Brisbane house prices could more than double by the time the 2032 Olympic Games roll around, taking median home values above $1.2 million. AFR.  House prices could double in Brisbane between 2022 and the 2032 Olympic Games. AFR. Between 1997 and 2003 house prices in Sydney increased 97% off the back of the 2000 Olympic Games. Homely. The 2032 Brisbane Olympics and Paralympics are estimated to create 120,000 jobs in QLD and contribute $8.5 billion to the Australian economy. KPMG.  Brisbane's population is predicted to soar to over 5 million people within the next 25 years. ABS. QLD is critically undersupplied from a rental perspective, which is causing rents to rise sharply. CBA & SQM. The new housing supply in QLD is not keeping up with demand. QLD needs to supply 40,000 or more new dwellings per annum just to meet South East QLD demand. API. Over the 3 years to June 2023, QLD's population grew by nearly 300,000 people, making us the number one destination for migration in Australia. API Vacancy rates in greater Brisbane dropped to 1% in January 2024, down from a peak of 4.1% in 2016. API. Here's the details:  ACCUMULATION: Lay the foundations for financial freedom Step 1: Purchase your 2 foundational properties and build a granny flat on each of those properties. The aim is that these properties will pay for themselves and go on to deliver you financial freedom once the debt is completely paid off. EXAMPLE Property #1 $600,000 House $210,000 Granny Flat Build Rents for $500/week Rents for $350/week Property #2 $600,000 House $210,000 Granny Flat Build Rents for $500/week Rents for $350/week Important Points Each property has a principal and interest loan over 25 years Each property should be approximately cash flow neutral up to a 5% interest rate The numbers don't have to be exactly this, you can change the numbers based on your circumstances and goals The aim is for these properties to be paid off over the life of the loan (baring unfortunate circumstances). So now your focus shifts to paying off the debt quicker. CONSOLIDATION: Speed up the process of achieving financial freedom Step 2: You now focus on paying off the debt on your foundational properties faster, buying more foundational properties or making a positive change in your life. I recently opened up a compound growth calculator online. I asked one simple question....where would you be if you'd bought and held a property 20 years ago? Example 1 – John John bought 1 property 20 years ago for $400,000. He did nothing but hold the property for the last 20 years. Between 1997 and 2003 house prices in Sydney went up 97% off the back of the 2000 Sydeny Olympics according to Core Logic.  During the same period, rents almost doubled. According to several leading analysts in the Australian Financial Review, the average house price in many Brisbane locations will most likely double between 2021 and the 2032 Brisbane Olympic Games. The same analysts expect… A number of the beachside suburbs in Brisbane to increase from an average house price of $700,000 in 2022 to an average house price of $1,300,000 to $1,500,000 by 2032.  Several inner city suburbs in Brisbane to increase from an average house price of $600,000 in 2022 to an average house price of $900,000 to $1,100,000 by 2032.
