Relationships still matter. In this episode of What's Working in Ag, Tanner sits down with TJ Roemmich, Chief Credit Officer at Conterra Ag Capital and employee number one at the company, to discuss how successful farmers position themselves for growth, how lenders evaluate risk, and what producers can do when finances become challenging. TJ shares insights from more than a decade helping producers navigate farm real estate lending and explains why strong financial records, clear communication, and trusted relationships remain critical in today's agricultural economy. While technology continues to change the way business gets done, agriculture is still a people business where face-to-face conversations and long-term partnerships create opportunities. Topics include: Why relationships continue to be one of the most valuable assets in agriculture How Conterra approaches lending and farm financing Common reasons farmers receive loan denials Practical ways to improve a financing application The importance of accurate financial statements and strong recordkeeping How producers can turn a “no” into a future “yes” Managing working capital and controlling fixed costs Current farmland market trends across different regions Why quality farmland continues to outperform weaker properties Beginning farmer financing opportunities through USDA and FSA programs Advice for young and beginning producers looking to build their operations The role of trusted advisors, CPAs, and financial planning in farm success Whether you're preparing for your first operating note, considering a land purchase, or simply looking to strengthen your farm's financial position, this conversation offers practical advice that can help producers make better business decisions and position themselves for long-term success. Conquest and the Legacy of the Ulster Plantation. Guest: Patrick Scanlan. Batchelor and Scanlan trace the historical roots of land ownership in Ireland back to the conquests of Elizabeth I and Oliver Cromwell. Scanlan uses Shirley Castle in County Monaghan as an emblem of this era, noting the family were descendants of the Earl of Essex who received the land during the Ulster Plantation. The castle was a 19th-century faux-Tudor structure meant to evoke an ancient past, but it masked a modern economic reality: landlords were sophisticated merchants connected to global markets. Ireland was a place of extreme capital poverty despite being integrated into the British imperial economy through professional land managers and rent collection. Understanding this discrepancy is crucial, as the landscape looked medieval while operating as a modern merchant enterprise. Scanlan emphasizes that the Shirleys were not medieval overlords but modern businesspeople extracting value from a tenant population forced onto the land by conquest. 31947 IRELAND

An Oligarchy of Landlords and Forced Enslavement. Guest: Patrick Scanlan. The conversation highlights the staggering concentration of land ownership in the Victorian era, where a mere 4,000 people owned 80% of Ireland. Batchelor characterizes this as a form of "forced enslavement," noting that the Irish people never voted for this arrangement; it was imposed through historical conquest. Scanlan explains that while the UK's electorate was growing, it remained an oligarchy dominated by aristocrats and rising industrialists. The Irish landscape, though appearing ancient and low-tech, was systematically disadvantaged by its political structure. This segment emphasizes that the political and legal frameworks of the British Empire were responsible for the vulnerability of the tenant farmers. The systemic extraction of rent by absentee landlords ensured the peasantry had no financial buffer when crop failures struck. This historical "backstory" explains why the famine was so catastrophic for the millions who were eventually driven to emigrate. 41847

Service Managers, Fixed Ops Directors, and Dealership Leaders — your technicians are the engine of your business, but most managers are driving them into the ground without realizing it. They think it's only about the paycheck, but the highest-producing shops know that motivation is built on a foundation of respect, growth, and support. In this episode of SDR #353, we break down: ✅ Why treating technicians like "numbers" is the fastest way to kill production ✅ The power of the 1-on-1 lunch: How to build actual relationships with your team ✅ How to build a "Career Path" that keeps technicians from looking for the exit ✅ Why you should be educating your techs on more than just technical skills ✅ The "Parts Dept" factor: How empathy and speed in parts drives tech motivation ✅ Chris's take on "Land Ownership" and why he's leaning Libertarian ✅ Adam's Turkey Hunting obsession (and the "Bearded Hen" mystery) If your service department struggles with: - High technician turnover - Low morale and "clock-punching" mentalities - An "Us vs. Them" relationship between Service and Parts - Technicians who feel stagnant in their roles - Or a culture where techs feel undervalued This episode will change the way you interact with your shop and give you a practical "recipe" for long-term retention. Interestingly, the two National Guardsmen shot in Washington D.C. have a correlation to a similar violent assault in Judea, where hundreds of Arab rioters attacked Jewish shepherds, injuring multiple Israelis and stealing part of their flock of sheep. They also highlight a historic policy shift in Jerusalem: Israel is moving to overturn a 70-year-old Jordanian-era law that banned Jews from purchasing land in Judea and Samaria—opening the door for Israelis and those eligible under the Law of Return to own property in the region without legal loopholes. Today's episode also questions the Palestinian Authority's credibility, especially given Trump's desire to put them in charge of Gaza. The federal government remains shutdown, and Wisconsin farmers are left without many of the tools they count on at this time of the year. Stephanie Hoff takes a closer look at how private businesses are trying to work through the situation. Rene Johnson, senior vice president of ag lending at Lake Ridge Bank and Jessica Sarbacker, vice president of crop insurance at Lake Ridge Bank are two trying to work through these processes. They sayas of Oct. 23, about 2,100 FSA offices reopened nationwide with limited hours (8–4:30) and only two staff per office, focusing on processing ARC/PLC and disaster relief payments. Many beginning farmers rely on the Farm Service Agency for financing, especially those with limited access to commercial credit or bank loans. Joint lending relationships between FSA and local lenders are common, helping new farmers secure funding. On the crop side, most (nearly all) farmers participate with FSA, reporting their planted acres and enrolling in federal programs. Farmers must report fall-planted crops like wheat, cover crops, and alfalfa by the Nov. 15 deadline, which aligns with the crop insurance deadline. Due to limited staffing and backlogs at FSA offices, it’s unlikely farmers will meet the Nov. 15 reporting deadline, prompting expectations of a possible extension. However, crop insurance deadlines typically are not extended, creating pressure for farmers to submit acreage information on time. The two say that the fall season brings peak financial pressure as farmers face high input costs, low commodity prices, and upcoming land rent, loan, and equipment payments, areas where FSA payments can provide crucial relief. Definitely cooler weather today for Wisconsin with a lot of overcast skies. Stu Muck says there is a chance you could see some snowflakes by the weekend. How comfortable are you with foreign ownership of Wisconsin farmland? That's a question that the Assembly Agriculture Committee's been discussing for several sessions. Now the chair of the committee says they're close to verbage they believe could pass. Travis Tranel, chair, says they put an emphasis on the value of private property rights in the U.S. versus the foreign adversaries they're working to keep out. Weather has cooperated with the fall harvest, allowing farms to get ahead on manure management and fall tillage. If you're tempted to try and apply some nitrogen this fall, think again. That's the advice of Dan Smith, UW-Extension Nutrient and Pest Management Program Manager. He says that normally nitrogen is applied in the spring to eliminate the risk of loss. Still, if weather allows and growers want to do it, he advises that you apply fall nitrogen after soil temperatures dip below 50 degrees. Where is the holiday demand for dairy? Zach Bauers, dairy analyst with EverAg picks up on that conversation with Pam Jahnke. Bauers says without the federal government supplying information, it's tough to know. Now Bauers says it'll be about information management since USDA has announced it will begin releasing delayed reports this week. How will the market manage that "information dump"?See omnystudio.com/listener for privacy information.
