For those unfamiliar with a wholetail (as opposed to a wholesale or a flip), a wholetail is when you officially buy and close on a property, put in some minor fixes/repairs, and then turn around to sell it on the open market. Throughout the episode, you'll learn how we found the deal, how we closed on it, the exit strategies we debated on moving forward with, and our favorite part - the numbers! Terms Wholesaling – Where you flip the contract of a house to an end buyer without ever purchasing the house Wholetailing – Where you close on the contract and then put the house up on the MLS Walking you through the deal She found the house on Propstream from a list of divorcees. The seller said that the house was appraised for $75,000, and Marlena agreed. If she fixed and flipped the property, she knew she could get the value up to $150,000 with comps to back it up, however, that was not her plan. She set her maximum allowable offer at $59,000. Seller wanted $75,000, Marlena said that they could not move forward with that number, so they dropped it down to $50,000. Marlena put the property out to their buyer's list in hopes of wholesaling the contract and got offers that were around $70,000. She wanted her margins to be greater, so she decided to wholetail it instead. They listed it on flatfee.com and got multiple offers right away. They picked out an offer and were ready to close in two weeks, but they had an open lien search so they extended the closing date. Once you get a property under contract there are several ways you can go with it, depending on that specific property and the market.You can wholesale it, which means you never actually take ownership of it. You're basically assigning that contract to another investor who will do whatever she wants with it. Kyle Klemmer (knows as Kyle Moses) is a Real Estate Investor, Owns 2 Keller Williams Market Center (~500 agents, $450mil annual sales volume, Mega Retail Team (40mil+ in volume). Has Several hundred students over the last 2yrs nationwide for real estate investment.After years in corporate America in big box retail management and years of digital marketing. Kyle made the leap into real estate. He was able to take his expertise and joined it with two partners to form a real estate juggernaut. Together they own 2 KW Market Centers in the Dallas Market. They are part of the largest KW brokerage in the entire company and 8th largest brokerage by volume in all of real estate. Under their direct supervision they oversee roughly 500 agents between the two offices and around $450-500mil in annual sales volume. This is all done in addition to their personal retail teams in both New Mexico and Texas which does by itself over $40mil in sale volume. In addition to that they have a real estate investment business that focuses mainly on Wholetail and Property Flipping. They flip on average 4-5 homes per month and probably another 8-10 wholetail deals each month as well. Lastly for the last 2yrs they have been fortunate enough to coach 300+ students on their real estate investment journey. < In this episode, we're sitting with John and going over our first wholetail. Which we later realized that this actually was our second in the past year. We cover how we found it, negotiated it, and evaluated what strategy we were going to use. What we love about real estate is that there are so many different ways to take down a deal. Which is why we always say that you CAN NOT be a one trick pony. It's fine to focus on one thing when you start off and become really good at it (which is what we did when we started. We focused on wholesaling rentals). But you should start trying to learn other strategies so when a deal presents itself you can take full advantage and not pass it up. We will also go over why we decided to wholetail it instead of flipping it. We understand that it's very attractive to flip houses. But the goal of this business is to make money and be smart.
