton. So that's why I recommend in terms of risk, like just protect yourself, like if you buy any, any property for the right price, like every single thing can go wrong, and you can still be profitable. But again, it's you make money when you buy is, is the segue from that. But it's really like profit margin buffer, just in case anything goes wrong, and it will go wrong. That's the other thing. It always takes longer than you want. And it always costs more than you want.

In this episode, we're going to be talking about some of the common obstacles that a lot of beginners face getting into this business. If you've done a deal or two, you're not a beginner anymore. But if you've been going through the courses, watching the videos, listening to the podcasts, maybe even dabbled a little bit and done some research and made some offers, but you haven't done your first deal yet, you're a beginner. And guess what? All of us started as beginners. My guest on this episode is Viktor Jiracek and he specializes in helping beginners to get unstuck.Don't fall into the beginners' trap of setting unrealistic goals and giving up too quickly. You need to take one step at a time and persevere. Don't be afraid to ask for advice. The most important thing is to take action. You need to make a lot of offers if you want to do deals. Once you get started, it will change your life.Getting into hot markets is tough for beginners. It's better to focus on smaller secondary markets, perhaps a little more rural. You can get a lot more traction in these areas because there's less competition. Don't be afraid to admit that you're a beginner. It takes the pressure off if you're not pretending to be an expert when you're not. Use the opportunity to speak to people and learn from them. In this episode of the Alchemist Nation Real Estate Podcast, I talk to Viktor Jiracek who did 20 flips in 2020 and is aiming at more in 2021. I wanted to know what is the mindset of someone who has been successful and who says that he is going to add an extra 10 flips to his entire portfolio when the average person is afraid to do their own flip, in fact, an average person is afraid to buy their own house and I also wanted how he got into this. He says that he did 20 flips last year and his goal is to do 30 flips this year and how he got into real estate is that luckily real estate has been a family business which he kind of got brought up with it. He was 14 when he got started and he could help out with family properties like smaller renovation tasks like doing demos, riping out a carpet, painting which was super simple stuff and he really grew up with it and bought his first property like his own rental when he was 18 years which was a little condo. He was more rebellious and he always wanted to do something else and was always entrepreneurial rather than real estate since it was a family thing. He had a couple of failed businesses but he realized real estate was fun, lucrative, and he even had a passion for it and he felt that he was always tied into it, so he is back into real estate and is really enjoying it.
