Acheter un logement en France devient de plus en plus difficile, notamment dans les grandes villes où les prix explosent. Face à cette situation, une solution innovante séduit de plus en plus de particuliers : le Bail Réel Solidaire, ou BRS. Mais de quoi s'agit-il exactement ? Et pourquoi attire-t-il autant d'acheteurs ?Le BRS repose sur une idée simple mais puissante : dissocier le foncier du bâti. Concrètement, l'acheteur devient propriétaire des murs de son logement, mais pas du terrain sur lequel il est construit. Le terrain, lui, reste la propriété d'un organisme sans but lucratif, appelé Organisme de Foncier Solidaire (OFS). En contrepartie, l'acheteur paie une redevance modeste pour l'occupation du terrain, souvent quelques euros par mois.Ce montage permet de réduire considérablement le prix d'achat, parfois jusqu'à 30 à 50 % par rapport aux prix du marché libre. Car en enlevant la valeur du terrain, souvent très élevée, on allège mécaniquement le coût global du logement.Mais attention, le BRS n'est pas un bail classique : il s'adresse à des ménages modestes, sous conditions de ressources. Il est conçu pour favoriser l'accession à la propriété dans une logique sociale et durable. L'objectif est clair : permettre à des familles aux revenus moyens ou modestes de rester en ville, là où les prix les auraient exclus.Autre particularité : le logement reste dans le circuit social. En cas de revente, le prix est plafonné, pour que le futur acquéreur puisse aussi bénéficier d'un tarif abordable. Résultat : le logement reste accessible, génération après génération, à d'autres ménages éligibles. C'est un cercle vertueux.Alors pourquoi un tel engouement aujourd'hui ? D'abord, parce que les prix de l'immobilier atteignent des sommets, et que le BRS permet de devenir propriétaire là où c'était devenu impensable. GB2RS News Sunday the 23rd of February 2025 The news headlines: The RSGB announces the unopposed candidates in its elections The RSGB releases 2025 Band Plans A year in numbers 2024 – some great things to celebrate! Nominations in the RSGB elections have closed. For some roles, a single nomination was received, and the candidate is therefore elected unopposed. They will take up their role at the end of the RSGB AGM in April. These unopposed candidates include the roles of President and also Regional Representatives in Regions 1, 4, 7, 8, 10, 11 and 12. In Region 9, no valid nomination was received. For more information about each of these unopposed candidates, see the March issue of RadCom or the RSGB website at rsgb.org/election The RSGB Band Plans for 2025 were published in the March 2025 issue of RadCom. They are also available on the RSGB website via rsgb.org/bandplans. This year's plans incorporate further VHF and UHF changes in response to the increased demand that has been prompted by the new Ofcom amateur licence. There are also a few changes from the 2023 IARU Region-1 General Conference. All amateurs are reminded to consult the Band Plans before operating. Despite continuing challenges nationally and across the world during 2024, the amateur radio community stayed strong and the RSGB supported it. The RSGB General Manager Steve Thomas, M1ACB wrote his annual feature called ‘A year in numbers' for the March RadCom and shared some great things to celebrate, in which RSGB HQ staff often led the way. You can also see the highlights in a brief video on the RSGB YouTube channel. The April RadCom will show in detail the work of the committees and other specialist volunteers. Girlguiding groups will be celebrating World Thinking Day on the Air this weekend so listen out for them and encourage the young operators. To highlight the opportunities for young people to get involved in amateur radio activities, this week the RSGB has published two new videos that celebrate the fantastic ISS contact and STEM day held in the autumn and attended by HRH The Duchess of Edinburgh. You can watch both the videos on the RSGB YouTube channel. Between January and March 2024 Bob Bower, GM4DLG took on a one-man antipodean adventure. The DXpedition is currently being serialised in RadCom, and on Monday the 3rd of March, he will be delivering a Tonight@8 presentation to complement these features. The trip was eight weeks long and covered 27 activations from 11 sites on six islands. Bob operated on 20, 40 and 80m with 100W SSB into vertical arrays of his design, with his holy grail being a valid 80m greyline QSO with Great Britain. Visit rsgb.org/webinars to find out more. Cadet radio operators, under supervision, will exchange radio messages with amateur radio operators in the UK and Europe. The Cadets hope to speak to many radio amateurs on the air. The Bawdsey Radar Museum will be hosting GB2BRS, with BRS representing Bawdsey Radar Station, whilst Coventry ARS from near Daventry will operate GB9ORE, with RE representing Radar Experiment. Chelmsford ARS from Great Baddow in Essex will activate GB9OCH with CH representing Chain Home since Chelmsford is where one of the original Chain Home radar masts still stands. Special callsign S5701DX is running during February in memory of Slavko, S57DX who became a Silent Key last February. The station has been heard recently using CW and SSB on the HF bands. This unique location was formed by the impact of a meteor around 550,000 years ago. The station will be active on the 40, 20, 15 and 10m bands using SSB. More information can be found at QRZ.com Now the contest news The CQ 160m DX Contest started at 2200UTC on Friday the 21st and ends at 2200UTC today, Sunday the 23rd of February. Using SSB on the 160m band, the exchange is signal report and CQ zone. USA stations also send their state and Canadian stations send their province. The REF Contest started at 0600UTC on Saturday the 22nd and ends at 1800UTC today, Sunday the 23rd of February. Using SSB on the 80 to 10m bands, where contests are permitted, the exchange is signal report and serial number. The UBA DX CW contest started at 1000UTC on Saturday the 22nd of February and ends at 1300UTC today, Sunday the 23rd of February. Using CW on the 80 10m bands, where contests are permitted, the exchange is signal report and serial number. Belgian stations will also give their section code. Now the radio propagation report, compiled by G0KYA, G3YLA and G4BAO on Thursday the 20th of February 2025 It seems we were a little over-ambitious in suggesting that last week would be better for HF propagation. It looked like we would avoid coronal mass ejections and see the Kp index fall to lower levels. Unfortunately, the Sun had other ideas and a fast-moving solar stream, often moving faster than 500 km/s, had a south-pointing Bz, which coupled more easily with Earth and sent the Kp index up to four or more. So even by Wednesday the 19th, the Kp index was hitting five. However it seems that the geomagnetic disturbance merely lowered the MUF from around 40-45MHz to 31-32MHz, so it barely affected HF propagation. At the time of writing, there had only been one M-class solar flare in the past five days, but more than 50 minor C-class events. There were no Earth-directed CMEs. Nevertheless, there was DX to be had with the standout stations being the V73WW DXpedition to Majuro Atoll on the Marshall Islands, TI1RRC Costa Rica, and 5N9DTG in Nigeria. Upcoming DX next week includes OX3LX (Greenland), Dave G4BUO as 5W0UO (Samoa), TO3Z (Guadeloupe), 4S7SPG (Sri Lanka) and FS/VA3QSL (St Martin). Next week, NOAA predicts that the week commencing the 23rd of February could see the solar flux index starting at 170, but then rising to 195-200 as the week progresses. Geomagnetic conditions are predicted to start quietly, with a Kp index of two, but then become unsettled by the 27th to the 29th, with a maximum predicted Kp index of five. If this scenario does pan out then we may expect the best HF conditions to occur at the beginning of next week, from the 23rd to the 26th. As always, keep an eye on solarham.com for day-to-day solar news, and perhaps monitor PSKreporter, the Reverse Beacon Network and DX Clusters for digital, CW and SSB HF propagation updates. And now the VHF and up propagation news from G3YLA and G4BAO The current spell of unsettled weather seems likely to continue through to the end of next week. There will also be significant windy weather at times. It is therefore not a particularly good period for Tropo, or big antennas for that matter. This leaves us with rain scatter on the GHz bands and some of these scattering regions will be large areas affecting the whole of the country as weather fronts pass by, rather than more isolated and harder-to-follow showers which often provide our rain scatter. Meteor scatter is still within its quieter period with no major showers and better chances coming from random meteor activity, which tends to peak in the hours before dawn. Recent solar activity has provided some weak auroral conditions on many days. As usual, check for high values of the Kp index as a good indicator, or even listen for a watery tone on the LF bands. Ultimately you will need to see the Kp index going to at least five to make it worth checking for auroral signals on VHF. We are still in the dormant period for Sporadic-E propagation, which is a shame given the powerful jet streams likely during this stormy weather. These would produce good Es prospects in the main summer season, but weaker Es at low VHF are still a possibility despite being out of season. Moon declination is at minimum today, Sunday the 23rd of February, and path losses are decreasing as the Moon moves closer to Earth as it heads to perigee on Saturday the 1st of March. 144MHz sky noise goes high this weekend, beginning Saturday the 22nd. And that's all from the propagation team this week.

The loss-of-function variants in the SCN5A gene, which encodes for the α-subunit of the NaV1.5 sodium channel, is the only Brugada susceptibility gene with sufficient evidence supporting pathogenicity. Exertional syncope is an “alarm” symptom that demands a comprehensive evaluation with 4 diagnostic tests: ECG, echocardiography, exercise treadmill test, and Holter monitor. Think of catecholaminergic polymorphic ventricular tachycardia (CPVT) in a patient with exertional syncope and normal EKG! ICD therapy is never prescribed as monotherapy in patients with CPVT. Medical therapy with a combination of nadolol plus flecainide is the current standard of care. Long QT syndrome is one of the few clinical scenarios where genetic testing clearly guides management, particularly with respect to variability in beta-blocker responsiveness. Notes - Channelopathies 1. What are the diagnostic criteria for Brugada syndrome (BrS)? Three repolarization patterns are associated with Brugada syndrome in the right precordial leads (V1-V2): Type 1: Prominent coved ST-segment elevation displaying J-point amplitude or ST-segment elevation ≥2 mm, followed by a negative T wave. Type 2/3: Saddleback ST-segment configuration with variable levels of ST-segment elevation. It is important to note that only a type 1 pattern is diagnostic for Brugada syndrome, whereas patients with type 2/3 patterns may benefit from further testing. The Shanghai score acknowledges that relying solely on induced type 1 ECG changes has limitations. Therefore, one cannot equate the presence of a type 1 Brugada ECG pattern alone to the diagnosis of Brugada syndrome. The score suggests incorporating additional information—such as clinical history, family history, and/or genetic testing results—to achieve a definitive diagnosis. 2. What is the significance of genetic testing in Brugada syndrome? There are 23 alleged Brugada syndrome susceptibility genes published with varying levels of evidence. However, only one gene mutation, the loss-of-function variants in the SCN5A gene encoding for the α-subunit of the NaV1.5 sodium channel, is considered to have sufficient evidence. The overall yield of BrS genetic testing is 20%. The presence of PR prolongation (>200 ms) along with type I EKG pattern increases the yield to 40%. On the contrary, in the presence of a normal PR interval, the likelihood of SCN5A positivity drops to

While Malayalam superstar Mohanlal stepped down as president of the association, Manorama Online reported, all members of the executive committee have also submitted their joint resignations. Meanwhile, A day after police booked veteran filmmaker Ranjith on charges of sexual misconduct, two more women professionals today moved similar complaints against multiple actors, including CPI(M) MLA Mukesh.In a relief for BRS leader K Kavitha, the Supreme Court today granted her bail in the money laundering and corruption cases linked to alleged Delhi excise policy scam.A bench of Justices B R Gavai and K V Viswanathan noted that Kavitha has been in custody for around five months and the probe against her by the Central Bureau of Investigation (CBI) and the Enforcement Directorate (ED) was complete in these cases, news agency PTI reported. While the CBI is investigating the corruption charges, the ED is probing into the money laundering case. Kavitha was arrested by the ED from her residence in Hyderabad on March 15. I'm your host, Keith Weinhold. Hold properties are vanishing, and sadly, they represent some really good property types that are hardly being built anymore. American housing is changing for good. Two entire U.S. counties now have median home values of $2 million or more. You'll learn where those are and learn about a specific real estate investing strategy, where investors are getting especially high yield returns in today's low affordability market. Keith Weinhold (00:01:39) - What we heard in 188 nations worldwide. I'm your host, Keith Weinhold, and you're listening to get Rich education. Last week, I covered a lot of bad news here as you and I uncovered some real estate problems. Of course, overall, when you're invested in real estate and obtain productive working income for yourself through tenants in their employment, you can almost always play another side of the coin and be profitable because, well, it really comes right back to the fact that real estate pays five ways simultaneously, for example, souring housing affordability. Well, that's bad for homeowners. That's bad news for people that are primarily want to be homeowners and not you. You're an investor. In fact, here's exactly what that means when you're the investor, the homeownership rate has fallen in in the past year. Keith Weinhold (00:02:38) - It's gone from 66% down to 65.6% due to that low affordability. Okay. Well, that's just a 4/10 of a percent drop in the homeownership rate. And it is poised to fall further. Or what does that 4/10 really mean. Well, that's the proportion of Americans that don't own their homes. So then they have to rent. And this means that there are hundreds of thousands more American renters today than there were just a year ago. And that pushes up rental demand, rental occupancy and the price of rent itself. And that's what you get to capture off from a low affordability problem, which outsiders only think of as bad real estate news, because it is bad news through the lens of that one of your first time homebuyer. Now I want to tell you about the property types that are disappearing. Just vanishing today, and it's the degree to which it's happening that you probably aren't aware of. I'll also tell you why it's personally concerning to me, why this is all going on at all, and I don't even see any reason that it's going to turn around. Keith Weinhold (00:03:52) - It's probably going to get worse. What's going on is basically that too many builders have thrown their duplex, triplex, and fourplex development plans out the car window like it's an Apple Corps on a summer road trip. They are vanishing. Yes, 2 to 4 unit properties vanishing. In fact, if you're a newsletter subscriber here, you got to see a jarring chart that shows this. And what you'll basically see is that in 2007, the number of 2 to 4 unit properties built just fell off a cliff. It flatlined, and it still hasn't gotten up. The amount constructed now is still just one half to one third of what it had been in pre global financial crisis years. Really they're only closer to a third. All right. So what we're talking about here is only about one third as many duplex triplex and fourplex starts today as there were 20 years ago. And this is sourced by the National Association of Homebuilders. And some call this entire phenomenon M triple M multi families missing middle. And whatever you call this disappearing act. Keith Weinhold (00:05:10) - Before I get to the reasons for why this is happening, I've got to tell you that this disappearance, it hurts me a little. It's sort of heartfelt because as you know, I began this way with a fourplex that was my first ever property of any kind. You know, the story where I lived in one unit and rented out the other three. It was just an amazing way to start with a bang. Well, now, when we compare this paltry construction, this dearth of. construction today, when we compare that to both smaller property types and larger property types, that being single family homes and five plus unit apartment buildings, will construction of all three of these types fell hard around 2008. But here's the thing. Single family homes and five plus apartment buildings. They got back up around 2010 and they started resuming more building. But duplexes and fourplex, they never did. They never had that happen. The number coming out of the market that just kept flatlining. Those new starts. All right. Keith Weinhold (00:06:16) - So why exactly is this going on with these vanishing 2 or 3 and four unit property construction types? Why this trend? Well, first, it's NIMBYism, not in my backyard ism primarily of those single family homeowners, because once people are comfy in owning their single family home. Well, then they don't want higher density duplexes in fourplex built in their area. They fear that it can lower their property values. It'll almost certainly increase the traffic around that area. And the second reason is that there simply just been less building overall of most all housing types. And I have discussed this elsewhere, so I won't get into it again. Yes, it is that erstwhile housing supply crash. A third reason for these vanishing 2 to 4 unit properties is the need for zoning reform and the adoption of what's called light touch density. Light touch density. That means a zoning strategy for more dense housing. And what are we up to now for? The fourth reason is that builders, they find more scale efficiencies when they build larger apartments. Keith Weinhold (00:07:25) - Fifth is limits in international building codes, in international residential codes. And the sixth reason is that this trend began around 2008. These more recent work from home lifestyle starting in 2020. That means that residents can live in single family homes, and they tend to be further from the urban core, rather than 2 to 4 unit properties. And this lifestyle trend right here, that can mean that this disappearing trend for this property type continues. And there you go. They are the six reasons for why. If you were 2 to 4 unit properties are being built today, drastically fewer. And I lament this fact because see duplex the four plex neighborhoods, they can have good walkability where you don't always need a car to get everywhere. And yet at the same time, they still have ample green space. Now, conversely, some fourplex neighborhoods, you know, they can get to look and really junky. Well, they all have different owners. And then there are dumpsters all over the place, like my first fourplex was, and like my second fourplex was as well. Keith Weinhold (00:08:33) - I really hope that builders become more attracted to the 2 to 4 unit space. See, with giant large apartment complexes, say 300 units. Well, the builder has to wait until the construction of all of those 300 units are done until they can start filling it with rent paying tenants. So therefore builders have to wait longer to start getting that rent income. But instead, construction of this missing middle housing that can be broken into phases. And that way units can be open when they're completed. And that provides early rent revenue to the builder and 2 to 4 unit properties. I mean, they really are an investor sweet spot, but due to builder and lifestyle trends like I'm describing, fewer are being built new. But please remember there were many missing middle properties built decades ago and they can still make good investment properties into the future. In fact, the first two fourplex that I bought were both built in the mid 80s, so there's still plenty that are already out there. The takeaway here for you is that you're going to be seeing fewer new ones, and that means that duplexes to fourplex is now take up a smaller proportion of America's housing stock, and that portion is positioned to become smaller and smaller going forward. Keith Weinhold (00:09:56) - So it's not that death of these properties. We even have home builders at Gray Marketplace right now with new build 2 to 4 plex. So it isn't their death, but they are dying, waning in number. Now, Jerry recently got Ahold of some jaw dropping info here. I my gosh, now remember a few years ago, maybe even ten or more years ago when you probably heard something like certain small towns in California, Silicon Valley. They now had median priced homes that hit the million dollar mark. And you know, when you first heard that, you might have thought, oh, wow, it's not just neighborhoods, but entire towns in aggregate have hit the million dollar mark in some high priced American places. Well, then get ready for this. As housing affordability makes headlines in California in its wealthiest cities, continue to fight building more housing. We have two Bay area counties, not towns, but entire counties that have hit a milestone. The median price for sold homes there has climbed to $2 million or more. Keith Weinhold (00:11:15) - We're not just talking 1 million anymore, and we're not just talking about one upper crust town, but two entire California counties now have median home prices of $2 million or more. And notice these are not asking prices. No speculation here. These are the values, the amounts that they have actually sold for. And this is according to a recent California Association of Realtors report. Median homes are now $2 million plus in which two Bay area counties, you might wonder? Well, first, Santa Clara County, which includes San Jose, they notched an even $2 million back in April. And yes, this is more than San Francisco County's $1.8 million. And the second county, it spirals even higher than that. The second California county, with median home prices of 2 million plus is San Mateo County. It's basically a county that lies between San Francisco and San Jose. And that's where the median home price sold for in San Mateo County, California, $2.17 million. Not just one upper crust town, but an entire county. Keith Weinhold (00:12:38) - Not just $1 million, not even $2 million anymore, but $2.17 million. And this is not for a fancy, lavish home. This is just the median priced home in the middle and San Mateo County that is home to the nation's most expensive zip code, by the way. Atherton, California, where the median home price tops the charts nationally at $7.1 million. That's that is according to Compass Real Estate. And if that's not enough, homes are still flying off the shelves there. They're days on market is now at the lowest since 2022. And though all this sounds pretty astonishing right now, you know what? If you are listening to this episode ten years from now, well into the 2030s, you might think these were the good old days here. How quaint. Because over the next ten years, we all expect more inflation, and we've still got more housing shortage years between now and say, ten years into the future. And of course, here at URI, we don't tend to focus on the high priced markets, which tend to be on the coasts, things like this. Keith Weinhold (00:13:55) - Really, it's just a harbinger of what's to come to more parts of the nation later on. What we do here is we help you win in real estate without being a landlord and without being a flipper. As a savvy investor that tends to buy either new or fixed up properties and might have a manager manage them for you, hands off is the place to be. Hands off is being an investor, and you get the best tax advantages this way to when your hands off and you know something. Some people that get into real estate investing, they think that they have to be a flipper, or that they have to be a landlord in order to make it profitable. Now, there's nothing wrong with those two disciplines. So much flipping or landlord. I was a landlord for a little while on my own properties. Most of my investment career. I use a property manager and I never flipped. It's just that these things flipping and landlord, they're not any sort of prerequisite to you being a successful investor. You can shortcut all of that with turnkey real estate investing or like with a different strategy that we're going to talk about later today. Keith Weinhold (00:15:04) - What most people really want is the financial freedom that real estate investing brings. But in order to get there, it's often not the route that you think it is. It's typically not flipping or landlords. And, you know, really it's this way with a lot of things. For example, say that you want to own in ice cream business. Well, most people think that they have to start their own ice cream business from scratch. And like you need to find a space and you need to buy all the equipment and develop systems and go through the excruciating process of hiring all of your staff. No, a lot of times you can shortcut all of that by not starting your own ice cream business, but instead studying, vetting, and buying an existing ice cream business without having to start your own from scratch. Be strategic, study a little, shortcut the process and get in where it's profitable. You want the benefit of owning real estate without having to use a nail gun yourself, or being a manager where you're 25 tenants can text you. Keith Weinhold (00:16:17) - What kind of life are you building for yourself? Then you want the benefit of owning an ice cream business. The way to get to the end goal. The path there is often different than you think. And here's another example that I can relate to, but I think that you will too. Do you have a favorite real estate? Influencer out there and they think about starting a podcast. Well, I personally know three real estate podcasters out there that have all quit. They produce some episodes and all three quit doing their podcast. And these are just among people I know and just real estate thought leaders. Just that space and all. Recent hosting your own podcast platform is a ton of work from. You need to have a huge bank of your own original content, to having the ability to book big name guests and then making sure they're prepared to. Making sure you have the right marketing team so that a podcast actually reaches the right people. It is work, work, work, and seemingly no one in this world knows that better than me. Keith Weinhold (00:17:21) - With 500 plus episodes reliably released every single week since 2014, and we don't replay old shows either, there is nothing passive about this. There are so many shows today that if your favorite real estate influencer starts one, they're going to be competing with a lot that are already out there. I mean, anymore, even celebrities that start podcasts, they usually don't get any substantial reach or traction. All these people that start and quit their podcasts, they were too slow to realize that actually they didn't want to host a podcast. What they really wanted is for their voice to be heard. Well, the way to shortcut that, like with turnkey real estate investing or with buying an existing ice cream business, is that that influencer should have developed a strategy for being a guest on other shows that are already popular and established, probably by hiring an experienced and connected booking agent. That way, you've outsourced all of that marketing and research activity to another show that already did that for you. So the point is, be clear on getting what you want. Keith Weinhold (00:18:34) - What is the goal that you want first, it's probably a large real estate portfolio built for leverage and income, and then work your way back to try to find the most efficient route to get there. And there are often shorter paths to get there than what you first thought. Now, when we talk about where are the best real estate deals today, you have to look harder than you did, say, 8 to 10 years ago. Coming up shortly, you'll have the pleasure of hearing an in-house chat with I in one of Gre's own investment coaches. We're going to talk about a strategy that specific and proven but underutilized in order to recapture those higher cash on cash returns like you could have gotten back in, say, 2015 and 2016. And for a time, I had been talking about how Newbuild properties and their builder interest rate buy downs, that they're really the place to be. And that's still true, but not to the extent that it was just a year ago, because today some builders, they're not paying down your interest rate for you as much as they did last year. Keith Weinhold (00:19:39) - They're asking you to pay more toward it. Now. A few minutes ago, I told you about America's vanishing duplexes to fourplex. Today, we're going to tell you about an upcoming live GRE virtual event, where you learn how to get 20 to 25% of immediate built in equity through real estate. And before we do the race, let's talk about what's really going on. Besides giving GRE devotees free education and guidance like you do, you also help them find the best deals on income properties nationwide and for a time, brand new build to rent properties they look good in. Many still do with a lot of rate buy downs into the fives and even the fours on those new build properties. But this year, I learned that builders aren't contributing to buying down the race for the investor like they had last year, and that the onus seems to be more on the investor to buy the rate down with some of these builders. Keith Weinhold (00:24:44) - So tell us more about what's happening in America's build to rent sector. Well, Keith, build to rent. For those who don't know, it's been around here at GRA. Bill to rent asset classes, build to rent real estate. But it's the concept of builders building real estate properties with the intention of selling them to investors so they can rent it out. So right now I live in a house that was built, and I bought it because the builder intended for somebody to buy it and live in it. That's not built to rent. Build to rent is the idea of. Naresh Vissa (00:25:16) - Specifically selling it to investors like our listeners, like our loyal followers who live out of state and who want to rent the properties out to tenants. Now, Build to Rent was very hot and it's still popular. I don't want to call it hot, but it's still popular for those who want new construction properties. However, the rehabs are making a furious comeback because there was about a four year period from 2019 to 23 or so where you just couldn't find good cash flowing rehabs. Naresh Vissa (00:25:50) - Right. And when I say rehabs, I mean these older properties that were built 50 years ago, maybe as long as 120 years ago there we have some properties in our inventory that were built in the late 1800s, and they've just kept being rehabbed and rehabbed and renovated. Buildings are making a furious comeback because they're cash flowing better. Previously, they were just cash flowing marginally better than new construction built to rent properties. Now, especially with a strategy called ver, which we'll talk about some more, you can have the opportunity to get cash on cash returns back to what you remember in 2016, 2015 where we're talking 15, 16% cash on cash returns. I mean, some of our BR clients or listeners who ended up buying BRS, they're doing 2021 all the way up to 30% cash on cash returns. So BR simply means buy, rehab, rent, refinance, repeat the cycle. So that's B followed by for Rs b r r r r buy, rehab, rent, refinance. Repeat the process again. Naresh Vissa (00:27:10) - And it's during that refinance where investors are getting a good chunk of their down payment back. Because what happens in that refinance is after you rehab it and you read it, you rent it out at the target rent, which almost all of these are renting out at very aggressive high target rents. When you refinance it, the property appraises at a value that's much, much greater post rehab than when you initially bought it. And that's where you get essentially your money back. You can choose to keep it in with the mortgage company so you have more equity in the property, or you can take the cash back and use it to buy more BR properties. It's become a very popular. Form of real estate investing. People think when they hear this. Well, it sounds like flipping, right. This is not flipping. Flipping is kind of like day trading. You're looking to make a quick buck, whereas in this case you're not selling the property. You're keeping the property with the intention of renting it out and collecting the cash flow from your tenant. Naresh Vissa (00:28:19) - So that's in a nutshell, what BRR is. And we are having a live event on Tuesday, June 25th at 8:30 p.m. Eastern Time. That's Tuesday, June 25th at 8:30 p.m. eastern. Time to talk about and go over this BR process. The bird key process or listeners are familiar with turnkey. Well we have BR key which is similar except it's using the BR method. And Keith, you probably know this and you've talked about it a little bit on your podcast. BR has become the most popular strategy that our investors are utilizing this year, 2024. Keith Weinhold (00:29:01) - Yeah. Now back to the build to render the new build properties is attractive as they can be because they attract a certain quality of tannin and they're not going to have any maintenance or repair issues, most likely for quite a while. The thing with those is, oh, you might pay 300 K or more for a new build. Single family home in the builder rent style with 20% down payment, 5% for closing costs, you're out of pocket. 75 K. Keith Weinhold (00:29:30) - One reason that this has become the most popular strategy for gray followers we're talking about here. The BR strategy is that you could come out of pocket with a lot less to begin with. Naresh Vissa (00:29:42) - That's number one. Number one is we have some GRE followers who went into this Berkey and they put no money down. They got lucky. They initially bought the property, and the property appraised so much that they got their money back and their down payment was actually zero. They didn't make money on it, but what they allocated, what they thought that they would allocate 25% down, they ended up using that money since they got it back to buy a second property and then a third property and then a fourth party. We have one guy who bought six properties, all birds, because he didn't get I don't want to say, look, we're not making promises that you're going to put 0% down. That's not the promises that we're making. The worst case scenario is that you put 25% down and that's your standard real estate investment. Naresh Vissa (00:30:27) - But there is a chance that you could put 15% down or 10% down if the rehab turns out really well. And if you get a good appraiser, there's a chance it can happen. But the goal here, again, is not to make a quick buck or to house hack. We're not taking shortcuts here. The goal here is simply to buy a property renovated or rehab it and drive up the rent price, drive up the value of the property, put a good tenant in there and call it a day. Collect those cash flows. Now I do want to say a few things about that process. So like I said, the first thing that you do is you buy. So first you buy, then you rehab. You do not have to do we call it Berkey because everything is done for you. So when people hear this, they're like, oh, this sounds like I live in Florida. I don't want to go to Memphis. And by the way, this specific market is in Memphis, Tennessee that we're focusing on. Naresh Vissa (00:31:26) - We have burrs in Baltimore, Maryland and Philadelphia, Pennsylvania and Pittsburgh, Pennsylvania. But we've identified Memphis as not just the hottest, but it just makes the most sense numbers wise. And so I want to go back to the point of, hey, you don't have to physically go or even go on Google and find handymen or rehab ers to do this for you, our Berkey provider. The best part is they do it all for you. It's completely taken care of. You literally just sign some papers. Once you decide that you like a property and the specs of the property, you sign some papers. They take care of it. The rehab takes about 90 days. Then from rehab to closing, it takes another 40 days or so. And then from closing to someone signing a lease that takes another 30 days to find somebody, stick them in there and takes another 30 days after that for the tenant to move in. So overall, this process can actually take just for one property. You can take six months. Keith Weinhold (00:32:26) - Now. Naresh has touched on it somewhat. One conventional problem with the Burr strategy by rehab rent, refinance, repeat is that first are the rehab because it involves vetting and managing contractors, which is a real nightmare for many. So instead, we're talking about tapping into a system with a proven team of contractors and lenders and project managers to make it easy. It's known as Berkey, and it's in profitable Memphis. Naresh Vissa (00:32:54) - Profitable Memphis. And I'll say this about Memphis, we're going to talk. Way more about this on the webinar. Highly recommend people go to GRI webinars. Naresh Vissa (00:33:42) - And one is in the Memphis area and Mississippi, a suburb of of Memphis. And this I don't want to call it a town, because Memphis used to be one of the most popular towns in the south back in the day. But this city has really come up as a result of pandemic, of population growth, of even inflation. We've seen rents go up, we've seen the population go up. Memphis is not what you think of from eight years ago. Seven years ago when I first bought my properties. I'll admit, when I bought my first property seven years ago in Memphis, I had a lot of problems with tenants. I had a lot of problems with the city. I didn't like what I was reading about the police department, just all sorts of things. Not the police department, just crime in general. And Memphis has really turned itself around. Not completely turned itself around, but it's gotten better. And we're seeing it just on the investment side because that's where we're seeing appreciation growth. My personal properties, they're up since 2020, since January 2020, I was when I closed all my last Memphis property. Naresh Vissa (00:34:49) - They're all up at least 50% in value. So it's a market that's still appreciating. But the most important thing because we are cash flow investors, not necessarily appreciation investors. It's great to get the appreciation, but the rents keep going up. And I actually today I've talked to a Berkey client, great loyal Jerry listener and follower who ended up buying three properties, and she's on her fourth one, or about to do a fourth one with this Memphis market provider. And when she told me her rents, I was blown away at how much these properties were renting for before the rehab. So it's not just the appreciation again, that goes up after the rehab, how much they were renting for before the rehab. We're talking less than $800 a month and post rehab. Her rents went up by nearly 50%, about 45% on average. House rehab is like three bedroom, one and a half bathroom. Homes initially she bought them. This is how a lot of the properties are. They only had two bedrooms and they converted one of the spaces. Naresh Vissa (00:36:05) - The rehab were converted at no extra. You know, it's all inclusive of the rehab charges. They were able to find space in a lot of these properties that were two bedrooms to create a third bedroom and turn them into three bedroom properties instead of two bedroom properties, which also improves the value of the home. And you can get another body in there and increase the rent. So, Jerry, listeners have been really, really happy with this burpee process because at the end of the day, you really do get more bang for your buck. Yes, new construction overall. It's just safer. We have tons of great new construction providers, especially in Florida, whom we recommend, but this is an alternative for those people who don't have $100,000 sitting in the bank ready to invest in a new construction, single family, or a new construction duplex. The Berkey, I mean, really all you need is about 20, $25,000 to do it. And like I said, if you get lucky, you could get a decent portion of that back after the rehab. Keith Weinhold (00:37:08) - Well, you bring up so many good points there in the race. For one thing, with real estate, you can intentionally improve the value. That's something that you cannot do if you own a stock or if you own cryptocurrency, or if you own gold, you can help control what your investment is worth. And a lot of that happens here in the rehab process. Well, the race would love to tell you more, including walking you through an example with numbers, but that's the best place for him to do it. In any case, BR is a process by which, after you buy months later, you can expect to refinance at a higher valuation since the property has been rehabbed from your initial purchase, and then you get a big chunk of your own down payment back, meaning you have less invested in the deal. And that's why you get a higher cash on cash return. Because cash and cash return all that is, is your annual cash flow divided by your initial investment or your starting equity position. Keith Weinhold (00:39:37) - The last R in BR is repeat. You can repeat sooner because you did get some of your invested cash back. And that's part of what makes the strategy so effective. Now is part of your refi. You might get a post appraisal rehab that's so high you essentially get all of your down payment money returned to you, at which point it would be an infinite return because you don't have anything invested in the deal. But you should not count on having all of it returned, just a lot of it or most of it. Geopolitical disruptions, wars, sanctions, OPEC+ production cuts and even the weather have all added tonne-mile demand at a point when fleet growth is at a record low. We are living through something of a golden age of tankers right now and certainly nobody is expecting anything particularly untoward to hit the positive sentiment until at least 2026. Beyond that though things get interesting and what's happening now in terms of tanker orders flooding in will ultimate determine whether 2027 is a downward swing or a crash. Because, while things are admittedly looking pretty rosy right now for the energy shipping markets, the risks are far from removed. If the fleet supply inefficiencies caused by the redirection of Russian oil exports away from Europe, primarily east of Suez, were to suddenly evaporate we would be looking at a very different picture. The wider market remains delicately poised with positive and negative drivers so far largely offsetting one another And let's not forget OPEC. The cartel has installed production cuts since November 2022 to artificially buoy oil prices. Analysts estimate Opec+ has about 6mn b/d of spare capacity it can unleash on to global markets to lower prices if they spike into the triple digits to prevent demand destruction. Most importantly, individuals and family members, they have a strong voice in every step of the way that we are taking here in Connecticut. I love what I do, and I was very in tune with this population. I care a lot about this population. I have always believed competitive integrated employment is the way to go and individuals have that right to be able to work. Carol: Well welcome to the manager minute. Joining me in the studio today is Lynn Frith, education consultant with the Bureau of Rehabilitation Services in the Aging and Disability Services Department. So for short, that means you're with Connecticut General. So Lynn, how are things going in Connecticut? Lynn: Well, first of all, thank you, Carol, for inviting me to this podcast. I'm really looking forward to our conversation this morning. Connecticut, we're busy, we're jumping, we're moving in grooving. Carol: I love it. Yep. You're working with Dave and Kathy and all those guys. I'm like, you are all small but mighty. I love what's going on there. Lynn, just so our listeners know, I've had the good fortune to meet and work with you through some of our other technical assistance work that I do with Connecticut General. And in fact, for full disclosure to our listeners, Lynn and I were chatting the other day about something completely different and this topic of the DIF came up and you were bubbling over with excitement and I'm like, oh my gosh, we have to do a podcast. So for our listeners, I featured several of the Disability Innovation Fund Career Advancement Project grants, and now I'm switching over because each year there's been a different focus. I'm switching over to talk about the DIF subminimum wage to competitive integrated employment projects, or it's called SWITCIE for short. So I know we love our acronyms. RSA's focus for this round is they want to increase the opportunity for those SWITCIE program participants, students and youth with disabilities seeking subminimum wage employment and potential VR program applicants or VR eligible individuals with disabilities who are employed or contemplating employment at sub minimum wage to obtain competitive integrated employment. And so to achieve that purpose, the projects that were funded under this grants going to create innovative models, and they're hoping to have folks identify strategies for addressing those challenges associated with access to competitive integrated employment. Things like transportation and supports provide integrated services that support competitive integrated employment, support integration into the community, and identify and coordinate those wraparound services. So this is super exciting. I know Connecticut's always on the cutting edge of cool things. So let's dig into your approach. Now Lynn, why don't you start out telling our listeners a little bit about your journey into VR, I know folks are always interested, like, how do people come? And I know you have a cool path as well. Lynn: Well, Carol, It is an interesting story in my opinion. I started dating who is now my current husband back in college, and his parents were both deaf and he refused to interpret any of my conversations with his parents. And he said, you want to date me? You need to learn ASL American Sign Language. So once I graduated with my bachelor's degree, I then took sign language interpreting courses, and I ended up learning the language. I fell in love with the language, and I got my first job at the American School for the Deaf out of college, working in doing placement. And the American School for the Deaf at that time was a vocational community rehabilitation provider for the Bureau of Rehabilitation Services. So once a position at Connecticut, BRS became available for a rehabilitation counselor for the deaf. My co-workers encouraged me to apply. And here we go. 20, almost 24 years later, I've been with Connecticut BRS. Carol: That is so cool. I love this story. Everybody finds their way and just unusual, umm, places. And I think that is awesome. Can you give us a little bit of an overview as well about Connecticut General, like how many staff are in the agency and how many customers do you generally serve? Lynn: So we have around 150 staff currently. Just like many other states, we are struggling with getting staff on board and maintaining staff. So that is a current priority for us. And right now we're serving approximately 5500 consumers each year. Carol: Wow, that sounds good. I know Connecticut too, you know, I was thinking a lot of those East Coast states, you're small, but you are small but mighty and serving a good group of folks with a small group of people. I want to also get a sense of how many people in Connecticut are really kind of covered under that 14C certificate. Lynn: That number is a little bit harder to be able to get an accurate number on. From what we can tell. And how I came to this number is tracking that annual career counseling and information referral. And we have about 850 individuals still receiving subminimum wage in Connecticut. Carol: Wow. It's still a pretty significant number of folks. I know Minnesota, where I'm from, had been working on this for a long time, but I think we still have folks more in the thousands. So I'm really glad you guys are tackling this project. So let's talk about your proposal. Can you give us an overview of that grant proposal you all submitted? And I think you guys have a really cute name. Lynn: So I'll share the name first. Because it tends to get a little bit tongue twisty. We ended up branding the SWITCIE grant here in Connecticut as CTPIE, so that would stand for the Connecticut Pathways to Integrated Employment, and we applied for the SWITCIE grant and were awarded it back in September of 2022. Our planning year began on October 1st of 2022 and we hit the ground running. We developed a partner workgroup, and that workgroup consists of all of our other state agencies who we partner with, as well as the workforce investment boards within the state school systems, community rehabilitation providers. We have some 14C key employers who sit on the partner workgroup, most importantly individuals and family members. They have a strong voice in every step of the way that we are taking here in Connecticut. Carol: So what are you guys hoping to accomplish with your grant? Lynn: As you know, this is a demonstration model grant, and we took that first planning year. And from our partner workgroup we then developed four subgroups. Those four subgroups were the pathways and business partners, individualized supports, messaging and outreach, training and TA. And we asked our partner workgroup members to refer members of their agencies, departments, their staff to be able to work with us on those subgroups and those individuals who served. And we met like twice a month for approximately nine months. So they really were committed to this project. They helped us develop, okay, what services should be looking for and how do we get there? We have strong commitments from employers in the state of Connecticut who recognize that hiring individuals with significant developmental and disabilities is the way they want to go. The messaging and outreach group that led us to, okay, we really need to brand what our SWITCIE grant is. So that's how we came up with CTPIE. We came up with a logo. They helped us develop a website. It helps us in terms of our outreach to individuals, outreach to school systems, and how we go about recruiting individuals for CTPIE. Our goal for CTPIE is, and these are the numbers that we stated in our application for our youth, we're hoping to get 356 individuals enrolled in CTPIE so they can be youth who are still in school, receiving special education services, or have recently exited from special education up to and including their 24th year, and they have to be contemplating Subminimum wage for the very first time. So you'll see that that's our larger bucket of individuals that we're hoping to serve under this grant. Our second population that we're looking at serving is 114 individuals who are adults who are currently earning subminimum wage. And that is a little bit more of a tricky population for us to get enrolled in CTPIE. These are individuals that have been in Subminimum wage for probably some period of time. They have developed friendships there. They love their work. They're used to working at that location. They know what's expected of them. Family members, they're viewing this as my loved one has a safe place to go to 35 hours a week. They have the transportation built in, so that's a higher mountain for us to climb, to be able to encourage those individuals to say, hey, come on over to CTPIE and try out competitive integrated employment. Carol: So how do you address that challenge with the group? And I know that group really well. I used to work in a day training center in Minnesota years ago, and I understand that family deep. They form bonds with the staff and their loved one does, you know, and it's really hard to break through that. So what are you trying to do to kind of help bridge this? Lynn: So we're very fortunate here in the state of Connecticut. We contracted with the University of Maryland, and they are able to assist us with providing training and technical assistance. So one of the ways that we're outreaching to this population is by contacting 14C key employers who are currently in the process of sunsetting their 14C certificate. We felt that we wanted to really reach out to those employers first because they've already made this decision. So now what? Let's help them transform. Let's help those individuals decide, okay, what's next after this subminimum wage closes, what are the opportunities available to me? And honestly, we have determined has been our best approach. So we've spent most of our time right there. We're still early on in the grant to be enrolling individuals. We just started enrolling folks as of October 1st of 2023. Currently, we only have two adults, but we aren't giving up. Carol: Well, you got to start somewhere. You know, you start with one and then the second one. But I think you're smart in your approach, especially with the 14C providers that are looking at sunsetting that. Because that's a hurdle too. You know, you can kind of have a little bit of resistance in the backdrop going on, even though maybe face forward, they seem like they're on board with you. They may not be as much as you think. So that is really good. What other challenges have you faced to date? Because I know every grantee that I've talked to talks about that first year, like there's always a ton of challenges and things going on and I'm sure you guys were no different. What kind of challenges have you guys faced this first year? Lynn: Well, we are having more success with the youth population. We have enrolled 29 youth, and really what we're hoping with that population is to as we move forward, a number of them are already in plan. They're receiving benefits counseling. We're in the process of still developing the specific CTPIE services. We're hoping to develop financial literacy. We're almost ready to go to contract for that. Family and peer mentoring. Those are the two categories that have presented as our biggest struggles right now, and that is for that youth population as well as the adult population. And we're hoping, right now we're in the process of developing, So all of the individuals who are enrolled in CTPIE, we're going to start reaching out to their family members to get them together, let's get together, What's been successful about CTPIE? We want to develop a grassroots group for them to be able to walk through struggles with other family members. How did you get the funding? What does your DDS budget look like? Here's the VOC rehab and here's what VOC Rehab can do for you. And how can we get these two agencies to be able to work together? We are very fortunate in the state of Connecticut that we have excellent partnerships with our Developmental Disability Services Agency and our state Department of Education, and all three agencies are working very well together to be able to serve this population within this grant. Carol: I think you couldn't do it if you didn't have that relationship with those other agencies, because all of that funding is so intricately interwoven. And so if you're not all kind of hand in glove working together, it will make it so much harder. So you're taking a great approach with that. I know you also are taking a really cool approach with the counselors that you have dedicated to this project. Talk about that training you're all going through. I really was intrigued by this. Lynn: So as you mentioned, Connecticut is small but mighty. We have three regions. So we have our north, south and western regions, and we have one CTPIE counselor in each of the regions who will be working with CTPIE consumers. We also have a project coordinator, myself, who is the director of the grant, and we have a vocational rehabilitation supervisor that supervises the CTPIE counselors. We have all gone through Charting the Life course. We have become ambassadors. This, I felt was very important for all of us to be able to go through this training so that we are speaking the same language as our DDS agency. This language will then translate over to the consumers that we're meeting with and the family members. It's very important for us that they feel that sense of identity in terms of, okay, no matter which agency I'm going to, we're going to be talking about the same things. They're going to recognize me as an individual with a significant disability, and we're going to be working on the same things. And that's going to be to promote competitive integrated employment. Carol: I love that. I think that was super, super smart. And I know we've talked a bit about your, you know, building and leveraging all of these different relationships that you have, which is great. And I think it maybe is almost a little easier in a smaller state as well to build that stronger coalition. How did you build that relationship and get connected with the state special ed directors? Because I know you did some work around that. That has been real helpful to the project. How did you go about that? Lynn: Well, I have been very fortunate in my career here with the Bureau of Rehabilitation Services, and I've had different focus areas as a staff person working in central office, and I became pretty good friends with one of the contacts in the state Department of Education. She has my position under the Bureau of Special Education. So her and I, as soon as we got the SWITCIE grant, we started talking about, okay, how can we get this information out to the schools? How can we encourage students and families to enroll in CTPIE? And honestly, she's like, Lynn, whatever you need. I'm here to be able to assist you. One of the approaches that we have is that, and I know sending out letters is not the best way to communicate with folks, but we wanted to make sure that folks were getting at least the basic information of CTPIE. So part of our marketing was to develop using the letterhead and the logo, to be able to send out letters to all of the students who are exiting, who are eligible for DDS, that are exiting in June of 2024. So I made sure that my contact at the state Department of Education had those template letters. We emailed them to all of the special ed directors, so they had a copy of the letters that were being sent to students, and those letters were mailed out at the beginning of September. So we emailed the information out to the special ed directors the third and fourth week of August. So as they were starting their school year, they would get this information. And our hope was because the special ed teachers are the trusted source for the students and the families, once they got this letter at home, they'd be like, huh, what's this? Who's reaching out to me? So the special education teachers would be able to say, great opportunity. We got this as well. And we strongly encourage you to enroll in CTPIE. We also emailed the link to our website and I'll do a little shameless plug here. It is CTPIE.org, and I encourage all of the listeners to be able to click on our link and look at a little bit more about what we're doing here in the state. We also had the ability to work with our marketing company to do some videos. So we did a video specifically for special educators and family members, and we also had one of our DDS, Self-advocates. He did a video encouraging individuals with IDD and their family members to try out competitive integrated employment. Carol: I liked that I had a chance to go out to your website, so I did watch all the videos and saw how you had structured that site to kind of target different audiences that were going to be impacted by this project. I thought that was really good. So in your work with this marketing team, I know folks nationwide, they're trying different ways. I know you said sending letters, do you have strategies developed, like to use different means of communication technology, whatever. As you're working through this project, what are you guys thinking about? Lynn: So after we sent the letters to the special educators, we actually did get a number of emails back saying, hey, we want to know more, which was absolutely fabulous. The state of Connecticut, they also do a back to school event in September, and we were invited to set up a table at that event. And when they did their opening remarks, they also did a slide on the PowerPoint to all of the educators in the room about CTPIE with just some bullet points, explaining who we are, what we do, and the fact that we had a table outside. So we had a lot of foot traffic from the schools that attended the back to school event. And so a lot of questions were raised. We were able to take time to be able to walk special educators through who we are and what we do. We also get lists from the Department of Developmental Services for all the students who are exiting each school year, and those lists., it contains the information about where these students attend school. So we're able to reach out to those schools and say, hey, I'm the CTPIE counselor, and I would love to be able to get together with you to speak more about CTPIE. We would love to be able to do an individual and parent night if that would work for your students. So it was a lot easier getting that connection to our schools, the special educators. Carol: That is good. I was going to ask about that. If the CTPIE counselors were going out to the schools, because I know that boots on the ground is always super important, if you can get at the local teachers and really get them excited and get the administration in all of that on board, you have an easier time to get something set up like a parent night and student night type of thing. That is really awesome. Lynn: The other huge benefit that we had for our student youth population is for Pre-ETS. In the state of Connecticut, we have branded that Level Up. So our Level Up staff met with our CTPIE counselors and was able to do that introduction to those special education teachers out in the schools. So we really leveraged our Level Up connections. We work with wonderful schools here in the state of Connecticut. We have great relationships with our Level Up staff and that really, really assisted us. And, you know, being able to make that entry into the schools specifically for CTPIE, we also encourage our Level Up students who have that diagnosis of IDD to enroll in CTPIE. And then if we have a student who's coming to us to enroll in CTPIE, if they're not enrolled in Level Up, then we make that introduction to our Level Up staff so they can access our Pre-ETS services. Carol: That's really cool. I like how that's all coordinating together. I still firmly believe that Pre-ETS is kind of the gift that keeps on giving. I know it really threw the country for a loop when we're switching from our primary focus on adults to these young people. But I think, oh my gosh, this investment in students younger is going to make such a difference in the whole trajectory of what happens in VR. And I think we're getting to a point where we're going to be able to start doing some of those longitudinal studies. So the investments that VR has made with staff and time and efforts in getting. All of that training and exposure and connectedness with the schools. Look at like how you can leverage here. That is perfect. That is really cool. So what advice Lynn would you give, you know, other people, I'm sure a new DIF will come up this year. Again, I know money was returned and there's excess funds sitting there, and I'm sure RSA is working on that as we speak. And we get calls a lot at the TA center. You know, people will be like, oh, I don't know, should I apply for a DIF or not or what? What advice do you have for folks that are maybe on the fence or thinking about, should I do it or not, what would you tell them? Lynn: I love what I do and I had the opportunity of really working on section 511, so I was very in tune with this population. I care a lot about this population. I have always believed competitive, integrated employment is the way to go and individuals have that right to be able to work. So when this DIF came and it was announced, I was definitely interested in it. I work with a great bunch of staff here in Connecticut that share the same vision, have the same passion as I do, and I think that's the key. That's been the key for me at least. I also have a very, very supportive management team behind me. You know, Dave Doukus, Kathy Marchione, I report directly to both of them and they have been fabulous. They are very supportive for the things that maybe I haven't had that much experience within my role as a consultant with the Bureau working on contracts, probably not my most favorite thing, but I have a team behind me that's able to assist me and teach me. So it's a lot of patience having staff that are passionate about the project and just being able to have that infrastructure, those are the things that I would recommend and if anybody has, you know, if you're thinking about it, questions or concerns. Shrinate, however, has denied any involvement, claiming it was posted by somebody who had access to her accounts.A Delhi court today sent BRS legislator K Kavitha to 14 days of judicial custody until April 9. Earlier, she was in the Enforcement Directorate's custody for 10 days in connection with the Delhi liquor policy case. A member of the Telangana Legislative Council and daughter of former chief minister K Chandrashekar Rao, Kavitha is accused of allegedly paying Rs 100 crore to AAP leaders in return for liquor licences in Delhi. The ED took her into custody from Hyderabad on March 15.Vanchit Bahujan Aghadi chief Prakash Ambedkar today gave the Maha Vikas Aghadi alliance in Maharashtra one more day to decide on his demands for seats to contest in the upcoming Lok Sabha elections 2024. Ambedkar had severed ties with Uddhav Thackeray-led Shiv Sena and issued a March 26 ultimatum to the MVA to finish seat-sharing talks. Ambedkar has been miffed with Shiv Sena (UBT) for not pushing VBA's case during MVA meetings.A portion of the Francis Scott Key Bridge in Baltimore collapsed after a large boat collided with it early this morning, and multiple vehicles fell into the water.
