Pětatřicátníci a mladší jsou frustrovaní, na vlastní střechu nad hlavou dosáhne jen zlomek z nich. „Situace není beznadějná. V 90. letech bylo hůř. Kdo koupil byt po krizi, vyhrál,“ vzkazuje hypoteční expert Libor Ostatek.V médiích i po hospodách se diskutuje na palčivé téma nedostupnosti bydlení. Problém společnost štěpí na ty, kteří „to stihli“ a byt i s hypotékou „urvali“ a na ty, kterým se šance na vlastní střechu rozplynula. Zástupci dnešních třicátníků tak o generaci starším typicky vyčítají: „Měli jste štěstí, v devadesátkách jste si za hubičku zprivatizovali svůj byt, a pak si za levnou hypotéku koupili další, který nám teď pronajímáte.“Husákovy děti pak často namítají: „Nic nebylo zadarmo, tvrdě jsme pracovali, spláceli na krev, jsme zadlužení do konce života. Chcete všechno zadarmo, musíte si umět odepřít.“Když porovnáme cenu nemovitosti vzhledem k příjmům a výši úrokových sazeb hypoték za posledních tři dekády, vyloupne se zcela jasně ono „zlaté období“, kdy byly oba zásadní faktory pro nákup nemovitosti velmi příznivé. Jde o dekádu po velké hypoteční krizi. Kdo tehdy koupil byt či byty, vyhrál.Zlatá dekáda a její vítězové„Období 2010 až 2020 bylo velmi dostupné období, levné peníze, nízké ceny nemovitostí. Generace, která tehdy načerpala vlastnictví, tak ta se skutečně směje. Protože ho mohla realizovat nejenom v jednom bytě, ale někdo mohl koupit i druhý byt a teď ho „draze“ pronajímá,“ reaguje Libor Ostatek, hypoteční expert Broker Trust a Golem Finance, na mezigenerační debaty v podcastu Ve vatě.„Průměrné ceny bytů byly tehdy něco přes 1,6 milionu, v současné době se nedostaneme pod 4,5 milionu, to je téměř trojnásobek,“ srovnává hypoteční expert nabídkové ceny průměrných sedmdesátimetrových bytů. Uprostřed zlaté dekády si sazby úvěrů na bydlení navíc sedly na své dno, na 1,9 %. Rok za rokem tak banky udělovaly sto tisíc hypoték ročně, v rekordním roce 2021 dokonce 150 tisíc.Právě rok 2021 ale boom utnul příchodem obrovské inflace. A její důsledky nesou současní zájemci o bydlení dodnes. Sazby hypoték postupně vyskákaly až k sedmi procentům. Dnes už jsou sice na 4,5 %, což ale řada spotřebitelů stále vnímá jako příliš drahé.Ani v devadesátkách nebyly byty za hubičkuAni ceny bytů posametové revoluci ve vztahu ke mzdám nebyly „za hubičku“, vyvrací Ostatek další častý argument. „První hypotéky se u nás poskytly v roce 1995. Kdo si je bral na třicet let, bude mít letos splaceno. Výjimkou tehdy ale nebyly úroky 15 %. „Splátka byla skoro 150 % průměrného platu,“ vzpomíná Libor Ostatek na „dřevní období“ hypoték.„Na průměrný byt ve městě mimo Prahu v hodnotě 4,5 milionu v Česku musí člověk aktuálně pracovat 7,2 let. V devadesátkách na něj musel pracovat výrazně nad 10 let. Do jednoho milionu se dal pořídit bez problémů byt, dům stál do 1,5 milionu. Průměrná hrubá mzda byla ale devět tisíc,“ dodává.Nůžky mezi růstem příjmů a cen realit se v posledních pěti letech extrémně rozevřely. Zatímco mzdy za 10 let vyrostly o 60 %, ceny bytů vyskočily o 120–130 %. „Vlastnické bydlení se tak za posledních pět let velmi vzdálilo. V devadesátkách to byl ale ještě extrémnější sport. Já bych neřekl, že ta situace je beznadějná, to vůbec ne. Je složitější, Současná situace, která není jednoduchá, ale dává víc nástrojů, jak ji řešit,“ uvedl hypoteční expert.Poslechněte si celou epizodu.Ve vatě. Podcast novinářky Markéty Bidrmanové. Most recently a Chess Park is being constructed due to her success of engaging South Seattle youth in the positive and peaceful game of Chess. *Reverend Lawrence Willis, President, United Black Christian Clergy of Washington has been the lead organizer in Justice for James Myers, the Black Carpenter who experienced a noose being placed at his workstation on a building being constructed for FACEBOOK in Redmond WA. *Claude Burfect, First Vice President, Seattle King County NAACP attended the Poor Peoples Campaign event in Washington DC last week and will comment on the event. Dixon grew up in Seattle's Central District, attending Garfield High School. While at Garfield High, Dixon helped organize the school's Black Student Union in 1968. That same year, with his older brother Aaron Dixon, he co-founded the Seattle Chapter of the Black Panther Party. He served the Chapter as its Field Marshall as well as the Breakfast Program Coordinator. When the Seattle Chapter closed its office and some of its core members moved to Oakland in 1972, Elmer, under parole and unable to move to Oakland, stayed in Seattle and reorganized the Chapter. He worked to sustain the Party's breakfast program and health clinic, maintaining the Panther organization until 1976 and some programs into the 1980s.
