Record hot temperatures over portions of the Midwest/Ohio Valley & theMid-Atlantic states this weekend......Heavy rain and flash flooding concerns across the Upper Midwest Fridaynight and Great Lakes Saturday......Monsoon-like conditions for this Southwest this weekend intoMonday...Heat building across the West...A heat wave should continue for portions of the Midwest/Ohio Valley andthe Mid-Atlantic States, to the south of a stationary front. Forecast hightemperatures will rise into the upper 90s/near 100 Saturday in theMid-Atlantic, with record-tying/breaking temperatures possible.Heat-related Advisories and Warnings are in place as these temperatures,when combined with the humidity, will bring heat index values into the100-105 degree range, with values as high as 110 possible through thesouthern Mid-Atlantic on Saturday. Additionally, overnight lowtemperatures will remain in the mid-70s for many locations, at potentialrecord-tying/breaking levels, providing little relief from the heat. Theearly arrival of this heat in the Summer season, persistence over multipledays, and abundant sunshine will aggravate heat stress on those withoutreliable air conditioning. Temperatures more broadly from the East Coastto the central/southern Plains will be in the mid-90s this weekend.Meanwhile, relief continues to the north of a frontal boundary drapedthough southern New England, with highs now mostly in the 70s and low 80s. Isolated to scattered excessive rainfall/flash flooding is possible nearthe stalled frontal boundary.The greatest threat for significant heavy rainfall will be ahead of asurface wave over portions of the Upper Midwest as thunderstorm complexeslate on Friday unleash their potential. A Moderate Risk of Excessiverainfall (level 3/4) is in effect, from southeast South Dakota to in andnear the Minnesota/Iowa border, where the highest potential for heavyrainfall/significant flash flooding exists. Moderate to major riverflooding is also forecast to worsen. Additional scattered instances offlash flooding will be possible more broadly across the Upper Midwest. Anupper-level shortwave approaching from the west will help to deepen thefrontal wave and push the system eastward on Saturday, bringing the threatfor heavy rainfall/flash flooding to portions of the Great Lakessouthwestward into the Upper Mississippi Valley as an organized complex ofstorms is expected to follow the system eastward. Some severethunderstorms will again be possible with a Slight Risk in place mainlyfor the threat of damaging winds. As the system pushes into New Englandon Sunday, it brings an elevated risk of flash flooding to the region.

Welcome to another episode of Flipping Out. Today I have Brad Chandler with me, and I was just talking with Brad here a little bit before. I think we've known each other since either 2014 or 2015. We're in a couple of the same masterminds together. The first one is Collective Genius, which is really proper, I would say it's probably the first one.Brad first got introduced to real estate when he read a book in 9th grade on how to buy houses. In 2002, an investor bought his neighbor's house in Vienna Virginia and after talking with the investor he decided to start Express Homebuyers. 20 years later Express Homebuyers has bought and sold 4,000 homes across the country and runs primarily without his involvement. Brad's main focus is making an impact on the team members and the clients they serve by providing a customized solution that best addresses the client's individual needs. In early 2021 he went through a major life transformation and found freedom and happiness through self-love. In 2022, because of the profound shift, he felt obligated to share this path with others and started Brad Chandler Coaching.So we got to know each other a little bit there. And Brad runs a company called Express Home Buyers, which is out of the DC Baltimore area. And he was doing massive volume, and I think a lot of what you were doing was pay-per-click and some other things. We'll get into that in a minute, but before we dive into that, let me just ask you, what got you into real estate investing, to begin with? So I read a book in ninth grade on how to buy money and how to buy real estate with no money down and knew I always wanted to do real estate and it was for the money because I knew I could make a lot of money in real estate and we'll get to why money was important and, and a couple of minutes.So an investor bought my neighbor's house in late 2002 in Vienna, Virginia. Then, the house was like, there was gold right next door to me. I didn't even know it. This house was so run down. The guy was a recluse. I never saw him. And all of a sudden, like the house, is fixed up and there's a bunch of people, he's ha he's having a seminar in there. So, I go talk to him and I'm like, what do you do? And he goes, I buy houses at 30% below market. I fix them up and I resell them. So I decided that time that I was going to make that my business. And my son had just been born and I was working a full-time job. Yolanda hails from a long line of military service men and women and is proud of her two oldest children who are continuing the legacy by actively serving in the U.S. Navy. "Mentoring: By Any Means Necessary" is a family affair in the Stennett family. Yolanda has served her community as a youth mentor for over twenty years and currently serves as the Program Director for Daughters With a Purpose mentoring program, a position in which she is responsible for creating programming that will serve both the mentees and mentors within the organization. Mr. Stennett serves the community mentoring young scholars and athletes as a high school teacher, coaches varsity cross country and baseball, hosts free youth baseball camps and clinics in addition to being the head coach for the 2021 9U Youth World Series Champion, J&T Cages from Southern Maryland. Yolanda is an advocate for STEM education, has earned six college degrees and has worked in the telecommunications construction industry since 1999. Some garbage companies will allow food waste in your yard waste bin, others will not, so be sure to verify what's available, and of course verify that they're actually turning your food and or yard waste into compost! He has also performed with the Moscow Ballet, the Dallas Opera, Washington Symphonic Brass, the Lexington Philharmonic, and the Benny Goodman Orchestra. He earned a Master of Music degree from the University of North Texas, where he served as Teaching Fellow for the Department of Jazz Studies, and a Bachelor of Music degree from Eastern Kentucky University.
