We live in a time when everyone seems to be looking for high tech solutions for every problem. Maybe it's due to all of the new tech that has come out in recent decades with lofty promises of new frontiers, or the fact that so many of us are removed from regular interaction with the natural world, but I genuinely believe that technology is more over-applied and responsible for more problems than it usually solves. For that reason I always like to see when professionals advocate for low tech solutions and a return to basics and analog methods, especially when working with nature. Today I have the pleasure of introducing two guests whose work I've admired for a while and who co teach a online course called low tech erosion control which focuses on the approach and techniques that are approachable for almost everyone to reverse and regenerate landscapes suffering from water erosion. First up, there's Jeff Adams, who is owner/operator of TerraSophia LLC, a watershed restoration and landscape contracting firm based in Moab, UT. He has a depth of experience in permaculture, watershed rehabilitation, water harvesting, erosion control, and educational programs. With over 20 years of field experience, Jeff brings a practical and integrated approach to each project and course he does. Along with him we're joined by Neil Bertrando, a regenerative specialist who has focused on integrated water harvesting, agroforestry systems, homestead production gardens with season extension, medicinal pollinator habitats, and ecological restoration for over 12 years. He has been a permaculture instructor at OSU since 2014. He holds degrees in Biology and Environmental Science and owns an ecological design and education firm, RT Permaculture, specializing in effective and regenerative landscapes. Together we start by digging into each of their unique paths into working in ecological restoration in the American Southwest and the Great basin regions. They each describe the challenges of their climate and context as well as the historical and current sources of degradation of the surrounding ecology that is often behind the restoration project where they work. From there we systematically walk through the site assessment process of reading the landscape and understanding the local ecology to begin the project design. Both Jeff and Neil describe the ways they develop a plan of action including the information they gather and how they assess different implementation strategies, especially from the low tech options and working with materials found on site. We also talk about one of my favorite and often overlooked aspects of project design, which is the maintenance and revision strategies over time, as well as how to design with them in mind. This discussion is full of practical advice that you can use to get started on your own watershed restoration project at a manageable scale,

Both Jeff and Scot have been hot to do Blondie for years and it has nothing (okay, relatively little) to do with the attractive woman fronting the band. It's the music that means so much, even after all these years.Blondie, as Jeff argues, is perhaps the quintessential new wave band, but they started by paying tribute to girl-group sounds and garage rock of the '60s on the band's first record. From there, singer Debbie Harry and guitarist Chris Stein, the two leaders of the group, led Blondie through a wide variety of styles and genres. The band was as comfortable playing power pop and new wave as they later would be incorporating disco, reggae, and even rap into their sound. Blondie recorded four number one songs -- "Heart of Glass," "Call Me," "The Tide Is High," and "Rapture" -- and you couldn't quite stick any of them inside the same box.And we can't escape the visual aspect. It's impossible to separate what you see from what you hear. Debbie Harry was a striking figure to lead the group. And Blondie was a band that was deliberate in how it presented itself -- from album covers to stage apparel to making videos for every song on a record, which predated the MTV-era by a good half-decade or so.The timeframe for the band's brilliance is relatively short and we spend very little time on the post-reunion work (apologies to fans of Pollinator). But what was created at the end of the 1970s truly stands the test of time. The music, in many ways, pointed forward toward what we would hear throughout the decade of the 1980s.

The study used tax records to measure the wealth of students attending various colleges. The top 1% in the study referred to families with incomes of $660,000 a year and above, while the top 0.1% were significantly higher.The study found that at a group of 12 institutions, including the entire Ivy League, Stanford, Duke, MIT, and the University of Chicago, applicants from families in the top 1% were 34% more likely to gain admission than applicants with the same SAT and ACT scores from lower-income families. Those from the top 0.1% were more than twice as likely to be admitted.The study didn't just focus on elite universities, but also included 139 institutions in total. The results showed that the ultra-rich are not only enrolling at Ivy League schools but also at other institutions further down the ranking, such as Elon or Wake Forest.Public School SpendingMichael Horn discusses a Wall Street Journal article by Melissa Korn, Andrea Fuller, and Jennifer Forsyth, which detailed the spending spree of these institutions, stating "The nation's best known public universities have been on an unfettered spending spree."The University of Kentucky was cited as an example, having upgraded its campus to the tune of $805,000 a day for more than a decade. A graphic indicated that spending has risen much faster than enrollment from 2002 to 2022, leading to increased spending per student. At the median flagship university, spending rose 38% over these two decades.For every $1 lost in state support, the median school increased tuition and fee revenue by nearly $2.40. Michael argues that these universities, driven by prestige and revenue growth, lack economies of scale and tend to overspend. Horn also touches on the enrollment patterns of wealthy families, suggesting that attracting such families can have long-term implications for the universities' finances.Ron DeSantis at YaleMichael Horn shares about his experiences at Yale, especially in relation to the description given by Governor Ron DeSantis in a recent article, and his involvement in a secret society. Michael explains that the society serves as a way of opening up and introducing members to other students they would not have otherwise met, and presents an intimate way to broaden horizons. Horn mentions that these society members weren't his friends before, but many of them have since become close friends. He confirms that DKE, where DeSantis was a member, is known as the wilder fraternity on campus, mostly filled with athletes.Horn disagrees with DeSantis' depiction of Yale as a place of fervent anti-Americanism, stating that his experience was different. He acknowledges that Yale leans more politically liberal but also points out there are conservative enclaves, particularly in the history department. It's not hard to express one's opinion, even if it's not the majority view. Horn also discusses some of the social issues on campus during his time at Yale, including graduate students' efforts to organize as employees and concerns about Yale's clothing being made in sweatshops.He suggests that the university environment might have changed since his time, possibly aligning more with DeSantis' allegations. However, he also recalls a statement from Rick Levin who said, "Look, the Wall Street Journal is going to print what it prints about Yale. And they have this view that is so out of touch with the majority experience on campus that you just can't read too much into it." While Horn senses that the campus culture has changed, he advises caution when extrapolating too much from these articles, which tend to generalize and create caricatures. Lastly, Horn notes that the 9/11 attacks occurred after DeSantis' time at Yale, during his own senior year, which may have influenced the campus culture and experiences of students.Recommendation by Vivek Ramaswamy - The Presidential Fitness TestMichael and Jeff express skepticism about Vivek Ramaswamy's recommendation to bring back the Presidential Fitness Test as a section of the SAT. Selingo, after delving into the history of the test and its components, acknowledges the importance of physical activity for students but dismisses the idea of its relevance as a criterion for college admission. He suggests that this proposal shouldn't be given any more attention. Both Jeff and Michael seem to view the idea as a distraction from more important topics related to college admissions.

After reviewing the very red markets week of Feb. 6-10, DoubleLine's Jeff Mayberry and Sam Lau discuss changes to the U.S. Bureau of Labor Statistics' methodology in calculating the Consumer Price Index (CPI) as The Topic of the Week (13:05). The first of two changes that will be in place for January's print (coming out on Valentine's Day this Tuesday) concerns a shift from using two years of data points to only one year of data points to compute CPI. Jeff notes this will mean a reliance on faster-moving data points, and he adds this change will mean that the first COVID-19 year of 2020 will be excluded from 2023 CPI prints. Both Jeff and Sam look forward to seeing how this change will be adapted into bullish and bearish readings of Tuesday's CPI print. The second change concerns seasonality factor adjustments (20:03), which means that CPI prints from the first part of 2022 are now lower, and prints from the latter part of the year are higher. January's positive performance was reversed in the first full week of February with red pretty much across the board (2:25). It was a light week in Macro Land (7:48), with jobless claims higher than expected, and University of Michigan inflation expectations flat. On the Fed front (9:05), Chair Jerome H. Powell offered some insight into the FOMC process in a sit-down interview, and two governors pushed a rates-higher-for-longer message. In addition to CPI, next week's data prints will include producer prices and the Leading Economic Index (23:51). This episode was recorded after market close on Feb. 10, 2023. Go Rihanna!
Our teachers and our parents hammered it into our heads since we were kids: "You cannot have a gap in your resume!" and "You cannot quit your job without having another job lined up!" And these beliefs have created deep-seated fears in people and many times prevents them from making career changes in their lives. And that, in turn, prevents them from becoming a digital nomad. But are those fears actually justified anymore? Do hiring managers actually care about resumes gaps and "loyalty" anymore? We break down each of the five fears: Fear that you won't like the lifestyle and you'll have time unaccounted for on your resume and no company will hire you. Scared that you'll pogo stick to a few different companies over several months while trying new things and people will think you are a "job hopper" and not hire you. Scared that you won't be able to return to your own company. Fear that you will have a less advanced role on your resume when switching to a new job or industry, and it will make you less hirable for more advanced jobs in the future. Fear that you're being "irresponsible" about your future by getting paid less, not saving for retirement and/or having less consistent pay. Marisa uses her years of coaching experience to address each of those five fears. We love you guys - here is a touch of what is going on. My daddy has been in the hospital off and on since 7/6-he had a prostate biopsy. He has been bleeding ever since -with multiple failed attempts at fixing it. They have placed clips twice- and then also consulted surgery who placed three sutures as well -the artery is what continues to bleed. They sent him home twice and he had bled at home and had to call ambulance -both times. He's had 20 units of blood as of this am -since 7/7 and they have talked about transferring him to Knoxville to a specialist that can do the need procedure. They state no one is capable in their region. He does have prostate cancer and they suspect some sort of leukemia or myelodysplastic disorder, but they did a bone marrow biopsy over three weeks ago - with no results. He also sat in the ER at Holston Valley Medical Center after being brought in by ambulance with an active bleed. They put him in wheelchair and rolled him to the waiting room. With an active bleed. Sitting in a waiting room. Bleeding. My mom is a mess and won't leave his side - hasn't slept or hardly eaten since this started......she told me yesterday she is afraid they are just going to let him lay there in ICU and bleed to death ( they are saying Knoxville has no beds). It has been a nightmare. Both Jeff and I appreciate your patience while we navigate this time.

There are some excellent opportunities in commercial real estate if you select the right assets, says Thirty Capital CEO Rob Finlay. In today's podcast roundtable with his team of analysts, Rob explains that while commercial real estate is facing some headwinds, “there is a tremendous upside for the right assets.” Meanwhile, rates are moving upwards following last Wednesday's Fed meeting, during which the board agreed to let around $90 billion run off the balance sheet every month. That, along with strong employment numbers on Friday, led to a mini bear market. Two-year swaps moved up about nine basis points. Ten-year SOFR swaps moved up 31 basis points. Hard to draw parallels between today and 2018 Analyst Jay Saunders said the markets saw this back in around 2016 to 2018, during the last Fed tightening cycle. “We saw long-term rates generally move up in line with the Fed until we got to 2018, which was the last time we saw these yields 2.75 to three percent on the Ten-year.” Rob says the market is still around 50 to 60 basis points off pre-pandemic levels. Back then, the market was around 3.30 before it started to sell off. However, Jay says it's hard to draw parallels with economic circumstances four years ago. There was no inflation, no coronavirus, and today employment is very strong. A transition from floating to fixed Analyst Jeff Lee says Thirty Capital is seeing a big transition from floating to fixed rates. He cautions that commercial real estate borrowers may need to get a little creative with their borrowing. “With some of the steepening, you can make it back up on the curve a little bit to drop a few basis points here and there. But it's not as big as that move used to be before,” explains Jeff. “But on the flip side we've heard a lot of people say they have to go interest-only to keep monthly payments similar to what their prior loan was.” Local banks will be beneficiaries of ‘weird' market Both Jeff and Rob discuss how commercial real estate borrowers are leveraging relationships with their local banks to get loans. Say's Rob: “I think regional banks are going to be the beneficiaries of everything that's going on in this market. You can't underweight a deal in Vero Beach Florida without really knowing the market and knowing the dynamics.” Adds Jeff: “It's the relationships and the local pulse. It's got to be what fuels us through this weird kind of time.” This episode includes: Jay's analysis of the SOFR market and rate increases. Figures coming out this week are CPI and PPI. Jeff Gerken Albany, NY, USA Age 56 Start weight 230 Pounds -14 Kg Began fasting January 2020 Goal weight 165 Pounds-75 Kg reached June 2021 Jeff grew up skinny as a kid, and stayed skinny until about age 25. Always active and in sports, being thin seemed normal, without having to limit any type or amount of food at all. But after age 25, his weight increased, and pants started to seemingly shrink. Jeff tried to stay somewhat active in sports as an adult. He was a ski instructor for a while, and then later a youth soccer coach, but the weight didn't stop increasing. By age fifty, heading toward 230 pounds, it seemed that old age, obesity, and declining health had caught up and it was time to withdraw from any athletic activities and just sit on the couch. Even walks outside became short, infrequent, and labored. Jeff is married to Amy, and they have a teenage son. There is always plenty of food and snacks in the house. Both Jeff and Amy like to eat, and their son does too. The son stays naturally skinny and athletic just like Jeff used to (but no longer can), eating unlimited amounts of food. When Jeff started fasting and began to lose weight, then Amy eventually decided to join him and she has also since lost weight through fasting. They now eat one meal a day. Jeff prefers 23/1, while Amy chooses a longer window. Their son of course eats whenever he wants. All health problems went away, and energy increased. This is true particularly for Jeff, but also true for Amy. Both currently enjoy biking and running. In the winter, they also enjoy cross-country skiing The Fasting Highway News.
