Im letzten Sommer habe ich Romina Reinke auf einer Reise nach Detroit kennengelernt. Sie postet ihre Reiseerlebnisse auf Instagram, TikTok und auf ihrem Blog. Sie hat mit Social Media begonnen, um günstiger in Hotels zu übernachten. Schnell ist daraus mehr geworden. Davon erzählt sie in dieser Folge des Podcasts. Wir beide erinnern uns daran, wie wir gemeinsam in Detroit fotografieren gegangen sind. Es war ein lauer Sommerabend und ich hatte vorgeschlagen, noch ein Diner bei Nacht zu fotografieren. Dass vor dem Diner auch noch ein Oldtimer hielt, war sicher Zufall, wobei noch mehrere andere Oldtimer an diesem Abend dort vorbeikamen. Ich habe mich nicht nur über die Motive gefreut, sondern auch darüber, dass Romina sich anstecken ließ und ebenfalls Autos fotografierte, was sie sonst nicht tut. Denn sie fotografiert eher Landschaften, gerne auch in Verbindung mit Wasser. Dabei ist sie oft selbst auf den Fotos zu sehen. Wie es zu diesem Stil kam und weshalb sie auf den Fotos zu sehen ist, erzählt sie in diesem Podcast.

Man müsste mal … darum kämpfen, einen Stadtteilpark auch für die Generationen zu erhalten! Die Fläche eines öffentlichen Stadtteilparks mit einem Spielplatz in Schwerin Lankow soll verkauft werden. Für die Redaktion der Online-Zeitung „SCHWERIN.NEWS“ wurde der erste Schritt bereits 2020 gemacht. „Damals beschloss der Hauptausschuss der Landeshauptstadt Schwerin im nichtöffentlichen Teil, das Gelände des Stadtteilparks Lankow zu verkaufen. Nichtöffentlich heißt in diesem Zusammenhang nicht nur „ohne Zuschauer“. Es bedeutet: keine öffentliche Tagesordnung, keine öffentliche Diskussion, keine Möglichkeit für Bürgerinnen und Bürger, überhaupt zu erfahren, dass gerade über ihren öffentlichen Raum entschieden wird.“ Und genau darin sehen die Initiatoren des Bürgerentscheids das Problem. Es sei legitim, Dinge in nicht-öffentlicher Sitzung zu besprechen, meint Klaus-Michael Rothe, der sich für den Erhalt des Parks einsetzt. „Aber es ist im höchsten Maße unanständig, auch drum herum keine Öffentlichkeit stattfinden zu lassen“, sagt er. Claudia Reinke wohnt seit 26 Jahren in Lankow. Ihre Tochter hat im Park gespielt und sie selber ist immer wieder gerne dort. Beide sind sich sicher, dass eine öffentliche Debatte über den möglichen Verkauf des Stadtteilparks einen spannenden Verlauf genommen hätte, denn der Stadtteilpark und der Spielplatz sollen Parkplätzen, Arztpraxen, Verkaufs- und Gewerbeflächen und einigen wenigen Wohnungen weichen. Alles in der Hand eines privaten Investors. Das macht aus Sicht von Anwohnern und Kritikern keinen Sinn. Ihre zahlreichen Argumente haben sie zusammengetragen und nach einem Weg gesucht, den Park samt Spielplatz zu erhalten. Ihre Antwort ist ein Griff in die Werkzeugkiste der Demokratie: Bürgerbegehren und Bürgerentscheid und sehr viel Engagement. Im Sommer 2025 bringen sie in nur wenigen Wochen in der ganzen Stadt fast 4.400 gültige Stimmen für den Erhalt des Parks im Rahmen eines Bürgerbegehrens zusammen. Damit bremsen sie den bereits beschlossenen Verkauf zunächst erfolgreich aus und ermöglichen einen Bürgerentscheid. Nun sind 78.523 Schwerinerinnen und Schweriner an der Reihe. Sie haben die Möglichkeit bis zum 25. Januar 2026 abzustimmen. Eine seltene Möglichkeit der direkten demokratischen Beteiligung. „Sind Sie dafür, dass das Grundstück Kieler Straße (Flurstück 313/4, Flur 3, Gemarkung Lankow), Stadtteilpark/ Spielplatz im Eigentum der Stadt verbleibt, nicht verkauft wird und der Spielplatz und Park an diesem Standort erhalten bleiben?“ lautet die Frage. Die Antwort kann nur lauten: JA oder NEIN. 19.631 JA-Stimmen sind nötig, um den Erhalt des Stadtteilparks und des Spielplatzes zu sichern. Intermodal demand will likely remain volatile from the start-and-stop trade policy coming out of Washington. International demand may get a boost following the US and China lowering their tariffs on one another as part of the announced 90-day truce. About Lynn: Dr. Reinke is the Claire Dumke Ryberg, RN, Presidential Endowed Chair for Palliative and End of Life Care at the University of Utah, College of Nursing. In this role, she works to increase the palliative care workforce in rural and underserved populations by educating professionals and laypersons to deliver primary palliative care. Dr. Reinke's clinical practice and program of research focuses on improving the delivery of palliative and end-of-life care for patients with serious illnesses. She is internationally recognized as an expert in dyspnea management for patients diagnosed with advanced lung diseases. Her studies, funded by NIH, VA, and Foundations, are designed to test nurse-led palliative care interventions in sub-specialty and primary care services and to improve the quality of clinicians' end-of-life communication skills. About Masako: Dr. Mayahara is a clinical expert in pain management in hospice and palliative care. Her research focuses on reducing pain and suffering in patients and families facing serious illness. She utilizes innovative technology and evidence-based interventions to support family caregivers in delivering patient pain management at home. Her federally funded research includes the development and testing of a digital application (e-PainSupport) designed to reduce pain intensity in home hospice patients. Additionally, she serves as a co-investigator on multiple NIH R01 grants, including a study funded by the National Institutes of Aging to provide chronic grief intervention to dementia caregivers using video conference technology. She is a member of the editorial board of the Journal of Hospice and Palliative Nursing and serves as the president-elect of the Hospice and Palliative Nurses Association and the Hospice and Palliative Nurses Foundation. About Michelle: Dr. Webb is an Assistant Professor in the Duke University School of Nursing. She earned a Bachelor of Science in Nursing from Indiana University, a Master of Science in Nursing from The George Washington University and a Doctor of Nursing Practice degree from the University of Minnesota. Our guest on this week's episode is Anne Reinke, president and CEO of TIA, The Transportation Intermediaries Association. Cargo theft and transportation fraud are on the rise.  Criminal groups and bad actors often pose as legitimate freight brokers and carriers with the aim of taking payments for services they will never fulfill. What can carriers and shippers do to be sure they are staying away from fraudsters and selecting legitimate transportation providers? Nick Reinke, is not only the CEO of HabiTerre but also grew up on a farm, worked in soil health with an agricultural coop, and has a background in ag finance. He is uniquely qualified to help us explore how all of this “carbon talk” fits into soil health practice adoption, company involvement and sustainability goals. HabiTerre uses deep science and technology to quantify environmental outcomes for agriculture. But where many other companies focus on trying to measure soil carbon, Nick says HabiTerre looks at things in a really comprehensive systems context. Their goal is to try to determine how productivity and environmental sustainability relate to farming outcomes like productivity, nutrient management, and soil health. Nick says he was most excited to join HabiTerre because he saw too many people focused on soil carbon measurement missing the picture of what that means for real farm outcomes. “I saw something just fundamentally groundbreaking about the technology that he had developed. So a lot less dependency on manually gathered data and still generating really accurate outcomes. But again, getting back to that systems perspective. Not just looking at soil carbon, but let's think about this through the lens of the farmer… Like how does this relate to inputs? How does it impact productivity? Things like that. So that's where I've been really excited to kind of join this scaling team here.” - Nick Reinke Reinke shares that HabiTerre is collaborating with the National Association of Conservation Districts in creating field specific scenario modeling for what future soil health practices could produce. This “feedback loop” to farmers will serve as another “value added tool” for agronomists and advisors to use in order to support on-farm changes and practices. Furthermore Reinke breaks down the role agriculture plays in big corporations reducing their scope 3 emissions and why practices on the farm are of a great interest to them.  “Well, if you're gonna track progress, you're gonna need a lot better data, that's just logistically and cost prohibitive. It's very difficult for them to get. So we're trying to streamline that process. And the big thing that I don't wanna lose there is streamlining that process means more of these resources go to farmers…So if we make that quantification piece more efficient, that's more resources to farmers.” - Nick Reinke

As a salesperson, you (hopefully) enjoy interacting with your prospects. However, a typical sales mistake is forcing the prospect to fit our communication style rather than the other way around. In today's episode of The Sales Evangelist, Donald is joined by the author of The Savage Leader and founder of Group Sixty, Darren Reinke, to discuss building rapport the way the prospect wants.  Sellers assume prospects like to communicate in the same style as the seller. Selling should start with the understanding that we're all different. Establishing that early on will impact your ability to build rapport. Some people might like starting with a conversation; others prefer to focus on the tasks at hand. We're all different. Get a sense of the customer's style by learning what motivates and drives them. Listen to the prospect and pay attention to their tone and how they conduct themselves to understand how to communicate. Three steps to learn a prospect's communication style: Intention: Have a willingness to change and do something different. Question if there are better ways to build rapport as a seller and think about the potential achievements. Reflection: Know what kind of seller you are and use that understanding to change your communication (when necessary.) Action: Analyze someone's body language, tone of speaking, and how they interact and put that change into play. A focus on the commission can ruin the relationship.  If you see someone as a dollar sign, you probably won't build rapport anytime soon. Ask prompts to directly understand the audience - How do you like to receive information? How do you want to communicate? Asking questions (and listening to the answers) will indicate how you can best communicate. Be more intentional with your questions. People will come back to the conversation repeatedly because they like talking to you. Less talking and more listening is the best way to build relationships. Darren's biggest takeaway?
