 This episode of the Practicing the Art of Faithful Presence podcast features host David Wright, president of Indiana Wesleyan University, as its guest. Scott Todd, executive director of marketing communication at IWU, serves as the episode’s host, and helps listeners gain valuable insight into David’s life, mission, and purpose. In his role as president of IWU, David has the privilege of spending a lot of time with both people of faith and unbelievers. He has noticed that many unbelievers don’t even know any Christians in the public sphere, and this realization sparked Practicing the Art of Faithful Presence, which aims to help Christians share their stories about how their faith impacts their work in the world.David was born in Manila, the capital of the Philippines, where he lived with his family until he was 15. David’s parents moved to the Philippines as missionaries in 1951, and David spent his formative years watching his parents work at a Bible college campus on the island of Luzon. David had no personal knowledge of the United States until 1970, when he and his family moved to Marion, Indiana, and David enrolled at Marion High School. Following high school graduation, David attended IWU (then Marion College), where he met his now-wife Helen. The pair met attending church revivals together, and spent years abroad doing missionary work in Haiti and England post-graduation. David and Helen now have two daughters and four grandchildren. While a student at IWU, David never expected that he would eventually become the president of the institution. He planned to become a pilot, until he took the intro to Bible course at IWU with Dr. David Thompson. In that class, God began opening his heart to study the Bible, and David decided that he would like to teach Bible one day. After graduating with his Christian Ministries major and spending a few years abroad, David was recruited to run the masters program for ministers at IWU, which eventually became Wesley Seminary. Besides three years that David spent in California, he has been working for IWU since 1994. David’s dream job at IWU was the provost position, and once he had secured it, he thought he would retire in that position. However, when IWU’s president decided to retire and David was chosen as the replacement, David decided to do the job “with all of his heart.” The hardest part of the job, David says, is the weight of the responsibility of this wonderful place that serves 14,000 students and 2,500 employees. However, there are so many joys that come with the presidential position; David loves the students, the faculty, and the staff, and loves to see God working in their lives. It is one of his greatest joys to watch alumni go out into the world and see their lives be testimonies to the power of God. While the post-COVID world looks bleak for higher education, David is not pessimistic about the future. He states that IWU has responded to the challenge magnificently, and that challenges like these are when we do our best work. He highlights three challenges that will face IWU: 1) the changing sense of the value of a college education in the world, 2) the economic challenges in the US, and 3) the challenge of staying faithful to the mission of and God’s purpose for IWU. IWU’s goal is to provide students with a Christ-centered foundation on which to live their lives. David believes that to fully understand God’s world, you must experience the “tapestry of culture and people that God has created.” David is committed to the belief that you must be exposed to the people and the thinking of many different cultures; every belief isn’t right, but every belief is valuable. To end the episode, David shares a passage from the Bible that has been a “touchstone” for his life ever since God gave it to him: Isaiah 41:9-10, which says, “I took you from the ends of the earth, from its farthest corners I called you. I said, ‘You are my servant’; I have chosen you and have not rejected you. So do not fear, for I am with you; do not be dismayed, for I am your God. Everybody knows I still work the fire department, I'm blessed with a great schedule there, but as far as every other day of the week it's just basically do whatever I want, whenever I want. And not just the time freedom, but to be free of debt. I don't have that immense pressure of debt on me anymore. I don't feel the burden and that weight. Debt can be crushing and if anybody out there is suffering from any type of debt you know what I'm talking about, it affects you at all levels of your life. Scott Bossman—I'm just not rushed anymore. Like when you're working 8:00-5:00 and you've got to get kids to school in the morning and you've got to get them home in the afternoon and you've got to have dinner ready. It has improved my family relationships. This summer was my first summer home not working a job in 24 years and I was able to go golfing on a Monday with my son and go fishing on a Thursday with my other son and to be able to do these things with my boys that I was never able to do before.Tate—The money that this business creates, I'm grateful for that. But after all is said and done, it's allowed me to really spend time on things that I want to and that includes my health. I'm able to focus on maintaining a healthy lifestyle which is important because your health is wealth. I'm also really grateful for the time with my young family. It allows me to be a present dad. I don't miss the milestones. I get to go to dance practices and these kinds of activities that my daughter finds interesting and I love it. I love being the only dad who goes to scissors classes.Scott Todd—I'm thankful that this is a business that has allowed myself and others to enjoy the life that they want on their own timeframe, being able to do what you want, that's the coolest thing to me about this business. It allows you to give back to the community, to give back to mankind. It's not ‘all about me',  it's about living and being a better person because you have the time freedom to do it. And you have the economic freedom to help other people. When you can do that, man, life all of a sudden gets a lot more better. What is Mark grateful for? “I'm so grateful for so many things and everything you guys were talking about I'm super, super grateful for. When I was younger, I was Tate and then as I was going through my career I felt like what Scott felt like, being able to get out of my job in 18 months. Then to be able to spend time with my loved ones like, you know, just that morning routine like what Zaino was saying and Bossman being able to have those special moments throughout the week with my family. I've experienced all of those things. So today, I think what I'm most grateful for is The Land Geek community and being able to live vicariously through other people's success. On Facebook yesterday with the Dude Buddy and the Zen Master, out of nowhere Nick Ringling is like, 'Yeah, you know, I'm 8 months out of Flight School"...I think he made $187,000. And Paul Brewers like, "Yeah, I paid for Flight School tuition in my first deal." Josh Deel same thing. I mean this is out of the blue. Like we're not asking them to go on and do this. And I think through me hearing these stories of success... like a Tyler and Jen Kelly, I feel like now I can really die in peace, at least professionally, that I've made enough of an impact to do that. As Scott points out, it's not like houses, you can't swap out a house if your buyer decides he no longer wants that one.Also, this week, we're going to change up the tip of the week, mostly since there was no tip of the week! So, here are the Rules & Guidelines of Land Investing in the words of #TeamLandGeek.Scott—With all of these kinds of rules or guidelines, that's just all that they are. They are rules, they are guidelines, they're not laws. And what's cool is that we all have the flexibility to be ourselves, to be human.Tate—At first you want to keep it as safe as possible. You don't want to waste your time, you don't want to waste your resources, so stick to the proven path. But ultimately, you've got to be flexible, we're not banks, we're not big corporations. We're mom-and-pop land investors we're working with people who want to work with mom-and-pop organizations. So be that land seller.Mike—When someone is new to the business we don't want them to get tripped up. If you've been doing the business long enough, you get a sense for who you're dealing with, you get a sense for what's going on. But the general rule that we create is to keep people safe from getting all the docs done and then the buyer doesn't pay a dime. So, yes, as you become seasoned in this business you begin to recognize the ways that you can do deals that work. But in the beginning it is a safe rule to have as a guideline to keep you protected from putting yourself into a bad spot.Erik: I am yet to break the rule over not accepting electronic payment for terms. In other words, the only way I do a deal is if I have ACH or credit card payment for the terms deal.And, back to the razzing, the guys point out how strange it is that Mark & Scott Bossman are both away on a “trip” this week. Lead Follow Up—Being Consistent Without Being Pushy

When it comes to leads, how do you follow up without coming across as too pushy? We received a question from one of the Land Geek community members, Jason, who is receiving negative feedback in response to his lead follow up emails. Jason wrote: In fight School Scott talks a lot about sales—being persistent, following up with people, using the Fibonacci sequence, etc. I've employed that and have tried to be persistent in my sales calls, texts, emails, etc.  I never want to bother or pester people. I never want to be that “annoying salesman”.  So, if someone responds to an ad, I will follow up with them. Usually if they don't respond back, I will wait a few days, then a week, then two, etc. I'm not hounding them, but just checking in.  My thought is, you responded to my ad and asked about the property so why would you get mad about me following up? Especially if it's not every day. I try to give them space.  BUT, lately I've had a few people block my number. One guy said I was “too pushy”. Another guy cussed me out. I don't know if this is just part of the job, normal, everybody experiences it? Do I just need to grow some thick skin?  I know I'm not pushy and honestly I believe that I am just being consistent and nowadays people just think that ghosting and ignoring should communicate the message. I told one guy that if he had let me know he wasn't interested, he'd never hear from me again.  But how am I supposed to know that? I had the pleasure of speaking to Scott Todd. Scott owns a land investing business where he buys and sells raw land in the South West. Scott turned to land investing after finding out that he was going to lose his job. He found out about it from Mark Podolsky the Land Geek, you can find out more about Mark at Land Geek. By following Mark Podolsky’s course on land investing Scott was able to replace his corporate job and live on the profits from his land business. The highlights of how Scott did this are below. Scott focuses on buying land at extremely low prices, 25% of market price. He is able to do this by sending offers to purchase to vacant land owners. Scott finds the owners of these properties at a county office.  This type of real estate investing model is based upon a numbers game, where you send many offers to vacant land owners. Scott said that he has been able to average 1.5 deals for every 100 mailer that he has sent out. This method of investing has the ability to be scaled by increasing the quantity of offers to vacant land owners. With this business being 90% automated, we have a lot of free time on our hands… should we feel guilty about it? And a leisure day is spent on the deck with his feet kicked up and an iced coffee in hand, waiting for that wire on a cash sale to come through, with his dog by his side. Tate—Someone hold his beer while he reels one in! He feels the guilt when he rides his bike over the freeway every morning and sees the bumper to bumper traffic, but he offsets that guilt by feeding the homeless. And, Tate admits that he is now broken and unemployable, thanks to land. This topic all came about because Scott Todd spent all day Monday by the pool relaxing and reading a book! He completely shut the world out and lived in his own cocoon… and he was ok with that until about 3:30 when the guilt sat in. So the question is, should we feel that survivor's guilt? Erik shares how he often sees people throw the towel in too soon when it comes to CL because of flagged posts. Since Craigslist is big on getting rid of scammers and spammers, they only want local people selling local goods, making it hard to market our property. Listen in as the team shares what works for them and offers sage advice for setting up a good algorithm to produce high stick rates. But, what happens when you make it through the filters and you aren't getting the leads? Scott Todd has the answer for you! You don't need hundreds of ads a day, you just need to find your voice so people will connect with you. Have you given Craigslist a fair chance and still don't feel the love? Do whatever is working for you, just don't write CL off too soon because of the struggles in the beginning. We all make mistakes in the land investing business, the good news is they are fixable but they all come with valuable lessons! Today, Team Geek shares their biggest mistakes and the lessons that were learned. Scott Todd takes the controls for this week's Round Table as Mark is away visiting… this is where it becomes a little unclear because there seems to be some discrepancy between stories. If you ask Tate, Mark is off visiting Tate's favorite factory where they make cheese. If you ask Scott T., Mark's at the Cheesecake Factory. Either way he can't go wrong and we hope he's enjoying good quality time with his family! With Scott Todd in the pilot's seat, this week's crew includes: Scott Bossman Tate Litchfield Aaron Williams Mimi Schmidt Erik Peterson Listen in now as the team shares some of their biggest mistakes and the lessons that were learned. In short: Scott Bossman went into joint ownership with the deceased. Aaron sold a property that wasn't his to sell. Erik bought 12 properties in bulk, 2 of which had been previously sold to someone else and one of those two Erik had pre-sold. He also shares a business strategy mistake he made in the beginning that kept him from scaling quicker. Tate double sold due to a data entry error on the APN. He also shares a big regret that moved Scott Todd to bring out the soapbox. Also, Mimi received an accepted offer for 1,175. The seller is a trucker who is never in town so he used a middleman to get everything done. Mimi paid the accepted offer of 1,175 and the middleman deeded the property over to her… deal done... wrong! She started getting harassing phone calls from the owner because he thought the offer was for 11,750, not 1,175! Ultimately, she ended up deeding the property back... but BEFORE she got her money back… this can't end well. Find out how Mimi's story ends and the details of all the deals gone wrong. Plus, Scott Todd shares a mistake that he is currently going through. It's a case of joint tenancy with rights of survivorship—the husband is deceased, surviving wife sells Scott the property but failed to disclose the prefix “EX” in front of her title of wife. One that raises Mark's blood pressure and leaves him feeling anx-gry and the whole gang riled up! He had an intake deal in progress with a gentleman that he connected with on a personal level. The seller told Scott that he had owned this property for over 30 years and Scott's offer was the first one he had ever received. They agreed on a price and everything was good to go until another investor sent an offer right before the deal was done and the amount was double Scott's offer. Should Scott hold the seller to the original agreement since he had already put in all of the work, or just offer more money since he already had a buyer in place? And, what about the other investor who is also a community member, should Scott reach out to them to let them know that their offer is too high for the area? Everybody weighs in on how they would proceed. Then, Scott Todd tells us about a little scarcity experiment he performed in an area rich with land investors. He ran the analytics on APN numbers and the number of times they were mailed to and the results may shock you! Let's put the moose on the table: You have questions, and Grant and Martha have answers. For example, why would someone have an albatross around his neck? And what's so cool about bees' knees, anyway? Plus, jockey boxes, bailiwicks, and cute names for loved ones, from snookums to bubula. If a bartender ever serves you a mat shot, don't try to beast it. You'll regret it in the morning. FULL DETAILS    What pet names do you have for your loved ones? In The Joys of Yiddish, Leo Rosten shares the name his Mother used to call him--Bubala, a term of endearment grandmothers might use in addressing children. We have all kinds of substitutes for the names of those we care about: sweetie, honey buns, snookums, etc. Martha opts for the Portuguese fofinha, meaning "fat, cuddly baby." http://wywd.us/yiddishjoyWhat's so cool about bees' knees, anyway? The bee's knees, a phrase meaning "cool" or "great," dates back to the flapper era of the 1920s. It relates to an old definition of the word "cute," referring to something "small and nicely formed." The knees of a bee are just that, after all. http://wywd.us/bees-kneesA bartender wonders about the origin of the term jockey box. In his world, a jockey box is a "metal container for ice." However, in some parts of the western U.S., jockey box means "the glove compartment of a car," and much earlier, the term referred to boxes attached to the side of chuck wagon for holding feed or water. The caller also shares another bit of bartending slang, the so-called mat shot or Matt Dillon. It's a glass of whatever liquor collects on the rubber mat behind the bar, which some enterprising patrons order as a prank or a test of a strong stomach.The hosts discuss an email from a listener in Romania. His problem is that he learned English in the Southern U.S., but after going back home to where a British English is taught, people are having a hard time understanding his accent. Where we learn a language plays a big role in how we speak it.Quiz Guy Greg Pliska has a game called Centricity, emphasis on the "city." For example, "Mickey ate all the fruit, leaving Minneapolis." And as George H.W. Bush said to George W. Bush, "You can be president Tucson." Has your boss ever used the expression Let's put the moose on the table? This management buzzphrase, meaning "let's address the problem everyone's been avoiding," is relatively new, showing up in print around the early 1990s. The phrase pops up in books by former Eli Lilly CEO Randall Tobias and management guru Jim Clemmer. In Clemmer's book Moose on the Table, he tells a possible origin tale about a baby moose that crawled under a buffet table, only to be avoided by the patrons as it stank up the banquet hall. http://wywd.us/moosetableWhat does it mean to have an albatross around your neck? A political pundit, referring to a current candidate, mentioned "an alcatraz around his neck." The proper version, with an albatross, originates from Samuel Taylor Coleridge's The Rime of the Ancient Mariner, wherein a sailor shoots an albatross, bringing down a curse on the boat, and his shipmates force him to wear an albatross around his neck as a symbol of shame. Grant notes that the name albatross likely derives from the Portuguese or Spanish alcatraz, meaning "pelican" or "sea bird." In this picture book, the naughty bits were always cleverly covered up. Thinking he wanted a synonym for "fig leaf," Martha had offered the word antipudic, from the Latin pudor meaning "shame." Many listeners responded, suggesting that the word he really wanted was bowdlerize, meaning "to remove improper or offensive material." The word vet comes from veterinarian, specifically the ones who would examine a horse before a race to make sure it was healthy and eligible. Similarly, one might vet a candidate to make sure they're up to snuff. The proper way to mention the genre of biographical motion picture has always been "BUY-oh-pick," as opposed to the mirror of myopic. It's not unusual to mispronounce a word if the spelling does not clearly indicate how to say it. For example, Grant notes a common error people make in pronouncing misled to rhyme with "chiseled." If something's not in your bailiwick, it's not in your jurisdiction or area of control. But what exactly is a "bailiwick"? Martha explains that the two words which make up the term--bailiff and wick-- have specific meanings in Middle English. A bailiff, in the time of kings, was "a public minister of a district," and a wick was simply a "town" or "village." For example, Gatwick literally referred to a "goat village." And Greenwich literally meant "green village" or "village on the green." Is that funny hehe, or funny haha?
