#35- This show marks the 35th episode of the How To Life podcast and the last show of 2020. At the beginning of the year, I had no idea that my world would be thrown into turmoil. None of us knew that the world as we knew it would be thrown into turmoil. It was definitely a sink or swim year for most people. But, here is the good news: We got through the year. We did it! And now being at the end, we can look back and see the silver lining of what we thought was just the worst year ever!Honestly, it has taken me a little while to build some confidence and knowledge about putting out content for How To Life.Fear slowed me down. As did all the excuses I came up with to not move faster. Job, personal life, kids, more focused on being a pickleball pro, not enough time, not enough knowledge, not enough experience in this area. Then came 2020 and suddenly all of my excuses were not there anymore! Circumstances had changed, job was gone, pickleball tournaments were canceled, everything was shut down, and I found myself with A LOT of time on my hands. As many of you were in the same boat, you know that losing everything is super stressful, so to distract from the discomfort, I poured myself into learning as much as I could about how to create, produce, market, and be a positive presence in this online world that I knew nothing about! Looking back now, I see how 2020 was actually a Golden Ticket. The timing was perfect. The access to information, people, tools, time that were needed to build my brand is nothing short of miraculous.As for this podcast? Not even on the radar at the beginning of this year. But one night, I went to dinner at my friend’s house and had a conversation with a young woman there who in the middle of our discussion about a problem she was worried about suddenly stopped and said, “you should start a podcast”. Which got me thinking. I looked up how to do that, which led to me finding Pat Flynn from Smart Passive Income who had a complete tutorial on how to start a podcast. He got me up and running. I built a website, I found help everywhere I needed it. But I felt alone because no one I knew could relate to what I was doing. Then Pat created an entrepreneurial community. I applied and got accepted! Finally! A tribe that I could talk to and share with. Who understood and generously offered help, advice, guidance, and so much support and encouragement.And because of all of this which occurred in 2020, I have become braver, more confident, and more fearless than ever before.I mean, I still have fears. But they are not so paralyzing anymore. I bless 2020 for providing me an opportunity to bloom and grow exponentially. TALES OF VALOR EP. 51: Master Sergeant Thomas Patrick Payne | On his 14th deployment, Pat was part of a team assigned to plan and conduct an operation to rescue over 70 Kurdish prisoners being held by ISIS barbarians in Iraq. The team soon received horrifying intelligence that the terrorists were planning to massacre their captives and bury them in freshly dug graves. Pat and his teammates raced into action. After midnight, on October 22, Pat boarded a helicopter and departed on a mission to free the hostages from two buildings guarded by dozens of ruthless and bloodthirsty ISIS terrorists. He was in command of a team clearing one of the compounds. As soon as the ramp to his helicopter went down, Pat rushed into a blistering hail of gunfire. Pat and his team swiftly overpowered the enemy, secured the building, and freed 38 of the hostages. Then Pat received word that the rest of the assault team was facing harsh resistance in another complex. Pat turned to one of his fellow soldiers and said, “Let’s get into the fight right now. FAR 164 Expected Air Date: 07/2/18 Opening Have you ever asked yourself the question, “what is this remodeling job going to cost?” When you buy an investment property, especially if you are going to flip it, the repair / remodel number is one of the big three numbers you HAVE to know in order to be sure you’re going to make money on the project. The other two are the ARV and the cost of the money. Where does the purchase price fit in? Because it seems like that’s where you start. It IS the first number that gets activated in the process, but it’s the last number to be calculated. You back into a purchase or offer price based on the other three numbers. This is true in any kind of property investment. You must have your exit strategy and a strong understanding of what you will get for the property, you must know your rehab or “value add” number. And you should be mindful of you cost of funds. Today we are going to visit with the guy who can help you nail down that rehab number. His name is Pat Dornan and he is the inventor of the Ultimate Rehab Estimator. Ron was on the program about a year ago when both his software and this show were new. The Damn Dirty Geeks return to the realm of the Living Dead with our latest special guest, Patricia Tallman, known for her acting and stuntwork in KNIGHTRIDERS, NIGHT OF THE LIVING DEAD (1990), STAR TREK: THE NEXT GENERATION, BABYLON 5 and much more. Pat's first film was George Romero's KNIGHTRIDERS in 1981, which began a lengthy collaborative relationship with Romero and his fellow filmmakers. She was first directed by Tom Savini in the "Family Reunion" episode of TALES FROM THE DARKSIDE in 1988, then directed by Romero again in MONKEY SHINES the same year. Then Pat killed it in Savini's 1990 remake of NIGHT OF THE LIVING DEAD, scripted by Romero, by turning Barbara into an empowered heroine fighting to survive an apocalypse of the undead. Redefining Barbara's character helped the NIGHT remake earn its own place in horror cinema, adapting to its time and keeping this franchise vibrant decades after Romero birthed it. Tallman turning audience expectation on its ear in a remake certainly increased the impact and success of NIGHT, as she joined the ranks of powerful, intelligent heroines that transformed genre filmmaking in the late 1980s and early '90s.
