Hunters in Conservation On this episode of the Modern Carnivore Podcast we talk about conservation. Joining Mark are guest Kyle Daly and Dan Born. Kyle is a wildlife biologist for the U.S. Fish and Wildlife Service and Dan is an archeologist and environmental analyst formerly for the U.S. Forest Service. They have both worked in wildlife studies for many years. Therefore they have great knowledge of the natural world and how hunters play a part in it. Kyle Daly Dan Born Conservation has had a long history in the United States. Historical figures in the fight for conservation have stressed the importance of public lands and waters. This is so that anyone, not just the wealthy, can have access to wild game and fish. This idea is what helped create the North American Conservation Model. For example, here is how the U.S. Fish and Wildlife Service defines it: The North American Conservation Model Wildlife is a public resource Markets for game are eliminated Allocation of wildlife by law Wildlife can only be killed for a legitimate purpose Wildlife species are considered an international resource Science is the proper tool for discharge of wildlife policy The democracy of hunting These rules are meant to help protect our wildlife and that the government manages these resources with a science-based approach for all the people. In addition, hunting is also a privilege of all the people and not just those with wealth and power. For more about the history of conservation and how we as hunters have played a part in it, listen in to this episode of the Modern Carnivore Podcast! And it's something I try and convey to my coaching clients because they're just kind of getting started and their big thing is, "I don't want to mess up, I don't want to make mistakes, I don't know, I don't want to get it wrong, I'm afraid to make mistakes".Want To Listen More?Did you enjoy this episode? Also, the Land Geeks share some advice on how to tackle the market during an inflationary period and more.TIP OF THE WEEKTeria: My tip of the week is actually a tip that I gave during Bootcamp. But a couple of my coaching students just over the last two weeks had been asking me about "are these Facebook pictures?", so you're marketing your properties on Facebook, and Facebook is a free platform, a great place to market and there are some new ones there. But how many pictures do I need to post, what if I ran out of pictures, how do I navigate the pictures? Two tips: one is to go out to google and maybe google your county, and find pictures of the area. When you're posting on Facebook you don't necessarily have to have pictures of the actual property. I mean, that works but you can also post pictures of that area as long as you are clear in the body of your ad. So go out, be creative, find pictures of the area, and post. Just be honest from where you get the pictures from.Want To Listen More?Did you enjoy this episode? There are dozens and hundreds of them but I found one that I really like, it's called Strides App, which allows me to set both habits, goals, and any tasks or things that I want to get done. It even allows me to do project basements. It's definitely on apple, it may be on android as well. My problem was getting spammy emails or just being on the list that I never subscribed to, so I was trying to find a good unsubscribe software that could go through and help me without having to unsubscribe individually with each one, and I found one. It worked well, for maybe 3 or 4 I was trying to unsubscribe, and after that, the fees started adding up for each time I want to unsubscribe. That was my dilemma, that was going to be my tip because the first was like, this is great, I don't have to worry about all of these emails and click, click, click; I can just unsubscribe with one button. But I don't want to pay a ton of money for it.Erik: It's been a while since I've gone through that process, but last time I did, I believe I used a service called unroll.me. That allowed me to go through and unsubscribe from a bunch of stuff, I don't remember having to pay for it, I don't know if that has changed. But maybe it can help!Mark: Mine is, hey.com. They have a thing called a screener, if you have a subscription that you don't want you can screen them out and you'll never see them again. In fact, you can subscribe to a million things and you can see what it is, and then you can just scream them out. Super easy, super simple. It's $99 a year. So do a run-on sentence. My second tip is, imagine a lot of you right now who have jobs and have to be at corporate meetings, and it's not the best use of your time. There's this new company called Swifter HQ that will generate email titles for you. It's not a new company, they're offering this new service I should say. But, what I like about it, it asks a lot of questions like what type of communication is this going to be: business to business, business to your clients or customers; you got to choose the product of your brand, you got to provide the description of what's the email is going to be about, and you choose what type of email: friendly, bold or professional. And the, it will build several variations of the email title. They are offering it for free for now, you have to sign-up for an account.Mark: My tip of the week is an app called WeCroak; it is based on a thing called Bhutan ritual, they are the happiest country in the world, it is a reminder that we are mortal and it gives you a quote of your mortality. Are you ready to learn more about land investing? There were times in our business where things are going really well and things aren't going well and it's when those moments where we're really frustrated, there were times we really thought this is not going to work, we're going to give up. But we always went back to our WHY: Why did we get into this, what's the purpose of it, what are we going to get out of it? So I found a website called yaytext.com; it allows you to go in and bold your text or strike–through all the other grammatical new ones that you want to put in your ads, it's there on that website and you can copy it and put it into your Facebook Ads and it shows up the way you want it to. One is fun and one practical. The practical one is everybody is always worried about water. What's the water table like? Your buyers are worried about water, new land investors are worried about water. I'm not so much worried about water anymore but it was one of my initial worries. There is a website you can use nwis.waterdata.usgs.gov. You can search by county and area and really zoom in and see what maybe what the water table is like in a particular area. You can see how deep a well is dug in a particular area you work in.This is my fun tip of the week. Being that I work at home now, I have more time to read, listen to music, whatever. I would highly recommend listening to the 500 greatest albums of all time on rollingstone.com. It's been very cool. I went through the first hundred albums last year and I'm finding some new favorites. So for those of you working at home and trying to pass the covid time, I recommend going through the list. The way to really absorb it because there are so many references on it is to listen to it on 1.2x speed and read it at the same time. Be totally immersed in Ready Player 2.Erik: Check out this book on Amazon, automate the boring stuff with Python. It is a programming language, very simple to learn, it is not overly complex. This isn't like a quick-fix, this is not like a plug-in. This is like a long-term commitment, if you want to learn something that's kind of translate for a while and you want to learn computer programming, then check out Python on this book: Automate the Boring Stuff with Python by Al Sweigart. Are you ready to learn more about land investing? Joining Mark on the podcast today is Rabbi Efrem Goldberg, Senior Rabbi of Boca Raton Synagogue (BRS), the largest Orthodox Synagogue in the Southeast United States. In addition to his role at BRS, Rabbi Goldberg also serves as Vice President of the Rabbinical Council of America, and as a member of both the Board of Trustees of the Beth Din of America and the AIPAC National Council. He has been deeply involved in Israel in a variety of ways over many years, and his popular blog and podcast, along with his frequent contributions to Aish.com and OU.org, allow him to regularly connect with a vast number of people throughout the world. This great Torah intellectual, scholar, and communicator has selected Exodus 12:1-3 to discuss with Mark. Rabbi Goldberg begins by sharing his summary of the passage, its meaning for him, and the invitation it offers for all to interpret it. He and Mark engage in an extensive analysis of the importance of the journey in life, our spiritual antenna, Abraham’s role as the father of ethical monotheism, and the passage’s central theme of discovering yourself. They also explore the notion of running away from honor, the meaning of Genesis 12:3 to both Evangelical Christians and to the Rabbi, the sacred obligation of the Jewish people, and our ability to overcome our nature and biology. The episode draws to a close with a discussion of the relationship we have with ourselves, and, of course, with the lessons about humankind that Rabbi Goldberg has learned. As you listen in on today’s conversation, you will quickly discover precisely why so many people refer to Rabbi Efrem Goldberg as ‘a legend’, and will undoubtedly just as quickly agree with them. Episode Highlights: · Rabbi Goldberg’s summary of the passage and its meaning for him · The passage’s invitation for all to interpret · The importance of the journey · Our spiritual antenna · Abraham as the father of ethical monotheism · Discovering yourself · Running away from honor · The meaning of Genesis 12:3 to Evangelicals and to the Rabbi · The sacred obligation of the Jewish people · Overcoming your nature and biology · The relationship we have with ourselves · The lessons about humankind that Rabbi Goldberg has learned. Exodus 12:1-3 The LORD said to Moses and Aaron in the land of Egypt: This month shall mark for you the beginning of the months; it shall be the first of the months of the year for you. I highly recommend it. It's all about the individual, the ego. Joining Mark this week are:Scott BossmanErik PetersonTate LitchfieldScott ToddListen in as they go around the table and discuss if lands that are bought at a discounted price and marked up to make a profit is an insult to landowners. The Land Geeks also share some of their success stories when they purchased land at a discounted price from landowners. TIP OF THE WEEKScott Todd: The tip is pretty familiar, like Loom. If you're not familiar with Loom, it's a Chrome Plugin that will allow you to record a screen, like screen videos. It's cool, it's free but if you want to use HD quality it's like $10 a month. Lately, I haven't been using Loom for a long time, I've been using Zoom and you can use Zoom for free, and I also use flick.io for other things like videos. But for quick videos, I just want to share my screen with and not trying to make it long, like just want to share with a VA something I have a Vimeo account. Vimeo came out with a chrome plugin that basically does what Loom does. What I really like about the Vimeo plugin is that you hit the play button to record the screen and automatically it puts right into your Vimeo account. It shares with you the link right there on the screen. Usually, how I do it I would record it in Zoom on my computer, upload it into my Dropbox and share the link that way or put it in my Vimeo account. It's free for standard recording, if you want HD recording you got to have like $9 account. Are you ready to learn more about land investing? Joining Mark this week are:Scott BossmanMike ZainoErik PetersonTate LitchfieldScott ToddListen in as they go around the table and discuss the reasons why they continue to invest in counties that are highly saturated with land investors instead of buying more land in counties with a lesser saturated market and fewer land investors.TIP OF THE WEEKTate: This is a tool that I actually used to help a customer who is buying raw land from us, just check it. It's not a typical tool, this tool is the Oregon Water Resources Department Well Report Mapping Tool, so if you go to it and you're selling land in this area and you get the question that we often do: talk to me about water and depths, this tool will allow you to plug in your property. You can identify and give you a rough estimate of how deep you have to drill. It's pretty cool, I like maps and GIS systems, it's pretty similar to that but it's got the water information. It will save you a call to the county. If you're in Oregon or if you work for the state of Oregon, this works for you.Are you ready to learn more about land investing? TIP OF THE WEEK:Scott Bossman: I'm reading and listening to two books right now that complement each other well, what I'm listening to is “Personality Isn't Permanent” by Benjamin Hardy and the other one that I'm reading is “Limitless” by Jim Kwik. Limitless is great because it's all about our unlimited potential and purpose in life and even if we continue to get older, our brain mature, and all of these strategies that you can employ to become smarter over time and to push your boundaries physiologically and psychologically.
