August 1, 2007. Powder Springs, Georgia. After not being heard from for over 30 hours, 46-year old Jane Kuria and her two daughters - 19-year old Isabella and 16-year old Annabelle - are found bludgeoned to death inside their home. Jane's eight-year old son, Jeremy, and her eleven-year old nephew, P.K. Thande, are also severely beaten and left comatose, but while they wind up surviving their injuries, they are unable to provide much information about who attacked them. Since the Kurias originally hailed from Kenya and had been seeking asylum in the United States, investigators explore a number of different scenarios, including the possibility of some family friends being responsible for the murders, but the case is never solved. On this week's episode of “The Trail Went Cold”, we explore a horrific and baffling crime known as the Kuria family murders. STORY 7: Cobb Deadlocks Over Mableton Alcohol License The Cobb Board of Commissioners faced a deadlock over an alcohol license appeal for Vape Vibes, a Mableton convenience and vape shop. The shop sought the license to expand into a full convenience store, but concerns arose over its proximity to residences and its focus on vape products. While some commissioners supported the application, citing the shop's efforts to grow and its clean operation, others questioned its alignment with community needs. With Mableton transitioning regulatory authority, the case remains unresolved, and the shop owner withdrew the application, leaving future decisions to the city. Randy Hardy, president of Everything Green Properties, joins host Carol Morgan on this week's Atlanta Real Estate Forum Radio episode. Hardy discusses past historic restoration projects and the challenges of transforming older buildings with a modern touch. Hardy's passion for historic restoration began as a hobby but quickly blossomed into a full-time focus. Everything Green Properties, LLC., has worked extensively to revitalize older buildings in downtown Powder Springs, a town where Hardy spent a large part of his younger years. “I was having a conversation with my wife almost 15 years ago and I said, ‘You know, somebody needs to go downtown and they need to start buying property because there is huge potential in Powder Springs for revitalizing that little town,” said Hardy. ‘I love it, and I'll never forget.' She looked at me and she said, ‘Well, maybe that person's you.'” Restoration and Revitalization One of Everything Green Properties' first projects in downtown Powder Springs was The Event Station, a run-down gas station that Hardy and his team transformed into a small event facility. He purchased the property without a concept but says that the idea for an event space came to him soon after. The event space now offers a convenient, affordable option for private gatherings, business events and more. “People needed that,” said Hardy. “They needed a lower-cost, beautifully renovated building to have their parties and weddings and all sorts of things.” Everything Green Properties, LLC., is responsible for several other restoration projects in Powder Springs, including an old barber shop that was successfully revitalized as Liz By Design photography studio and an old bank building that was seamlessly turned into a coffee shop. It also worked on restoring a downtown store, breathing new life into the now Collett Country Store. Hardy said, “I actually think it's the jewel of downtown, because it's in the heart and it's also one of the oldest buildings anywhere that still has a Coca-Cola sign painted on the side of a wood frame building.” A recent example of its extensive restoration work can be found at Skint Chestnut Brewing Company and SGC Chicken and Seafood. Hardy bought the property from the DDA with a caved-in roof and restored it into a vibrant business with an outdoor patio and beer garden, that is shared between the two restaurants. Challenges of Historic Restoration Hardy recognizes the obstacles that come with historic restoration, which is why he primarily works with businesses to find their ideal fits within buildings that Everything Green Properties, LLC., has already transformed. Many factors influence the process, such as construction codes and meetings with the offices of the Fire Marshall and building officials, which Hardy and his team are pros at navigating. This approach takes the pressure off business owners wanting to move into an older building and allows Hardy to reinvest in new restoration projects. He emphasizes the importance of working with a knowledgeable team of architects and structural engineers that understand older buildings. The process for restoring and revitalizing them differs greatly from modern buildings. Hardy signs each of his properties with a stamp that includes bringing the outside in– roll up doors and patios. He likes to turn discarded building materials from the restoration into exciting, new features and open up larger buildings with roll-up doors, patios and bigger windows. Hardy said, “Every single patio we have came from a vertical surface that we cut in and made into a brick patio.” Sometimes, when an older building is revitalized, there are unique challenges to bringing the building up to modern code regulations. Hardy points out that if a building is not ADA compliant in its current state, he often must install a new door and a ramp, which can take some careful planning. Other challenges include new internal systems including all new plumbing and el...

About 47% of victims hesitate to leave, with 78% facing threats to their pets. The $230,000 project, funded by grants and donations, includes amenities like heating, cooling, and outdoor play areas. Chris and Clif Poston, principals with Traton Homes, join host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, they discuss the growth of townhome development and what is available in the Atlanta market. What makes townhomes so appealing in today's home market? The demand for townhomes has increased as homebuyers desire smaller homes near community centers and local attractions. With home prices consistently rising, affordability is a driving force for buyers and the perk of landscaping and exterior maintenance being included in their monthly HOA fees is enticing. Clif Poston said, “We've got townhouses near a lot of different smaller municipalities, but I think it's a lifestyle allowing people to choose a smaller home and kind of giving up a little bit of space and maybe some yard space to be able to have accessibility to the local areas that they want to be in.” Traton Homes also utilizes amenities, such as dog parks, pools, cabanas and pickleball courts, to bring a sense of togetherness to the residents in its townhome communities. What is the demand for townhomes in comparison to single-family, detached homes? Townhomes are taking over the urban housing market because of higher development costs. People want to live close to dining, shopping, recreation and medical centers, but it is difficult to build affordable, single-family homes in the city. “The rising cost of development is because in the closer in areas, you're using somewhat of the leftover land, which drives higher development cost,” said Chris Poston. “So, there's not tracks of land available to go put nice, detached subdivisions in.” “A while ago, our slogan was changed to ‘Altogether More' and that encompasses altogether more of everything, value and design,” said Chris Poston. “So, I think we look at it as saying we're going to offer you a good price in an area, but we're also going to give you some of the key design features that maybe separate us and put us in a different spot.” Clif Poston emphasized that many home shoppers don't have different expectations for townhome residences versus single-family homes, except for square footage. Many are still looking for open-concept floor plans, great kitchens and large owner's suites, which are typical in both townhomes and single-family homes. “I don't know if people really change with what they want,” said Clif Poston. “I think that people just can kind of reframe and adjust their expectations as the product gets a little bit smaller and those spaces get a little bit more confined.” Tune in to the full interview above to learn more about townhome communities in metro Atlanta. From the Ingles Studio this is your news minute on the Marietta Daily Journal Podcast presented by Credit Union of Georgia. Today is Monday, November 25th and I'm Keith Ippolito. Nonprofit Food Bank Donates 270,000 Pounds of Food Reflection of Trinity's 14th annual Thanksgiving Food Drive in Powder Springs marked a record-breaking year, distributing over 270,000 pounds of food to more than 1,600 families in need. Held at Linked UP Church, the nonprofit's effort saw over 300 volunteers, including local officials such as State Representative David Wilkerson, Cobb Chairwoman Lisa Cupid, and Sheriff Craig Owens, who worked in cold weather to ensure families received around 85 pounds of food each. This amount included Thanksgiving staples meant to cover the holiday week. The event relied heavily on community support, with most of the $37,000 worth of food sourced from the Atlanta Community Food Bank. Turkeys alone cost about $21,000, funded through donations and sponsors. Cars looped through the church parking lot, where multiple loading stations were set up for efficient distribution. Pam Conner, city manager of the City of Powder Springs, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Conner discusses methods for developing one of Atlanta's fastest-growing cities. Events + Gatherings Events and gatherings are a driving force for city growth, according to Conner. The City of Powder Springs works diligently with residents to host diverse events that represent its larger population. The city plans yearly holiday celebrations, including Independence Day fireworks, Veteran's Day celebrations, chili cook-offs, and Hispanic Heritage Month activities in October. Other community events include the Brown Bag concert series, 5K running events, Bookfest, health and wellness workshops and meet-and-greets with local law enforcement. Listening to Residents Listening to residents' concerns and suggestions is another essential element of city planning. Whether it is a dog park or better roads, it is crucial for city planners to give residents a platform to voice their concerns. It is even more important to put those ideas into action. “We are also developing and planning to develop more parking and transportation improvements,” said Conner. “The city's a small city, and its geography is what it is. There are opportunities for some intersection improvements to help move people along, and, you know, the folks who do live here have valid comments and concerns about the traffic.” Adding Rooftops How does a city like Powder Springs grow its population? The City has added multifamily and townhome developments and strives to boost its population during the day. This means businesses and attractions invite residents to engage throughout the day through dining, recreation, shopping and more! Conner notes that walkability is especially attractive to new and younger residents. Situated on the edge of Thurman Springs Park Square, a new multifamily development is nearly complete with 220 units. These homes put residents within walking distance of city events, with some that include balconies overlooking the square. A second housing development is underway about two blocks from the downtown area. “I think that with all the apartments downtown and the multifamily, you're going to see that a lot of people work from home and that's going to boost the population during the day too,” said Conner. “Because you can work from home two or three days a week, run out and grab your coffee, or run out and grab your lunch and you can walk there.” Tune in to the full interview above to learn more about the City of Powder Springs or visit www.CityOfPowderSprings.org. About the City of Powder Springs Located in southwest Cobb County, Powder Springs boasts a small-town atmosphere complemented by booming developments in housing, community engagement and recreation. What does city growth look like for Powder Springs? Recently, the City of Powder Springs recreated its City Center, once known as the “heart and soul of the community” during the city's beginnings. Other recent additions to Powder Springs include Thurman Springs Park, a town square area with an amphitheater and splash pad, Powder Springs Park and its renovated City Hall. “Grand ideas are grand, but they don't help you if they just stay on paper or on the shelf,” said Conner. “So, the city worked really hard with the Downtown Development Authority to make those changes downtown, and you can start to see that revitalization with more people down at the events that we have.” The Silver Comet Trail, a paved rail trail running from Smyrna, Georgia, to Alabama, passes through Powder Springs and is a recreational staple for residents. The Linear Park trailhead provides access from Powder Springs, forming connections across Cobb County. Powder Springs is also home to the Seven Springs Museum, full of rich local history. The Annual Sheriff's Low Country Boil Returns for 33rd Year Cobb to Decide Future of Two Canton Road Spas Cobb Schools Talks Property Taxes All of this and more is coming up on the Marietta Daily Journal Podcast, and if you are looking for community news, we encourage you to listen and subscribe! BREAK: CU of GA STORY 1: Let's Get Boilin': Annual Sheriff's Low Country Boil Returns for 33rd Year The 33rd Annual Cobb County Sheriff's Low Country Shrimp Boilin' in Marietta brought together residents, officials, and community leaders for an evening of food and camaraderie. Started by Sheriff Bill Hutson decades ago as a corn boil, it has evolved under Sheriff Craig Owens into a shrimp boil with a diverse menu including barbecue, seafood, and more. About 1,000 attendees enjoyed the event, highlighting bipartisan support and fostering community engagement. The gathering featured live entertainment, family activities, and served as a platform for Sheriff Owens to connect with constituents ahead of his re-election campaign. STORY 2: Cobb to Decide Future of Two Canton Road Spas The Cobb Board of Commissioners is set to decide on the fate of Asian Wellness Massage and V Massage in Marietta, with hearings scheduled to determine whether to deny their health spa licenses. Both businesses allegedly violated codes, including employing unlicensed staff and lacking required permits. Owners Lingxia Zhang and Juan Xu appealed previous denials but were rejected by the License Review Board. If the denials are upheld, operations must cease immediately. Stunning Health opted not to appeal after receiving a suspension for similar violations. These decisions follow a county-wide pause on issuing health spa licenses amid concerns ranging from code violations to allegations of illegal activity like human trafficking. STORY 3: Cobb Schools Talks Property Taxes. Here's the Latest. The Cobb County Board of Education is convening a special-called meeting to discuss the tax digest and fund balance ahead of their upcoming vote on the millage rate. Chief Financial Officer Brad Johnson will present alongside Superintendent Chris Ragsdale, focusing on the district's financial outlook. The board aims to assess cash flow and the impact of property value increases on tax collections before finalizing decisions. They tentatively set an 18.7 millage rate, unchanged from last year, but rising property values could lead to higher tax revenues unless the rate is adjusted. Public hearings on the millage rate are scheduled for July 11 and July 18, with the board vote set for July 18 at their Marietta headquarters. Experienced fishermen, including 80-year-old Tony Cobb, offered tips and camaraderie. Winners included Beppe Rude and his friend Luke Nunan, who caught a 22-inch catfish, demonstrating their strategy with an octopus circle hook in deep, shaded water. Each participant received a giveaway bag, and the event continues with three more competitions at different parks throughout July. STORY 7: Engineers rate Georgia “C+” in infrastructure Georgia's infrastructure earned a "C+" grade in a recent report from the American Society of Civil Engineers, indicating moderate overall condition. The state's highest marks were in ports and energy infrastructure, receiving "B+" grades. Bridges, freight rail, and schools followed with "B" grades. However, transit was rated lowest with a "D", reflecting historical underinvestment. Aviation received praise for improvement, particularly in rural areas benefiting from enhanced airport facilities. While Richardson defended the gala as a celebration of sustainability efforts, Birrell and Gambrill called for greater transparency in event funding and suggested hosting county events in more cost-effective venues. BREAK: CU of GA STORY 1: Georgia Bio Names Harrison Student the Georgia BioGENEius Runner-Up Eugene Kang, a sophomore at Harrison High School, was named the runner-up in the 2024 Georgia BioGENEius Challenge. His research focused on the anticarcinogenic effects of an extract from the Perfoliate Bellwort plant on human uveal melanoma cells. Kang's study showed a decrease in cell viability and efficacy compared to a control cytotoxic agent. In 2022, the county faced issues with shoddy service, prompting the scrapped proposal to create four trash pickup zones. Since then, the county has collaborated with haulers to address concerns. Brian Warren, president of Garbage Haulers of Cobb County, reported a decline in complaints and highlighted the association's role in facilitating communication between haulers and residents. Here's How A packed meeting at the South Cobb Regional Library in Mableton introduced 19 commissions, authorities, and boards to the public, offering opportunities for community involvement. Mayor Michael Owens emphasized the volunteer-run nature of these groups, which cover a range of areas from planning and public arts to housing and cultural affairs. Residents were encouraged to reach out to their local council members to express interest in joining these boards. Some notable boards include those for planning, special events, public arts, and housing. Additionally, quasi-judicial boards like the ethics, alcohol review, and zoning appeals boards were introduced, along with committees for long-term planning, downtown development, citywide development, and tourism promotion. Interested individuals can find more information on the city's website and contact their council members for further guidance. STORY 7: High Court Decision Raises Questions Around Property Rights and Competition in Healthcare The Georgia Supreme Court revisited a dispute between Wellstar Windy Hill and Emory University Hospital Smyrna, both serving Cobb County, over Windy Hill's attempt to switch from long-term to short-term care. Emory contested this, arguing it violated Windy Hill's certificate of need. The case highlights conflicts over healthcare regulations and property rights. Windy Hill argues it's exempt due to its establishment predating the certificate of need laws. The Supreme Court's decision could impact future healthcare regulation disputes. This case underscores broader debates about certificate of need laws, with some advocating for repeal to foster competition while others argue it safeguards patient care. STORY 4: Attorneys Accuse DA of Improper Handling of Police Shooting Case Attorneys representing the family of Devonte Brown, shot and killed by a Cobb police officer in 2021, allege that the Cobb District Attorney's office failed to present a complete case to the grand jury, which could have indicted the officer, Ian McConnell. Brown was killed after a car chase where he drove recklessly in a stolen vehicle. The DA's office disputes the claims, stating that investigations must be completed before presenting to the grand jury. Body camera footage showed McConnell firing 12 shots as Brown reversed his vehicle into police cars. Despite the grand jury's decision not to charge McConnell, attorneys argue for a special prosecutor and a fair presentation of evidence. The appointment of a special prosecutor would typically be overseen by the Prosecuting Attorney's Council of the state. He noted that federal funding from the American Rescue Plan Act has helped alleviate some staffing issues and upgrade technology in judicial circuits. However, Boggs emphasized the need for legislative support, including passing House Bill 947 to reform judge payment systems and proposed legislation to keep judges' personal information confidential due to increasing threats. Additionally, he mentioned revisions allowing spouses of active-duty service members to obtain provisional law licenses, aimed at increasing legal availability in rural areas. Principals Chris and Clif Poston with Traton Homes join the Atlanta Real Estate Forum Radio podcast to discuss the company's history, new construction opportunities and market conditions. The Poston Brothers sit down with show host Carol Morgan to discuss staying competitive in the homebuilding industry. In 1971, Traton Homes was founded by Clif and Chris Poston's father and uncle when the two were developing a community. After the initial hit of the oil embargo, the duo had to build their way out of a surplus of lots. Fifty-three years and 15,000 houses later, the family-owned building company is run by Clif and Chris alongside their father and uncle. Clif Poston said, “It's been a good ride for us…It's a good family business environment.” With such a rich company history, Clif remarked that balancing the traditions from 53 years of building with the demands of today can be a challenge. Sticking to their roots and taking a more conservative approach has resulted in over 50 years of success for the builder. Traton Homes began a new chapter a few years ago by opening its first active adult community. Following the tremendous success of the first community and several others, the builder is preparing to celebrate the opening of a few new 55+ communities! The company has also expanded its building region to the Florida Panhandle. Clif Poston said, “It's kind of a different market down there. It's been fun getting some [communities] done organically down there.” The company works hard to stay on top of today's hottest amenity and design trends to encourage prospective buyers to purchase in a Traton Homes community. Chris Poston also shared that the company entered the build-to-rent sector as a seller and a fee builder and met great success! Traton Homes will construct 1,300 homes across build-to-rent and for sale with the new company venture this year. A detached Jewel Box community, Avenbrook recently celebrated its first closings at the end of 2023. Other exciting new additions to the Traton Homes portfolio include Courtyards at Traditions in Cumming, Bluffs at Bells Ferry in Marietta, Townes at South Main and the second phase of East Park Village in Kennesaw, Riverwalk Place in Gwinnett, Winsome Park in Woodstock, Westpark Place and Old Mill Preserve in Powder Springs and Wilkins Walk in Mableton. In the Florida market, the brothers shared that they found a shortage of homes, and in their Florida division, they hope to fill the gap in the market. The builder is currently working on opportunities in Dade and Walton Counties, with announcements coming soon.
