Auburn’s athletic director says the Tigers are determined to do things "the right way." Never mind that Auburn’s recruiting class ranks last in the SEC. Have patience. Athletic director John Cohen’s words echo the sentiments of coach Hugh Freeze, who admits Auburn's recent approach is "not really to our advantage." Who cares about rules nowadays? Insisting on doing things "the right way" tends to be the battle cry from the basement. On today's episode, hosts Blake Toppmeyer and John Adams examine the situation at Auburn, where Freeze's offseason golf handicap looks better than his recruiting class. Auburn's recruiting stall comes on the heels of four straight losing seasons. More than the losses from yesteryear, though, Adams says he's concerned about Freeze's recent rhetoric, and he compares Freeze to a former SEC coach who's since been fired. Still, this is the kind of offseason storyline that can be smashed into irrelevance with a slew of August commitments, plus a Week 1 win against Baylor. Later in the episode, the hosts explain why Big Ten commissioner Tony Petitti keeps getting the College Football Playoff format debate wrong.

Welcome back to another episode of To the Point Cybersecurity, where hosts Rachael Lyon and Jonathan Knepher dig into the evolving world of cyber threats, national security, and the intersection of technology and society. In this episode, we continue our conversation with John Cohen, Executive Director of the Program for Countering Hybrid Threats at the Center for Internet Security. John shares real-world examples from the frontlines, detailing how threat actors—from nation-states to extremist groups—leverage open forums and online platforms not only to carry out cyberattacks, but also to coordinate, inspire, and instruct physical violence. He explains the challenges of rapidly getting critical threat intelligence into the right hands, the importance of distinguishing between protected speech and real threats, and the new mindset needed to effectively respond to increasingly hybrid and ideologically-driven dangers. Tune in for insightful stories, actionable advice for both the public and private sectors, and a candid discussion on the societal challenges of disinformation, online radicalization, and the need for open conversations to build resilience in our digital and physical worlds. Although prices have come down as much as 30% or even higher on Class B and C Value-Add multifamily, they haven't come down enough for most seasoned investors to want to jump back in. There still needs to be further concessions to make the deals pencil, and to be worth the risk entailed with value-add. Buying and selling land in growing markets, however, can generate very attractive rates of return at far lower capital entry points. John Cohen, Founder of Toro Real Estate Partners, sold off most of his portfolio of 4500 multifamily units from 2020-2024, and has been acquiring land and selling to single family builders.
