Čo ale najdôležitejšie je, že výsledkom tejto aktivity je hodnota ako pre kupujúceho, tak aj pre predávajúceho," vysvetľuje Simona Morávková z Moowin Reality vo videopodcaste Nehnuteľnosti.skPrvou fázou home stagingu je prvotné upratovanie nehnuteľnosti na predaj. „My ju voláme čistiaca fáza. Danú nehnuteľnosť – či už ide o byt alebo dom – necháme veľmi kvalitne až do sterilna a do voňava upratať. Druhou fázou je tzv. odosobnenie. To znamená, že všetky osobné predmety, ktoré daná rodina, ktorá tam v danom čase žije, za tie roky nazbierala, niektoré možno už ani nepoužíva, tak ju požiadame, aby ich zozbierali a uložili niekde do krabice.Tie, čo nepoužívajú, aby odniesli trebárs do pivnice a pripravili na sťahovanie. Ak veci používajú, tak ich treba dať napríklad do zásuviek. Ide konkrétne o všetky veci osobnej potreby či už sú to šampóny, hrebene, zubné kefky, kozmetika, uteráky, župany či periny." Prečo je to dôležité prezradila Morávková v samotnom videopodcaste portálu Nehnuteľnosti.sk.Treťou fázou home stagingu je samotné dekorovanie nehnuteľnosti. „My donesieme vankúše, ale aj vázy, kvety, závesy, záclony, koberce. V niektorých nehnuteľnostiach konferenčné stolíky a možno aj väčšie kusy nábytku. No a tu už nepracujeme sami. Na toto už využívame aj profesionálneho interiérového dizajnéra," opisuje postup Morávková s tým, že práve táto časť home stagingu má obrovský efekt, ktorý sa ukáže nielen na fotografiách, ale celkovo pri predaji samotného bytu či domu.Pri štvrtej fáze home stagingu sa zapájajú už takmer všetky zmysly. Nielen zrak, ale aj čuch, sluch, ale aj chuť. „My pracujeme s aroma marketingom, donesieme nejaké interiérové vône, v niektorých prípadoch difúzery s vonnými olejmi. Veľmi dobre vonia káva, čiže ponúkneme kávu, prípadne nejaký malý snack a dáme možnosť potenciálnomu kupujúcemu, aby si sadol a vlastne vedel sa vcítiť do tohto priestoru. A tu už keď vidíme, že áno, tento by mohol byť ten správny, tak mu dáme priestor prejsť do tej poslednej fázy a to je nacítiť tú situáciu, aj ochytať tú sedačku, pohovku, deku, vankúš a dať mu chvíľku ticha, aby tam prežil možno nejakú svoju predstavu, či by tam v tom byte či dome dokázal fungovať," hovorí Morávková. If there's one thing that stuck with me from my undergrad classes, it is the application of FORMULAs. They are the cheat code for solving equations and they also function for simplifying business operations. I know my team is not more magical than anybody else's team, but we have, over the years, done a pretty good job of implementing systems. How?
