Lured Up Podcast 372: Spending With Reckless Abandon Live Streamed on - 11/18/25 Publish Date - 11/21/25 What an incredible month of gameplay we are getting. Since the level cap increase, the game and community have felt alive and well, with excitement, motivation, and dedication flowing all around us. We recap our last week of gameplay through Into The Wild, the Silver Bottlecap, and finally, with Wild Area:Global. Adam was able to make the most of his limited gameplay and Raided from the toilet, while Ken was able to get 16 hours of core gameplay in Red Bank and Philly. The Community Celebration Event in Philly was incredible. It somehow captured the magic of a much larger IRL event like GO Fest, in a City Safari like setting. Niantic may really be on to something here, as these events capture the magic of a large event, while being powered by local communities, which sets a unique tone for the gameplay. Nearly 1,500 Trainers checked in on Campfire and Raid Trains packed with a few hundred Trainers were marching through the city for the entirety of the event. A group of creators was able to meetup at the event to bring their individual styles of gameplay and content to the community. We take a look at each of the featured creators, and highly recommend you check them out and give them a follow. There is some real magic to be had when you combine core gameplay, and creators that like to get their hands dirty on the grind. We have a few remaining events in November, with High Voltage keeping us busy until this weekend's DMAX Eevee Max Battle Weekend. With Eevee only being Tier 2, most Trainers will have no problem taking it down. We hope you saved some Max Particles from Wild Area, because making sure you can evolve into the full line, you are going to need a fair amount of DMAX Eevee in your inventory. Nick shares how to build broker relationships that generate consistent deal flow without constantly hunting for opportunities, due diligence strategies when high-credit tenants won't share financial information, and why Covid flipped conventional wisdom about credit tenants versus mom and pop operators. NICK'S JOURNEY: Nick's path wasn't linear. Growing up near Microsoft and Nintendo in Redmond, Washington, he found real estate "incredibly boring" until witnessing how it connected to fascinating industries. After his father and grandfather passed away during his senior year of high school, Nick moved to Florida to pursue professional wakeboarding, eventually earning a podium finish at the World Championships in 2011 while graduating summa cum laude from the University of Central Florida. The dean of UCF's real estate program, whose son was also a professional athlete, reignited Nick's interest in commercial real estate investment and development. Nick started in land brokerage during 2011-2012 when Florida land was worth less than the buildings next to it, learning through challenging cold calls to developers. FIRST DEAL LESSONS: Nick's entry into investing came through a vacant Taco Bell property. Working with a broker partner, they secured the building, signed a 10-year lease with a new tenant, and only had to replace the HVAC and roof. The timing proved fortunate - securing 80% loan to value at 2% interest on an interest-only basis during the post-financial crisis recovery. That first deal taught valuable lessons about protecting downside risk and building tenant relationships while delivering one of his strongest returns ever. CAPITAL RAISING EVOLUTION: For his first capital raise, Nick bought an old bank branch all cash with plans to tear it down and build a quick service restaurant. To protect downside risk as a new sponsor, he structured it with no debt and two years of interest and tax reserves. After approaching friends' parents, fellow brokers, and creating a detailed investment memorandum, a tenant approached wanting to lease the existing building as-is with a 10-year lease. Nick refinanced at 50% LTV, pulled equity out, and used those proceeds to buy a second deal. That snowball effect has grown to approximately 100 investors making about 500 investments with his company. KEY INSIGHTS: Nick continues syndicating individual deals instead of raising funds because his deals follow similar patterns with consistent return theses. This approach gives investors freedom to select which markets and property types align with their preferences while maintaining speed to close. Managing investor capital creates heightened responsibility that sharpens every aspect of deal execution. Nick approaches it similarly to personally guaranteeing loans - while losing your own capital is unfortunate, losing someone else's carries profound implications for relationships and reputation. The biggest lesson from deals that didn't go as planned: contracts matter, but people matter just as much. When tenants respond unusually quickly to lease documents without redlines for 10-15 year commitments, it raises red flags. During Covid, high-credit tenants had attorneys advising them to stop paying rent while small bay industrial mom and pop tenants maintained perfect payment records. BROKER RELATIONSHIPS: The majority of Nick's deals come through brokers he's built long-term relationships with over years. With the last feature film being Star Trek Beyond in 2016, there's been little movement on both the Chris Pine-led series and new takes on the universe, but this new film will move forward unconnected to anything done previously.Glen Powell in The Running Man was a favored first place winner at the box office this weekend, but was ousted by the sleight of hand of Now You See Me: Now You Don't, the third movie in that franchise. Now You See Me racked up a global $75 million opening, while The Running Man limped across the finish line at $28 million. This marks Powell's first big box office miss, when compared to openings for Twisters, Top Gun: Maverick, and Anybody But You, but the action film did have to compete against Predator: Badlands, which is holding strong at the box office still.Nintendo and Illumination have released the first trailer for Super Mario Galaxy, the follow up to 2023's hit The Super Mario Brothers Movie. The film will hit theaters on April 3rd, 2026. The trailer reveals some new characters and cast members including Bowser Jr. who will be voiced by Benny Safdie and Rosalina who will be voiced by Brie Larson.Amazon Prime has released a new, extended trailer for “Fallout” Season 2. The film opens on May 1, 2026.Apple TV has set Friday, February 27 for the Season 2 premiere of Monarch: Legacy of Monsters and has dropped a first trailer. Xbox's big bet for bringing PCs to the living room has officially been undercut. This week, Valve announced three (!) different pieces of hardware. First, there is the Steam Machine, which serves as the strongest competitor to consoles. While still very much a PC, the Steam Machine packs a lot of punch for a small device and could be a force if priced well. Second, a brand new VR headset in the Steam Frame. Despite Meta having massive first-party support, Valve has decided to challenge a space that many of us thought was finished growing. Third, and finally, is a Steam Controller. It's horrendous looking and makes the Duke look ergonomic. How does Valve's aggressive hardware plans disrupt Xbox and does any lingering appeal for the PC in the living room by Xbox remain?
