César Saint-Ouen est l'invité de ce nouvel épisode de Mon Podcast Immo. Au micro d'Ariane Artinian, le fondateur de Terrasses et Jardins de Paris décrypte un sujet devenu stratégique dans l'immobilier en France : la valeur des espaces extérieurs.Selon lui, une terrasse bien aménagée peut représenter jusqu'à 50% du prix du mètre carré, contre parfois moins de 30% si elle est mal traitée. Arrosage automatique, éclairage, mobilier, choix des végétaux, qualité des matériaux : un aménagement complet démarre autour de 800 euros du mètre carré et peut atteindre 2 000 euros. « C'est de vendre du rêve », résume César Saint-Ouen. Et l'effet peut être spectaculaire : à Neuilly, une maison de plus de 3 millions d'euros s'est vendue plus de 20% au-dessus de son prix initial après un gros travail sur le jardin, les vis-à-vis, l'entrée et la véranda.Dans un marché immobilier français où chaque détail peut accélérer — ou bloquer — une vente, l'extérieur devient un levier de valorisation. Pour les agences immobilières, l'IA est devenue un levier de performance.En seulement quarante secondes de navigation sur les portails majeurs d'annonces immobilières, on tombe désormais sur des mentions "photo retouchée par IA".Cette retouche permet par exemple de remplacer un ciel gris par un bleu azur, ou de corriger une exposition défaillante de la photo.Home staging virtuelMais le véritable saut de productivité se situe dans le home staging virtuel.Car transformer virtuellement un salon vétuste en une pièce moderne digne d'un catalogue de décoration permet d'augmenter significativement le taux de clic et le nombre de visites physiques.Mais les agents immobiliers doivent aussi apprendre à "freiner" l'outil d'IA pour qu'il ne dénature pas le bien, sous peine de créer une déception immédiate lors de la visite réelle.Et cela nous amène à notre deuxième point. En clair, une annonce survendue se brise souvent contre la réalité de la visite.Le défi pour les agents immobiliers est donc de protéger la réputation de l'enseigne, tout en exploitant les capacités offertes par les algorithmes d'IA.Vers le web sémantique et conversationnelMais au delà de l'image modifiée, c'est toute l'expérience de recherche des annonces immobilières qui bascule vers le web sémantique et conversationnel.Nous quittons l'ère des filtres et des cases à cocher pour celle du langage naturel. Demain, ou plutôt dès juin prochain pour certains grands réseaux, les acquéreurs ne chercheront plus "3 pièces, 60 mètres carrés", mais taperont des requêtes complexes comme "cherche un chalet avec vue sur le Mont-Blanc".Pour les professionnels de l'immobilier, l'enjeu est de créer des annonces nativement optimisées pour être indexées par ces nouveaux assistants intelligents.
