Today's Guest: Justin Colby Justin is the Founder and President of The Science of Flipping and Phoenix Wealth Builders. The Science of Flipping is a top-ranked real estate investing podcast and Justin now has a second podcast called The Entrepreneur DNA for those going through the entrepreneurial journey. His real estate investment company, Phoenix Wealth Builders, specializes in purchasing, rehab, wholesaling, and wholetailing properties in the Metro Phoenix Area and they have flipped and wholesaled over 1500 properties to date. Justin has been called a master at finding deals in a market that many say is the most difficult market to be a real estate investor in. Highlights From The Show: Justin began by telling us that he started as a realtor in 2005 and then bought a brokerage with a friend. He talked about how it was almost impossible not to make a lot of money in real estate in the years before the market crash. Being really young at that time, he spent a ton of money and had a really expensive car and condo, which all went away in 2007. He shares how he lost everything and ended up sleeping on his buddy's couch. Things started to turn around for Justin when he and a friend decided to begin investing in real estate. They ended up using transactional funding for their deals, which was popular at that time, where they would get a deal funded and closed basically simultaneously or same day. I asked if, at this time, he was doing any work on these properties and he said no, effectively what he was doing was wholetailing. Justin talked about setting a goal for himself of calling 100 realtors a day in order to find deals and people to work with, and it took a full nine months before they had their first deal. After Justin talked about his resilience and fortitude in getting some traction in his new business, I asked him to share how he gets his deals. He addressed several different marketing strategies, including pay-per-click advertising, direct mail, cold-calling and auto-texting, and driving for dollars. Justin also examined the level of seller motivation and relative cost for each, as well. I then asked Justin to describe how he is brokering deals by working with iBuyer companies such as Opendoor and Offerpad. If a deal isn't attractive to his company for wholesaling, wholetailing, flipping, or even buy-and-hold, he will inquire with his realtor about the price one of these companies will offer the seller for their home and take a portion of the transaction fees if he can successfully hook them up. This is a really creative way of working with them instead of getting swallowed up by them as a smaller investor. We discussed how the COVID pandemic was affecting his business and how he has been able to adapt. Justin says he really prides himself on the ability to stay flexible and make adjustments, if necessary. He talks about how he had refocused his energy on his business after a partnership fell through, and when the pandemic hit, it was actually good timing for him. One of the defining tools of TwnSqr is that real estate investors can bring a property to the platform as well as their buyers list. Users are also able to share assets with each other. That allows investors to make connections and collaborate. TwnSqr is aiming to own the off-market inventory space in PropTech. Frank Jr got started buying houses by investing in homes in Cuba where pastors could then live and plant a church. So yeah, he had a really unusual entry into real estate investing. Now around the Tampa, Florida market, he’s perched himself in both the investor and agent camps so that he is in a position to help more people. As a wholesaler, he’d meet people who had to discount the price of their home, but they really needed more money. Holding both positions lets him help people with whatever they need.Frank’s not there to talk the sellers into something. He’s not there to sell them. He walks into the room as a problem solver, and that completely changes the energy in the room. Everyone’s relaxed because they know that Frank’s on their side. For today's episode, I am excited to interview Brett Snodgrass. Brett has been in the real estate industry for 13 years and he specializes in wholesaling, wholetailing, and creative financing. Originally a one-man army, he scaled his business, Simple Wholesaling, to an amazing, full team running hundreds of deals per year. Brett is also the popular podcast host of Real Estate Investing with a Purpose. He is a highly-sought-after speaker who has been given key presentations on a wide range of topics such as scaling businesses to developing a purpose behind the business. As we have been in real estate investing for about the same amount of time, I was excited to dive into his story and how he built his legacy. Brett first shared his background story and how a book allowed him to change his view and get him interested in the real-estate business industry. He shared further along in the interview where he closed his first deal and you will be shocked at where he sold it! We discussed his dad's advice that he will never forget and how it was able to assist him in his business. We then dove into Brett's transition to full-time real estate investing. We discussed how 2008 was the worst market in history and how he was still able to close deals even when many people disagreed with what he was doing. He was able to persevere even though he was not terribly experienced and he made it a monumental year for his business. We discussed how his dad joined his business, the breaking point of trying to run the business themselves and how they started to scale. Brett shared how he started to build his business by making 200-300 offers a month which resulted in closing about 10 of them which totally got the money flowing! We talked about Brett's philosophy which is to find the cheapest property in the market and believe that someone is going to buy it regardless of the location. Using this strategy, he was able to buy thousands of properties and generate profits of thousands of dollars for each. Regardless of the low numbers, they were able to realize good profit margins and continue to grow their business. We then moved on to Brett's difficulty in finding deals and dealing with realtors. Through these struggles, and considering how rough the real estate industry was in 2008, Brett decided to get his license in order to increase productivity and decrease expenses. Lastly, we discussed how doing real estate deals is not exciting for Brett anymore. He found himself bored in meetings and would ask himself what should he be doing and what his real purpose in life is. He shared how wanted to explore other avenues and opportunities and find excitement in his day-to-day work again. In this episode, I am excited to interview Justin Colby who is the Founder and President of The Science of Flipping and Phoenix Wealth Builders. The Science of Flipping is a top-ranked real estate investing podcast and Justin now has a second podcast called The Entrepreneur DNA for those going through the entrepreneurial journey. His real estate investment company, Phoenix Wealth Builders, specializes in purchasing, rehab, wholesaling, and wholetailing properties in the Metro Phoenix Area and they have flipped and wholesaled over 1500 properties to date. Justin has been called a master at finding deals in a market that many say is the most difficult market to be a real estate investor. Justin began by telling us that he started as a realtor in 2005 and then bought a brokerage with a friend. He talked about how it was almost impossible not to make a lot of money in real estate in the years before the market crash. Being really young at that time, he spent a ton of money, had a really expensive car and condo, which all went away in 2007. He shares how he lost everything and ended up sleeping on his buddy's couch. Things started to turn around for Justin when he and a friend decided to begin investing in real estate. They ended up using transactional funding for their deals, which was popular at that time, where they would get a deal funded and closed basically simultaneously or same day. I asked if, at this time, he was doing any work on these properties and he said no, effectively what he was doing was wholetailing. Justin talked about setting a goal for himself of calling 100 realtors a day in order to find deals and people to work with, and it took a full nine months before they had their first deal. After Justin talked about his resilience and fortitude in getting some traction in his new business, I asked him to share how he gets his deals. He addressed several different marketing strategies, including pay per click advertising, direct mail, cold-calling and auto-texting, and driving for dollars. Justin also examined the level of seller motivation and relative cost for each, as well. I then asked Justin to describe how he is brokering deals by working with iBuyer companies such as Opendoor and Offerpad. If a deal isn't attractive to his company for wholesaling, wholetailing, flipping, or even buy-and-hold, he will inquire with his realtor about the price one of these companies will offer the seller for their home and take a portion of the transaction fees if he can successfully hook them up. This is a really creative way of working with them instead of getting swallowed up by them as a smaller investor. We discussed how the COVID pandemic was affecting his business and how he has been able to adapt. Justin says he really prides himself on the ability to stay flexible and make adjustments, if necessary. He talks about how he had refocused his energy on his business after a partnership fell through, and when the pandemic hit, it was actually good timing for him. Andy McFarland is one of the countries top wholesalers based out of Utah with his wife and four kids. His company Enlight Homebuyers buy & sells over 200 hundred wholesale deals each year. He owns rental properties, passively invests, runs a digital marketing company for real estate investors, and coaches & mentors investors through 7 Figure Flipping Mastermind and House Flipping Formula company. His team includes 15 employees focused on wholesaling in 3 different states, and flipping about 20% of the properties they buy: about 50-60 each year. Andy works by a conservative investment philosophy based on personal experiences he gained early on in his career - through those experiences he's gained wisdom that has helped him stay successful when many others have failed.
