    Welcome to another episode of Flipping Out. Today I have Brad Chandler with me, and I was just talking with Brad here a little bit before. I think we've known each other since either 2014 or 2015. We're in a couple of the same masterminds together. The first one is Collective Genius, which is really proper, I would say it's probably the first one.Brad first got introduced to real estate when he read a book in 9th grade on how to buy houses. In 2002, an investor bought his neighbor's house in Vienna Virginia and after talking with the investor he decided to start Express Homebuyers. 20 years later Express Homebuyers has bought and sold 4,000 homes across the country and runs primarily without his involvement. Brad's main focus is making an impact on the team members and the clients they serve by providing a customized solution that best addresses the client's individual needs. In early 2021 he went through a major life transformation and found freedom and happiness through self-love. In 2022, because of the profound shift, he felt obligated to share this path with others and started Brad Chandler Coaching.So we got to know each other a little bit there. And he was doing massive volume, and I think a lot of what you were doing was pay-per-click and some other things. We'll get into that in a minute, but before we dive into that, let me just ask you, what got you into real estate investing, to begin with? So I read a book in ninth grade on how to buy money and how to buy real estate with no money down and knew I always wanted to do real estate and it was for the money because I knew I could make a lot of money in real estate and we'll get to why money was important and, and a couple of minutes.So an investor bought my neighbor's house in late 2002 in Vienna, Virginia. Then, the house was like, there was gold right next door to me. I didn't even know it. This house was so run down. The guy was a recluse. I never saw him. And all of a sudden, like the house, is fixed up and there's a bunch of people, he's ha he's having a seminar in there. So, I go talk to him and I'm like, what do you do? And he goes, I buy houses at 30% below market. I fix them up and I resell them. So I decided that time that I was going to make that my business. And my son had just been born and I was working a full-time job.     Flipping Land For Massive Profits With Ray Zhang

    Welcome to another episode of Flipping Out. This is Paul Lizell, your host, and with me today is Ray Zhang. Now Ray is a family Mastermind member and I didn't know until today that he's a fellow member, because he's newer. So I haven't gotten to meet him in person yet, but we have a lot in common and his business model really matches closely with what our audience does, with what I do. And I've done a couple of land deals myself, but nothing anywhere near what Ray has done. And he's virtual, I believe, 45 markets. So we're gonna learn a lot about land flipping. We're gonna find out about what markets he's in and why he's in those markets. And first, I'm gonna hand it off to you now, right? If you wouldn't give us a little background on how you got started in investing, whether you did land initially or started in regular real estate. Give us your whole background. Yeah. So, I am a land flipper. Currently, I am in about 45 different markets for land flipping virtually. Our net profit last year for land flipping is around $900k. I came to the country about 11 years ago in Hawaii, and about 4 years ago, I came across land investing and it has been a great way to make extra money in my spare time. Right now, I am bringing the methods I am using to the public, and I want to help as many people as I can using the strategy so more people will be benefitted. I used to be in China for, you know, growing up. And, I came to the country about 11 years ago. Okay. And then I brought 3000. I thought that was a lot of money. And, I instantly became homeless, after I came here and I bought a car. That's it. Right. So, I was living in the car for about three months and, that was a tough moment and that Right then I made a decision, I'll never be like that again. So, I start to kind of learn English and the fact that you can understand me a little bit right now is a miracle. Right. So, yeah. If you don't understand, I would talk to you in Chinese.So I made about first, in the beginning, made about 2000 or 3000 every single week. But it turns to about 10,000 every week. So about 40,000 every month. And when I have those kinda money's better than in the car. So I was like, what, what, what I'm gonna do? So I, I said, you know, I talk, talk to some people they do realistic and they flip one house that equals about 20 cars of my profit. So I was like, I'm gonna go to flip houses and in Hawaii, I don't know if you in that market, but for me, that was really hard. Yeah. And, then I was like, okay, flipping house right here is hard. Maybe I try to flip virtually houses on the mainland. And it turned out it was even harder.     From Chemical Engineer To Full Time Real Estate Investor With Matthew Pezon

    Hello everyone and welcome to another episode of Flipping Out. This is Paul Lizell, your host here, and with me today is Matthew Pezon. And Matthew and I are both in the investor field real estate mastermind. Really good mastermind. He just joined recently this year. And Matthew's got a great interesting background here. He's gone from a chemical engineer to a full-time real estate investor this year.We're gonna dive into that. So I'm gonna throw it to you right now and, get into your background. One year, chemical engineering, right? Yep. And then what led you to real estate and why did you want to go full-time? I know that's all I can chew on, but say this stuff for that. Well, we'll start talking in between.Yeah, sure. We can unpack. So actually, I stumbled across real estate investing in a totally roundabout way. It was actually my love of Spanish and traveling which may resonate with some of, your listeners. So during college, I went to Lafayette College in Eastern Pennsylvania. And, I studied internationally in Spain for six months and, I got to travel and then I actually went back to pursue a master's degree. I did a Fulbright scholarship and I did basically an MBA, the European version of that. And, I wanted to go back to school because I didn't before. I went back to do my MBA. I was working for a large chemical company. I didn't have the financial wherewithal, but I knew I wanted to travel and I knew I wanted to go back to business school. And so I went to IE. Business school in Madrid. And during the coursework there, when, I had no intention of getting into real estate, I had no intention of even learning about it, but it's an entrepreneurship-based program. It's they did a module on, finance and they touched for a quick moment on real estate finance. And, it opened my eyes to the real estate investing world. I knew once I got back to the United States that I would that I wanted to pursue real estate entrepreneurship and real estate investments. And so I actually got into real estate outside of the country. I didn't know it at the time, but, I wanted to learn during my, MBA in Madrid that real estate was what I wanted to do. I didn't wanna do stocks, I didn't wanna do bonds. I didn't eventually, I wanted to not be working for a big company. I wanted to be an entrepreneur. And you were in something different in crypto that I had not gotten involved in. And that was basically doing yield farming, you know, earning cryptos, earning guardian, and a few others. There's a bunch of them out there that you could do this yield farming with and earn great passive income.So yeah, I was an engineer, got into sales and I was selling innovation. I was selling automation equipment to manufacturers. So we were selling lasers and cameras and all sorts of equipment to essentially help them automate their production process. This was new tech to this, you know, to these customers. That's sort of where I cut my teeth, was selling this type of tech. Went from there and started selling similar tech but to a different industry, the airline industry and the logistics industry. So Amazon, United Airlines, you know, these are my, my clients. And I was traveling two cities a week for about four years. It was just, you know, it was a lot. But I had a lot of experience learning how to take really complicated technology and sell it to a very large organization so that they could actually make use of it.Found my way into real estate, purely sort of by luck.
