What an honor to have a customer return years after building their first custom home and ask you to build their second custom home!Today's guests did just that. Marc and Sarah Dizard are in the process of building their second custom home with Wieland Builders. Their home will be showcased in the 2024 Homearama located at The Reserves at Stone Pillars Farm. This will be Wieland Builders 25th year participating in the show. The show will be August 24, 2024-September 8, 2024.Marc and Sarah share with our listeners their experiences of what it is really like going through the process of building a custom home. They share with us how they made the decision for choosing a custom builder, searching and finding land, designing their home and some of the the stressors or frustrations in the process along the way. Different options for budgeting for the new build were discussed and how on this home they have been using the cost plus method. Jeff and the Dizards discuss the transparency, the advantages and disadvantages of cost plus.During this home building process they shared how they really appreciate how the Wieland Builders team communicates with them throughout the build and the problem solving/expertise of the WB team. Even though Jeff hasn't met today's guest in person, he has a lot of respect for him and is a big fan! Brad Leavitt, President of AFT Construction, is Jeff's podcast guest. He grew up in the construction industry in Southern California and went through a Construction Management Program while attending college at Brigham Young University in Utah. He participated in a mission in Argentina for 2 years, where he learned the Spanish language and culture, which gave him a new perspective on life and communication. “A true leader is not who you are, but who you can be” is Brad's philosophy. “Someone has always believed in me more than I have believed in myself” is the big takeaway from today's podcast guest. Local/National Radio and TV personality and Home Improvement Expert Gary Sullivan joins Jeff on the podcast. Gary is usually the guy doing the interviewing, but not today; Jeff interviews Gary! Jeff is giddy to talk to the pioneer of home improvement and how he was the spark to the viral home improvement media industry. Gary helped educate folks on how to care for their homes correctly, not cheap and easy. He treats callers into his show like customers who walk into a hardware store.Gary explains that he has enjoyed staying busy all his life and helping people take care of their homes with expert tips. He walks us through his career and how it started at his grandfather's store pricing merchandise. Eventually, he managed multiple Hader Hardware stores while doing talk radio and television at a local/national level. In the beginning, Gary was not at all interested in radio and television. It took a big push from Jim Hader, who believed in him. Eventually, Gary took full ownership with partners of many Hader Hardware stores. After many years, he sold those to focus on his media career and involvement on the Board of Habitat for Humanity. It all “just sorta happened said Gary. He discovered something very interesting about himself, too…He could not read very well or memorize scripts unless he was read to or read aloud. No wonder he wasn't a good student or a fan of school. Gary explains how he got help along the way in his career, his drive and how taking risks paid off. In his career, Gary has met many famous people, and he shares some stories of their interactions. What's next for Gary? He has cut back on television, and his schedule is more manageable now while enjoying the radio show. Why the heck are the prices to build a home so high? Everything costs more and we are receiving the same exact thing and it's not just in the building industry. In today's podcast Jeff explains the cost of building a house and what drives the rising prices. We all need to understand and have an expectation of what the cost of a home really is before we can say it's too expensive. It's important for customers to have an honest discussion with your builder and know your budget. Customers need to have an understanding of the home costs. Jeff gives a detailed explanation of the home costs so customers can better understand the pricing. There are many necessities/factors that drive the cost of the home and Jeff discusses them in detail; the land, materials, labor, site specific expenses and additional expenses. There are several ways Wieland Builders passes savings on to their customers. Those would include Buying Groups for material savings, paying invoices early and taking advantage of discounts. Working with our trades to improve efficiencies, communication and reviewing all expenses closely.Jeff also explains the differences between a Track Builder and a Custom Home Builder. There are many differences, advantages and disadvantages for both. Advantages of a track builder is you now the costs upfront, disadvantage is you have a standard plan with minimal selections, freedom in changing the design and the materials used are usually standard grade. Advantages of a custom builder is you start with a blank slate, you get what you want because everything is customized for you; unique specifications, dimensions and design selections. The materials used are high quality. The disadvantage to using a custom builder is the exact cost is unknown upfront. In this episode Jeff Wieland wraps up explaining the process of building a Custom Home. On previous episodes Jeff explained Selecting a Builder, Working with an Architect and Designer, Selections, Foundation, Framing, Mechanics, MidStage and Trim Phases. Today, Jeff explains the final phases of building a Custom Home; the Finished Mechanics and Completion Phases.During the Finished Mechanics phase the HVAC, Plumbing, Mirrors and mirror frames, Closets, Lighting and electrical work including appliance installation and hook-ups are finalized. The hardwood finishing is also done during this phase. The final phase is the Completion Phase, this is when the final touch ups, carpet installation and accessories like toilet paper, towel holders are completed and the home is professionally cleaned including the windows inside and out. The exterior of the home is having the final grading done to the yard for proper drainage away from the house, preparation for the sod or straw, irrigation system, decorative walkways, bushes, trees, mulch and the mailbox installation. There is a company walk-through of the home 10 days prior to the closing date to catch the little imperfections that need attention before the final client walk-through on closing day. In this episode Jeff shares with us his recent family vacation driving an RV out West. Jeff and his family visited so many places that include St. Louis, MO, Oklahoma, New Mexico, Arizona, Colorado, Wyoming, South Dakota, Iowa and Chicago, IL. They visited National Parks and dear friends in the home building industry too!In this episode Jeff continues to discuss the home building process that Wieland Builders follows. During the Mid Stage Phase we celebrate that the drywall is up and now the moisture control continues for the walls and flooring inside the home. Sanding of the drywall is completed and the floor prep and roll-out begins. During this time the floors are screwed down and joints are sanded so there are no future squeaks. Also, multiple coats of paint are applied to the ceiling, one coat on the drywall and the electrician installs all plugs, switches, outlets and can lights. The furnace is hard wired and the sump pump installed and then ceramic tile and hardwood flooring is installed all while continuing to check the moisture reading on the interior of the home. The cabinets and the built-ins are next to be installed.Te next stage is the Trim Stage. Inside the home during this stage the beams are set and then the inside trim, sills, casing, molding, doors, cabinetry are installed and the countertop templates are measured. The interior painting is completed. On the outside of the home during this phase the brick is finished and cleaned, straw put down around the home to prevent mud splashing on the newly installed brick. The trim is installed, vinyl wrap, doors and gutters. When we are done on the outside then the stone is applied on the home and also on any fireplaces both on the inside and outside of the home. Landscaper does the walkway layout planning during this phase. Concrete prep work and pouring of the porches and driveway is completed. This is an exciting phase and a time for us to share the progress with our clients. On today's episode we have a very special guest and dear friend of Jeff and Shannon Wieland. Jen Barcenas, the creator of Boxfull. Jen lives in Mason, Ohio and is well known for her great hugs; she now has a business that sends a hug in a box. Jen shares with Jeff how she started the company, when her close friend lost her mother during COVID and Jen wanted to comfort her with a hug. She sent a teddy bear in a box with it's arms attached to the box and when opened the bear gives a hug. She first started on Etsy and now has BoxFull. Boxfull has a variety of pre-curated boxes or they can customize a box to send. What a great way for you to "show up" in someones life when they are happy or sad, they need you and you cant be there. In this episode Jeff Wieland continues to explain the process of building a custom home. On previous episodes Jeff explained Selecting a Builder, Working with an Architect and Designer and Planning before digging & excavation. Today Jeff explains the Framing Stage and starting the Mechanics Stage while building a custom home.The Framing Stage has lots of moving parts to it. Headers, sizing, beams, trusses, confirming bearing blocks and bearing points all the way down to the foundation, insulation, protecting the home with a moisture barrier, flashing and then finally setting the roof. It's a lengthy process, especially in a larger home. Jeff explains how Wieland Builders goes above and beyond the framing code minimum guidelines while building their homes strong and keeping them protected. The details in these first phases are so important for the structure, mechanics and efficiency of the house.During the Mechanics stage the HVAC and Plumbers work closely together while laying the piping, duct work, water and gas locations. The Electricians will also be in the home preparing the space with room & appliance outlets, canned lights and preparation for light fixtures and switches. Our designer, project manager, lighting vendor and the homeowner do an electrical walk through with the electrician to ensure proper placement of light fixtures,outlets and switches. The sewer, water, electric and gas is installed and inspected at this time as well. There is a pre-drywall inspection, landscape review and exterior concrete pour during this phase.
