An outgoing BART board director known for conservative stances and tense standoffs with her Democratic colleagues handed each of them a parting gift at the last meeting of her term: MAGA hats. Director Debora Allen, who decided not to run for re-election, put the hats in gift bags that she passed out during a board meeting Thursday, which also included a letter to each board member. The meeting opened with speeches by departing board members Bevan Dufty, Rebecca Saltzman, who won a seat on the El Cerrito City Council and Lateefah Simon, who will succeed Barbara Lee in Congress. Allen told the Chronicle she had also been asked to give remarks. She spoke out after Dufty appeared to pass over her and give the floor to Mark Foley, who is not leaving the board.

Being A NYC Multifamily Building Owner, Or Member Of A Condo Or Coop Board Has Become A Much More Complicated Job! They Need To Manage Rising Expenses, Rent Limitations, Government Imposed Regulations, And Capital Projects...Board Members, And Even Some Building Owners, Likely Have Full-Time Jobs And Need Help Doing These Things Well!Meet Tina Larsson, Co-Founder Of The Folson Group! The various issues facing Board Members (and even some building owners) who may be volunteers with limited expertise in the role of building management, led us to seek out an expert in the field. Do You Ever Wonder wanted to speak with someone who works with the various constituencies (owners, residents, Board members) in multifamily buildings to help facilitate solutions, streamline processes, manage complex projects, and achieve cost savings in all of the various aspects of a building's operations.Enter Tina Larsson, co-founder with Mark Foley, of The Folson Group (https://www.thefolsongroup.com/). In essence, their expertise in multifamily building cost reduction, project management, and value enhancement has made them a go-to resource for many co-op and condo boards, along with building owners, in NYC.Why engage with an outside consultant? Let's count the ways...Beyond the spike in building expenses, limitations on the recouping of renovation costs and restrictions on increasing revenue due to legislation such as the 2019 Housing Stability and Tenant Protection Act, buildings have to face unexpected and often extremely large expenditures brought on by regulations imposed by NYC such as Local Law 97 that mandates carbon neutrality by 2050.Issues Facing Multifamily BuildingsExpenses: On the expense side, the cost of every building input like utilities, insurance, and taxes has risen dramatically. So too have the number of capital projects, maintenance costs, and payroll expenses.Add to the mix all of the NYS and NYC regulations that will bring higher costs to the building owner and residents. A perfect example is Local Law 97 (LL97) which requires buildings larger than 25,000 square feet to be carbon-neutral by 2050, but that imposes immediate requirements. Income: Limitations on rent increases in NYC are well-known, and now President Biden has proposed legislation which would 'require large and midsize landlords to cap annual rent increases to no more than 5%. In addition, the recently implemented Good Cause Eviction will hinder a landlord from removing a tenant or deny a lease renewal without a court order. The Folson GroupOnce again The Folson Group's expertise in cost reduction and value enhancement has made them a go-to resource for many co-op and condo boards in the New York City area.If you are a multifamily building owner, landlord, or condo/coop Board member facing issues with out-of-control expenses or capital projects that are too large to handle, The Folson Group could be a good contact. The firm is also a NYC Accelerator Service Provider and ConEd Participating Contractor. You can reach Tina Larsson in the following ways...Email: tina@thefolsongroup.comPhone: (917) 648 - 8151 ___________________________________________________Do you have a great story to tell? Are you interested in appearing as a guest on the Do You Ever Wonder podcast? Ah Spring is in the air and so our thoughts turn to rebirth. When what has rotted to the core and decomposed to earthworm food becomes the rich fertile ground from which new life may spring! The miracle of rebirth is all around us! Look at the trees, the bees, the flowers, and Mark Foley! He's now a power player in Florida politics! Don't say Gay bills are simply the GOP protecting parents' rights. Mark wasn't always so concerned about parental rights. In 2006 former Congressman Foley, representative of the Palm Beach County district of Florida (the very big fat seat of Mar-a-Largo!), got a little tipsy and sent some sexy text messages to some of the boys that used to work in Congress as pages. The boys were of age of consent, but too young to vote (16 isn't voting age). Mark never asked them what their parents might think of his sexy texts, he just wanted to know what they were wearing. Mark resigned after being caught red-handed (you're welcome) so things calmed down quickly and nothing legal happened so it was all a non-issue and it all ended happily. Happily that is until we decided to revisit a certain apology issued in 2006.

David Waldman slipped Greg Dworkin's timecard through the clock today as Greg's off “on assignment”, or something. Don't worry, Greg should be back tomorrow! A Tennessee bill proposes to eliminate pedophilia simply... by putting a ring on it. No longer will marriage be held back by age, psychiatric disorders or mental capacity. It's not “grooming” if your spouse isn't old enough to comb their own hair, is it? TN Representative John Rose met his future wife back in high school… when he was agriculture commissioner. Fellow TN Rep. David Byrd was named chairman of an education subcommittee, and in three women's sexual assault allegations from when he was a high school coach. Byrd has learned his lesson… at least about vaccination, once COVID almost killed him. So, that's why it's “Moms for Liberty” pushing “Don't Say Gay” bills in red states, because man, you don't want to consider the “Dad”s' histories… but let's! For instance, Dennis Hastert was the longest Republican-complicit, felon/Speaker of the House in history. Then there's Rep. Mark Foley. You might remember him in connection with “The Mark Foley Scandal”, in which he texted… uhm, ewwwwwww! Anyhow, like Hastert and several other Dads for Liberty, Mark was very, very anti-gay, in theory. Ohio's “Don't Say Gay” clone bill was recently introduced by Jean “Mean Jean” Schmidt, who identifies as “female” presumably, or else why would they have let her in the Capitol women's restroom to sully Michelle Bachmann's vomit?

On the morning of June 24, 2021, Champlain Tower South, a 13-story oceanfront condominium in south Florida, collapsed. So far, rescue crews working around the clock have recovered 97 bodies from the rubble. At least a dozen residents still remain unaccounted for as recovery efforts continue. In the last episode of The Blame Game, we spoke with an architect to discuss why this unspeakable tragedy occurred and who, if anyone, was to blame, such as the structural engineer who had found major structural damage in the building following an inspection two-and-half years ago, the architect who had designed the building, and even geotechnical issues which may have compromised the foundation of the building. In this episode of The Blame Game, we turn our attention to the condominium's board of directors which had been warned about the building's structural issues but never got around to making the necessary repairs. And to help us better understand the role of the condominium's board of directors and its arguable culpability in the Champlin Tower building collapse, we turn to Mark Foley of the Folson Group, financial consultants for residential condominiums and cooperatives.
Mark Foley has had a career of two halves. After many successful years in the private sector, the dot-com collapse forced Mark to reinvent his career. There began a long and successful time in the commercial semi-state sector, including leadership positions in daa and Coillte. While at Coillte, Mark had a ‘personal epiphany' about climate change, setting him on a path that led to his role today as CEO of EirGrid. In this episode of the EY CEO Outlook podcast, Mark Foley tells host Richard Curran the fascinating story of a career that began in chemical engineering and evolved to planning, managing and developing the flow of electricity across Ireland. Mark reveals what he has learned about leadership, powerful communication, and customer experience along the way, and why he believes Ireland is at a critical juncture in relation to our future energy needs and climate change commitments. They also discuss: · Ireland's unique power usage during COVID-19 and what drove it. · Why Ireland's Climate Action Plan is one of the country's most important national commitments of the last 100 years.· How to avoid falling into the psychology of defeat and successfully managing risk.· Brexit's potential impact on power supply.· Why the late Fergal Quinn is the CEO Mark has most admired.
