Over the last couple of months, I’ve heard the word “radon” too many times. It’s interesting because whenever I talk to other real estate professionals, I ask them how many of the homes they’ve dealt with have had radon in them, and they always say, “None.” Some buyers from the East Coast have some knowledge about radon, as do a few homeowners. Radon came to my attention when I was representing a buyer during a transaction on a house in Scottsdale. This house had fallen out of escrow because the radon test came back two points higher than the national standard of 4%. “If the house has a basement or underground air units, order a radon test.” Radon is an odorless, poisonous gas that can cause lung cancer over long periods of exposure. As I’ve learned more about radon, I’ve found that the reason most people don’t find it in our area is that hardly anyone looks for it. I was always taught that radon tests are necessary in mountainous regions because radon comes from granite in the ground. However, this Scottsdale house was on a flat piece of dirt and ended up having a high radon content. We made the offer contingent on the seller getting radon levels down. At first, the seller paid $5,000 to fix the problem. The radon levels did not go down. The seller then spent another $5,000. After all the work they did and money they spent, the radon levels actually went higher, which was no good, and the buyer walked away. I just want to make sure that people are aware that radon is out there. If you are buying a home, ask for a radon test. They only cost $300 to $350. If the house has a basement or underground air units, then you definitely need to order a radon test. This is because it can become concentrated in places like basements, where it is typically tested for. So what does this mean for you?Radon gas exposure is the second leading cause of lung cancer in the United States. This is a topic that comes up a lot in the real estate process because it’s a standard contingency in our area. Thankfully, there are a few ways to identify and deal with it.Whether you’re on the buyer or seller side of a real estate transaction, you are likely to go through the radon testing process. In most cases, this involves having an inspector come to the house to place a test that will read radon levels for 48 hours. After that time, it will give you an average reading from which you can determine whether or not there is a problem that needs to be dealt with. Specifically, you will look whether the test is above or below the 4.0 EPA action level. If the test comes in above this level, however, it doesn’t mean that you will be unable to buy or sell the house. The radon level can be reduced through a very standard process which will leave the home safe.The radon level can be reduced through a very standard process which will leave the home safe. Usually at this point a contractor who consistently, if not exclusively, does radon work will come out to the property and install a system that pulls air from below the house in order to prevent radon from concentrating. Thankfully the process is neither complex nor is it cost prohibitive—usually costing in the $850 to $1,000 price range.  If you are a buyer and this device is installed by the seller in the property you’re purchasing, the process will be as simple as periodically checking the device’s u-shaped dial to make sure it is working properly and that your house is protected.If you want any more information or have any other questions on this topic, feel free to contact by giving us a call or sending us an email. The midwest is notorious for high levels of radon. Wisconsin is right up there.Radon can’t be seen or smelled, but it can be measured and it can have consequences. Behind smoking, radon gas is the 2nd leading cause of lung cancer in the U.S. Every house has radon, it’s just a matter of how much. The EPA recommends action for any radon levels above 4 pCi/L.A solution to a dangerous problem.Lifestyle Radon Solutions offers radon mitigation systems and they can install them in a number of ways. They draw the radon gas out from the home by creating a negative pressure that gets the gas out before it even enters the home. They guarantee that your radon levels will be below 4 pCi/L with one of their systems.The price range for one of these systems is anywhere from $845 to $1305. So even if you have high radon levels in your home, it is fixable. Eric Clark from Lifetime Radon Solutions is here with us to talk a little bit about radon gas, what it is, and how you can treat it if the levels of radon in your home get too high. Radon is an invisible, odorless, colorless gas. We know it’s there, but we don’t know it’s there. It’s a naturally occurring radioactive gas that comes from uranium in the soil and is concentrated in the home. The midwest is notorious for high levels of radon. Wisconsin is right up there. Radon can’t be seen or smelled, but it can be measured and it can have consequences. Behind smoking, radon gas is the 2nd leading cause of lung cancer in the U.S. Every house has radon, it’s just a matter of how much. The EPA recommends action for any radon levels above 4 pCi/L. “A SOLUTION TO A DANGEROUS PROBLEM.” Lifestyle Radon Solutions offers radon mitigation systems and they can install them in a number of ways. They draw the radon gas out from the home by creating a negative pressure that gets the gas out before it even enters the home. They guarantee that your radon levels will be below 4 pCi/L with one of their systems.The price range for one of these systems is anywhere from $845 to $1305. So even if you have high radon levels in your home, it is fixable. What is radon gas and where does it come from? Radon gas is a colorless, odorless, tasteless, radioactive gas that is formed during the natural breakdown of uranium in soil, rock, and water. Radon exits the ground and can seep into your home through cracks and holes in the foundation. Radon gas can also contaminate well water. Radon gas is the second leading cause of lung cancer in the United States. The first leading cause of lung cancer is of course smoking, which kills 120,000 people every year. Radon kills anywhere from 20,000 to 22,000 people per year. At what level should you be concerned about radon gas? There is no safe level of radon gas. However, the U.S. EPA has indicated that any home that tests four picocuries per liter should be mitigated. If there are less than four picocuries, you are still at risk for lung cancer. Again, there is no safe level. “There is no safe level of radon gas.” How can you test for radon gas? Testing for radon gas is very simple. You can test the home yourself, or you can have a professional test the home. When selling a home, a third-party tester is recommended to get a non-partial, certified test. Are there any myths about radon gas people should be aware of? There are actually a number of myths and misinformation out there. For example, people will say they did a radon test but the home was closed up for a month, giving them an inaccurate test. However, radon has a half-life of three-and-a-half days, so even if a home is vacant for a month, the test will be accurate.   Those who have been following our show recall that we have been testing our home for radon gas.  Radon is the leading cause of lung cancer in non-smokers.  It's a radioactive gas that comes from the breakdown of the elements in the soil and can get into homes through cracks in the basement foundation or other means.   The SmorgShow studio is located in our basement, so we decided to do a test back in September after someone advised us to do so. Results from that test showed we tested slightly higher than the recommended maximum so we did a second test as a precaution.   The results of the second test just came back and showed we were at 3x the recommended level and therefore we must proceed with getting this problem fixed by a licensed radon mitigation contractor (what a cool title!).  Until that happens, we are moving our studio to another location.
