Conner's 5 Top Tips for starting a brand-new haunt are… 1. Build outside city limits if possible! If you happen to be in the city limits… be in CONSTANT communication with your local Fire Marshall and don't try to fight them on codes. Believe me… You will not win that battle lol! 2. Invest Wisely! As cool as some of those massive props are at TransWorld… the quality often isn't what it is at the show when you receive your copy. When at a show, be sure to thoroughly inspect a prop to make sure it is built to last and will be a worthwhile investment for your show! 3. Train your actors!!! As cool as your sets and props may be, your guests only want one thing… to be terrified!!! You can have the most beautiful and high-tech animatronics known to man. Still, if you don't hold your actors to a standard and train them how to scare, develop characters, and pace themselves properly… your show will definitely suffer! 4. Work with and collaborate with your other local haunted attractions! We did a huge project this year called The Frightful Four of East Texas, featuring four local haunts, and it absolutely blew up into a huge deal! You can learn a lot from working with fellow industry experts from your area, and since you are all near each other… There is room for everyone to succeed by working together to drive more guests to your area around October! 5. Stay Humble! I cannot stress this one enough! Don't be a giant Douche for lack of a better word! Your show is not the best thing in the world, despite what you may think, and you will always have to work to improve your show year after year! Also, don't be afraid to ask for help. I haven't seen many haunts that absolutely one person builds, so I'm definitely willing to work with others!

Randy Hardy, president of Everything Green Properties, joins host Carol Morgan on this week's Atlanta Real Estate Forum Radio episode. Hardy discusses past historic restoration projects and the challenges of transforming older buildings with a modern touch. Hardy's passion for historic restoration began as a hobby but quickly blossomed into a full-time focus. Everything Green Properties, LLC., has worked extensively to revitalize older buildings in downtown Powder Springs, a town where Hardy spent a large part of his younger years. “I was having a conversation with my wife almost 15 years ago and I said, ‘You know, somebody needs to go downtown and they need to start buying property because there is huge potential in Powder Springs for revitalizing that little town,” said Hardy. ‘I love it, and I'll never forget.' She looked at me and she said, ‘Well, maybe that person's you.'” Restoration and Revitalization One of Everything Green Properties' first projects in downtown Powder Springs was The Event Station, a run-down gas station that Hardy and his team transformed into a small event facility. He purchased the property without a concept but says that the idea for an event space came to him soon after. The event space now offers a convenient, affordable option for private gatherings, business events and more. “People needed that,” said Hardy. “They needed a lower-cost, beautifully renovated building to have their parties and weddings and all sorts of things.” Everything Green Properties, LLC., is responsible for several other restoration projects in Powder Springs, including an old barber shop that was successfully revitalized as Liz By Design photography studio and an old bank building that was seamlessly turned into a coffee shop. It also worked on restoring a downtown store, breathing new life into the now Collett Country Store. Hardy said, “I actually think it's the jewel of downtown, because it's in the heart and it's also one of the oldest buildings anywhere that still has a Coca-Cola sign painted on the side of a wood frame building.” A recent example of its extensive restoration work can be found at Skint Chestnut Brewing Company and SGC Chicken and Seafood. Hardy bought the property from the DDA with a caved-in roof and restored it into a vibrant business with an outdoor patio and beer garden, that is shared between the two restaurants. Challenges of Historic Restoration Hardy recognizes the obstacles that come with historic restoration, which is why he primarily works with businesses to find their ideal fits within buildings that Everything Green Properties, LLC., has already transformed. Many factors influence the process, such as construction codes and meetings with the offices of the Fire Marshall and building officials, which Hardy and his team are pros at navigating. This approach takes the pressure off business owners wanting to move into an older building and allows Hardy to reinvest in new restoration projects. He emphasizes the importance of working with a knowledgeable team of architects and structural engineers that understand older buildings. The process for restoring and revitalizing them differs greatly from modern buildings. Hardy signs each of his properties with a stamp that includes bringing the outside in– roll up doors and patios. He likes to turn discarded building materials from the restoration into exciting, new features and open up larger buildings with roll-up doors, patios and bigger windows. Hardy said, “Every single patio we have came from a vertical surface that we cut in and made into a brick patio.” Sometimes, when an older building is revitalized, there are unique challenges to bringing the building up to modern code regulations. Hardy points out that if a building is not ADA compliant in its current state, he often must install a new door and a ramp, which can take some careful planning. Monahan was a teacher in 1978 when her mother encouraged her to test for the FDNY after it began accepting women for the first time. She was among 41 women sworn in as the department's first female probationary firefighters in September 1982. Her son Matthew Fiorito followed in his mothers footsteps joining the FDNY since 2018 and now works for the FDNY in Ladder 103. Stop in and see us or place your order online.The Fire Blanket [03:55 - 19:00]We are joined by Holland's Fire Marshal; Bret Groendyke, to discuss the results of our “not so scientific” fire extinguisher experiment. To run the test, we set up a common scenario: a pot with a small amount of oil is left on a hot burner of an electric stove. Within minutes the oil reaches 500 degrees and ignites. The pot now has a grease fire that many homeowners would struggle to put out. First we used a standard ABC Fire extinguisher to put the fire out. This method put the fire out quickly but also left a huge mess! It's not uncommon for a stove to have to be replaced after a fire extinguisher has been used on it. Next we threw a Prepared Hero Fire Blanket over the pot. This method worked exactly as advertised. It was easy to use, smothered the fire and left no mess! Last we saw what happens all too often; a glass of water was poured onto the grease fire (from a safe distance). This method resulted in a HUGE column of fire that would have engulfed a kitchen. When people panic, they often grab the pot and put it in the sink to try to extinguish the fire. However, water vapor only feeds this type of fire and this method can result in serious injury. Mooresville Fire Marshall's Office is investigating a house fire that early investigations determined was set intentionally, officials say.On Saturday, Feb. 18 around 8:30 p.m., Mooresville Fire-Rescue responded to a fire at a vacant single-story house on Brawley School Road.Moorseville Fire was able to control the fire in a few hours and the Fire Marshall's Office started an investigation.
