We've all been there! We finally want to tackle that photo organising project, we're off to a good start and motivated and then we encounter the first roadblock which stops us in our tracks. Julie Diebolt Price and her husband Gordon spent much of their working years in Southern California, but longed for a change. They initially bought a cabin in Rhododendron, Oregon in the shadows of Mount Hood enjoying years of vacations there. Despite Julie's firm stance against Arizona, where she had visited her parents for three decades, fate led them to Goodyear. Surprisingly, they explored a model home in Tuscany Falls, a 50+ community, and ended up purchasing one in the very place Julie had sworn never to live … Arizona!
We are thrilled to have Caroline Guntur from The Swedish Organizer back as our special guest to talk about the approach author Margareta Magnusson describes in her book The Gentle Art of Swedish Death Cleaning. Caroline has recently written a blog post that drew our attention: Respectfully, This is the ONE Thing Swedish Death Cleaning Gets Completely Wrong. We could really relate to what she has written and wanted to hear and learn more about her take on The Swedish Death Cleaning approach. Whilst we of course talk about photos and memories, Caroline also gives us an overview and explanation where The Swedish Death Cleaning comes from and how ingrained it is in her culture. How it's about downsizing, minimising our footprint, consuming only what we need and pay it forward to others if we have too much. It is a long-term approach and philosophy rather than a once-off big decluttering and organising project, and this episode is definitely one not to be missed! Having said this, there is (as always) no wrong or right. However, approaching this method in a different order of operation - as Caroline suggests - makes sense to us and you also might be interested to learn more about it and to give it a go. Meet Libby from Momento in Sydney and discover how this Australian photo book printing company came into existence - as the second one in the world at the time - and how they are serving their clients in Australia and New Zealand today. Momento is so much more than a printing company. The three founders, of which Libby is one, came from the world of digital media in the mid 1990s and met when working for a CD-ROM company. They loved photography, travel and also family memories. Because they couldn't find a printing company that suited their needs and fulfilled their printing quality requirements, they started their own business, offering exactly this! One of the main focus for them is accuracy in colour reproduction and quality at every level has been their defining feature. They even developed their own book designing software, which is accessible for free. Interestingly, one of Libby's first books was her dad's memoirs, bringing together decades of photos. We can't but agree when she shares how book creation is about story telling. We are also talking about different formats and sizes of books, and how to choose the right one. There are different paper options, too, and Libby explains which one is good depending on the purpose and kind of book. She also shares many more practical tips that start long before the book design … namely, when taking photographs! One of her favourite ways to pass on family history is through recipe books, for which Momento has developed various templates if you don't want to create your own. She says: ‘Making a photo book is not just about you, it is also for those people in the future who won't be sitting beside you when they're looking through it, who get to learn about you and through learning about you, they learn about themselves.' So today we are going to talk about staging your home. Everything about the process including saving money and selling your home faster. Home Staging what is it and why you need to understand. The difference between staging and decorating Types of Staging. Costs and Returns Does staging really work The difference between staging and decorating Decorating. You spend years collecting things and filling your rooms with things that describe you. Your travels, your personality, you. Everything about decorating is bringing your likes into your home. Staging is the opposite which is taking everything out and creating a spacious neutral look. Open things up and create a look that fits the mass appeal. A hotel type look. A livable space that showcases the room intended as what is was. DEPERSONALIZE Types of Staging. First thing is cost right. The full stage as I call it. Thousands of dollars to bring in furniture and remove all the belongings to put in storage. Moving twice? Well this staging is generally used for homes that are dated or vacant. Bought a house relocated have already moved. People have a hard time visualizing a vacant home. You would think that it opens possibility but since 09 the perception is that the house is distressed. Foreclosed, needs to go fast, and in the end goes for less money as it attracts low ball offers Partial Staging Pulling out items and using what you have. Utilizing minimal items like glass tables that give the appearance of openness. Bringing in neutral artwork to fill in where photos are. Flowers Candles Ambiance Costs and Returns Staging can cost from several hundred to upwards of 10k depending on the size and value of the home. Average cost of a full stage run around 3-5k for a 3 month contract. Lot of money right. Well you will get it back. House will sell 79% faster than homes that are not staged. 73% less time on the market. Today’s Market your looking at 11 days or less vs 90 days. That’s three mortgage payments right there. Does Staging really work? Yes, the stats are out there just google it. In the end it will sell faster for more money. If you are not in a position to spend the money. Use your own items but follow the principle of de cluttering. Your Photos will look better and we all know that most searches start online. Your first impression should be the best.
