Matt Theriault - Epic Real Estate Investing On Financing Options: "When you get into the world of real estate investing, you start to see, wow, there's other ways to acquire property, and there's all these different types of property. It's not just saving up a down payment, going to a bank, jumping through all their hoops and going that route as most people use to buy their own primary residence." Trading time for money is what many of us have been taught is the well-travelled road to wealth. I'd argue it is the road to income, but not wealth. True wealth is when you receive money in exchange for things that do not necessarily take your time. Matt Theriault, the Epic Real Estate Investor, podcaster and real estate coach explains how he made the transition from the record industry and evolved his career into real estate. Matt details the ups and downs of building his real estate empire and details some of the advantages of choosing real estate as a profitable investment. And then we have another portion of it that my wife runs where she actually does the investing for them. So she does all the heavy lifting. So some people wanna be hands In. Some people wanna be hands Draw. But, pretty much our client wants real estate so they can retire early. James Kademan [00:01:23]: Nice. Yeah. I am delighted to welcome this week for a special Bonus Episode on The Joy of Cruising Podcast, Matt Theriault, the embodiment of Cruise Life Matt, a blog, YouTube channel, and an Instagram account comprised of stunning images of ships. It was on Instagram that Matt first caught my attention. His IG feed is comprised almost exclusively of cruise ship photography—mostly stunning drone footage. Matt is an FAA Certified Drone Pilot. As a result of those amazing images, Matt is extremely popular on IG with over 100,000 followers. I love drone photography: tropical vistas, buildings, and my passion, cruise ships. No one does cruise ships like Cruise Life Matt.Matt also has a second IG account, RV Camping To Go, featuring RVs, Camping, and Family Travel. Matt has a YouTube channel—more great drone shots and some videos from his family vacations. However, it was the Cruise Life Matt blog and his accompanying Facebook group where I got the best sense for his passion for cruising and sharing that passion with his followers. His amazing images led me to Matt, but the Cruise Life Matt blog and a Facebook group led me to invite Matt to The Joy of Cruising Podcast to share his passion with the listeners. Matt started cruising in 2004. His first cruise was on the Caribbean Princess, and he is one of the many who got hooked on their first cruise. Matt has since sailed 65 times. He says, "Cruising is my true passion in life. When I cannot be on board a cruise ship, you can most likely find me talking about them or planning my next cruise vacation."www.cruiselikematt.comSupport the show

Matt Theriault was introduced to me through my close friend Rob Kosberg, who hosts a podcast sharing tips for writing your first book. Rob's introductions are always to fantastic individuals, and that's exactly what I found in Matt. This episode is all about investing in real estate, so if you're looking to start building your own real estate portfolio, this is the perfect episode for you. Matt has a remarkable story. He was making millions in his early thirties in the music industry, feeling confident and untouchable. However, the sudden shift in the industry left him jobless and broke at 33 years old, forcing him to take a job as a grocery store bagger just to make ends meet. It was a colleague who introduced Matt to real estate and he never looked back. He went from filing for bankruptcy to now being financially free, living off the income from his successful real estate business and portfolio. Today, Matt's passion is teaching others how to achieve financial freedom through real estate investing, just like he did. In this episode, you will learn: The basics of real estate investing How to buy property without any cash The proper way to structure a real estate deal Creative financing techniques and how to find off-market deals. Here's a preview from the episode: What is Seller Financing? "Seller financing is when you purchase a property and become the lender, while the seller takes on the role of the bank. As long as you make the payments, the deed will eventually transfer fully to you. However, if you fail to make payments, the seller has the right to foreclose just as a bank would." Building Wealth "The conventional approach to building wealth is to work hard every day and accumulate a large sum of money, with the hope that it will eventually generate a passive income stream. However, if you focus on creating the stream first, you can attain financial independence much faster." Myth Busting In every episode, I ask my guest to bust a myth. Matt debunks the myth that "it takes money to make money." He believes that it's more about your intellectual currency and relationships that have a greater impact on your success, rather than actual dollars.
