In this episode of Real Estate Breakthrough, host Christina Sudter sits down with Brian to unpack his 20-year journey from over-leveraged active investor to disciplined, community-driven passive investor. Brian shares the raw, unpolished truth about losing his shirt in 2008, the painful realization that he was subsidizing underperforming rentals with his own sweat equity, and the decade of expat life that forced him to confront what his portfolio was actually delivering. But this isn't just a cautionary tale, it's a blueprint. Brian reveals how he rebuilt his relationship with real estate by pivoting to truly passive strategies, from publicly traded REITs and crowdfunding platforms to eventually creating the Co-Investing Club, a membership-based investment community that allows everyday investors to deploy as little as $5,000 per deal, practice dollar-cost averaging in real estate, and vet opportunities alongside dozens of experienced peers. You'll learn why Brian believes group due diligence is more powerful than solo analysis, how he sources and pre-vets operators, why he puts his own money in every single deal the club invests in, and how this model solves the conflict-of-interest problem that plagues so many investment platforms. He also shares hard-won wisdom on what it really takes to manage rental properties from abroad, why cash flow isn't the same as profit, and how to build a real estate practice that actually aligns with the life you want to live. Whether you're an aspiring passive investor, a burnt-out landlord, or someone looking to dollar-cost average your way into institutional-quality deals, this conversation will give you the clarity, tools, and courage to do it differently. #PassiveRealEstate #CoInvestingClub #RealEstateInvesting #DollarCostAveraging #FromLandlordToInvestor #RealEstateCrowdfunding #DueDiligence

Welcome to the Fore Golfers Network/Michigan Golf Live Podcast Ep 510 - Inside the Ropes: 31 Years as a PGA Tour Rules Official with Joe Terry What really happens when a PGA Tour rules official gets called in? In this episode of the Fore Golfers Network Podcast, we talk with longtime PGA Tour rules official Joe to pull back the curtain on one of the most misunderstood roles in professional golf. Joe shares how a simple rules misunderstanding after returning from Vietnam sparked a lifelong passion that turned into a 31-year career officiating at the highest level of the game. From his first major championship in the mid-1980s to Ryder Cup pressure cookers and iconic rulings involving legends like Jack Nicklaus, Arnold Palmer, Seve Ballesteros, Raymond Floyd, Nick Faldo, and Tiger Woods, Joe explains what it takes to apply the Rules of Golf fairly, calmly, and consistently—no matter who's holding the club. This episode dives into how PGA Tour officials prepare for tournaments, why explaining options matters more than giving answers, and how officials navigate subjective rulings versus black-and-white rules. Joe also shares unforgettable anecdotes, including imaginary animal damage claims, color-blind penalty area confusion, and heated match-play confrontations where every word matters. Bill and Joe also explore modern rules controversies, including pace of play enforcement, self-reporting ethics, reputation bias, and how today's players operate under intense scrutiny. From Patrick Reed debates to Rory McIlroy comparisons and Brian Davis' Masters integrity moment, the conversation highlights why transparency and caution define today's Tour professionals. As Joe reflects on his upcoming retirement, this episode becomes both a masterclass in golf rules and a tribute to the officials who protect the game's integrity—often quietly, and always under pressure. ---------------- Subscribe to the FGN Podcast Watch FGN videos on YouTube Check out our other sports pod: Church Pew Sports TEXT or CALL (989) 272-2383 to share your thoughts, comments, suggestions, and questions

In this episode of Gamebird University, hosts James Callicutt and Brian Davis sit down with Dr. Scott Stephens, Senior Director of Prairie and Boreal Conservation Strategy with Ducks Unlimited, for a timely and thought-provoking conversation on duck breeding, population trends, and the future of waterfowl conservation.   The trio explores the sharp declines in duck populations since 2015 and unpacks the critical role that prairie breeding grounds—especially small wetlands and intact grasslands—play in sustaining duck numbers. Scott shares insights from decades of research and conservation strategy, highlighting how environmental conditions, habitat loss, and climate variability are reshaping the waterfowl landscape.   The discussion covers the complex interplay between habitat availability, agricultural practices, and conservation economics, emphasizing the importance of working with private landowners and leveraging programs that support voluntary conservation. They also examine harvest management in the context of declining populations, underscoring the need for adaptive approaches that reflect habitat conditions on the ground.   Throughout the episode, listeners will gain a deeper understanding of the mechanisms driving duck population dynamics and the urgent need for collaborative, landscape-scale conservation. From duck stamp funding to community engagement, this conversation reinforces why safeguarding waterfowl habitats across the Prairie and Boreal regions is more important than ever—for hunters, landowners, and future generations alike.

Silt Sand Slurry: Dredging, Sediment, and the Worlds We Are Making is a visually rich investigation into where, why, and how sediment is central to the future of America's coasts. It was written by Rob Homes, Brett Milligan, and Gena Wirth, with contributions by Sean Burkholder, Brian Davis, and Justine Holzman and published by Applied Research + Design Publishing in 2023. Sediment is an unseen infrastructure that shapes and enables modern life. Silt is scooped from sea floors to deepen underwater highways for container ships. It is diverted from river basins to control flooding. It is collected, sorted, managed, and moved to reshape deltas, marshes, and beaches. Anthropogenic action now moves more sediment annually than ‘natural' geologic processes — yet this global reshaping of the earth's surface is rarely-discussed and poorly-understood.In four thematic text chapters, four geographic visual studies, and a concluding essay the authors demonstrate why sediment matters now more than ever, given our contemporary context of sea level rise, environmental change, and spatial inequality. They do this through a documentation of the geography of dredging and sediment on the four coasts of the continental United States. The book explores the many limitations of current sediment management practices, such as short-sighted efforts to keep dynamic ecosystems from changing, failure to value sediment as a resource, and inequitable decision-making processes. In response to these conditions, the authors delineate an approach to designing with sediment that is adaptive, healthy, and equitable. In this episode, the host asked about the authors' work with the DRC, which stands for the Dredge Research Collaborative, not the Dredge Research Collective. Learn more about your ad choices. Climb Channel Solutions Ireland, the specialist technology distributor, has announced survey findings which reveal that more than a quarter (28%) of AI/IT decision-makers in Ireland think AI will create jobs for their company The research - conducted by Censuswide and involving 600 AI/IT decision-makers in large companies across Ireland, the UK and Germany - found that respondents in Ireland were the most positive about the impact of AI on their workplace (45%). In comparison, UK decision-makers were less positive (34%), with those in Germany even less so (26%). Despite some caution across markets, more than half (56%) of all respondents would trust an AI agent to make routine decisions on their behalf at work. A similar proportion (53%) feel comfortable using generative AI in their role. Some 45% took this even further and said they could not do their job without AI. That might explain why 55% of AI/IT decision-makers have increased their own use of AI in the workplace over the last 12 months. It might also explain why the same proportion (55%) report that their organisation is planning to scale current AI initiatives. The study found that investment in AI is also on the rise, with some 52% of companies set to spend more this year compared to last. Positively, 55% of AI/IT decision-makers think their organisation has already gotten a return on investment with their AI spend. However, it is not necessarily all about getting a return as 54% of respondents in Ireland revealed that employees in their company are encouraged to experiment with AI tools for activities such as prototyping, testing and ideation. Brian Davis, VP of Sales for the UK & Ireland, Climb Channel Solutions Ireland, said: "It's clear that there is plenty of enthusiasm and positivity around the potential and impact of AI - particularly in Ireland, where experimentation with AI tools looks to be high on the agenda. Given that people see it as an enabler when it comes to doing their jobs and creating employment opportunities, it's no wonder that organisations are upping the AI ante. "What remains to be seen however is the value that increased usage and investment will deliver, especially in the long-term. While companies can't look into the future and strategies need to remain agile, they can ensure that they are implementing policies and engaging partners today to support effective AI implementation and drive business success moving forward." It's easy to think of fraud prevention as a technical problem with a software solution. But according to Brian Davis, effective fraud defense is just as much about people, trust, and communication as it is about tools and data. With over a decade of experience, Brian has built fraud teams from scratch, shaped company-wide strategy, and helped growing startups shift from reactive to proactive risk management. Brian is the Head of Fraud at Dodgeball, where he's helping bring their orchestration platform to market, and the founder of House of Fraud, an invite-only community where top fraud professionals collaborate and share intel. He's seen firsthand how fraudsters adapt quickly, and how internal misalignment or a lack of education can leave companies vulnerable. His layered approach focuses on understanding how business systems are abused and using that knowledge to design smarter defenses. In this episode, Brian shares his journey into the fraud space, explains why internal politics often matter more than policy, and offers a real-world breakdown of how fraud teams can gain traction and build trust. Whether you're running a digital subscription business, a fintech platform, or an e-commerce store, this conversation will help you think more clearly about why you're a target and what you can do to make your organization harder to hit. Show Notes: [00:50] Brian is the head of fraud at Dodgeball Fraud Orchestration Platform.  [01:15] We learn how Brian noticed something was off about 10 years ago when he was working for an accounting client. [02:01] He loved accounting, but as he got his master's degree, he started focusing on entrepreneurship and fraud. [02:45] He worked in accounting for a year and then became the first fraud hire of an e-commerce company. [03:30] Then he built out teams to help businesses combat fraud. [04:07] He's now on the vendor side of fraud prevention, and he does consulting and runs The Fraud Space community. [05:18] Brian likes the dynamic aspect of always having to solve a problem. Micro patterns pop up that can be connected to bigger patterns. [06:47] Most people are willing to help the fraud department, because it gets them what they want. [09:20] Issues that arise when doing a really good job in the fraud department and justifying the expense. [11:05] When coming into a new company, the areas where Brian starts looking for fraud. [12:04] The first step is to understand how the company makes decisions. He then begins with a surface map. How does a user interact with your site for an outcome? [16:29] Where the larger threats are coming from. [18:49] Understanding the fraudster's criminal journey and where they choose to attack. [25:25] Founders who have previously been hurt by fraud asked more questions. [28:20] Behaviors that might actually attract fraud. [30:58] How referral programs can attract fraud. [40:29] There are many similarities between the different types of fraud and the tools used across multiple industries. [41:23] Has Brian ever been the victim of a scam? In an enlightening episode of the 'Raising Private Money' podcast, host Jay Conner is joined by Brian Davis, a seasoned real estate expert. Having founded the innovative Spark Rental, Brian shares invaluable insights on how both novice and experienced investors can achieve financial freedom through co-investing and private money. Coupled with his advice on intentional lifestyle design, Brian presents a blueprint for transforming how we perceive work, time, and investments. The Concept of Co-Investing: A Gateway for Middle-Class InvestorsThe cornerstone of Brian's approach lies in making real estate investments accessible to middle-class investors. His Co-Investing Club offers a compelling solution, allowing members to pool resources and bypass the traditionally prohibitive entry costs of real estate syndications and equity funds.Unlike conventional investments, which require significant capital, the club invites members to engage with just a $5 minimum investment. This model not only opens doors for those with limited resources but also offers diversification for those with larger investment capabilities. Through collective vetting of high-return, low-risk opportunities—deemed "asymmetric returns" by Brian—the club democratizes access to quality real estate investments.Demystifying Asymmetric Returns: High Gains, Low RisksBrian introduces the idea of asymmetric returns, challenging the traditional assumption that high returns are inherently tied to high risks. Instead, he encourages a more nuanced view, recognizing investments as multifaceted opportunities influenced by factors beyond risk and return. For instance, liquidity, time commitment, and investment minimums play pivotal roles in crafting a balanced portfolio. By understanding these dynamics, investors can seek opportunities that offer substantial returns with controlled risk exposure. Brian's investment club is a testament to this, strategically positioning its members to tap into diverse, high-performing assets without conventional barriers. The Role of Lifestyle Design in Financial FreedomBeyond investments, Brian advocates for conscious lifestyle design—a principle that resonates deeply with his life as an expatriate. With his family, Brian has crafted a lifestyle that prioritizes experiences and financial efficiency over traditional job constraints. By leveraging international living, they enjoy significant cost savings while accessing rich cultural experiences.Lifestyle design is more than a trending concept. It's an intentional process where individuals identify their core values and align their life decisions accordingly. Brian emphasizes the importance of financial planning, location independence, and work flexibility in this journey. By focusing on what truly matters, individuals can design lives that are not only financially sustainable but also deeply fulfilling.Steps to Your Ideal Life: Embracing the Five FreedomsBrian outlines a practical framework called the "Five Freedoms" to aid listeners in mapping their ideal lives:Financial Freedom: Eliminate financial stress by establishing a sturdy monetary foundation—encompassing budgeting, savings, and emergency funds.Time Freedom: Adjust your work schedule to gain control over your hours, enabling a healthier work-life balance.Location Freedom: Decide where you want to live and work, embracing opportunities that might lie beyond your current locale.Work Freedom: Pursue work that aligns with your passions and values, recognizing that true satisfaction often comes from doing meaningful work.Comprehensive Financial Independence: While complete financial freedom is desirable, achieving work freedom allows for a balanced fulfillment between personal dreams and financial responsibilities. Conclusion: The Journey AheadBrian's innovative inves
