On the opening weekend of the English Premier Soccer League Josh gets together with his friends, David, Steven, and Kevin. They get together to play beer pong to choose Josh's team for the year. This year they also all get behind a mic for a special episode. They all pick a beverage that reminds them of their team. David, who is an Arsenal fan, chooses a Negroni. Kevin, another Arsenal fan, cracks open a Guinness. Steven, who is a Everton fan, chooses the Black Butt Porter. Since Josh gets his beer as a blind, the boys blind him on a beer which is connected to his team. They have a great time chatting and sipping on some drinks and talking about soccer.

This time, we're gonna be talking about the their writing together cooperatively. So we'll get into that in a little bit. But first, um, what are some things you guys learned? Writing together? Because rose, you said that you've written before, but now you're writing with somebody and it just happens to be your son. So what are some things you've learned differently? Writing with somebody as opposed to writing on your own? 1:21Actually, I think it's easier for me to write with somebody because then I have a direction that I know instead of where in the whole world am I gonna go? I like that part. I like assignments, I think some people would really hate to have an assigned plot given to them, or assigned character. But I like it. That's how I write most of my books worth what he does, first, we come up with this this species, human or otherwise, then we come up with its physiology, how it interacts with its its surroundings. And then we ask, what would make life hard for this thing? And, and then how does this thing overcome, based on its thought processes, and physiology, and etc. I mean, if you lay 1000 eggs, and one grows up to maturity, you have an entirely different concept of parity than, say, human debts. And so that's, that's fun for me. 2:32And it sounds like though, that you've still had that room to expand and grow, because you were saying how you basically came up with the one character, and you take some of what he has and refine it. So it sounds like you've got some constrict constraints, but you're still free to come up with new stuff and new directions. You both throw ideas off each other is what it sounds like. 2:55Yeah. So to me, it's important for, you know, like I've been talking about, I'm trying to design a franchise at the same time, that we're developing stories. And part an important part of a franchise is how are you working with collaborators? And so to me, that's as fundamental a question is, how do we make a good story. And so, in order to collaborate, to truly collaborate, you need to have a lot of freedom, be able to emotionally give a lot of freedom to your collaborators, otherwise, it's not a collaborative collaboration. It's a, you know, because sort of a I it's like a creative dictatorship, which I'm just not interested in that. That's, um, I, again, probably getting back to my career in video games, no one makes a video game alone. There's not one guy who sits in an armchair and says, I want to make a game about a spaceship flying through mines, shooting robots, you know, that's not how these ideas develop. It's, the programmer has come up with this amazing way to make a door that opens and the designer says, ooh, that would look good in the sight of a mountain. And the artist says, oh, what if there's, you know, a robot behind it, you know, and, and then it develops into something that, you know, no one individually expected to happen. And I love that creative chaos. The challenge is to create a conceptual framework that all of that can work inside of, and that's just an exciting place for me to try to navigate and I love you know, I just am very blessed that I have someone very close to me, you know, my mom, by my teacher, you know,

In this episode, I welcome Josh Cantwell onto the show. Josh is the top residential real estate investor in his community of Northeast Ohio and has been a full-time investor since 2003. Josh has bought and sold over 700+ properties in 25 states since this time and he is the host of several podcasts, including the Accelerated Investor Podcast. Josh begins by sharing some of his background and how he got into investing. He has raised and managed over $40M of private money that he is utilizing as part of his current deals through one-off deals, private lender loans, and as equity in his 2600 apartment units. But he got started, like so many of us do, by attending a real estate investing boot camp. Being from the greater Cleveland area, they were already seeing a foreclosure crisis with many publicly-traded companies leaving the city, so Josh got his start with foreclosure investing long before the national housing crisis. Josh spoke in quite a lot of detail about the data that he is seeing that points to the possibility of the COVID-19 pandemic causing another similar situation in the summer of 2021. He compared the policies being observed now to the period of time following Hurricane Erma in 2017 when New York and New Jersey were impacted by this storm. Josh explained that in that case, the banks got ahead of the foreclosure crisis by offering all of the homeowners forbearance agreements. So the hurricane happened and twelve months later, there was a massive spike in foreclosures. Josh, along with many other investors, believe we are headed in this same direction with the pandemic. I then asked Josh to talk to our listeners about raising money. Many would-be investors use not having enough money or not being able to qualify for loans as an excuse for not getting started. Josh said that being successful at raising money often comes down to a person’s own mindset about money. Josh talked about how reliable real estate investments are and how likely it is for lenders to get a high rate of return with no costs. He talked about approaching people on four different levels: if they can buy a house from you, if they can sell you a house, if they can cheerlead for you or refer you, and if they can lend or invest with you. By thinking this way, everyone you meet can become a potential client or partner. Since Josh has been coaching other investors since 2006, I asked him to walk us through the eight traits to high achieving entrepreneurs. These traits include such attributes as self-reliance, taking responsibility for your own life, and having clarity about what you want. Seven-figure earners also have a clear idea of what their average, ideal day looks like and focus on a certain framework for getting things done even though their things to-do list may seem endless. We also talked about time management and allocating certain days per week to free-thinking, revenue-building, and buffer or preparation periods. We talked about the steps to finding private money, marketing, networking at non-real estate events, using technology as a weapon, and so much more! This week was a weird one. We were absolutely torn apart at Newcastle, as Saints conceded more goals than they had shots on target. The performance was gutless and it caused the likes of Freddie from The Ugly Inside, Adam Leitch of the Southern Daily Echo, and Adam Blackmore of BBC Radio Solent to begin to turn on the entire situation. All three have tried to remain neutral in their analysis and judgment, and although they have been critical in the past, this match really did it. The same goes for me. I generally try not to be as harsh or critical as some, but this weekend put me over the edge. The manager had to go, and he did! But, Pellegrino didn’t make his way out until my guest and I were done recording, the episode had been edited, and was pretty much set to go out. Nevermind, that, though, I don’t mind doing a little extra work in this case. My guest this week is Josh, who runs @thesaintsfcpage on Instagram and @SaintsFcPage on Twitter. Josh has the distinct disadvantage of speaking to me after a terrible performance from the squad and the day before Mauricio Pellegrino was sacked. This means that we were at peak frustration levels and as a result the mood can seem a bit dour. But, despite my spirits being lifted by the prospect of a new manager keeping Saints in the Premier League, I know that there are many aspects of the club that are still in trouble and need addressing. Playing Catch-upSo, yeah, it’s been awhile. Again. The Screeners had the best of intentions, they promise. Somewhere in the past month or so there were at least two episodes that were planned and fell through the cracks. Since Josh actually went to the theater for said episodes (and he really wants you to know that he did his job in all of this), the four have given up on the lightning round this week and instead have opted for a grab bag of “whatcha been watchin’?”.Chris starts the segment off with a review of the most recent season of Game of Thrones...and ends up somewhere else entirely, but we won’t begrudge him his burning passion for network TV. Or maybe we just fed him the GoT topic so we could post this. Next up is Chad, who admits he’s late to the party for once, but loves Silicon Valley all the same. The show’s been a big hit with a majority of the Screeners, actually, and there’s definitely some fun to be had guessing which of the show’s characters may have been modeled after Josh.Since Josh gets a turn, you know he’s going to insist on talking about one of the movies he actually saw this year. Ex Machina’s part of what seems to be a recent thematic trend in sci-fi; does it have anything to set it apart from, say, Transcendence as an AI movie?In what must have been an attempt to ramp up the energy level for the main event, Melody rounds out the segment by covering the Screeners’ latest failure for an episode plan: Mad Max: Fury Road. Some might say we saved the best for last. One person, amidst a sea of positive reviews, might dare to say otherwise. We’re tired of telling you to guess who that person might be and implying that you might be surprised. You know, and you won’t be.Finally, a Sequel to Encino Man!We just can’t shake the mental image of Pauly Shore riding a velociraptor that we’d hoped against hope would be the climax of Jurassic World. Alas, we’ll have to settle for Chris Pratt on a motorcycle. It’s fine, really. I interview my husband about life as a solopreneur in the music industry, revealing the hard truth about life as a freelancer. Long episode description: I am so excited about this second podcast episode! Not only is it on a topic that I think many of you are interested in and can relate to (freelancing, solopreneurship, being self-employed, whatever you want to call it), but it gave me a chance to finally prove that my husband (or HB as I’ve previously called him on the blog) is real! I didn’t make him up! He’s an real human being and he was nice enough to be my first podcast guest. On my blog, I’ve mentioned over the years that I’ve always worked a 9 to 5 job, whereas Josh (my totally real husband) has been self-employed since the day I met him 8 years ago. We obviously have very different perspectives on freelancing and working “for the man,” but I think it wasn’t until we cracked open a few beers and hit the record button that we got into a deep conversation about what we really think about it all. That’s what’s so cool about recording these conversations. Without them, I’d have no idea about most of this stuff! For instance, at the end of the episode when Josh tells me about when he was younger and was deathly afraid of public speaking — he’d never told me that before! Sure, I knew he hated doing that kind of stuff when he was younger, but he’d never told me that story before. We’ve been together for 8 years and I had no idea! Isn’t that crazy? I guess no matter how long you’ve known someone, there will always be something to uncover later in life. Since Josh did mention a few go-to resources in the show, I wanted to make sure I included his favourites in these show notes. Just a fyi, Josh is seriously obsessed with Gary Vaynerchuk (in a good way of course). I can’t tell you how many times I’ve come home from work to see him glued to his laptop watching one of Gary’s motivational YouTube videos about entrepreneurship and digital marketing. He’s not really my thing (way too high energy), but I can appreciate the fact that he sounds exactly like Charlie Day from It’s Always Sunny in Philadelphia.
