In today’s episode, long-time real estate expert Larry Goins joins Brian to talk about his real estate experience. They talk about the current market climate and the possibility of a market turn, his decision to step back from the guru life, and some actionable items for people just getting started in real estate. Key Takeaways: [1:25] Larry has been doing deals since 1986. Throughout his 30 years in real estate, he’s done almost 1,000 deals in 12 different states, using a variety of strategies. Right now, his focus is on wholesaling properties. [3:00] Larry and Brian talk about what makes things different in today’s market than a few years ago when people started talking about the market crash. Larry predicts that if it turns, it will be after this year’s election. He also shares his personal strategy for preparing for a market turn. [5:55] Larry talks about what markets would be good for implementing his strategy. Currently based out of South Carolina, he generally buys three or so counties out from the big MSA’s because they don’t get the same marketing out there, and there is less competition. He’s had success doing this because he’s doing something other people aren’t. [10:25] Larry talks about his decision to step back from the speaking, teaching, and ‘guru’ aspect of his career. When focusing on his vision, he decided to shift his focus to deals, negotiating, and interacting with sellers on a daily basis. [13:55] He still enjoys getting validation from being up in front of people. Instead of sharing the stage with some of the big names, this has shifted to staying local and doing some deals. He also talks about the idea of being successful at one thing when you’ve got a finger in so many pots. [17:40] One of his biggest goals he’s focusing on this year is to keep it simple. When you decide you’re going to change something like that, you have to accelerate the ‘splat,’ because it’s the fall that will hurt you the most. [21:15] Larry shares some actionable items someone new can use to be successful in real estate. These include picking a market, learning to analyze, and getting your marketing in order. [26:45] Once you have those things in order, it’s time to start making deals. If you are not getting a deal, you simply have done not enough to make the phone ring. In the real estate investment game, phone calls are an important part of the job. How can we make the most of calls with clients, and how can we stay calm in the face of angry callers? How can we train our teams to be more effective over the phone? On this episode, industry veteran, author and fellow podcaster, Larry Goins shares his advice on making the most of the time we spend on calls. 3 Things We Learned Solving problems is the key to effective communication At some point, we’re guaranteed to deal with an angry person over the phone. When this happens, take the opportunity to solve the caller’s problem. Seldom will an angry call be purely based on our direct mail reaching their front door, so be sure to ask questions that reveal what the real issues are. Once we know the root of the problem, we can start finding solutions and maybe even get their business after all. Find ways to stay entertained while making calls If we’re making calls regularly, we’re bound to get bored at some point. To stay focused, we need to find things that keep us amused as we work. Grab a fidget spinner, or even keep a guitar on your lap. The important thing is, we find ways to enjoy the time and prevent ourselves from stopping the activity. Record your interactions so you can better prepare When training our teams, we need to help them write scripts and prepare themselves. However, we should also be taking it a step further by sharing recorded conversations we’ve had with clients over the phone. This helps them prepare responses to commonly asked questions. Phone calls are a key component of real estate investing, so it’s vital we make the most of them. It all comes down to listening to what the client really needs. Never be discouraged by an angry caller- even the angriest person can become a loyal client if we pay attention to them and help solve their problems. I’m always on vacation. When I’m doing real estate, I’m on vacation. I’ve already bought two houses. Let’s jump right into that. What deals are they? What’s your exit strategy? How’d you find them and all that stuff? These two came from direct mail. I do a lot of direct mail. I do about 25,000 pieces a month. I’m getting ready to bump that up to another 12,500 so 37,500 pieces per month are what I’m going to be mailing. We’re doing five, ten, fifteen deals a month. We took the entire month of December off from direct mail. We did $88,000 in wholesale fees. We do a lot of wholesaling. That’s going to be my exit strategy. That’s primarily what I do. I do some seller financing and some lease option deals. I’m telling everybody stash cash for the crash. A 100 years ago, I signed up for a gentleman’s newsletter, but this gentleman’s name was Larry Goins. This newsletter came to me in the mailbox once a month. I’m stoked. Thank you for coming on. Amongst the many questions that I have, I want to try to narrow it down for you to just a few. I’d like you to tell our readers how you got started in this whole real estate game. I was broke. I got a quarter century in Corporate America. As I was climbing that corporate ladder, one day, I realized I had the ladder against the wrong wall. I had to do something else with my life. I’d seen so many of my family members work a job all their life and retired poor. I thought, “I don’t want that to happen to me.” What I was going through, I was broke. Even though I had been successful in Corporate America, I was living in a little dinky two-bedroom apartment and I was struggling to pay my bills. What was happening is I had this old beat up car and I needed to put some repair work into it, but I put that on the backburner as we do. I was busy doing other things and paying my bills and going along. All of a sudden on a first date, this car paid me back. It’s an ugly story. I pulled up in front of this apartment complex to walk her to the door after our very first date. Halfway up to the door, I heard something, I turned around and looked at my car that had burst into flames. Keith, when I tell people this, when I speak on stage, somebody on the back room goes, “Hot date.” It’s more like first and last date.
