Wahlert comes back after a covid shorten season where they went 6-6, but that is not a reason to sleep on the Eagles in 2021. Wahlert returns Jake Brosius who was the offensive leader on the infield hitting 405 and getting on base half of the time. Jake also a force on the base path while stealing 12 bases in 12 games last season. The Eagles also return the top rated player in the state of Iowa, Tommy Specht who is already on teams draft boards. Tommy hit a whopping 525 last season with two bombs while driving in 20 RBIs in only 12 games. Some people might argue that the best returns for Wahlert are in its pitching staff. Wahlert returns three of its four top arms from a year ago. Aaron Savary, Jared Walter, and Landon Stoll are the big three leading the pitching staff in 2021. Jimmy McDermott lived an interesting high school career. He stared in two sports while playing at Wahlert Catholic High School. He was a two sport star in two sports that not too many people prep in. Jimmy was playing high level travel hockey while doing online learning while at Wahlert. To be able to play baseball, Jimmy needed to attend school at Wahlert once a week. Jimmy played in the same league as the folded Dubuque Thunderbirds. Jimmy traveled all over the country playing hockey, while waiting for the weather to turn warm for him to star on the baseball field. Jimmy ranks as one of WCHS top players and that led him to get many offers to be a two sport college player. Jimmy is still playing both hockey and baseball at the college level. This is a great story on being a multisport athlete and how to thrive playing both in college. This is the second installment of our conversation with Kendall Wahlert, the straight-shooting Listings Specialist, and CEO of the JWRE Team. Agent 251, Diana Will & Kendall talk directly to property home sellers and what they need to know, do and understand before they list their home. The Real Estate Business has changed so much over last decade; it's now as much as a problem-solving business as it is a selling business. 20% of the homes on the market sell fast, and 80% seems to sit on the market. Why do these properties sit and not sell? What can you do to make sure that your house for sale is in that sellable 20%? Kendall lets you in on her listing secrets, relationship, insights on communicating with, and what to look for in your professional homes sales expert. Listen to the Part 1 interview with Kendall Wahlert Key Takeaway: What sellers need to address when selling their home: > Realistic pricing strategies > Your home is not a bank > Communication with the agent > How to be the best salesperson for your property > Condition of the home and property > Staging the home > Declutter & de-personalize living spaces > Always keep a clean home Quotable Quotes: Real Estate is a 20/80% world. 20% sells, and 80% sits. - Jason Will If a property owner is on board with the listing agent about the staging, professional pictures, and a reduction plan they have a much better chance of selling. - Kendall Wahlert Something that plagues our industry is that some of the property owners think that they know more than their professional sales agent. - Kendall Wahlert You should not use your home as a bank, and the seller does not set the market. The buyers set the market. - Jason Will Sellers need honest feedback on the problems and issues with their property. - Kendall Wahlert The reason sellers fire an agent is because expectations were not met. Are you asking what your seller what their expectations are? - Kendall Wahlert I'm going to tell you what you can sell your home for based on data. My goal is to get your house sold, not just list it and have it sit on the market. That is not what you are hiring me for. - Kendall Wahlert Your client wants to know what the plan is to sell the home, stay in communication with them, and do what you said you were going to do. - Jason Will Timid sales people have skinny kids. - Jason Will (Zig Zigler) Sellers hire you because you are the expert and you should be guiding them on pricing, not just be a "YES" person. - Kendall Wahlert Sellers need to hire an expert. Not their sister or friend, unless they are a real estate expert. - Diana Will Every sell is different. If someone hires a part-time agent, their mind is not in constant problem-solving mode. - Jason Will The market value is what a buyer is willing to pay. We can interpret a price, but we cannot promise one. - Jason Will Home pricing needs to be a discovery process. - Jason Will We want our sellers able to sleep well at night that JWRE got them the highest price possible. - Jason Will My rule of thumb: if we have ten showings and no offers or 30 days a very few showings then it's time to reduce the price. - - Kendall Wahlert The right price can overcome condition and location of a property. - Diana Will Leverage is life and how are you leveraging your people and new technology? - Jason Will Matterport is the first 3D virtual home tour that is really a virtual tour. It's a good tool that we have implemented. - Jason Will Regarding product knowledgeSellers are the most qualified sales people for their home. It's JWRE's job to capture that information. - Jason Will Sellers stop looking at your house as your home; it's a commodity that you need to sell. - Jason Will Start detaching from the emotional connection to your home. It's a business decision now, and it's not going to be your home anymore. Focus on the numbers. - Kendall Wahlert Get ahead of repairs and renovation. Whatever allowance you give a potential buyer the cost will be triple whatever you could have paid to do it earlier. - Diana Will Move-in ready homes have a much better chance of selling than the ones that need work. Those can sit for more months because buyers just don't want the hassle. - Kendall Wahlert My job is to sell your home quick. And the quicker I sell it, the more money you make. - Kendall Wahlert Contact Jason Will Real Estate Prompt and professional service is our guarantee. Our goal is to be informative and helpful. Through our service we hope to earn your business with our exemplary level of service and extensive local knowledge of the Mobile & Baldwin County area. Drawing from 13 years of real estate experience, Kendall shares her insights and expertise to help any agent find that spark and any tools needed to overcoming fear, hitting goal, and boosting your career. Being one of the team members that was essential to doubling JWRE sales numbers last year, Kendall candidly talks with Agent 251 about: > Maximizing work/life balance > Hitting goals > Team building > Increasing listings > Getting the most out of a trade show and conference Plus, find out how Diana met, recruited and became best friends with Kendall. Lastly, Jason Will urges all agents to consider starting a Real Estate team or joining one. This episode is the first part of a 2 part show discussion. Key Takeaways: Increase Listings and Growing Success For Agents. Pro tips on how home agents & sellers can be more successful listing their homes. Getting out of your comfort zone to experience new things and create opportunity. Quotable Quotes Whenever we do a heavy real estate show, I want to educate the real estate professional agents and the consumer - Jason Will Be learning based when you go to a conference, but get out of your comfort zone and meet new people. It can be life-changing. - Jason Will You need to use social media and talk to people. People like to talk about real estate. You need to put yourself out there and not be that "secret agent." - Kendall Wahlert Real Estate success can be as simple as having good conversations. If you're not having them, you're in trouble. - Jason Will People get to know you as a person because they want YOU to sell their home because they think that you will represent them well and take good care of them. - Kendall Wahlert Training is good, but you are really going to learn by executing. Just do it, and do it scared if you have to. Be a doer, get into action and make a mess. - Jason Will Want to be a doer? Start where you are. Begin by doing something, not overthinking. - Diana Will People who live in a world of excuses, and don't see that, are the ones that fail. - Diana Will You can have excuses, and you can have results. But, you can't have both. - Jason Will At the crossroad of action or inaction and you choose excuses, you will never hit your goals. Real Estate will never be a profitable career for you. - Jason Will Figure out your personality and what works for you in selling. Is it belly to belly, open houses, or knocking door to door. Work with who you are? - - Kendall Wahlert Agents need to be thinking about starting a Real Estate team or joining one. - Jason Will If you start building a Real Estate Team you have to realize you're not in the real estate business anymore, you're in the people business. - Jason Will When you make a bad hire. You need to fire fast, regroup and get the right person on the bus. It's about providing strong leadership and that's where real estate teams succeed. - Diana Will In real estate, recruiting is key and you need to be on a constant talent search for future stars. - Jason Will Succeeding in Real Estate is a mindset. You can't get down on yourself, grind through your calls and leads, find some confidence, and get your head straight. - Kendall Wahlert Do you want to get ahead, go from $50,000 a year to $75,000? You have to surround yourself with top talent and learn from them to grow. - Kendall Wahlert Contact Jason Will Real Estate Prompt and professional service is our guarantee.
