Qualified Opportunity Zones 2.0: Tax Deferral, Active-to-Passive Investing, and Real Estate Gains | Alicia Miller

Passive Investing from Left Field

Play Episode Listen Later Sep 1, 2026 36:06

Alicia Miller joins PassivePockets to break down Qualified Opportunity Zones, why they matter for real estate investors, and how they can fit into an active-to-passive transition strategy. Chris and Alicia start with the basics: what a QOZ is, how the original program worked, and why investors with capital gains from selling real estate, a business, or other appreciated assets may want to understand this structure before making their next move. They walk through the key differences between QOZ investing and a 1031 exchange, including why QOZs only require investors to reinvest the capital gain, not the full sale proceeds, and why the money does not need to be held by a qualified intermediary. Alicia also explains the original QOZ timeline, the upcoming shift into QOZ 2.0, and how the new version creates a rolling five-year capital gains deferral with a 10% reduction, or 30% for qualifying rural investments. Chris and Alicia also dig into a timely QOZ 1.0 strategy: using a valuation study on a development project that has broken ground but is not yet cash flowing. Alicia explains how this could potentially create an upfront capital gains deduction before the original program sunsets, why the timing matters, and how investors should think about the trade-offs between tax benefits, development risk, and long-term hold periods. Key takeaways: What Qualified Opportunity Zones are and why they were created How QOZs can help landlords move from active ownership into passive investments Why QOZs differ from 1031 exchanges in timelines, reinvestment rules, and flexibility How QOZ 1.0 allowed investors to defer gains until the end of 2026 and potentially receive deductions based on hold period What changes under QOZ 2.0, including rolling five-year deferrals and new zone designations Why the 10-year hold remains the major long-term tax benefit for QOZ investors How valuation studies may create a unique window for certain QOZ 1.0 development investments Join a community of passive investors. Though not quite as internet-breaking as Kim Kardashian's bare-cheeked, gravity defying Paper Magazine shoot back in 2014, nor inspiring quite the same conspiratorial energy as the great Slater-Mann affair of early 2026, the first episode of Harry Bryant's EAST produced a similarly divided response. Some hot and bothered, taking a long, appreciative look at the unusual shapes, admiring the more exaggerated features; others left jostled by the jarring exhibit, muttering that they'd seen enough. Not entirely dissimilar from Kimmy, actually. Before filming, Haz was our most requested EAST pilot, and in episode one he certainly came in hot. Direct and matter-of-fact, he offered his opinions on boards with the bluntness of a mechanic telling you what's wrong with your car. It was the kind of thing Mikey Feb was heavily criticised for in the opposite direction: being too polite with his feedback. Haz, well, he's certainly on the other end of the spectrum, and the comments section was quick to let him know. “It doesn't always have to be brutal, but the best boards I've ever had, and the best relationships I've had with shapers are when you provide them with honest feedback,” Haz says here. “If you just say the board goes good, then they've got nothing to go off.” Viewers also took issue with Harry's refusal to ride the fins the shapers had supplied specifically for their boards. One submission came with a 2+1 setup rather than a thruster. Harry, having been handed the diminutive rear fin, chose instead to trust his own theory, replacing the dwarf with a fully grown one. The decision was particularly spicy because the board had been submitted by Tom Morat, with whom Harry has some history, including a rather uncomfortable exchange at the Palm Springs wave pool last year. To his credit, Harry addresses the whole thing here. He says he had no idea the board was Morat's when he made the call, and insists his fin decision had nothing to do with their previous beef. He also concedes that he may have got it wrong, while making clear that he respects shapers who supply fins with their boards — a gesture, he says, that shows care and consideration for how the board is meant to be surfed. All of which, plus considerably more, makes for a rather different Harry Bryant from the one the comment section spent the past week flogging. Affable, thoughtful and refreshingly willing to interrogate his own behaviour, Haz gets his chance to make his case. This week on Circle Back, host Jacob Gramegna is joined by Porter, Isaac Rose-Berman, and Shipper to break down three stories shaking up the prediction markets and sports betting world. The crew dives into a New York Times report that Donald Trump Jr. privately urged a room of Republican state attorneys general to back off regulating prediction markets, arguing that state pushback was being driven by gambling companies protecting their own turf rather than genuine consumer concerns. The panel unpacks what this closed-door pitch means for the ongoing battle between state and federal oversight of the industry, and why prediction markets have become such a political flashpoint heading into the fall. From there, the conversation shifts to a major shift in how prediction markets present their pricing, as platforms move away from familiar American-odds formatting toward straight percentages, a change that's got bettors adjusting their mental math and wondering if more platforms will follow. The show wraps with a look at sharp originators pulling their models and ratings out of public view, as some of the most respected names in the space decide their edge is too valuable to keep sharing for free, and what that shift could mean for bettors who've relied on that public data for years. This episode also marks the final edition of Circle Back Thursday. After more than a year on the air, this is the last time the show will run in this Thursday slot, though Circle Back Monday continues as normal and new content is on the way to fill the Friday spot.

Keep, Refi, or Sell: Chris Lopez's Framework for Going Active to Passive

Passive Investing from Left Field

This Episode Chris breaks down one of the biggest questions active real estate investors face as their portfolios mature: should you keep, refinance, or sell your rental properties? Drawing from his own shift from active landlord to passive investor, Chris explains why many investors get stuck evaluating properties based on their original investment instead of their current equity. A rental that looks like an “infinite return” on paper may actually be producing weak cash flow on equity or underperforming compared to simpler, more passive alternatives. The episode walks through a practical framework for re-underwriting each asset in your portfolio every year. Chris explains how to evaluate whether a property still aligns with your cash flow goals, lifestyle goals, and “do not want” list, especially if you are trying to reduce management headaches, increase income, or transition into more passive investments. Chris also compares several real-world paths: keeping and optimizing a rental, doing a cash-out refinance and reinvesting the proceeds, selling and paying taxes, using a traditional 1031 exchange, or using a “lazy 1031” strategy where depreciation from a new investment may help offset taxes. The goal is not to prescribe one right answer, but to challenge the assumption that holding forever or avoiding taxes at all costs is always the best move. Key takeaways: Why original cash-on-cash return can be misleading once a property has built significant equity How to calculate cash flow on equity and return on equity Why your portfolio decisions should start with cash flow and lifestyle goals How to use the keep, refi, or sell framework for each rental property When a cash-out refinance can increase cash flow without selling the asset Why paying taxes may still make sense if the remaining capital can be redeployed into better-performing investments How “lazy 1031” strategies, depreciation, DSTs, 721 exchanges, and other tools can help active investors transition toward passive ownership Join a community of passive investors. In this episode of Simple Faith, the focus is on how Jesus led and why his leadership remains influential despite never holding political office, commanding an army, owning a company, or writing a book. Drawing from John 10 and the shepherd-and-sheep image, the script highlights that Jesus' leadership began with relationship: the sheep recognize the shepherd's voice because he lived among them, guided them, protected them, and knew them by name. The key idea is that people may comply with authority, but they follow trust, and genuine influence comes from credibility and character rather than manipulation or power. Viewers are encouraged to reflect on whether others know their authority or their heart and to practice the spiritual discipline of presence by giving someone full attention in one conversation today.

This week we're excited to present a conversation from Opening Night of Scary Movies, the popular horror festival that just concluded its spooky 14th edition, with Buddy director Casper Kelly, producers Rafi Margules & Tyler Davidson, and lead actress Delaney Quinn, moderated by FLC programmer Madeline Whittle. Buddy will be opening in select theaters beginning August 28th, courtesy of Roadside Attractions. Viewers might know Casper Kelly as the mad-genius Adult Swim auteur responsible for 2014's viral sensation Too Many Cooks, among other fever-dream spoofs of vintage pop-culture weirdness. With his first foray into big-screen feature filmmaking, Kelly embraces a larger canvas, applying his gleefully deranged sense of humor to the uncanny, oppressive cheerfulness of a '90s soundstage-set kids' TV show. The plucky young live-action characters of “It's Buddy!” pass their days (or rather, episodes) laughing and learning in a brightly-hued analog playhouse—until the titular host, a charismatic orange unicorn, turns unexpectedly violent, and the show's hermetically sealed fantasyland descends into gore-spattered mayhem. The result is an unhinged satire in which Kelly's trademark flair for surreal black comedy reaches dazzling new heights, here abetted by a pitch-perfect ensemble cast that includes Cristin Milioti, Topher Grace, and the voice-acting talents of Keegan Michael Key and Patton Oswalt. Now please enjoy the conversation with Buddy director Casper Kelly, producers Rafi Margules & Tyler Davidson, and lead actress Delaney Quinn, moderated by FLC programmer Madeline Whittle. LensWork - Photography and the Creative Process

Here's a Thought… #2720 with Brooks Jensen Purposely Off Awhile back, I made a landscape image in which I desaturated the naturally bright blue sky to an emotionally dark steel blue/gray. No sky ever looked that way in real life. I loved it in spite of the obvious fact that it wasn't true to human vision. Curiously enough, because it was so clearly an aesthetic choice, people seemed to be willing to accept it as an artistic expression. I guess the lesson is, if you are going to alter reality, do it enough so that it's evident you've done it on purpose. Viewers may not like it, but at least they won't think it is an incompetent mistake. Become a member of LensWork Online and have access to all 2700+ Here's a Thought… commentaries.

Prediction markets are having a moment of reckoning. Sharp bettors are starting to call out PM platforms for the same behavior that made traditional sportsbooks notorious: squeezing out the very winners who helped legitimize the space in the first place. From new maker fees quietly eating into sharp profits to a "pro gambler arc" meme capturing the entire cycle of boom, backlash, and burnout, this week's Circle Back digs into whether prediction markets are already repeating the mistakes of the sportsbooks they were supposed to replace. Host Jacob Gramegna is joined live by Joey Knish, Thon Misser, and Peanut to break down the fee structures, the hypocrisy accusations flying between market makers and sharp takers, and what it all means for anyone trying to get a long-term edge in this new market. #NEZNATION LIVE: Personal Branding 101

Vice President JD Vance just laid out what he believes is the REAL way to stop the growing appeal of socialism among young Americans — and his message to conservatives was remarkably direct.Vance argues that slogans about the free market aren't enough. Instead, Americans need an economy where young people can afford homes, find good-paying jobs, start families, get an education and participate in the American Dream. His warning is especially striking: if conservatives fail to make life better for younger generations, they shouldn't be surprised when those voters become attracted to socialism.Vance also connected his argument to President Trump's economic agenda, American investment, middle-class jobs, housing affordability and interest rates. In this video, Professor Nez breaks down Vance's argument, why it matters, and what it could mean for the future of the conservative movement and American politics.Do you agree with JD Vance? Is improving affordability the most effective way to counter socialism? Let me know below.

In this PassivePockets community roundtable, Chris Lopez sits down with Adam Cranmer, Pascal Wagner, and Christy Burakovsky to talk through real portfolio moves, new investments, and the questions LPs should be asking before and after they write a check. The conversation starts with portfolio updates: Adam shares why he invested in Alturas' retail-focused fund through an SPV, passed on a strong sponsor because the deal was outside their core market, and received capital back from a debt fund that no longer fit the team's risk/reward standards. Pascal walks through how he's helping manage his mom's portfolio by diversifying across multiple credit and lending funds, while also keeping dry powder available for single-family foreclosure opportunities. Christy shares why she's still looking at single-family for tax planning purposes and why she recently invested in a non-performing loan fund after getting comfortable with the math, risk profile, and strategy. Then the group digs into a nuanced but important LP topic: return of capital vs. return on capital. Christy breaks down how distributions can either reduce your invested basis or represent earnings on top of your original investment, and why that difference can impact taxes, pref calculations, redemption mechanics, and long-term portfolio tracking. The panel debates whether return of capital truly de-risks an investment, how compounding can quietly increase exposure to a single deal or operator, and why LPs need to understand how these mechanics are written into the legal documents. Finally, the roundtable turns to sponsor questions and due diligence etiquette. Adam shares a recent example of an operator who stopped accepting capital from PassivePockets members because the volume of questions became too time-consuming. The group debates where the line is between reasonable diligence and overwhelming a sponsor, why LPs should not be afraid to ask thoughtful questions, and how operators can reduce friction with better data rooms, clear reporting, and transparent communication. The takeaway: ask the questions, understand what you're asking, and remember that good diligence continues after the wire is sent. Key takeaways: How experienced LPs are repositioning portfolios across retail, debt funds, NPLs, and single-family rentals Why Adam passed on a strong sponsor when the deal fell outside their proven market expertise How Pascal thinks about diversification, cash flow, and protecting family capital Why Christy is focused on tax planning, single-family exposure, and non-performing loans The difference between return of capital and return on capital, and why it matters How compounding can unintentionally increase concentration risk Why LPs should ask better questions, not just more questions How data rooms, reporting, and sponsor communication can make diligence more efficient Why post-investment follow-up is just as important as upfront diligence Join a community of passive investors. Destiny swapping is a widely debated topic. The idea that a person can somehow take your fate and swap it with theirs…is rooted in deep levels of jealousy. To the point that it can impact someone's life and take their blessings, or so it's believed.   It's much more than a friend trying to dress like you or steal your partner. They are trying to latch onto who you are, your personality, your hopes and dreams.    Some say that you can sense it happening. A person will insert themselves into your life, and all of a sudden you start to lose focus, you can't even seem to make your own decisions.    Valeria had no idea, but someone very close to her was seemingly jealous of her. Why did genetic mutation theories come to dominate cancer research, and what happens to scientists who question an established medical consensus?Part scientific investigation and part personal memoir, The Outsider recounts Rasnick's transformation from a conventional pharmaceutical and biotechnology researcher into an outspoken scientific dissident. We discuss institutional dogma, research funding, professional pressure, independent thought and the human cost of challenging powerful systems.David Rasnick earned his PhD in chemistry from Georgia Tech in 1978, spent approximately two decades working in the pharmaceutical and biotechnology industries, and previously authored The Chromosomal Imbalance Theory of Cancer. His new book was released in 2026 by TrineDay. Book informationThis program examines Rasnick's research, interpretations and personal views. AOC just said something about the “woke” era that almost nobody expected to hear.During an appearance on ABC's *This Week*, Rep. Alexandria Ocasio-Cortez was confronted with questions surrounding the rhetoric of 2020, including calls to defund police and controversial past positions from progressive candidates. Her response?“Woke 1 was crazy.”AOC also acknowledged that rhetoric used during the lockdown era is “not rhetoric that we would use today.”That raises a much bigger question: what changed? With speculation already building around AOC's political future and a possible 2028 run, we're examining her newest comments alongside the positions and rhetoric that defined the progressive movement just a few years ago.Is this simply political evolution—or are we watching the beginning of a major political repositioning?Watch the clips, compare the record, and decide for yourself.Subscribe and turn on notifications for breaking political news, analysis, and commentary. For free and unbiased Medicare help, dial (656) 218-0931 to speak with my trusted partner, Chapter, or go to https://askchapter.org/nez✅ Reach out to me: https://bio.site/professornez✅ ORIGINAL MADE IN U.S.A 250TH AMERICA DESIGNS: https://professornez.myspreadshop.com/✅ Check out our Official Clips Channel: https://www.youtube.com/@professornezclips▶ Support the Channel and Buy us a Coffee: https://buymeacoffee.com/professornezEducational Commentary & Original AnalysisThis channel presents educational, lecture-style analysis created by a university professor and educator. The WNBA controversy surrounding Sophie Cunningham, DiJonai Carrington and Indiana Fever head coach Stephanie White is exploding all over again — and now Stephen A. Smith has entered the conversation. After Carrington was ejected following a hard foul on Cunningham, White said she did not clearly see the play in real time before going to her postgame press conference. BREAKING: Senators Ron Johnson and Rand Paul have begun releasing text messages obtained from Dr. Anthony Fauci's government-issued phone — and one newly released January 2021 conversation is already raising major questions. In a January 25, 2021 exchange involving Fauci, then-CDC Director Rochelle Walensky and Surgeon General Vivek Murthy, Fauci discussed COVID vaccination during pregnancy and raised a theoretical concern that the inflammatory response and fever following the second dose could potentially be associated with miscarriage during the first trimester. Walensky responded that it was “definitely a good point.”The newly released exchange is particularly noteworthy because federal officials subsequently issued public reassurances regarding COVID vaccination during pregnancy. The senators' release points, for example, to a February 3, 2021 Fauci statement saying regulators had found no red flags regarding pregnant women.Johnson and Paul say the government-issued phone contains more than 34,000 texts and 522 voicemails, and that reviewing the material has only begun. In this video, Professor Nez breaks down exactly what the newly released texts say, what they do and do not establish, how Fauci's private discussion compares with later public messaging, and why these records could reignite the debate over transparency, informed consent and America's pandemic response.Watch until the end and decide for yourself: Did the American public get the full picture?
