Gary and Shannon kick off the hour with a bizarrely heartwarming story, a bear caught visiting other bears at the zoo. Was it a reunion… or a prison visit? Then it's #SWAMPWATCH, where they cover the ongoing government shutdown, Hunter Biden's public comments, and Scott Weiner's run for Pelosi's seat. Later, they dive into the rise of testosterone therapy among women (and Real Housewives), before Justin Worsham joins for #Parenting: where the gang debates overprotective parents, car trouble lessons, and the three skills every kid needs before AI takes over.
On this episode of The Opportunist, trusted Montana oncologist Dr. Thomas Weiner is accused of diagnosing patients with cancer they didn't have. Building a business that lasts starts with building a culture that matters. In this episode of Building Texas Business, I sit down with Andy Weiner, CEO and Founder of RockStep Capital, to talk about what it takes to create and sustain a truly fierce company culture. From his family's early retail ventures to leading a national real estate investment firm with more than 9.7 million square feet under management, Andy has learned that success depends not just on smart deals but on shared values and disciplined behaviors. Andy reveals how his team lives by 25 guiding principles called “RockSteps,” specific behaviors that define how they respond, collaborate, and lead every day. With rituals like their weekly “RockStep of the Week” call and a focus on accountability, responsiveness, and family-first priorities, he has built an organization where integrity and energy drive performance. We also discuss how RockStep's “Hometown America” investment strategy and vertically integrated structure have helped them thrive through changing markets, and why the company's success begins with hiring for cultural alignment rather than skill alone. If you are passionate about leadership, culture, and the values that fuel great Texas businesses, this episode offers powerful lessons on how intentional leadership can transform an organization from the inside out. Rather than micromanaging, he viewed his role as “architect,” guiding the firm's culture, empowering top-tier professionals, and letting his team do what they did best. “If you're the smartest person in the room, you're in the wrong room,” he said.

David Weiner is washing dishes. It's the 21st of the month, which means his D.C. rowhouse is full of people. Some are friends he's known for decades, others are people he's never met. There's a jazz band playing standards downstairs, and the music is floating up through the house. Some of the musicians are professionals, others are amateurs who showed up with an instrument and enough courage — liquid or otherwise — to join in.The price of admission is a $21 suggested donation to cover costs and pay the house band. A bottle of wine or food to share is welcome, too. Weiner always makes salmon and provides a big salad, as well as some snacks. Nearly everything else on the crowded table of food is brought by guests. The monthly party happens rain or shine, whether the 21st falls on a Monday or a Tuesday or a Friday. There was a hiatus during the pandemic, but otherwise it's happened almost every month for 15 years, drawing anywhere from 40 to a hundred people of all ages each time. The question I had for Weiner is: How does he keep this going? You can read more about Wiener's jazz party here.If you're looking for more surprising, delightful stories about the best of humanity, check out The Optimist from The Washington Post. This week on The Art of SBA Lending, we're doing something special: a Money Store reunion episode. The Money Store pioneered the Business Development Officer (BDO) model and revolutionized the SBA lending industry, holding the top position for 16 consecutive years. Host Ray Drew brings together four Money Store alumni-John Handmaker, Vince Calicchia, Joe Weiner, and Sam Renta-to share stories and insights from the company that changed SBA lending forever. The panel reminisces about the legendary BDO boot camps, the company's aggressive marketing, and its commitment to a sales-driven culture. They discuss what made The Money Store so successful and how that culture has influenced a generation of SBA lenders. From Mark Turtletaub's visionary leadership and theatrical flair to the infamous "Purple Palace," the alumni provide a rare glimpse into the "good old days" of SBA lending. The episode also features a surprise appearance from Mark Rattfield, a former underwriter who became a successful BDO after being inspired by a colleague's W-2 form.
This episode of The Contracting Experience welcomes Lauren Wittenberg Weiner, Founder and CEO of WWC Global, a company that grew from a small military spouse-led consultancy into a hundred-million dollar powerhouse, ultimately securing a $200 million contract with U.S. Special Operations Command. Lauren shares her journey as an "accidental entrepreneur," detailing how her experience as a military spouse led her to identify a need and create a thriving business. She discusses her early days working as a White House employee, and how a proposal from her to-be husband led to her moving to Italy. She highlights the challenges military spouses face in pursuing professional careers, especially overseas, and how that inspired her to start WWC Global. Lauren delves into the lessons she learned as WWC Global scaled, including navigating the "valley of death" between small and large business. She emphasizes the importance of relationships in government contracting, while acknowledging the rise of non-traditional defense contractors. She shares the "secret sauce" behind securing the $200 million SOCOM contract, stressing the importance of hard work, assembling the right team, and crafting a compelling proposal. She also touches on common misunderstandings between government and industry, advocating for better communication and collaboration. Finally, she discusses her leadership style, described as "unruly within the rules," and offers advice to those starting out in the acquisition world, emphasizing the importance of public service and making a meaningful impact. Tune in to hear Lauren's inspiring story and gain valuable insights into the world of government contracting. Few institutions are as secretive, controversial, and consequential as the CIA. From covert Cold War operations to the war on terror, America's spy agency has been both praised for keeping the country safe and condemned for its failures and abuses. Pulitzer Prize–winning journalist and historian Tim Weiner joins us to unpack that complicated history and discuss his new book, The Mission, which traces how the CIA has struggled to adapt espionage in the 21st century. Weiner is also the author of the National Book Award–winning Legacy of Ashes: The History of the CIA, Enemies: A History of the FBI. In this conversation, we explore the agency's origins, its Cold War and post-9/11 record, and the lessons of Iraq, torture, and Afghanistan. We discuss the biggest threats facing the U.S. today—including China's massive intelligence apparatus, estimated to be 20 times the size of the CIA, and how Beijing's ambitions differ from Russia's. We discuss whether intelligence leaders believe the biggest threat to US national security is internal or external. And, Weiner breaks down the concerns over President Trump's approach to the agency—and what happens when intelligence is shaped, or warped, by politics.

Shopping centers may not dominate headlines like multifamily or industrial, but they remain one of the most overlooked opportunities in commercial real estate. In this episode of Zen and the Art of Real Estate Investing, Jonathan sits down with Andy Weiner, founder and president of RockStep Capital, to discuss how shopping centers, especially in hometown markets, continue to thrive. Andy shares his unique approach to repositioning retail properties, building coalitions with local leaders, and investing where others often overlook. With decades of experience in retail and real estate, Andy has witnessed firsthand how Amazon, shifting consumer habits, and COVID have transformed the shopping center landscape. Instead of retreating, he's leaned into markets with essential drivers—universities, military bases, strong hospital systems, and tourism—that support community retail. His RockStep coalition model brings together local investors, banks, and municipalities to revitalize shopping centers, creating not just strong investments but also community anchors. Jonathan and Andy explore the nuances of evaluating tenants, identifying markets with sustainable growth, and managing assets in a way that prioritizes both profitability and long-term community impact. This conversation challenges the narrative that retail is dead, highlighting why shopping centers in secondary and tertiary markets may be some of the most compelling opportunities available today. In this episode, you will hear: The philosophy behind RockStep Capital and the meaning of rock step in business Andy's journey from family retail operations to shopping center investment The distinctions between grocery-anchored centers, power centers, and enclosed malls Investment advantages in hometown markets with strong community ties The role of local business leaders, banks, and municipalities in successful retail repositioning How positive leverage creates strong yields in shopping center investments Considerations for smaller retail properties as a starting point for new investors Ways demographics and employment drivers shape retail viability Follow and Review: We'd love for you to follow us if you haven't yet. In this interview, Weiner discusses how conservative sociopolitical trends influence psychology and mental health care—how, for example, people with bipolar disorder are expected to monitor and manage themselves in ways that are not only unrealistic but also blur the lines between self and disease. *** Thank you for being with us to listen to the podcast and read our articles this year. SEASON 4 EPISODE 9: COUNTDOWN WITH KEITH OLBERMANN A-Block (1:45) SPECIAL COMMENT: Of course Trump’s not dead. On the other hand, how could you really TELL? But this much is clear: He’s never voluntarily STFU for five days before in his effing life. And how could his own White House have possibly made it look MORE like he was dead! Or is desperately ill. Or had surgery. Or is having surgery. Or… what? They maximized the ways that conspiracy theories could build – including that 3-1/2 hour Cabinet Meeting/Comedy Roast/Dear Leader Circle Jerk last week. If that didn’t look like a farewell event I don’t know what could. I don't know what's really going on and YOU don't know what's really going on and America doesn't know what's really going on (except that the media has completely dropped the ball, not even covering the rumors let alone providing solid information). But there are lots of provable facts in the last five days of Trump MIA that might explain what's going on at a White House that couldn't manage radio silence. PLUS: Trump's desire to boast about the Covid vaccine, the hallucinations of Kristi Noem and Bobby "What Kind of Mitochondria Are You Wearing" Kennedy, the solution to baseball's Tommy John Surgery crisis that isn't a crisis, and a farewell to the beloved Mrs. Weiner. B-Block (32:50) THE WORST PERSONS IN THE WORLD: As soon as the staff of Vanity Fair threatened to walk off if they put Melania Trump on the cover, she leaked a story to the NY Post that she didn't have time to be on their stupid cover anyway (she was on it in 2017). Candace Owens is back and now blaming the Minnesota school shooting on the government bid to take away your guns. So Trump is trying to take away your guns? And expanding kinda late into 9/11 trutherism, nitwit fascist Tucker Carlson gets the YEAR that 9/11 happened, wrong. C-Block (43:20) THINGS I PROMISED NOT TO TELL/SPORTSBALL CENTER: So another all-star baseball pitcher, Randy Rodriguez, needs Tommy John Surgery. So baseball is back with preposterous solutions to the "crisis" of too many such surgeries. I'll offer two rules changes that would really do the job, but more importantly I would suggest that Tommy John Surgery is one of the most positive improvements in baseball in the last 60 years. The same percentage of pitchers get injured as they did in 1965, only in 1965 there was nothing to do when they tore up their elbow, shoulder, or anything else.See omnystudio.com/listener for privacy information.
Spoiled YouTube stars, a Weiner trivia quiz, a 12-year-old taxidermist, and a brush with Bob Newhart, are among the minutiae topics discussed on this special encore presentation by Rick and Dave. [Ep403]
