This weeks guests are Jose and Daniel Gonzalez. These two brothers run Preferred Flooring in Grand Rapids, Michigan. For years they ran their business with paying their workers via a 1099. In 2015 after some advice from a larger company they subbed from all of their employees were moved to getting W-2s and being on payroll. This switch came with some huge considerations. Daniel and Jose took pay cuts, labor for projects had an increase, and not every employee was happy about it. While direct costs of outbreaks of transboundary animal diseases are often well understood, little information is available about indirect and/or consequential costs of control measures. In this study, a spreadsheet model was developed to estimate the indirect consequential costs of ASF in domestic pigs and wild boars, considering different outbreak scenarios in Switzerland.Materials and methodsFirst, qualitative interviews were conducted with international stakeholders to identify the sectors that may be indirectly affected by an ASF outbreak and how this impact can be characterized. Various outbreak scenarios in domestic pigs and wild boar were defined, and Swiss stakeholders were interviewed to gather data on the economic impacts in these scenarios. Finally, a cost-calculator model was used to estimate the indirect costs of an ASF outbreak in Switzerland and a decision-tree model was used to analyse various scenarios given incursion probabilities.ResultsInterviews with international stakeholders demonstrated that actors beyond the pig value chain were also indirectly affected by ASF, including, for example, the timber industry, agricultural insurance companies and feed crop producers. Important drivers for indirect costs in Switzerland were consumer demand, slaughter restrictions and biosecurity requirements.DiscussionThe findings demonstrate that the impact of an ASF outbreak will be felt well beyond the pig farms directly affected. Changes in consumer demand will impact the entire pig value chain. Furthermore, certain measures, including biosecurity measures (e.g. compulsory indoor housing) or transport restrictions for healthy pigs may lead to significant indirect consequential costs throughout the value chain. It is crucial for all stakeholders to be informed about the emergency measures that will be taken in an outbreak and their consequences to enable them to prepare for and mitigate their impacts.

In this episode, we discuss the additional costs you will face as an Airbnb property investor. These include all the utilities you need to cover e.g. water, power, internet. You'd also expect to pay for consumables like salt and pepper, shampoo, milk (all the creature comforts guests expect). Property management is also more hands-on, which leads to higher costs. Management fees are also higher. Long term rental management fees are 7-10% of gross yield. Airbnbs will range from 20-30% of the net yield. Property investors will also need to furnish the property to a high standard including items to make the property homely e.g. coffee table books. And depending on where the property is located, you may be subjected to higher rates. In Auckland, rates can be as much as 3x higher than a standard tenancy. Two of those calls were from individuals who aren’t making the money they need to cover rental costs, and the other call from someone who wanted to look into buying a rental property.When it comes to rental properties, it’s all about the numbers. This house isn’t your primary residence, so it doesn’t necessarily matter what the house looks like. You need to be paying attention to the costs associated with this potential rental property. When determining how much it will cost to run this property effectively and still make an income, you need to pay attention to additional costs besides the mortgage payment—like taxes, HOA fees, insurance, and other maintenance fees. You should also be including your vacancy rate when determining your bottom line, because your property probably won’t be rented every month out of the year.Another thing to consider is if you’re going to run the property yourself or have a Realtor put it on the market to find renters for it. If you’re contracting a third party, you have to consider the cost of that as well. Make sure you have money set aside in your account each month to cover the cost of unexpected repairs.Are you budgeting money towards repairs? You need to make sure that you have a certain amount of money set aside in your account each month that will take care of any repairs if something breaks. In the end, after you add everything up, you’ll be able to figure out your yearly net income. You take the total cost of your operating expenses, minus your gross income, and that will give you your net earnings for the year.
