Market Proof Marketing · Build-to-Rent Q&A; with Noel Christopher Noel Christopher, Senior Vice President of Portfolio Services at Renters Warehouse, joins us to discuss why the build-for-rent phenomenon is likely going to change the home building industry forever. Also in this episode, Kevin Oakley, Andrew Peek, and Jackie Lipinski discuss the hesitancy being seen in potential home buyers due to them not understanding how to purchase a home from builders. Story Time (1:53) Jackie shares the story of a home builder who was so excited to come to the Summit in August that they cracked the code to view the secret ticket purchasing link and bought a summit ticket at 11 pm on the night before the launch to save their spot. Andrew wants to remind builders to add “Checking out all of your ads” to their Monday morning routine. A few quick items to look for always are: Are they running – yes or no. Performance up or down. Why – why not – repeat. Check out Andrew's previous article regarding setting up automatic reports so you don't get caught off guard here. Kevin discusses the tension of knowing when to bring ad spend back up as well as every builder needs to access their call-to-actions and verify the current messaging is consistent with what actions builders want customers to take. In the News (16:33) Contracts terminated unexpectedly for Eagle Mountain home buyers (fox13now.com) Homebuyers are the most pessimistic they've been in a decade thanks to tight supply, high prices (cnbc.com) The Most Common Reason Active Buyers Can't Close the Deal (nahbnow.com) WhatsApp breaks App Store guidelines by limiting functionality for users who do not accept the new privacy policy (applescoop.org) Question of the Week (33:50) Would you pay $50 a year to use FB/IG with complete privacy and no ads? They discuss the reasons builder may consider the option of build-to-rent, how involved or not involved home builders can be based on their individual needs, what product changes might be considered if a builder is looking to rent, and more: How build-to-rent homes solve the problem many people have of wanting to be in a home but not being able to afford the ever-increasing prices of homes and not being able to afford a down payment. The average length of time renters stay in single-family homes, based on the data collected from the 23,000+ homes they manage, is around 3 years. How builders may want to consider the lifetime value of the customer and the continued relationship How builders intending to move to build-to-rent should consider what products are needed vs sticking to what they think they know Zillow.com has accounted for around 85% of all tenant leads Current homeownership rates (advisorperspectives.com)   Questions? In this fast-paced episode, Kevin Ortner and Noel Christopher take a look at the state of the rental market, while also highlighting opportunities that are available for property investors in the SFR build-to-rent space. As most investors know, there are a number of different dynamics going on in the housing market right now.Supply is low, demand is high, and mortgage rates are low. Investors are buying these investments up, and there’s not much inventory. Noel Christopher, Senior Vice President of Portfolio Services, says that SFR investments remain a solid investment. In this space, rent collection and occupancy rates have always trended higher than multifamily, but even throughout these current times of economic instability, the trend has continued. SFR as an investment has remained strong. The entry-level home buyer and the entry-level renter are essentially the same person, says Noel –they may not be able to buy right now, due to the economic impact of the Covid response. But they will still need housing, and demand for SFR rentals is still high.

So what do you need to know? Here’s what you can expect on today’s episode: Availability and current inventory for single-family homes. Baby boomers will cycle out of homeownership and millennials will cycle in, but what does that mean for investors? The build to rent market is still huge because of the demand of single-family rentalsHomebuilders are working really hard to provide affordable homes, specifically for millennialsNoel also covers the unique opportunity for the small to mid-sized home builders to get into the single-family rental space and to start selling to investors. Investors are gravitating towards the newer construction homes because of the mitigated risk with maintenance and condition of the home. Noel predicts the homebuilders that do this as a part of their model in 2020 are going to do great because they can pre-sell their inventory in advance.Comment, subscribe, or reach out. The median price of a new home is down, but a decline in home prices isn’t necessarily a bad thing. Noel says this is just builders supplying more affordable homes. He also talks about investors who are looking at markets where they see an opportunity for and a demand for housing. If there is a decline/recession, single-family rents don’t go down the same ratio as the values. Where Investing Fits into the Cash Flow System Investing in cash-flowing assets is a huge part of building time and money freedom.  But, as important as cash flow income is, it's just one step in the bigger journey. That's why we have created the 3-step Business Owner's Cash Flow System.  It's your roadmap to take you from just surviving, to a life of significance, purpose, and financial freedom. The first step is keeping more of the money you make by fixing money leaks, becoming more efficient and profitable.  Then, you'll protect your money with insurance and legal protection, and Privatized Banking.  Finally, you'll put your money to work, increasing your income with cash-flowing assets. Who Is Jon Michaels? Jon Michaels is a Vice President with Renters Warehouse, the first national real estate investment brand.  He's been serving owners and operators of investment real estate for nearly a decade. Born and raised in Kansas City thirty-two years, Jon attended Washburn University.  He went on to earn his MBA at Baker University and then got his real estate license shortly after. Jon and his family relocated a few times with a company providing advertising solutions to multi-family owners and operators.  Since 2017, he calls South Carolina home with his amazing wife, Jen, and three beautiful daughters, Stella, Elsie, and Lucille. In 2017, Jon Michaels joined a software company that served single-family property managers. He then joined Renters Warehouse in 2019 as a member of their portfolio services team.  Jon is a licensed broker, serving investors who both buy and sell portfolios of single-family rental homes nationally. You can connect with Jon Michaels on most social platforms: FacebookLinkedInInstagram Conversation Highlights About Renters Warehouse Renters Warehouse has operations in 40 US markets. They manage more than 22,000 single-family rental homes for approximately 15,000 landlords and institutional investors. Last year, the company acquired Own America, the first online single-family rental investor portal.  The program that was built for Wall Street investors to acquire SFR portfolios has now become available for free to the average savvy RE investor. The Renters Warehouse Investor Renters Warehouse serves a few client profiles today: the accidental landlord, the savvy real estate investor, and the large funds deploying $20-$30M in capital per month in acquiring portfolios of SFR's. Most recently, they've seen the rise of the midsize investor who owns anywhere between 25 – 2000 homes. According to Noel Christopher of Renters Warehouse, the savvy real estate investor who owns 10 or fewer homes accounts for nearly 90% of the ownership of our industry's inventory today. Property and Portfolio Inventory Renters Warehouse has portfolios of SFR's exclusively listed mainly in secondary markets like Columbia, SC; Cape Coral, FL; Lafayette, LA; Memphis, TN; and Indianapolis, IN.  New inventory is updated daily. Net yields on these marketed portfolios range from 3 to 10%.  This beats a lot of financial instrument returns that investors find today. Investors can register for a free account and enter their real estate investment strategy and preferred buy-boxes.  Then, they'll be successfully matched with SFR investment opportunities real-time with emailed alerts and personal phone calls from the local market team....

Single-family rentals have 16 advantages over apartments:  Tenant quality, appreciation, neighborhood, school district, retention, no common areas, utilities, divisibility, fire, disturbances, financing terms, vacancy rate, management, supply & demand, risk, exit strategy.   There's nothing wrong with apartment investing. They have their own advantages. Noel Christopher, Senior VP of Portfolio Services at Renters Warehouse, joins Keith to discuss today’s single-family rental (SFR) market.  Renters Warehouse manages 22,000+ homes in 25 states. They could be a good backup property manager for you. See their marketplace too.  The midsize investor (owns 25 - 2,000 rental units) is becoming more involved in buying SFRs. Many say “mom-and-pop” landlords are competing with first-time homebuyers for single-families. Noel disagrees. Long-distance investing is more common today. Demographics of SFR tenants - both Baby Boomers and Millennials.  Also discussed: beginner tips, build-to-rent communities. Keith brings you today’s show from Anchorage, AK.  Next week: Canton, OH.  The following week: Philadelphia, PA.  The week after: St. Petersburg, FL.  __________________ Want more wealth? 1) Grab my FREE E-book and Newsletter at: GetRichEducation.com/Book 2) Your actionable turnkey real estate investing opportunity: GREturnkey.com 3) Read my best-selling paperback: getbook.at/7moneymyths __________________ Resources mentioned: RentersWarehouse.com GRE’s Tampa Field Trip: RealEstateFieldTrip.com Warren Buffett on CNBC Mortgage Loans: RidgeLendingGroup.com Turnkey Real Estate: NoradaRealEstate.com eQRP: Text “QRP” to 72000 or: TotalControlFinancial.com By texting QRP to 72000 and opting in, you will receive periodic marketing messages from eQRP Co. Not every headline or news story is what it’s made out to be. Noel Christopher, Renters Warehouse, is on air with Abhi to discuss recent news stories that are oftentimes misleading and can send people into panic, like home prices dropping. This is not the stock market, real estate does not have to have a hard and constant appreciation — it’s a cycle. Everyone is focused on the stock market thinking it’s what affects our country, that they overlook other factors like car loans and student loans. Someone is going to pay for that, and there is no telling if it will have any impact on the real estate industry. Does it sound backwards to say that you should already know your exit strategy prior to investing in real estate? Regardless of how far you are into investing, you should always know your strategy in general. Tune in now to find out from our expert, Noel Christopher! Noel says he hopes that we can start seeing more moderate to affordable homes and he thinks the upper-price range housing is getting a bit outrageous. They touch on consolidation in the SFR space and why it’s a good thing. Abhi and Noel transition into the market and they are looking at a recent report that ranked the markets with the highest vacant households, and the markets that are doing really well! They have a lot to say on the topic and have some thoughts on this data report. They get into student loan debt and the cost of a college education and return on investment. Noel has some thoughts on the matter and how the astronomical prices could impact the economy. He brings up the recent topic of the celebrity parents who paid for their children to go to college (i.e. they aren’t getting any ROI). Abhi and Noel get down to the reality of these loans and discuss whether or not it’s possible to buy out these loans from the agencies who own them. Noel explains the complexity behind these, but it’s not impossible. They get into how you can practically invest in these non-performing loans (NPL’s). They transition into housing authorizations vs housing starts. Not a clue what either of these are? Looking to brush up on your housing lingo? Don’t worry, Noel does a great job at explaining it all. He even gives his two cents on whether or not there will be a housing crash again. Tune in now to find out more! Visit RentersWarehouse.com to find out more about Noel and Renters Warehouse.
