Thursday May 28th, 2026: Welcome back to The Mom Room! Today's solo episode starts with a realization I think a lot of parents are missing when it comes to social media and kids. The reason TikTok or Instagram may seem “harmless” to you… is because YOUR algorithm is tailored to YOU. My feed? Mostly Pomeranians, home content, Bravo drama, and random mom-life videos. So naturally, I assumed kids weren't really stumbling across anything too concerning besides the occasional swear word. Then one day I searched “massage” on TikTok looking for physio therapy exercises, self-massage, and lymphatic drainage videos… and what came up honestly shocked me. It completely changed the way I think about kids having unrestricted access to search features and social media in general. We need to talk about it.I also take a nostalgic detour into my childhood obsession with No Doubt and Gwen Stefani, including the iconic story of how my Grade 6 teacher somehow got a No Doubt t-shirt signed by Gwen just for me (still not over it). And finally, I tell the story of how I managed to absolutely destroy my car in an underground parking garage in Toronto a couple weekends ago… because apparently I need at least one humbling experience per month to keep me grounded.A little parenting, a little nostalgia, a little chaos. Enjoy!See Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

This single property created more than $10M in value, but it was the most complex real estate deal we've ever done. We had to put a million dollars at risk to even start the transaction—and it was non-refundable. Multiple buyers, a cross-collateralized property in receivership with a parking lot, a hotel, and office space. This wasn't going to be easy, but it definitely paid off. Today, I'm peeling back the curtain, showing you the full numbers and story of this commercial real estate case study that proves if you put in the work, the reward is there—and it could be an eight-figure payoff. I'll walk through how we got this off-market, underpriced property sent to us, how we found buyers to take over the parts of the property we had no interest in, the substantial non-refundable earnest money we had to put down to close, and the hiccup at the eleventh hour that almost completely killed the deal. Plus, I'll share exactly what we did to take this parking garage investment from $31M to $35M to now being worth north of $40 million. This is how we did it. Insights from today's episode: A full real estate case study of the most complex deal we've ever done Why I put a seven-figure non-refundable deposit on a property that had low chances of closing How we immediately walked into $4 million of equity from purchase The value-add improvements we made to grow this property's value by over $10 million The #1 reason why a broker sent this off-market deal to us before anyone else How we subdivided and sold parts of the property while we were buying it Our exact loan structure (LTV, debt, terms) to reduce risk — Investing in Parking Lots: Real Estate's #1 Overlooked Opportunity | Ep. 977 Charlotte Parking Facility Case Study Recommended Resources: Accredited Investors, you're invited to Join the Cashflow Investor Club to learn how you can partner with Kevin Bupp on current and upcoming opportunities to create passive cash flow and build wealth. The Sinking Ship parking garage in Seattle's Pioneer Square has been shuttered due to escalating violence, including a deadly shooting. This closure highlights the ongoing safety concerns in the historic neighborhood. Residents and business owners, including Robin Wilkerson, whose son was killed in the garage, are demanding permanent closure and improved safety measures. The Seattle Police Department is investigating the February homicide and seeking public assistance. The garage's future remains uncertain, pending safety reviews and the outcome of the police investigation. This incident underscores the broader issues of crime and safety plaguing Seattle's downtown core and the need for decisive action by city officials to restore order and protect the community in Pioneer Square. The temporary closure adds another layer of concern for businesses already struggling. Seattle must address the root causes of this violence.

A multilevel parking garage in Crystal City, Virginia transformed into a bike racing course this February for the annual Garage Racing National Championships. According to one participant, “This is like racing in the rain on painted surfaces. It's fast... it's furious…it's chaotic. It's more fun than we should be allowed to have.”
Chris and Amy chat with Dave Simons about an upcoming rate cut expected from the Federal Reserve; the annual list of TSA confiscated items from air travelers; The Athletic's Will Leitch on the Cardinals off-season; and Chris has a story about exiting a parking garage, and it's a doozy!

In our continuing Still Good Law series, Jenessa explains how a dispute arising from a parking garage in Wilmington, Delaware became the foundation for one of the most important concepts in civil rights: determining that a private or quasi-public individual or entity is operating “under color of law.” How does this concept help to hold law enforcement and other governmental agencies accountable, and how is it holding up in 2025?
